I’m not just excited about what they offer, which is full-service trimming and removal of any tree which may present a risk of property damage or personal injury. I’m also excited to see how far their young owner Lance Gardner goes. With his ambition I believe his name will become synonymous with tree services nationwide in just a few years’ time. Read on to learn about Capital Construction. They are a locally owned exterior remodeler, and though their materials and workmanship are both first-rate, I believe it’s their customer service which shines most brightly. They go to incredible lengths to ensure a community’s management and residents stay apprised of every project’s status. I don’t believe you can experience the difference that makes and then ever willingly go without it again. I am thankful to Jenna M. Schneider, CRM for contributing her illuminating article about social media and how to take into account your staff members’ “social footprint.” I had not considered how negatively a few Twitter posts might affect someone’s business, although I fear that could just be the confession of a member of Generation M. (The “M” stands for Mesozoic.) I would also like to thank lease-up expert Roxxie Eggert for her treatise on leasing during the pandemic era. It is a delicate art, to minimize physical contact with potential residents while still building a warm rapport. I expect leasing agents who master it will enjoy a great professional advantage even after the pandemic is finally put to rest.

It was once considered inappropriate to discuss controversial topics: Politics, religion, and other emotion eliciting subjects. Perhaps this was contributed to limited means of communication with human beings outside of the immediate family. In today’s age, we can communicate and conversate with nearly anyone, at any time, right at our fingertips. If you are active on social media, we have all witnessed it: ‘Keyboard warriors’, emotionally charged posts and shares, aggression towards complete strangers with varying opinions, open discussion about these emotion eliciting subjects… And of course, the ostracism that results from that, which has now been labeled “Cancel Culture”.

Every time we tune into our social channels, we leave behind a social footprint. A piece of who we are. Whether that be the best piece of us, or our worst, our social footprint is non-erasable once we release it to the world. When we accept a position with an organization, what we say and do in some fashion represents our company. This representation often extends far beyond our working hours. In fact, our social channels encourage us to share our professional connection to our employer via the “About Me” sections. Is your social footprint reflective of the values within your organization?

Employers: If you do not currently have a written standard operating procedure, code of conduct, or policy surrounding social medial use and representation, this is your sign that it is time. In the digital age, social association is represented every time any of our employees logs into their social channels. It is important that we set clear expectations for our employees to uphold the values of the company on the forefront. Because the multifamily industry centers around one of mankind’s most sacred spaces, ‘Home’, it is amplified for our industry professionals that our current residents, potential residents, and shareholders are presented with a positive impression of our organizations through our actions: both on, and off the clock. By 2026, Generation Z is projected to become the largest consumer base in the USA. Generation Z was born into social media and are certainly turning towards their social channels prior to solidifying buying decisions. The Zoomer generation has been credited with a strong desire to seek truth, uniqueness, and a desire to do business with companies who have shared ethical values. They are also the most diverse generation and have been labeled the most accepting of diversity in general in comparison to the prior generations. What muddies your social footprint? You may not realize that your social footprint extends
far beyond what is found on your social channel ‘homepage’ – Even when your settings are on private. Some of the biggest social mistakes are discovered through response posting. This is especially present while responding in what is known as public space – Such as sharing your opinion on a news story posted by your local news station. It is important that we remember our audience when we share emotionally charged opinions, or tasteless comments on-line. In the case of a public spaces, one should assume the audience includes our employer, future employer, or customer. Rule of thumb: If you would not say it in the office, refrain as well on public social channels. When we share something found on another page to our own homepage, many times these items are viewable to the public. Even when your page is set to private, the private piece only applies to original, user-generated content. The decision to share content places your ‘stamp of approval’ onto the content, potentially making it viewable to the public – Regardless of who the original author is. Political rants, controversial shares, photos displaying drug or alcohol use, or bragging of wealth or large purchases has been deemed some of the most distasteful social content.
On the contrary, social media use also allows us the ability to utilize our social footprint in a positive manner. We can quickly and easily display the greatest aspects of ourselves. Utilizing proper spelling and grammar, sharing our community engagement, volunteer work, professional achievements, hobbies, and passions helps us move towards creating a positive social space. Where we call “home” is an exceedingly guarded space in our lives. Navigating through a global pandemic, social unrest, and increased crime throughout the USA, we are becoming increasingly aware of the value of our safe space. We find ourselves more scrutinous of who we associate with, who we decide to do business with, and especially so, who we allow into this space. Whether you are a professional centered in providing a home, or a vendor assisting the management or ownership team with the physical asset, may your social footprints remain clean.

Humans tend to utilize social content as a social radar: Social content aids us in quickly determining who thinks like us, has something in common with us,
who we dislike, and so on. It has been theorized that leveraging this radar harms us when it comes to our openness to diversity and inclusion efforts. Society tends to gravitate towards like-minded people, and social media can become a tool to amplify these connections, at times perpetuating a cycle of segregation, and polarization. We know through countless studies that diverse teams perform at much higher levels than the contrary. The effects of social media division can tend to linger into the workplace.

The New “Normal” for Leasing in the Coronavirus Pandemic Era

As a direct result of the coronavirus pandemic, property management companies were forced to quickly adapt during this unprecedented time while continuing to focus on health, safety and communications. In the beginning, it was thought this was only going to last a couple of months but now we know differently. While most of the adjusted operations at the property level are temporary, some are here to stay as the pandemic will continue to shape many aspects of multifamily operations and continue to present problems. In fact, it may change multifamily business models moving forward, including leasing and remote and off-site working. Leveraging technology in a touch less format to enable day-to-day operations is paramount. Resident apps which were introduced prepandemic were already in place to empower community members to make rent payments, submit service requests, request guest parking, make lease changes and renewals, enter notices to vacate, reserve amenity spaces – just to name a few things. The capability to communicate in a direct way continues to be essential.
With today's virtual environment, the emergence of on-site self-guided tours are prevalent using locking and unlocking remote doors so they are able to practice social distancing as they walk through the property. This is done without a leasing associate; however, the leasing associate can talk with them to answer any questions. Additionally, for future community members that may not be able to personally tour, there is so much power in Video Leasing.

After communicating with your future community member and finding out exactly what they are looking for in their new home, you can customize the experience by choosing a specific apartment and sharing that video. Make sure to show all views, including where the in wall USB port/outlets are located, open drawers and cupboards, show dishwasher/microwave/garbage disposal, washer and dryer, open doors to show closets and shelving – there should be no surprises when they come to see their apartment in person and move in. They want to see their new home; not a model or a "similar" apartment.
Targeted Property Tours There is usually a professional video on the community website with sweeping views and overall highlights of the community. However, they usually don't go into detail about specific amenities or details of the property. Present videos to your future community members showing every amenity highlighted to make your community stand out. Suggest to your leasing professionals that they create these videos with their unique voice explaining what makes the amenity different and/or special. For example, the self service package locker system, location of doggie waste bags/stations, the fitness center (with antiseptic wipes available), the on demand interactive fitness programs, separate bike area for spinning, free weights and aerobic areas. Showcase creative work from home spaces, TV displaying bus route information, underground garage and other amenity areas.
Community/Lifestyle Services As a result of the pandemic and the big shift of working remotely, a natural progression is being able to offer and showcase amazing unique Lifestyle Services that will make their daily lives easier. Community members are looking for convenience – for example, they may work long hours, may have had to downsize from a home, may have to frequently travel and/or have pets. Some great examples to offer: reliable cell service, supplying exclusive moving company services with great pricing, decorating/interior consulting services, IT services, pet concierge services (pet walking, sitting, on site grooming), clothing swap events, maid/laundry services, on site manicure/pedicure services, valet food delivery, wine tasting and ordering, gift wrapping, Lyft on site vehicle events and ticket information, floral services and airport shuttle/luggage hold. Additionally, be sure to relay information on your community if recycling services, organic gardens with composting and convenient bike rentals, etc. are offered. The community is only one part of the story; supply a video of the neighborhood highlighting proximity to dry cleaning, grocery stores, restaurants and child care facilities. Take it a step further and contact each business and gather exclusive offers for your community members.
A community’s current members are the best resource for the community and have a big impact on someone’s decision to live there. They can either post a review on line or speak personally via video about what makes the property special – what got them there and what makes them stay.
Move in They have decided to live in your community – now what? Supply a Move In video explaining in detail the move in processes and procedures. The more transparent you are on the front end to help alleviate the stress of moving, the better off you will be and the more they will buy into it. When they see how easy the move in day is and how much effort the leasing and management team put into creating a smooth and streamlined process, they will know they made the right decision.
Maintenance DIY Videos During the pandemic, maintenance is mostly available for completing emergency service requests for heat/AC, plumbing or major appliance repairs. Before entering, CDC screening questions regarding health of community members are asked. There are processes in place which include wearing protective gear and if the community member is home, they may be asked to also wear protective gear. This is a perfect opportunity for either walking through minor repairs via FaceTime or posting/ sharing videos of how to complete basic maintenance requests for your community members to learn when on site maintenance is not able to enter the home. If supplies or parts are needed, they can be dropped off by maintenance. Regardless of these unprecedented times, the goal continues to be keeping your community members happy with consistent engagement through calls (Zoom or Facetime if preferred), apps, social media, texting, emailing and your website. Now is the time for exceptional customer service by setting the bar high and actively demonstrating sympathy and empathy for your community members – starting with a quality leasing experience. •
