ABOUT THE NRA COLLABORATIVE NRA is a multi-award winning architectural / design practice founded in Queensland in 1972. NRA have been widely recognised for its achievements in architecture and associated disciplines. With the use of a Detailed Project Quality Plan the client’s brief is continuously monitored and upgraded as necessary, enabling clear recording of decisions, thus the brief becomes a living, working document for us and our clients. Our innovative thinking applies to all aspects of a project from inception to completion. Documenting the design process is vital so that conformance to requirements is apparent. It entails good communication, ability to trace decisions taken, and identifies responsibility at all stages. Office administrative procedures are also incorporated into our quality system. Every work is executed in accordance with accepted standards of good practice using the quality systems for guidance. BIM enables each component of the project to be uniquely identified and captured in the facilities management software, to enable proper recording of the commissioning and then allowing for reporting on maintenance, replacement, on all plant and to allow a detailed view of all services and structure hidden within the fabric of the buildings. NRA has the capacity and the equipment to coordinate each project with advanced technologies.

DESIGN PHILOSOPHY Architecture for residential, apartment and hotel projects must respond to the client brief and demands for each unique situation. Residential and hotel projects must be planned and designed to meet each individual client’s specific needs. Hence it requires an experienced architectural and planning team to achieve an outstanding solution in every case. At NRA, we understand the complex principles required to create successful residential and hotel projects ranging from the individual needs of the many and varied occupants to the commercial factors required to successfully deliver viable residential and hotel projects. PROJECT DELIVERY PROCESS NRA is uniquely placed to deliver projects through its wide range of multi-disciplinary skills and in-house experience. We manage all our skills within the organisation to ensure a total delivery of integrated professional services. NRA has a demonstrated ability to produce quality projects, cost effectively and expeditiously to the complete satisfaction of our clients.

SCHEMATIC DESIGN

THE PROCESS 3 NRA approaches each individual project by developing a new idea that will lead to resolving the project’s future and achieving the client’s brief. After gaining a comprehensive understanding of the project brief, together with understanding the project’s opportunities, We will prepare a concept design as a basis for future review and final configuration. As part of our system of surveillance, every major NRA project has a Quality Plan outlining the design team and the client expectations. This Project Quality Plan details the management and review process which is setout adjacent. NRA is widely experienced in managing this process and has the required expertise to document each element within a Project Management and Action Plan.

Phillip is a highly accomplished Architect who has been working in a collaborative partnership with clients for nearly 30 years delivering their project need and expectations in Australasia, Singapore and Scandinavia. He brings a wealth of knowledge and experience gained through his creative and innovative design stewardship on many completed award winning public and private sector projects.

Bruce has more than 20 years experience in building design and contract management. Bruce brings a wealth of technical knowledge in documentation and contract management as well as a deep understanding of regulation framework. He combines his skills to service clients in a variety of project types where project delivery and on site management are core requirements.

Garry has a wide range of experience in project planning, management and architectural design. This experience has been gained in senior roles with some of Australia’s most prestigious architectural practices having worked in Brisbane and Melbourne as well as in London and Oman. Garry’s strengths lie in residential, commercial, educational, tourism and hospitality projects.

Lee is a Principal with NRA, highly accomplished production architect who has worked across many sectors in successfully delivering a wide range of building types during his career. He has 30 years’ experience in management of the production of contract documentation, contract and site administration.

Nuno has over 18 years experience in architectural, urban planning and building construction. Nuno’s experience is primarily in large scale residential developments, commercial and tourism projects. Nuno has also been involved in the BIM implementation throughout the practice and on projects.

Peter Cain joined Noel Robinson in 2001 as a student Architect. Following graduation he took up a permanent position as Graduate Architect. During his study he received Dean’s Commendation in December 1999, July 2000 and December 2000. He is also a member of The Golden Key National Honour Society. He was awarded the 2003 QA Memorial Medallion, by the RAIA.

RELEVANT PROJECT EXPERIENCE


COTTON BEACH RESORT Casurina Beach, NSW Australia

Cotton Beach Resort is situated in the magnificently landscaped region of Casuarina on the north coast of New South Wales, Australia. It is the only 5 star resort in Casuarina, harmonising with the natural beauty of the beaches and surrounding landscape. The masterplan comprises 129 one, two and three bedroom luxury apartments over a basement carpark. The built form has been designed utilising an undulated form responding to the coastline and beaches nearby thus enabling it to blend into the natural surroundings. Designed over three levels the ground floor apartments feature their own private plunge pools off terraces. The top floor apartments command panoramic ocean views from rooftop terraces. The masterplan includes a central communal area which is accessible to all residents including gymnasium, pool, spa and landscaped court. Sustainability and eco-friendly design has been incorporated throughout the project to lower life cycle costs.


WYNDHAM SURFERS PARADISE Gold Coast, QLD Australia

Located at Surfers Paradise on Australia’s Gold Coast, the Azzura Surfers Paradise. Resort project offers ground level retail, a reception and recreation deck on level one and sixteen floors of residential apartments. The building provides views of Surfers Paradise beach to the east and the Nerang River and Gold Coast hinterland to the west. The building’s form consists of a recessed base and a series of articulated plates floating over the first floor recreation deck. This plate articulation consists of cantilevered slabs, sun hoods on the northern façade, full height vertical sun screens to the east and west facades, full height glazing and glass balustrades.


SANTAI SALTWATER Townsville, QLD Australia

This tropical resort hotel is part of an overall masterplan for the unique peninsular site at Townsville’s marina precinct. The overall project consists of 1,000 apartments, a 15 level residential tower, new marina berths and a retail precinct. NRA are responsible for the master plan and first stage of development consisting of this 5 storey 150 room resort apartment/hotel. The design was developed from the owner’s brief which required the Asian theme of their previous product to be incorporated into the new project.


HOTEL & RESIDENTIAL DEVELOPMENT

PINNACLE APARTMENTS

Located in Brisbane’s central business district, design concepts are being developed for a new and exciting 83 level Hotel and Residential tower. This spectacular tower will feature 600 apartments and 280 hotel rooms, affording magnificent views over the CBD , Story Bridge and the Brisbane River.

Pinnacle sits surrounded by generous pedestrian forecourts on the south side beside the river with the open entry on the north leading to the pedestrian spine thus provides an uninterrupted view from Hamilton park through to the river. Pinnacle offers a unique lifestyle opportunity on the edge of the Brisbane River.

Two separate hotel towers will share the common facilities and are connected directly to the domestic terminal via a walkway. A 243 room 3.5 star hotel wing is complimented by a 130 room 5 star wing, with all rooms enjoying an outlook. A dedicated swimming pool and outdoor terrace is attached to the 5 star hotel wing. The shared 1733 sqm conference facility is designed to be flexible with a multitude of options accommodating functions, exhibitions and conferences, with its own dedicated kitchen. The conference and meeting rooms enjoy views over landscaped gardens and internal courtyards. The building services, car parking for 132 cars and deliveries are all out of view in the basement. Acoustic treatment of the building facades has been carefully considered to accommodate the functions and amenities to be enjoyed, even though conveniently located at the airport.



FOUR POINTS BY SHERATON Brisbane, QLD Australia

Located in Brisbane’s central business district, the Felicity Hotel is Brisbane’s first new hotel in 10 years. The Felicity operated by Four Points Sheraton is a slender elegant 30 storey tower providing elegant suites in a 4 star hotel. The Ground floor includes a reception lobby and cafe/bar facing Mary Street, the first level podium incorporates function rooms and back of house, and upper levels consist of 240 four star guest rooms including 6 presidential suites. The Roof Top features a deck, private bar and outdoor function area offering spectacular views over the CBD. The facade has been designed to play on basic rhythms and forms to achieve a well articulated tower recognised as a landmark on the Brisbane skyline. The hotel guest rooms are designed with a corporate & contemporary feel. With floor to ceiling windows and a simple yet effective layout, the rooms feel spacious and open. The bathroom layout allows for considerable natural light which is usually a downside in many hotels. A soft and timeless colour palette was selected which gives warmth to the room.


ESCENT APARTMENTS West End, QLD Australia

Escent introduces a unique design solution to the inner city living fabric. Escent’s concept has been created in response to the dense urban context of the fringe of West End. The architectural form is a rhythmic and playful balance of proportional elements. Dynamic movement is expressed in the articulated glazed envelope defining the living spaces which contrast the sleek elegant building frame as illustrated by the exposed edges of floor plates and the masonry buttress walls acting as bookends to define elements of the building. A strong contrast in materiality is achieved utilising a masonry base upon which the rhythmic glazed form is placed for the residential levels. Life and activation is evident in the building with well placed generous balconies on the residential levels allowing a strong connection between the interior and exterior.


ONYX APARTMENTS West End, QLD Australia

Onyx creates a beautiful design solution within the urban fabric of Brisbane. A playful dialogue of proportions, frames, screens and materials together with finely planned apartments generates the unique living environment for Onyx. Onyx derives its inspiration in response to the urban context whilst introducing a unique design solution to inner city living. The compact and well proportioned form of Onyx creates a series of well organised open planned apartments providing a transition from the entry of each apartment to open planned living spaces.


BLACKFOLD APARTMENTS West End, QLD Australia

As a conduit of creative expression, Black Fold presents a clarity of architectural intent. Black Fold’s one and two bedroom apartments are welcomed into a curated space of exquisite materials and finishes. Carefully considered open-plan and light filled spaces are framed by large balconies and green courtyards. Black Fold was designed to provide a rich a sensorial living experience to its residents, with an extraordinary rooftop terrace complete with entertaining arena and constant views of the city. Black Fold is located in the prestigious urban precinct of West End area, situated less than 1.5 kilometers from Brisbane CBD.


SYDNEY ON SYDNEY New Farm, QLD Australia

Sydney on Sydney is is located 2 km from the Brisbane CBD . It enjoys immediate access to the community, recreational and cultural hub of New Farm Park and surrounding districts. The project draws upon the vernacular elements of the local cottages to resulting in pop-up roof forms and rhythmic facades elements. This boutique development consists of 57 1, 2 and 3 bedroom apartments features expansive outdoor living spaces attached to each dwelling providing residents with a sense of privacy whilst enjoying connection to the vibrant inner city street atmosphere, as well as upper level views to the city skyline and New Farm Park beyond.


BRISBANE SKYTOWER Brisbane City, QLD Australia

The timeless design of the Brisbane Skytower is destined to become an iconic landmark on the Brisbane skyline. Brisbane Skytower will be the new benchmark for super tall residential buildings in the Brisbane central business district. The understated elegance of the façade will become a beacon at night and act as a significant reference point that will be an outstanding contribution to the legibility of Brisbane’s night skyline. Brisbane Skytower will remain an iconic address in Brisbane’s central business district’s skyline for decades to come. Brisbane skytower is located at the southern edge of the Brisbane CBD and in close proximity to the Brisbane River and Botanic Gardens. Its location forms a transition zone between the urban city grid and the river and gardens; the Margaret Street frontage enjoys a soft organic edge condition. A simple eco double-glazed facade system has also been developed which integrates the multi-functional requirements of a residential tower, providing maximised views, amenity, orientation and privacy while responding to the varying Queensland climatic conditions. The elegance tower formation responds to the large range of apartment mixes from one, two and three bedroom through to a range of penthouse apartments. The tower form has been creativity segmented, so that the three apartment tower residential zoning has their own direct connection and relationship with lobbies, lift configuration, pool and recreational amenities areas. At street level, the form of the tower is brought to the ground as lobby space with a visual connection to the tower form above. An activated pedestrian link and retail edge bounds the site to the west and links the two streets.



NOVOTEL

Brisbane Airport, QLD Australia

Novotel is a landmark building nestled in landscaped gardens. The hotel includes a conference/function facilities for up to 300 people with outdoor areas; a 100 seat restaurant with attached bar; alfresco dining areas; a business centre; as well as recreation and roof top function areas. The atrium forms an organic central space allowing natural light to penetrate into the heart of the hotel. Guest rooms are accessible from the central atrium space.


THE HILTON

South Wharf, VIC Australia

Located conveniently beside the Melbourne Convention Centre and just south of Melbourne’s CBD, this 5 star hotel is the ideal venue for business or leisure travellers. Currently, the ground floor consists of Sotano, a wine and tapas bar and Nuevo 37, an Australian cuisine restaurant. NRA were engaged to add meeting rooms for 250 delegates and over within the existing Nuevo 37 restaurant space, whilst relocating the restaurant into the bar space. Keeping with the cosy theme of the existing hotel interiors, the meeting rooms box will be clad with stunning Potted Gum timber to keep consistency throughout. When the newly relocated restaurant is completed, guests will be able to watch the chef cook in the middle of the space, which will add an exciting and energetic dining ambience.

The external form of the museum was inspired by a traditional aircraft hangar shape - an appropriate resting place for the vintage Southern Cross aeroplane. The glass enclosure was designed to ensure the public experienced the aircraft at close quarters with no direct sunlight. Unwanted radiation is excluded by incorporating generous overhangs to the north, the glass wall to the south is shaded by fins to exclude direct sun as is the roof on the east and west which fall to meet the earth beams. The suspended glazing system is sloped to minimise reflectivity when viewing the artefact, an historic Fokker F7 monoplane. The combination of shading and glass design which permits photography of the aircraft without the difficulties of glare or an imbalance of lighting levels.
