We were presented with a pre-existing set of drawings for a retirement high-rise project, with the directive to propose a new design while adhering to the established layout and retaining the majority of unit numbers and area calculations.
Responding immediately to the site’s characteristics and the concept of beachside retirement living, our focus shifted towards maximizing panoramic views from all habitable spaces. This led to the emergence of an elliptical footprint for the plan. The building’s form was then derived from this plan, consisting of four stacked ellipse segments dedicated to their respective functions.
Another notable aspect of the proposal is the transformation of the podium, typically used as a car park, into a dynamic space.
The concept aims to promote outdoor activities for seniors by incorporating a perimeter ramp. This feature not only provides access from street level to the top public deck but also functions as a public track, inviting joggers, walkers, and other visitors to engage with the space.

The plot was historically inhabited by Indian craftsmen and Chinese traders. The project aimed to enhance the traits of small artisan activities and trading cultures.
The design proposal included renovating the existing historical shophouses, with retails on the ground and residences above, and adding more artists’residencies as a new volume at the back.
Meanwhile, the idea was also to introduce a new co-working and living block at the junction corner as a commerical anchor point.
By juxtapostion of the old houses and the new building, it created new interfaces: the resulting corridors and alley spaces, which enriched the architectural layers of the site.
Existing Volume New Block
The new building’s stepped design was intended to lessen the harshness of the urban intersection. Simultaneously, it offered a chance to incorporate outdoor green spaces on the basis of maximizing the functional areas that the plot could offer.
