A message from the publisher As the year known as 2020 winds to a close there are many thoughts running through all of our minds on both a personal and professional level. Unfortunately, at this time there are no certain answers, and only time will tell what 2021 has in store for each and every one of us?

Will there be a vaccine for Coronavirus, COVID-10?

Will we stay healthy?

Who will be our next president?

Will the economy rebound?

Will our businesses survive?

There are so many more what ifs, I could ad, but at this juncture I can only speculate on the answer to one of these questions. â&#x20AC;&#x153;Will businesses large and small, rebound, recover, and excelâ&#x20AC;?? My money is on the strength and grit of the business owner, especially those that have this publication right now in their hands. This can be the first step to helping everyone, within this publication achieve their goals for 2021, and you can achieve yours. Call them, do business with them, as they know your business and have experience in the multifamily industry. Will they come at all hours, with an appointment, and yes with a mask, gloves, of course and the mask will proudly display their logo! Everyone has realized that business has no normal, and it is time to deep dive into our options. Great example is what we are seeing in multifamily leasing, as virtual becomes the norm. Who would have thought we would be leasing to people we have only seen through the internet, through a chat or on a grainy driver license photo? When you did meet them, in person, they were wearing a mask. UNBELIEVABLE! I have truly seen it all. Everyone, rewind, reset and get ready, we can do it we are survivors. Bring it on, pull up your boot straps, pilot the plane, everyone is on board! Enjoy this issue where the SPOTLIGHT is on you, and each and every vendor within deserves a shot at your business. Aesop’s The Ants and the Grasshopper gives property managers a poignant lesson in winter preparation. In the fable a grasshopper begs some ants for a few kernels of wheat, explaining that he frittered the summer away making music. Reasonably offended by this request, the ants tell the grasshopper to bugger off. He presumably does so and starves. Don’t idle the autumn away like the grasshopper. Instead be like the industrious ant, preparing your property for the worst offenses a Minnesotan winter can commit against it! Thorough autumn maintenance will not only avert costly property damage. It will also keep your residents far more content in their quarters – where they will be spending a lot more time than usual.

CHECK THE ROOF

Your roof’s importance begs no elaboration. A single loose shingle or strip of flashing could give way to big leakage, warping your property’s wood and inviting mold and mildew into it. Carefully inspect your roof for curling shingles or other signs of damage this autumn, and clear it of any debris while you’re at it. You don’t want it potentially puncturing your roof or blowing off to injure your residents!

CLEAN THE GUTTERS Even top of the line gutter guards can’t keep your gutters totally free of debris. Leaf and stick bits inevitably accumulate inside gutters over the summer, gradually clogging them. Obstructed gutters can’t channel away all the snowmelt running off your roof, letting it back up to form a disastrous ice dam. Rather than risk a cracked roof, give your property’s gutters the thorough annual cleaning they deserve this autumn.

WINTERIZE THE PLUMBING Any plumbing that is outdoors or running alongside an exterior wall is in dire need of winterization before it becomes too late. This is an involved process that requires compressed air and occasionally inventive drainage techniques, and therefore one you may rather leave to a professional. But whatever they charge, it’s bound to cost less than replacing a bunch of burst pipes!

TAKE CARE OF BRANCHES

PREPARE FOR SNOW REMOVAL

Take a look at the trees surrounding your apartment community. Have any of their branches grown close enough to touch your property during a fierce storm? Have any of those branches died and now pose a risk of striking one of your residents if it falls down? All of those branches have to go. Branches on the ground are no more welcome, as they will kill the brass beneath them come springtime.

Your maintenance technicians are going to need a small arsenal of snow shovels and snow blowers to deal with all the white stuff a Minnesotan winter treats us to. Such equipment is far more affordable in the summer and autumn when demand for it is low. If you would rather spare your own employees and engage a snow removal service, connect with them before snowfall monopolizes their attention. PREPARE FOR MICE AND OTHER PESTS Much like the grasshopper in Aesop’s fable, undesirables such as mice, rats, squirrels, and raccoons may seek to compensate for poor foresight by taking refuge in your property this winter. Unless they also pay rent, you don’t want them there. Scan your property’s exterior for any holes big enough to let a mouse to fit through (which surprisingly enough is the width of a pencil) and block them. Put traps in your basement and any crawlspaces, and check for rodent and insect damage while you’re at it.

CHECK THE FURNACE Murphy’s law dictates that your furnace is most likely to break during the coldest day of winter. Take action now by welcoming a heating technician to detect inevitable failures and preemptively fix them! You would ideally ask a technician to come out during the warmer months when they are less busy, but you can’t put it off past autumn.

PROMOTE FIRE SAFETY According to FEMA, half of all home heating fires occur in the months of December, January and February. Many of these fires are the product of fireplaces which your apartment community probably doesn’t have, but the remainder are caused by space heaters, decorative lighting, candles, and cooking large, festive meals. You can’t insist that your residents not put up Christmas trees without coming across like a landlord from a Charles Dickens novel. But you can warn them against putting those trees near space heaters or open flames, as well as offer a few other choice bits of common sense about fire prevention. Review your fire safety plan and post it in common areas of your property, and blast out an email to your residents while you’re at it.
