How do most consumers (or prospective renters) research their next purchase? (or apartment rental?) Yep. You guessed it. They turn to Google. I bet you do the same thing. I’m also willing to bet that when you search on Google or shop online, you look at reviews to understand previous customer’s experiences with that business/apartment community so that you can have a positive experience as well.

“O.K. So now, I get the importance of a good Google review score, but what’s the deal with the comparison to my property’s parking lot? That sounds ridiculous.” Is it? Think about it. The very first interaction a prospective renter has with your property is online. When they make the decision to schedule a tour with you, what is the first thing they see when they arrive at your property? Your parking lot. Is it swept and striped? Are there potholes and cracks? Is it plowed clear of snow? Are there cars with flat ties or that clearly haven’t been moved in a while? Is there trash laying around? These are the first impressions a prospective renter will have of your property. Have you ever expected a 4:00 appointment, but they never showed up? Maybe they drove into your parking lot or through your property and said. “No thanks” and drove off. Unfortunately, that can happen, and we don’t even know it. This is an actual search result from about a year ago. I reached out to Naturescape (several times) and never got a response back. Clearly, they don’t “get it.” I wouldn’t wish ill-will on anyone, but would you choose them over their competition?

They may have put many of these priorities on hold as 2020 rolled through like a flaming freight train. Choosing the right go-to contractor helps. Such a contractor will partner with the property manager, making certain all the elements of correctly phased construction are clear and understood. Rear Admiral Grace Hopper once said “The most dangerous phrase in the language is ‘we’ve always done it this way.’” That is why when you ask your contractor how they can complete important projects like siding or deck construction better, you don’t want to hear “The way we’re already doing it is fine.” You should expect your go-to contractor to take that question to heart, offer practical ideas for improvement, and then deliver real results.

Property managers frequently begin a project with a focus on minimizing its budget or obtaining the lowest possible bid. Oftentimes the resources available to a homeowners’ association necessitate this. But costsaving measures are best identified only once all of a project’s financial impact is clear and understood. Earlier this year our client asked for our help with their very large and complicated flat roof. They believed they could save money by keeping most of the roof itact, focusing instead on repairing its rusted and damaged edges while replacing its rubber membrane. We helped them understand the added costs and liability that would come with so patently risky a project. We then helped
them appreciate that while replacing the roof altogether may cost more upfront, it would ultimately represent the longest-lasting and most cost-effective solution. In that instance we put our experience to good work for our client, sparing the homeowners’ association significant cost and inconvenience at the same time. And when they do another roofing project in the future, they’ll be able to make the informed decision right from the outset. John Miller also wrote “Effective communication is not someone else’s job, nor does it begin with being understood. Rather, it’s about understanding the other person.” We believe effective communication begins with the contractor, and that no project should start without it. We pride ourselves in our ability to listen. It is a skill you must learn, not one you are born with.
