If you visit the Arrowwood Resort in Alexandria, you will see the first water slide ever insulated with spray polyurethane foam (SPF) in the country. The slide’s insulation, which shows only little sign of wear and tear after 17 years, allows the resort to keep its indoor water park open all year round. This not only demonstrates SPF’s durability, versatility, and thermal resistance, but also how long a job done by Scott Waste stays done.

“

As soon as I saw SPF in action, I knew it was the product of the future,” said Scott, owner of both NES Building Solutions and Superior Polyjacking. “SPF is a cure-all. It’s safe, lightweight, and waterproof, it can be applied to virtually any surface, and pound for pound it provides better insulation than any other material.

Attics are only one of SPF’s applications. It can also quickly and cost-effectively insulate walls, floors, ceilings, and basements, and even ships, walk-in coolers, and entire climate controlled buildings. It is SPF’s great utility for concrete jacking, however, that makes it truly futuristic.

“

It dosen’t matter how many coats you wear in the winter if they’re not zipped up. Insulation is the same way -- it has to seal the building to be completely effective. That’s why before I give an estimate, I perform a free infrared inspection of the property. It lets me see through existing insulation and even sheetrock to locate all air leakage and inadequate insulation.

“

I specialize in providing cellulose and fiberglass blown-in insulation for multi-family housing. Blownin insulation saves energy by sealing even the tiniest cracks to prevent air leakage, and further reduces condensation, sound infiltration, and even the risk of fire. Blown-in insulation is also over 20 percent more efficient than old-fashioned fiberglass batting with the same R-value.

“

Multi-family buildings typically have a lot of problems with ice damming, which people commonly call roofers to fix not realizing that ice dams have nothing to do with roofing. They’re actually caused by inadequate insulation, which lets heat escape through the roof.

I can guarantee most roofing companies would charge around $2,000 to fix the air leakage that creates an ice dam, and it’s going to take them a while to do it. But when I go in, I immediately identify all problem areas in the attic, and then bypass seal them with SPF that sets in just 13 seconds.”

Sunken concrete is a low-tech problem that calls for a high-tech solution,” Scott continued. “Mudjacking and sandjacking both take several days, and might last three to eight years tops. But SPF jacking is fast, permanent, and ultimately saves money on costly maintenance and repairs. I drill a 5/8” hole into the concrete, run my nozzle down through it, and let the expanding foam take care of the rest. I’ve levelled a dozen driveway aprons in a single day using that simple process.

“

I save my clients thousands of dollars, and not just in materials and labor. Sunken concrete can create tripping hazards that send people to the hospital. Trip and fall injuries typically cost Mall of America $50 thousand a month in payouts. I leveled the area around one of their more problematic doorways last summer, and the mall has not reported a single incident there since.

“

It’s a fundamental part of proper product preparation and refers to the appeal of your property to residents, prospects, and others as they drive or walk by your apartment community. Studies show up to 70% of your prospect traffic can be “drive-by.” Actually, 100% of your physical prospects are drive by, right? The customer was engaged, asking good questions, and making eye contact. Their body language was relaxed and open, and in your mind, you’re already envisioning how you’ll spend that commission check. You ask for the sale, confident that you’ve got it. ...And the customer says NO.

*cue record screech* For anyone who’s worked in sales, this will sound painfully familiar. It’s tempting to let discouragement get the best of us: write the customer off, never talk to them again, and question our own life choices while we’re at it. How could we have read the customer so wrongly? One of the first lessons we learn in sales is that no doesn’t always mean no: it can mean not right now. The customer might have other people involved in their decision that need to be consulted, or they might just need time to consider. They may be meeting with other providers, and want to have all the options in front of them before they decide. Whatever their reasoning, they weren’t able to give you an immediate yes…but a yes might still be in your future, if you follow up. Effective follow-up is an art, not a science, and it takes practice. Most sales professionals find follow-up the most challenging part of their job! Here are three quick tips to get you started on the road to conducting outstanding follow-up.

Quick Tip #1: Push the No…But Gently

Classic sales lines like “What will it take to get you to say yes?” are OUT. Customers see these lines for what they are, and most don’t appreciate such hard selling. But, it’s good for both you and the customer if you understand the reasoning behind the no. Sometimes, the customer will tell you why they’re saying no; other times, you might need to ask. Consider a soft question such as “Do you mind if I ask why you decided against us?” What does this have to do with follow-up? It helps you understand where your customer is at. Effective follow-up for a customer who is still entertaining proposals is going to look very different than for a customer who just wants some time to think. And that brings us to…

Quick Tip #2: Make It Personal Effective follow-up absolutely must be personal. If you’re using a template or a script, it has to be customized to the point where it doesn’t look and feel that way. Use the customer’s name, and insert details from your presentation. For example, if the customer said they needed to speak to someone else about the decision, ask if they’ve talked to that person. Use the name or the title if you know it: “Were you able to get with Jaime about this product?” Restating needs that the customer expressed, or questions that they asked, also helps make the follow-up personal. With your follow-up, show that you’re invested in the customer’s satisfaction, not just the sale. If the customer asked for more information, include it with the follow-up. Which brings us to… Quick Tip #3: Make It Purposeful What makes a salesperson pushy? The number one answer is that they follow up without a purpose. “Just checking in” might seem lowpressure, but in reality, it tends to annoy the customer and put them on the spot. Making follow-up purposeful starts with new information: you need a reason to be following up. This is where understanding the no also comes in handy; you may be able to get a timeline from the customer as to when they will make a decision, which helps you avoid following up before they’re ready.

Consider some of these ideas for new information: • A product or service that you’ve researched that’s a better fit for the customer. • A change in pricing or service availability. • Additional information or reports that the customer requested. • News about your company or industry, especially if it affects what you proposed to the customer. Purpose goes both ways. Not only do you, as the salesperson, need to have a purpose, but the customer needs one too. What do you want them to do in response to this contact? Should they contact you back? Is there a deadline to do so? Be clear about this in your follow-up.

By now, you’ve learned that follow-up isn’t as simple as sitting down with a list of your active leads and a telephone. Allow plenty of time to conduct your follow-ups; you’ll need that time to research all contacts with the customer and collect personal information that will make the follow-up effective. Lastly, don’t be afraid of the no! Not every customer is a good fit for every product or service. Part of being in sales is taking those “no” answers in stride, learning what you can from the experience, and moving on to the next. Having effective follow-up in your sales toolbox will help ensure that you capitalize on each opportunity!

Chad Lange founded Satin Touch just over ten years ago. It was a perilous time to have anything to do with real estate, but in a decade Chad grew his predominately multi-family painting business into a multi-million dollar operation focusing on residential and commercial in addition to multi-family rehabs. Satin Touch now offers virtually any service that a property manager or homeowner could require, from painting and cleaning to mechanical repairs and unit overhauls, plus fire and water restoration. Chad is most grateful for his success, but it is in no small part due to just how well he takes care of his clients. “‘Do the right thing’ is our motto,” said Chad. “Even if it’s not part of the contract, we always strive to do what’s best for our client.” “Our materials aren’t the cheapest, so our bids won’t be the lowest. But we don’t mark up our materials as much as our competitors can, and our work is going to last a lot longer than a renovation company that’s willing to compromise on quality. We have walked away from projects that call for MDF instead of hardwood. I’ve put too much into Satin Touch to attach its name to shoddy work.” Further, Chad said, “There are better ways to keep costs down than by using inferior products. Satin Touch doesn’t rely on subcontractors, except for rare specialty repairs. We have a full-time staff for painting, drywall, carpentry, design, rehab, fire and water restoration, and everything else. That means we don’t charge a markup on our topnotch labor, and we’re accountable for everything that we do. We don’t have a scapegoat to fall back on in the event something goes wrong.”
