Here’s the flip side of landlords spending more money to improve their buildings – they are asking for (and getting) higher rent rates from tenants. So, if you’re looking for that cool office to help attract top talent, you’d better be ready to pay a higher rate to get it. And with many other tenants in the market undertaking a flight to quality, leasing the best spaces available, you’re not likely to have a lot of time to make your final decision. It’s important to be prepared to pay now to save your business time and money in other areas such as recruitment and onboarding.

Another alternative to paying the big bucks to build out your space: Spec suites. These office spaces are pre-built by landlords and brokerage teams to give prospective tenants an idea of what it could look like to inhabit a space and are usually move-in ready. That means lower moving costs because your furniture, decoration, infrastructure and more are already taken care of – at least in part. Additionally, Landlords may be more flexible on the length of a lease term in order to get these spaces leased up. But the demand for these spaces is high, so be prepared to act quickly if you find something suitable for your business, as you will likely have competition.

SPEC SUITES ARE RISING IN POPULARITY

With construction costs getting higher and higher, the cost to build out a brand-new space is as high as ever. Many landlords are willing to contribute to the cost of creating a space that will make your employees happy, but because of those costs, they’re asking for longer commitments to their buildings. That means that unless you’re looking for an as-is space or plan to bankroll your improvements on your own, you’d better be prepared to commit to a longer lease term (seven years or more). And although tenant improvement dollars are going up, the rising cost of construction will mostly offset that, so it’s not necessarily cheaper out of your pocket to build that best-in-class office you may be looking for.

The shared office trend is not going away, and every tenant should at least investigate coworking. The MinneapolisSt. Paul market has seen enough saturation from the coworking industry by now that almost any space requirement can be met by at least one coworking provider, if not more. However, the trend certainly isn’t for everybody: Even the pros and cons of committing to a coworking space are debated from tenant to tenant. Some companies prefer the flexibility that coworking provides, allowing for rapid expansion or shrinking of the workforce within a space, while others look at that flexibility as a negative, craving more stability within their lease and more ability to make an office space their own. Whichever way you lean, every search should include at least one coworking space, given how far that market segment has come of late.

LOCATION DECISION. Parking is at a premium at every business. And parking spaces equate to available inventory at parking facilities. The questions facing owners who are considering investing in EV Charging stations begins with location. Will a certain number of parking spaces be allocated for EV vehicles? Will EV owners be allowed to park and charge all day? If a shared charger is provided in a space, how can the building owner force the EV owner to move their car when charged? PLANNING. While the EV population seems limited, the pace of new EV sales and the resulting demand for charging will surprise many businesses and parking facility owners. Developing a short– and long-term plan can minimize engineering and electrical construction costs, enabling the rapid, efficient addition of chargers in the future as demand warrants. Adding a single EV-Charger in a parking lot or garage might not impact the commercial building’s power profile, but what if there are a dozen or more chargers all pulling power at the same time? Another consideration is the cost of adding the charging unit to the building power grid. Will new conduit need to be run? For surface lots, will trenching be needed? Will a new or enhanced electrical service be required? Will the EV Charger be a profit center? To accomplish that may require additional power metering and controls.
