“We’ve decided to list the property.” A very real, and feared sentence in the Property Management world. There is always a chance that your owner may make the tough decision to sell. Though the human brain automatically deters to negative implications when learning of an asset sale, this is not something to be discouraged by and can conversely become an exciting, and rewarding experience.

“But what happens to my job?” is typically the first thing those in the field ask. Disclosing the decision to take the property to market can create a lot of uncertainty amongst the site team. So much so that a lot of times, owners decide to keep the decision under wraps until an offer is presented. If you’re lucky enough to work for a company that is both transparent from the beginning, and invites you to be a part of the process, you’re already one step ahead in turning this news into a major career win.

“Why would my owner decide to sell?” Owners decide to sell real estate assets for various reasons that fit under either ‘need to sell’, or ‘should sell’ basis. A “need to sell” decision may be for something like financial hardship. ‘Should sell’ could be a range of things from reaping tax benefits, liquidating to re-invest in other growing markets for higher returns, or projected difficulty with maintaining strong income potential in the future. Regardless of the reason, after an owner has decided to sell it is in everyone’s best interests to ensure the asset is desirable to a potential buyer. Bringing you’re A-game every day and encouraging your team to do the same ensures that you and your team are reflecting positively in the eyes of a potential buyer, and keeps you as marketable as possible. Treat every tour as an onthe-spot job interview – You never know who’s scoping the on-site staff, and it’s not uncommon for prospective buyers to get a feel for the site team via secret shopping. It’s a rare occasion that a potential buyer has an entire team of employees just waiting around on standby to jump in and start running a newly acquired property – so chances are they will be looking to the staff on-site to remain in their positions after the sale closes… If the existing team is performing well.
“But what about all the ‘what if’ thoughts?” Do not give yourself anxiety over this process. Stay calm, and keep repeating the positives. You’ve already put a ton of work in to get your property running like a welloiled machine. Break the negative thinking and do not lose momentum. There’s always a chance the property doesn’t sell, and your owner ends up retaining the asset, however you’ll need to dig deep – find your inner push to outperform where you’ve performed in the past. Be open minded and be prepared to impress. Your employer is counting on you to dazzle potential buyers with solid performance, and tons of income opportunities that will make the property appear to be a slam dunk – and if you’re truly putting in the work, it will be! “So much extra work. What’s in it for me?” You and your team are about to take on a LOT of additional work. If your employer does not initiate a discussion with you about compensation for your added responsibility, do not be afraid to speak up. The boots on the ground have the greatest knowledge of the daily operations and are the most beneficial to have during a listing and transition process. It is in your owners’ best interest that you stay on-board through the entire process – utilize this leverage. You should be compensated for your efforts to seal the deal. Most companies offer a ‘stay bonus’ to employees who commit to staying on-board and engaged through the sale process. Sometimes employers will even pay the stay bonuses if the sale never goes through – compensating for the effort, not the result. Another item to discuss would be severance. Some companies decide to offer employees severance offerings for those who stay committed through the sale, but part ways after closing. If you’re employer has expressed interest in keeping you employed at a different location after the sale, that is great – however it’s important that you have these discussions on behalf of your team, as many employees are reluctant to speak up during uncertain times. In the course of ones’ career in Property Management, it’s entirely possible to never experience what I call “Marketable Wins”. Some examples include being part of a lease-up, working in a new construction building or on a major value-add project, or of course, assisting with an asset sale. Anytime we are challenged with tasks outside of normal industry operations, we’re given opportunities to boost our career credibility. Those that have experienced these ‘fewand-far-between’ experiences are significantly more marketable than their peers. The most important thing you can do once you learn your property is going to market is keep your mindset positive. You have the ability to make some major career wins in the process.
