In the past, offering Concierge service was predominantly available at high-end luxury hotels; but now they are more accessible at the Luxury Apartment Community that wants to stand out and deliver the superior customer service experience. This is a “value added service” that sells and increases the desirability of community. As the multi-housing industry evolves, more and more people are choosing renting over purchasing and others are moving from owning to renting. Even though it is very expensive for multi-housing communities to offer the luxury hospitality amenity of a Concierge (in addition to an experienced team of management professionals, housekeeping and maintenance staff), there is the benefit of saving money in the long run for customer retention. Some communities may not offer the upgraded apartment stainless steel appliance package or quartz countertops with waterfall edges, but they do offer Concierge services. The memory of the upgraded appliance package or countertop may be overlooked over time, but the continuing personal experience of a Concierge stays with a community member and may be the differentiating factor when deciding where to live.

It is not unusual to see community members, many with their dogs, socializing with the community staff and each other – this builds community. Although she studied journalism in college, it is interior design which has always most interested Carolyn Johnson. She finally gave way to her passion in her 30s, earning an associates degree in her preferred field and setting to work as a designer in full. At her former employer Carolyn fortuitously met Lori Harrington, who possessed an MBA and her own unique experience working in interior design. As is so often the case when like-minded and entrepreneurial people meet, Carolyn and Lori decided to go into business together. They cut the ribbon on their own Satoree Kitchen & Bath in 2010.

We’re adept at computer-aided design, where we are able to simulate our clients’ remodeling projects based only on their input. This means we can create a photorealistic facsimile of a finished project without having to touch the space first -- this saves a huge amount of grief in the event that our client might not have liked their end result, and means we can buy precisely the materials required to get things done. “We are a full-service cabinet dealer, and carry five product lines which our experience has let us identify for their great quality and the range of styles that they offer. We source tiles, laminates, appliances, and essentially any other accent or feature it will take to bring a concept into reality. Because we focus our energy on directly adding value to our individual clients’ projects rather than broad and often overreaching advertising campaigns, we’re able to provide our materials for significantly less than big box stores are able to achieve. And with the industry tasked with developing a projected 4.6 million new apartment homes by 2030 (about 373,000 per year), according to the National Multifamily Housing Council, the construction industry won’t curtail its recruiting efforts anytime soon. That being said, it doesn’t mean recruiting and retaining top maintenance talent is impossible; it means apartment owners and management companies have the opportunity to exhibit increased focus, develop an innovative culture, and get creative in an effort to attract and retain these associates.

Keeping your staff satisfied requires that you provide a competitive pay rate, which can be ascertained by tracking pay scales across the industry. Your associates should stay put if they’re happy in their current position, but they will seek market value if they’re significantly underpaid. Beyond monetary matters, openly demonstrating appreciation is generally well received. Many apartment management companies have implemented a service appreciation program for their maintenance teams/individuals and reward them for their continued dedication and high service levels. Consider added PTO, parties, T-shirts, rewards and awards in celebration and recognition of maintenance services at your site.
