ABOUT THE NRA COLLABORATIVE nra-co-lab is a multi-award winning architectural / design practice founded in Queensland in 1972. Our innovative thinking applies to all aspects of a project from inception to completion. Documenting the design process is vital so that conformance to requirements is apparent. It entails good communication, ability to trace decisions taken, and identifies responsibility at all stages. Office administrative procedures are also incorporated into our quality system. All projects are executed in accordance with accepted standards of good practice using the quality systems for guidance. BIM enables each component of the project to be uniquely identified and captured in the facilities management software, to enable proper recording of the commissioning and then allowing for reporting on maintenance, replacement, on all plant and to allow a detailed view of all services and structure hidden within the fabric of the buildings.

DESIGN PHILOSOPHY Architecture for High Rise projects must respond to the client brief and demands for each unique situation. High Rise projects must be planned and designed to meet each individual client’s specific needs. Hence it requires an experienced architectural and planning team to achieve an outstanding solution in every case. SCHEMATIC DESIGN

THE PROCESS 3 nra-co-lab approaches each individual project by developing a new idea that will lead to resolving the project’s future and achieving the client’s brief. After gaining a comprehensive understanding of the project brief, together with understanding the project’s opportunities, We will prepare a concept design as a basis for future review and final configuration. As part of our system of surveillance, every major nra-co-lab project has a Quality Plan outlining the design team and the client expectations. This Project Quality Plan details the management and review process which is set out adjacent. nra-co-lab is widely experienced in managing this process and has the required expertise to document each element within a Project Management and Action Plan.

Bruce has more than 20 years experience in building design and contract management. Bruce brings a wealth of technical knowledge in documentation and contract management as well as a deep understanding of regulation framework. He combines his skills to service clients in a variety of project types where project delivery and on site management are core requirements.

Garry has a wide range of experience in project planning, management and architectural design. This experience has been gained in senior roles with some of Australia’s most prestigious architectural practices having worked in Brisbane and Melbourne as well as in London and Oman. Lee is a Principal with nra-co-lab, highly accomplished production architect who has worked across many sectors in successfully delivering a wide range of building types during his career. He has 30 years’ experience in management of the production of contract documentation, contract and site administration.

Nuno has over 18 years experience in architectural, urban planning and building construction. Nuno’s experience is primarily in large scale residential developments, commercial and tourism projects. Nuno has also been involved in the BIM implementation throughout the practice and on projects.

Peter Cain joined nra-co-lab in 2001 as a student Architect. Following graduation he took up a permanent position as Graduate Architect. During his study he received Dean’s Commendation in December 1999, July 2000 and December 2000. He is also a member of The Golden Key National Honour Society. He was awarded the 2003 QA Memorial Medallion, by the RAIA.

MINCOM WORLD HEADQUARTERS Brisbane CBD, QLD Australia

This multi-functional commercial development is Mincom’s World Headquarters. Mincom Central was the first new generation office building built in Brisbane for some ten years. This prominent corner site has excellent exposure to three street frontages of Turbot, Edward and Ann Streets, and is located adjacent to Brisbane Central Railway Station. The ground floor is substantially landscaped incorporating the porte cochre entrance. The tower is accessed via a magnificent 3 storey atrium creating the entrance foyer. The building has seven large commercial plate floors above the podium providing one of the largest floor plates available in the CBD of Brisbane. The exterior of the building include a black granite base with silver Alpolic panels and green solar glazing to the tower., thus creating a significant commercial landmark in the Brisbane CBD. 111 MARY STREET Brisbane City, QLD Australia

Located in Brisbane’s central business district, the site is strategically located between Margaret Street and Mary Street. This 41 storey sculptural hotel tower is a boutique 5 Star hotel consisting of 316 hotel suites including generous sized king bedroom suites, up to a 220m2 Presidential Suite and 195 residential apartments over. This exciting slender twin tower formation will become a prominent landmark for a hotel and residential destination within the city. This smaller sculptural hotel tower complements the adjoining taller towers building language. The ground retail is activated through an important landscaped connection to Margaret Street, creating a continuous retail lane way linking the two developments and the streets. 20 | nra-co-lab


111 MARGARET STREET Brisbane City, QLD Australia

nra-co-lab are presently in the conceptual design stage for a new mixed use tower in Margaret Street, Brisbane. The current uses being explored include15,000 m2 of 5 star green star office, 300 room 5 star hotel & 325 high end apartments. The project would also include a four level basement car park and activate ground floor lobbies. The tower would be at the top ridge of Brisbane’s CBD and will have a 360 degree panoramic views of the city and beyond. high rise towers|21


BRISBANE SKYTOWER Brisbane City, QLD Australia

The timeless design of the Brisbane Skytower is destined to become an iconic landmark on the Brisbane skyline. Brisbane Skytower will be the new benchmark for super tall residential buildings in the Brisbane central business district. The understated elegance of the façade will become a beacon at night and act as a significant reference point that will be an outstanding contribution to the legibility of Brisbane’s night skyline. Brisbane Skytower will remain an iconic address in Brisbane’s central business district’s skyline for decades to come. Brisbane Skytower is located at the southern edge of the Brisbane CBD and in close proximity to the Brisbane River and Botanic Gardens. Its location forms a transition zone between the urban city grid and the river and gardens; the Margaret Street frontage enjoys a soft organic edge condition. A simple eco double-glazed facade system has also been developed which integrates the multi-functional requirements of a residential tower, providing maximised views, amenity, orientation and privacy while responding to the varying Queensland climatic conditions. The elegance tower formation responds to the large range of apartment mixes from one, two and three bedroom through to a range of penthouse apartments. The tower form has been creativity segmented, so that the three apartment tower residential zoning has their own direct connection and relationship with lobbies, lift configuration, pool and recreational amenities areas. At street level, the form of the tower is brought to the ground as lobby space with a visual connection to the tower form above. An activated pedestrian link and retail edge bounds the site to the west and links the two streets. 22 | nra-co-lab

CENTRAL STATION Brisbane City, QLD Australia

nra-co-lab was commissioned by the Brisbane City Council to explore this demonstration project as envisaged by the new city plan. The concept is to connect Ann Street with Wickham Terrace across three main railway lines of Central Station with easily traversed pedestrian connections via escalators, ramps, elevators through a new retail experience. The site has complex land ownership and heritage issues that are being explored as a precursor to development strategy for the project. 24 | nra-co-lab


QUEEN STREET Brisbane City, QLD Australia

Located in Brisbane’s central business district, design concepts are being developed for a new and exciting 83 level Hotel and Residential tower. This spectacular tower will feature 600 apartments and 280 hotel rooms, affording magnificent views over the CBD, Story Bridge and the Brisbane River. high rise towers|25


200 TURBOT STREET Brisbane City, QLD Australia

168-200 Turbot Street is the largest development site in Brisbane CBD with a combined site area of 8,919m2 and frontage to Turbot Street, Wickham Terrace and Albert Street. nra-co-lab’s proposed redevelopment includes two high rise towers, with 75 and 78 levels each. The towers include hotel, residential and retail components. The existing heritage building will be kept to maintain the area’s history. The site occupies an elevated position overlooking the Brisbane CBD. Flanked by parks on the northern, western and southern boundaries, the site provides a very attractive amenity to this iconic landmark for the City of Brisbane. 26 | nra-co-lab


240 MARGARET STREET Brisbane City, QLD

240 Margaret Street is designed to optimize apartment layouts whilst providing a shape that minimizes the wind loads present at the higher levels. Occupants of the building will have the capacity to enjoy amenities on multiple levels providing a sense of community spirit in the sky. One the level levels, floors 2,3 and 4 there are facilities that can be used as games rooms, bars and restaurants/coffee shops for the building, not for commercial use. The top levels are serviced by a third gym on level 89 and the top level, floor 90, will be provided with the largest pool and barbecue facility, with spectacular views. high rise towers|27


TOWER 89 Brisbane City, QLD

Tower 89 is located at the north-western end of the Brisbane Central Business District in close proximity to a broad range of cultural, entertainment, retail and administrative services. This iconic and unconventional design was inspired by natural elements and Arne Quinze’s unconventional public art installations. The unique combinations will make Tower 89 an ionic landmark project in Brisbane. 28 | nra-co-lab

FOUR POINTS BY SHERATON Brisbane City, QLD Australia

Located in Brisbane’s central business district, the Felicity Hotel is Brisbane’s first new hotel in 10 years. The Felicity operated by Four Points Sheraton is a slender elegant 30 storey tower providing elegant suites in a 4 star hotel. The Ground floor includes a reception lobby and cafe/bar facing Mary Street, the first level podium incorporates function rooms and back of house, and upper levels consist of 240 four star guest rooms including 6 presidential suites. The Roof Top features a deck, private bar and outdoor function area offering spectacular views over the CBD. The facade has been designed to play on basic rhythms and forms to achieve a well articulated tower recognised as a landmark on the Brisbane skyline. The hotel guest rooms are designed with a corporate & contemporary feel. With floor to ceiling windows and a simple yet effective layout, the rooms feel spacious and open. The bathroom layout allows for considerable natural light which is usually a downside in many hotels. A soft and timeless colour palette was selected which gives warmth to the room. 30 | nra-co-lab


PULLMAN & IBIS Brisbane Airport, QLD Australia

Two separate hotel towers will share the common facilities and are connected directly to the domestic terminal via a walkway. A 243 room 3.5 star hotel wing is complimented by a 130 room 5 star wing, with all rooms enjoying an outlook. A dedicated swimming pool and outdoor terrace is attached to the 5 star hotel wing. The shared 1733 sqm conference facility is designed to be flexible with a multitude of options accommodating functions, exhibitions and conferences, with its own dedicated kitchen. The conference and meeting rooms enjoy views over landscaped gardens and internal courtyards. The building services, car parking for 132 cars and deliveries are all out of view in the basement. Acoustic treatment of the building faรงades has been carefully considered to accommodate the functions and amenities to be enjoyed, even though conveniently located at the airport. high rise towers|31


HIGHLINE APARTMENTS West End, QLD Australia

Highline, situated at 8 Bank Street, West End in Brisbane, is an 8 level apartment building, with 3 basement levels and a rooftop entertainment area. The site is well placed near to shopping and a thriving restaurant precinct. The building is a highly modulated structure, with deep setbacks and a sculptural faรงade system to provide both shading and privacy. The project is one of many in close proximity, being designed by NRA. Tropical climate response is evidenced through the faรงade treatment, and the planting in front of the building and on each level in the public foyer areas and the roof entertainment area. Crisp white lines are the theme for the project and a strong contrast between highlights and shade will create an attractive faรงade from any orientation.

Apartment mix is a series of 16 ground level, 1 and 2 bed garden apartments with private terraces, with 7 levels of typical units above. A total of 142 apartments will be provided with 97 two beds and 45 one bed units, each with dedicated parking and storage facilities.

BURANDA VILLAGE Brisbane, QLD Australia

Master planning for a ‘Transit Oriented Development’. We are developing concept drawings and 3-dimensional designs that satisfy the regulatory requirements of Queensland Rail and Queensland Transport. Amongst other criteria, these requirements include items such as covered access from train to bus station, a link to the podium, and emergency vehicle access to the platform. We are also developing parts of the plan that will be affected by the regulatory requirements for areas such as the basement retail area, and a level 1 recreation deck. 34 | nra-co-lab


WYNDHAM SURFERS PARADISE Gold Coast, QLD Australia

Located at Surfers Paradise on Australia’s Gold Coast, the Azzura Surfers Paradise. Resort project offers ground level retail, a reception and recreation deck on level one and sixteen floors of residential apartments. The building provides views of Surfers Paradise beach to the east and the Nerang River and Gold Coast hinterland to the west. The building’s form consists of a recessed base and a series of articulated plates floating over the first floor recreation deck. ESCENT APARTMENTS West End, QLD Australia

Escent introduces a unique design solution to the inner city living fabric. Escent’s concept has been created in response to the dense urban context of the fringe of West End. The architectural form is a rhythmic and playful balance of proportional elements. Dynamic movement is expressed in the articulated glazed envelope defining the living spaces which contrast the sleek elegant building frame as illustrated by the exposed edges of floor plates and the masonry buttress walls acting as bookends to define elements of the building. A strong contrast in materiality is achieved utilising a masonry base upon which the rhythmic glazed form is placed for the residential levels. 260 QUEEN STREET Brisbane City, QLD Australia

The owner of 260 Queen Street appointed nra to carry out an extensive refurbishment of the existing building which includes an additional floor area being added to the tower block. The concept was to instole a new steal and concrete frame to be added to the existing building after removal of the existing faรงades. On the podium level an historical art work exists, which will be enhanced and retained for heritage status. Many issues such as town planning and legal aspects form a major part of the design process. The completed project will have a commercial podium and the upper floors large floor plates with sustainability features forming part of the proposed green star project. high rise towers|37


PINNACLE APARTMENTS Hamilton, QLD Australia

Pinnacle is located on the last remaining riverside site in the Portside development at Hamilton, 6km from Brisbane CBD. It sits surrounded by generous pedestrian forecourts on the south side beside the river with the open entry on the north leading to the pedestrian spine thus provides an uninterrupted view from Hamilton park through to the river.
