VAC TRUCKS, WATER JETTING, DRAIN CLEANING WITH McDONOUGH’S

T

here are plenty of companies in the drain cleaning business that will engage in cunning practices, trusting that you can’t see what’s happening in those pipes hidden below your floor or in your walls. Their worst is called “popping a drain,” where they clear a clog only just enough to let the backed up water drain. They don’t ever clean it out, banking on their client’s inevitable need for their services again. Another is to pay their technicians commissions for every drain they clean, whether it needs it or not, incentivizing dishonesty. “We work in areas that you can’t usually see,” said Clark Young, McDonough’s director of marketing. “Our clients depend on us to do our job the right way, which means fully cleaning out their drains, not just briefly getting water flowing. That’s why we’re happy to show we have done our job by offering to run a video camera down through drain lines we have cleaned. Ideally, we don’t return to a drain for as long as it’s possible to, although some of our clients will need us more frequently, like restaurants that generate a lot of grease in their daily operations.”

“We don’t incentivize our technicians to take advantage of our clients’ trust, either. We only charge for time and materials, so if you have more issues than the one you’ve called us out for, we’ll fix them without markups or ‘additional drain’ fees. And don’t worry -- our technicians don’t work for commissions, so they have no reason to go after drains which don’t require attention.”

Fostering such a culture of quality over quantity has taken McDonough’s a lot of work. They’ve built up a team of nearly twenty full-time technicians who possess the abilities to excel at their craft without the bad habits, and have mastered the problem-solving skills needed to present the best value to their wide range of professional clients. With a McDonough’s vac truck, a job that would have taken a team of men all day can be done by a couple of our guys in only a few hours.” McDonough’s vac trucks have accomplished a countless variety of tasks. When Minneapolis-Saint Paul International Airport needed their landscaping’s unique purple glass removed, McDonough’s vac trucks made short work of the chore. When a recent Minnesota statute necessitated that elevator shafts’ floors be concrete rather than gravel, they removed the standing water at the bottoms of shafts throughout the Twin Cities. They have helped to reclaim a freight train’s spilled cargo of pellets, cleared out

countless car wash pits, and removed ton after ton of sand which had been laid down on icy parking lots before it could clog storm sewers. NET-ZERO ENERGY BUILDINGS

NET ZERO ENERGY [net zeer-oh en-er-jee] | noun

The state that exists when the amount of energy provided by on-site renewable-energy sources is equal or equivalent to the amount of energy used. Net Zero Energy (NZE) is a concept that includes energy conservation, energy efficiency, and on-site renewable generation to account for 100% of a building’s energy usage. NZE has become the holy grail of architecture and energy efficiency as building owners, states and cities seek to drastically reduce carbon emissions in a global effort to combat climate change. That’s because buildings produce about 40 percent of carbon emissions globally, a figure that could drop with greater efficiency, design and on-site energy production. Not to be left out, the federal government has jumped on the NZE bandwagon three year ago with President Barack Obama’s Executive Order 13693 (March 2015) which mandates that “all new construction of Federal buildings greater than 5,000 gross square feet … be designed to achieve energy net-zero and, where feasible, water or waste net-zero by fiscal year 2030.” Progressive architects and planners are integrating the Net Zero concept in many new building designs. But what about existing buildings? Can they achieve Net Zero? Or can they approach Net Zero? And what is the value of that investment?

SHOULD YOU CARE?

Existing structures are limited in their ability to capitalize on many of the current energy-efficiency design elements such as framing using concrete, super insulation of floors, windows and ceilings, use of low-e windows, superefficient “cool” and “green” roofs, gray-water radiant heating systems, landscaping and irrigation. As an alternative, building owners are focusing in the two ends of the NZE spectrum – energy conservation and onsite renewable energy generation. The most popular and cost-effective method of achieving energy conservation is a lighting retrofit. Upgrading to LED lighting can reduce electricity consumption by as much as 70 percent. And because LED produces virtually no heat, it can lower the building’s demand for cooling, another huge power consumer. On the generation side, building owners are recognizing that their roof-top is an ideal platform for installation of solar panels. Depending on the size of the building, the electric power generated by Solar has the potential to equal the power used by the new lighting systems – producing a net zero lighting system! So, you might wonder … is an investment in NZE something that will generate a strong return? Simply stated, in most cases the answer is YES. In the short-term, an LED lighting upgrade will immediately impact operating costs through lower electricity costs and reduced maintenance. When this lower cost is combined with the aggressive lighting rebates offered by Xcel energy, return on investment can be achieved in 18-24 months. Installing a solar system to independently generate electric power also has significant cost advantages, most importantly a known future cost hedging against future energy price increases. Over the past three years, the cost of solar panels and associated components have dropped significantly. When these lower costs are combined with federal investment tax credits (currently at 30%), accelerated depreciation of the solar system, and Xcel incentives, a solar system can be cash-flow positive immediately upon operation! What’s more, several financing options are available for both LED lighting upgrades and solar that offer building owners zero out-of-pocket cost investment.

Finally, beyond short-term financial advantages, owning an NZE building can increase its value as the demand for energy-efficient buildings grows. For owners of multi-family properties, offering a “green” home can help attract and retain quality tenants. According to the World Gree n Building Council, potential tenants are recognizing the benefits of green living and are willing to pay the premium for it.

Every building can improve its energy performance and run efficiently. Within a commercial building there are several key components that affect energy consumption and equipment functionality. An Energy Management System (EMS) plays a major role in managing these components and maximizing the overall performance of the building. An EMS monitors, controls and provides data regarding energy usage in a building. Implementing an EMS reduces operating costs, lowers carbon emissions and can result in an energy savings up to 40% if used properly. An EMS integrates all building systems to work as one systemized unit. This system is important to the daily operation of your building as well as alerting you to failures and problems. LIGHTING CONTROL SYSTEM Interior and exterior building lights should be connected to your EMS. Lighting a building is a large expense for owners and eliminating off hour lighting is imperative to cost savings. Sensors and meters can control the schedule of days and times lights are to be in use in high traffic areas as well as non-occupied spaces. Max recommends adding daylight harvesting sensors to reduce peak demand charges. HVAC Implementation of an EMS can yield increase savings to your HVAC equipment. By scheduling operation times, you reduce the buildings load allowing your system to operate more efficiently. Setting zones to turn off exhaust fans when not needed and controlling the temperature of spaces at night increases the longevity of your equipment as well as saving energy. A good rule of thumb is tying the EMS to the Variable Frequency Drive to yield further savings. WATER USAGE Significant reductions in water use can be made by implementing simple changes. Be sure to install water-efficient fixtures in restrooms, showers and kitchens. Landscaping designs should incorporate fixtures and techniques minimizing water loss. The EMS will monitor these fixtures and the EMS data will present areas of improvement and cost saving. For example, if your data indicates you have high water usage over a holiday when water consumption is expected to be lower, this would indicate a possible water leak.

POWER CONSUMPTION Monitoring your building’s power usage is another way to improve energy efficiency. The EMS will collect and monitor data for all energy outputs. This allows you the ability to analyze the consumption and identify areas of concerns or waste. For example, if a system was manually set for 24 hour use it would be reflected in the energy used. Demand limiting strategies can be added for even more savings.

The more building systems connected to the EMS the better your ability to interpret the efficiency of the building and make decisions to administer adjustments for optimal performance. The EMS will report detailed energy consumption data making it possible to see patterns of energy waste and to trace your progress to make ongoing energy savings.
