A good apartment, which will attract and retain a quality resident, must meet many standards. Foremost among these is a clean and appealing bathtub. Few homes are otherwise so impressive that a prospective resident will overlook cracked and dingy surfaces in the bath. Replacing a bathtub in an apartment is expensive – which is to say nothing about the cost of replacing hundreds. Fortunately TubFusioN offers a fast and economical solution for bathroom restoration that will please property managers and their residents alike! TubFusioN was founded by Mike Wall in Prior Lake. He has worked in surface refinishing in at least some capacity for decades now, having started out in auto body fiberglass repair before turning his attention to bathtubs. As Mike gradually became more involved in property maintenance, he appreciated how crucial bathtubs are to turning apartments. Sensing that the Twin Cities market lacked an ideal bathtub, tile and countertop refinishing service, he committed to offering one in 2006.

“When I first started out, most resurfacing companies weren’t doing much more to bathtubs beyond adding a new layer of paint,” said Mike. “That can look okay for a little while, but renters are bound to notice the cracks in so rudimentary a finish pretty quickly. Landlords know a bathtub gets used and abused a lot faster in a rented home than an owner-occupied one, too.

“I wanted TubFusioN to provide the longest-lasting refinishing possible, and to do that we would have to combine two types of adhesion into every job. It starts with mechanical adhesion, where we utilize a special grinding process that creates the ideal surface for primer to bond to. We then apply a unique hydrophobic treatment which was originally formulated to protect glass against hard water stains. “This chemical treatment had never before been used in the bathtub refinishing industry. But we recognized how effectively it bonds with silica – which is the same mineral that strengthens porcelain and tile – and saw how much

value it could create for our clients. With a lot of research and experimentation we perfected an application process which yields 400 percent better adhesion than traditional bathtub refinishing methods! “And I’m proud to say we accomplished our goal. The TubFusioN process doesn’t only make a tub, shower or countertop look like it was only just installed; it also lasts for an incredibly long time. We completed a 200unit apartment community in 2010, and we’re only now starting to redo some tubs there. “We offer a five-year warranty on all the work we do for apartment communities, which is much longer than the industry standard of one to three years. Our callback rate during our 15 years in business is less than one percent, and most of those jobs have been for touch-ups after ‘rougher’ renters had moved out. On Wednesday and Thursday, April 14 and 15, the Minnesota Multi Housing Association is teaming up with the Minnesota Housing Finance Agency and the National Association of Housing and Redevelopment Officials to host the 26th Annual Working Together Conference (in virtual format for a second year, due to COVID). Over the course of the two-day conference, MHA, MHFA, and NAHRO will partner to present on a variety of pertinent topics, including a Housing Policy Update, the Status of the Eviction Moratorium, the Latest in Fair Housing, and an Ask the Attorney session. But this partnership doesn’t end when the conference concludes; working together is something MHA does with MHFA and NAHRO on a continual basis, just as we work together with all our partners in the multi housing industry to assure that we support stronger, more vibrant and connected cities and provide more Minnesotans with multi housing as an accessible, affordable, and appealing solution for home.

Working together means focusing on common goals for the common good; there is no room for serving the needs of just one’s self or one’s company. That is what I appreciate most about those who are members of the Minnesota Multi Housing Association. Whether an independent owners of a few rental properties or a management company with a portfolio of thousands of units, or an individual painting provider versus a highly staffed painting company, our members understand that the success of one is the success of all, and that the success of others does not take away from theirs.

I have the privilege of working with two committees comprised of very specific members: The Independent and the Midsize Owners Committees. The first is a collection of individuals who operate less than 100 rental units, typically with little to no staff; the second group represents those who generally operate somewhere between 100 to 1000 units, with properties often concentrated in specific markets. Some might think these committees would not function well, as the members must surely be in competition with each other for renters. While that may be true, those who serve on these committees understand that the things they can collaborate on far outweigh the things they might compete in. The COVID pandemic and the fallout from the murder of George Floyd, which we’ve seen bring out the worst in some, has brought out the best in our independent and midsize owners. Pre-2020 their committees met on a quarterly basis to discuss general topics and share a few personal insights. Now they are meeting much more frequently to discuss very specific topics and share not just insights but also personal stories

and struggles. And when they do, the others respond with support, encouragement, and advice. Though some are seeing vacancies increase and rent collections decrease, competing with each other for renters who will pay the rent is far less important than collaborating with each other on finding solutions to issues being faced. I am confident our members with large portfolios of properties are supporting each other in much the same way and are reaching out to one another to work through our industry’s current issues together. I have seen this happening with those on the product and service side of the multi housing industry, as well. With the effects the pandemic has had on the economy and the ability to do business face to face, some of our product/ service members are struggling both professionally and personally. Besides some not being able to obtain the level of business they need to maintain financial health, their personal wellness is also suffering from a lack of direct contact with their customers. But rather than have an “every man for himself” attitude of cutthroat competition for customers, instead there’s a group that gathers weekly for what has been dubbed Wind Down Wednesday – a time to connect and discuss the issues being commonly faced to work towards solutions. Stories are shared, insights are imparted, and tips and tricks are talked about. Often at these Wednesday meetings there are participants who are competitors in their professions but are collaborators at these sessions. They realize the common goal of giving everyone in the multi housing industry the chance to survive and succeed is of greater benefit than trying to make it on their own and taking what they can get. Witnessing the level of camaraderie and collaboration within our membership over the last year has been inspirational for me. I’ve truly seen Working Together as something for today, not just for two days. There’s no registration required, no link to login. You just show up and stand up for a strong and mutually beneficial goal: to support the industry that provides people with a place to call ‘home’.
