VIERA VISION MAGAZINE JUNE 2022 PRESIDENT Todd Pokrywa SRVP SALES & COMMUNITY DEVELOPMENT Scott Miller

LETTER FROM THE EDITOR

EDITOR IN CHIEF Stephanie Byrd STAFF EDITORS Carmen Vastola, Laurie Widzgowski, Todd Pokrywa, Ben Wilson, Scott Miller

I know I have mentioned it before but this is my favorite issue of the year. The accomplishments of our schools extend across eleven pages and they could easily fill a book ten times the size. It may seem like the year went by fast, but for some it was a journey to the top and they earned every last second to get to May. From the science fair to the soccer pitch, the drive and determination is evident in the happy faces on the pages ahead. I’m going to brag for a moment here; we win a variety of championships in sports and excel in academics but in 2022/23 we did three standout things: 1) Viera High School (VHS) is listed in the top 7 percent of high schools in the nation and among the top 100 in Florida; 2) VHS Boys’ cross-country team won the Class 4A State Championship; 3) VHS Odyssey of the Mind team placed 2nd and earned a spot at the World Finals in Iowa! Yes, we are proud and with all the work that goes into these achievements there are thousands of supporters, families, educators, and friends cheering, assisting, and being present when it is needed the most. Graduations are one of the best ways to kick off a summer vacation. My family enjoyed a big personal moment when my daughter, Sophia, walked across the stage at Florida Tech. These students worked on their degrees through a pandemic and came out on the other side of it knowing that they persevered through the chaos. Trying to get back to traditional moments, ceremonies, and events has been a challenge, but we all continue to push forward and blaze a new trail. A toast to all of you this summer and it's time to have some fun! Have a rockin’ summer, Stephanie Byrd Editor, Viera Vision

THE A-GRADE

And the Beat Goes On

Has the typical school year meandered back to some semblance of normalcy for the students, faculty, and staff ? Have the local schools embraced the return to class even if life is a little different? Are we able to still learn, achieve, and have some fun along the way? How did they do it? Maybe a song was playing in the back of their minds giving them a push on the first day last year and then again when they needed it most. Based on this annual story about their successes, it may have been Thunderstruck by AC/DC, All Star by Smash Mouth, Breakaway by Kelly Clarkson, or Blitzkrieg Bop by the Ramones. Whatever they used for motivation, it worked. Life may still be a little different, but that’s no problem. There was learning, achievement, and fun with a bright future ahead and no time to lose! We are bragging once again on our Brevard students. We are all Thunderstruck!

KENNEDY MIDDLE SCHOOL

Kennedy Middle School (KMS) has been a Florida Arts Model School for music since 2017. The program recognizes schools with exemplary arts programs.

As a National Site of Distinction, AVID (Advancement Via Individual Determination) at KMS helps prepare all students for success in a global society. National Site of Distinction designation attests to the fact that the school exhibits fidelity to the AVID mission for the entire student body, not just the students participating in the elective class.

For 15 years, KMS has been a designated Cambridge Checkpoint School, providing students with the opportunity to excel beyond Florida Sunshine State Standards. Four seventh-graders in the Cambridge program placed in this year’s Patriot’s Pen essay competition hosted by the Veterans of Foreign Wars.

Panther poets performed Langston Hughes’ “Ballad of Harry T. Moore” and Gwendolyn Bennett’s “Fantasy” during “Lift Every Voice,” a Black History Month celebration at the Rockledge Civic Hub. The program was a collaboration between KMS teacher Beverly Hamilton and Rockledge councilman Michael Cadore.

With an undefeated season, the Kennedy Panthers boys’ basketball team are the 2022 Brevard champions.

It was also a good year for the Kennedy track team, undefeated in the North Division.

More than 50 students took part in the popular co-ed Intramural Club Volleyball Program, which currently numbers six teams.

D MEMORY CARE COMMUNITY

CREATING A HOME After extensive research into the perfect location for its newest premier assisted living and memory care community, Blake Management Group and developer, Cardinal Ventures, discovered the perfect spot in one of the country’s top 15 master-planned communities. “In looking at the market for our communities, we look at an area with high growth and income and a good mix of housing,” said Harrison Young, principal with Cardinal Ventures. “We found it in Viera.”

The Blake at Viera will be a formidable size at 88,000 square feet. The facility will be located on five acres in Borrows West at 5700 Lake Andrew Drive and will feature 64 assisted living and 33 memory care suites, all designed with a resort lifestyle in mind. Staff will provide housekeeping, meals, personal care, and medication help for assisted living residents. Memory care, the fastest growing sector of the senior housing market, adds a layer of structure and support so residents can navigate safely throughout the day and offers activities that improve cognitive functioning. The Blake complex, anticipated to open later this year, is currently accepting reservations. It is the latest addition to a portfolio of upscale senior communities in Alabama, Arkansas, Florida, Louisiana, Mississippi, South Carolina, Tennessee, Texas, and Virginia.

18

What differentiates us from others is the level of service we provide.

Misty Zulli Executive Director of The Blake at Viera

In Viera, Cardinal Ventures also found a significant population of older residents who would appreciate the security of knowing that continuum of care in familiar surroundings was readily accessible. Surveys by organizations such as AARP reveal that older adults prefer to remain in the communities where they have established relationships rather than to relocate. Areas like Viera, with its easy access to healthcare, outdoor spaces, entertainment venues, and healthy living options, are at the top of seniors’ list of desirable places in which to live. “We expect that most of our residents will be from the area or will have children living in the Viera area,” said Misty Zulli, Executive Director of The Blake at Viera.

current location in Merritt Island and took a few minutes of his day to get a sense of what the new dealership will look like and what their plans were moving forward to make this a unique experience for the residents of Brevard. “We want our customers to have a premium experience and we know it will evolve as time evolves,” said Russo.

5-Star Luxury

Memory Care

The Blake at Viera has been carefully designed by Young, Wier+Boerner Architecture to blend seamlessly with Viera’s architectural style. Amenities reflect the community’s blending of hospitality, luxury, comfort, and security. According to Zulli, what others promise, The Blake delivers. “What differentiates us from others is the level of service we provide,” added Zulli, who, as part of the senior living industry for 14 years, has experience in the field of nursing as well as in the administration of senior living communities. While Blake residents are assured of 24/7 care from a team of licensed nurses, they can also enjoy five-star hotel luxuries such as well-balanced, yet tasty, chef-curated á la carte dinners served in an atmosphere of elegance and style. “Residents can order from the menu whatever they want whenever,” said Zulli. “We will also have grab-and-go snacks throughout the day.”

Families with loved ones struggling with memory loss can expect unmatched attention and support from The Blake, where memory care residents can reconnect with nature within two secure, elaborately landscaped courtyards that will also serve as a backdrop for special events such as concerts. Custom amenities for memory care residents include specially designed floor plans, a monitoring system that matches individual behavioral pattern for protective yet non-invasive security and the unique “Walk with Me” memory care program and iN2L, a state-of-the-art interactive system that helps with memory impairment and engages residents. Residents will have daily activities to stimulate all five senses and all areas of the brain.

Built Right In With the goal of helping residents welcome and celebrate each day, The Blake also offers a breadth of concierge services, including social, recreational and cultural activities. Wellness programming is custom tailored to each resident and may include visits to their on-site therapy clinic. If residents wish to try their hand at cooking, they can use the well-equipped kitchenettes that are part of each of the assisted living suites. Residents are encouraged to remain connected to their families and friends both physically and virtually. They can access personal laptops or iPads in their suites or use the similar technology equipment provided by the facility. A hair salon and barbershop will be available so residents---and the general public--- need not have any bad hair days. The assisted living model will offer one- and two-bedroom suites. The Blake is also pet-friendly and does not require long-term commitment. “It’s just as if you were renting an apartment,” said Zulli. 20

“By investing in industry-leading engagement tools and The Blake's exclusive “Walk with Me” memory care program, we will provide what we believe is an unrivaled experience for residents with cognitive changes, and peace of mind for their loved ones,” said Zulli. Memory care residences will feature studio and one-bedroom suites. Memory care and assisted living residents alike will be able to enjoy a variety of trips, from adventures at nearby Brevard Zoo to visits to Tampa and Orlando attractions and shopping excursions. With memory care residents, we will have specific programming to keep them active and engaged,” said Zulli. Today’s seniors, not content to sit back in their rockers, are upping the ante for senior communities. They’re active and engaged and they expect the community they choose to keep up with them. “We have people in their 80s cycling and doing marathons,” said Zulli. For these individuals, the camaraderie found at The Blake is reason enough to make the move. “They move for the sense of friendship they find,” said Zulli. VIERA VISION MAGAZINE

VIERA IS THE PLACE “When I saw this corner, I knew this was where I wanted to build my Viera Ace store,” said Hitesh Patel, Entrepreneur and Ace Hardware Owner/Operator. Mr. Patel is both an owner and operator of multiple Ace Hardware stores throughout the State of Florida. “We are pleased to bring the Ace name along with its respected brand merchandise partners to Viera,” said Patel. Viera Vision wanted the inside track on the upcoming store, so we sat down with Mr. Patel and his project manager, Carmine Ferraro, President of Crossover Commercial Group, Inc.

Q&A

The ACE Hardware brand is not new to Brevard but it will be for the Viera community. What are your goals in Viera? Patel: We look forward to joining the Viera family of successful businesses, bringing new jobs and a quality hardware store conveniently located to serve the needs of the community for many years to come. Ferraro: Mr. Patel has a big vision to see an Ace in every neighborhood and community throughout the Sunshine State. I was very excited to come on board as his Project Manager.

What kind of advice would you give a new homeowner in the area? Patel: Periodic and regular maintenance is the key to home value. Experts agree that while some repairs are inevitable as a homeowner, staying caught up on monthly maintenance around the house can prevent major damages and not only save you money in the long run, but increase the value of your property.

VIERA.com

What is the number one how-to project people ask about most? Patel: Without a doubt, painting and floor coverings seem to remain high on the list.

Do you have a product you enjoy sharing with customers? Benjamin Moore Paint, Weber, Yeti, Scotts, Toro, Craftsman and DeWalt are all powerful brands under one roof. Patel: We have excellent preferred vendors and products and it’s hard to choose one over the other. We interact with each customer and listen to what they need and then we connect them to one of the many quality brand lines that Ace has to offer.

Can you tell us more about the Ace Rewards program? Ferraro: The corporate website provides more detail but you can earn points every time you shop, and get access to exclusive offers with various brands. We encourage you to download the app as it has additional benefits too. The complete Ace Rewards Membership Levels are on the website.

23

(L-R) Vince Donato, Vice President Commercial Banking, Truist and Hitesh Patel, Ace Hardware Owner/ Operator Viera

What types of handyman services do you offer? Patel: Ace looks to connect with local businesses that we can refer our customers to.

Will you be providing any recycling opportunities at the location? Ferraro: We will be looking into this in the future.

Our readers may not know you can get a recipe for porkfried rice or grilled shrimp off the AceHardware.com website. What other unique topics or “shareables” can you tell us about? Patel: At Ace, we really love helping our neighbors and communities with everything they need to take care of and beautify their homes. Our website is a big part of that and the “front porch” is where we welcome our neighbors in. From a grilling perspective, we have over a hundred grilling recipes that help bring that restaurant quality food right off the grill with the highest quality brands in the business like Weber, Traeger and Big Green Egg. Another great shareable is our paint tutorials! We dedicated an entire series of videos on how to use leftover wall and spray paint to do other projects in your home. Lastly, people tend to buy a power tool for one project. We introduced a new video series called 1 Tool, 3 Ways To Use It to help educate people that your power tool can 24

do so much more for your home or make simple projects a lot easier. Those are just a few examples from our website and our stores can take it even further with their personal knowledge of the needs of the neighborhoods they serve.

Ace Hardware is a partner of the Children’s Miracle Network Hospitals® through the Ace Foundation and the foundation plays a critical role in changing children’s lives. Can you tell us more about that? Patel: Since 1991, Ace Hardware Foundation has partnered with Children’s Miracle Network Hospitals to raise money across the country for kids treated at their hospitals. To date, Ace Hardware has raised over $160 million for the 154 CMN Hospitals across the US. Donations raised at our Ace stores stay local and help the local CMN Hospital. In Viera, FL, the funds raised here will benefit the Orlando Health Arnold Palmer Hospital for Children.

In 2020, J.D. Power, an American consumer research firm, ranked Ace Hardware for the 13th time as having the “Highest in Customer Satisfaction Among Home Improvement Retail Stores.” As Ace Hardware celebrates its 98th birthday this year, Viera looks forward to seeing the red vests and helpful smiles.

So what can they do to help you find these builders and models during your visit to Viera? The Viera Company is excited to announce the Viera App coming this summer. You will have the ability to get driving directions to each of their model homes as you explore the neighborhoods. Pull- down menus will give you information in a precise way so you can learn about each builder(s) in the community you visit. Another unique feature will be the ability to map your discoveries and then save your favorites to visit again. The Viera App will provide you with the real-time research you need to make the choices that best serve you and your family. The quick button features also include direct call or email direct opportunities to contact each builder or community in real time. The Viera App will be available for download at the Google Play and Apple stores for free. There are so many options and finding your dream community just got easier.

DEVELOPER LETTER

We are Fortunate

TODD POKRYWA, PRESIDENT

Visit to Normandy, France

Summer is in the air here in Viera. Residents are taking part in boundless outdoor activities, another graduating class of tomorrow’s leaders has been recognized, construction of new businesses are on the rise, a new App is being unveiled for future residents to navigate to Viera’s model homes, and a vibrant fireworks display just east of USSSA Space Coast Complex is planned in honor of the Great American Celebration on the 4th of July. There are endless options for Viera’s residents to access at all of the outdoor amenities available in our community this summer. Whether it is a backyard bbq, swimming, tennis or pickleball programs for members of the Addison Village Club, a round of golf at Duran Golf Club’s championship course, the fully lit 9-hole par-3 course or event programming at its Tradewinds Restaurant, a day at the Brevard Zoo and Treetop Trek, sports activities at Viera Regional Park, roller hockey at La Roca Park, or spending time exploring by traveling throughout the community’s 100-plus miles of trails, there is much to enjoy and discover in Viera each day of this season. Schools are one of the most critical elements and a focal point for neighborhoods within a master planned community. The Viera Company has been committed to providing sites for schools throughout the community. Not only are schools a place of employment for Viera residents but they also serve to help form well-rounded young adults as they prepare to become responsible and contributing members of the community. Congratulations to all of the graduating students from the Class of 2022! Future graduates’ experience will soon be enhanced with Viera High School’s 20,000 square foot expansion that will include new 32

classrooms and labs (to serve a few hundred more students) as well as a Career and Technical Education (CTE) program. Construction will begin later this summer. The extension of Town Center Avenue west to Stadium Parkway is nearly complete and will provide connectivity to the next phases of the Viera Town Center. Luna’s six-story multi-family-over-retail project has made significant progress toward its planned opening later this year. In Borrows West, many new developments are in varying stages of construction including Ace Hardware, Wawa, The Blake at Viera Assisted Living and Memory Care, Sundance Family Dentistry, and Linz of Viera luxury apartments, among others. As Viera continues to grow and add new villages and neighborhoods, plotting a course to destinations such as the community’s model homes will become more efficient with the new Viera App which is about to be unveiled. Incredible changes to building and design in Viera will be easily found with the use of technology and this tool. I was recently reminded of the great sacrifice the Allied Forces made on D-Day during World War II when I visited the landing beaches of Normandy, France – and where my grandfather actually came ashore. Please join fellow residents and visitors to witness our July 4th fireworks display brought to you by the Viera Community Institute. Let’s celebrate our freedom and the centrally coastal and conveniently master planned community of Viera we are fortunate to call home. God bless you, Viera, Florida’s Space Coast and the United States of America.
