so... how’s the market? The Surfcoast property market over the summer period was very active with both buyers and sellers seen to be having a willingness to transact. This active engagement can be contributed to several factors.

starting to consistently appear, they also engage. On one hand the increased activity gives them comfort to act but on the other hand they don’t want to miss out either, so they become active.

Affordable finance. Interest rates look stable and continue to be at affordable levels. This is expected to hold for 2014 and this certainly provides confidence to buyers.

The Surfcoast continues to be a popular destination. The ease of access to the Surfcoast via the Geelong Ring Road continues to be a source of justification to purchase. Buyers go through two stages when they are buying. They go through an emotional attachment stage (we love this area and then find a property they like) and they go through a justification to purchase stage (should we spend the money). The ease of access helps them justify the purchase as they feel that they will use it regularly post purchase.

The metropolitan market remains buoyant. As the majority of buyers for lifestyle property live in the Melbourne metropolitan area, when that market is buoyant the positive sentiment flows onto the coast. This positive sentiment affects both buyers and sellers. Everyone does what everyone else does. Australians have a strong fear of missing out. So when potential buyers see sold stickers

The scenic Surf Coast certainly inspires creative design and our area is blessed with numerous stunning homes. The John Wardle Architectsdesigned Fairhaven Beach House is one perfect example, with its panoramic views over the beach below. This striking creation was awarded the prestigious Robin Boyd Award for Residential Architecture – Houses, at the 2013 Australian Institute of Architects National Awards. It was described by the Awards jury as “active, responsive, charged architecture” with an exterior that is intriguing and an interior both complex and pure. “This house is radically different while doing just what you’d expect, or want on a ridge above the Great Ocean Road.” The design process was one akin to scenography, bringing together sensory and spatial experiences to frame the theatre of inhabitation within. The proportions, orientation and dimensions of windows were tailored to particular views and to reveal internal spaces. The fluid journey through the house from arrival to the ocean view, is choreographed to increase anticipation before reaching the main living space. As you step beneath a cantilevered study into a dramatic vertical entry space, you become aware of a number of twists and folds along its length that make the transformation into the horizontal living space. The main window aperture matches the cinematic proportions of the ocean view. The house is clad in a green-grey zinc cladding, for both its longevity and natural colouring that merges with the tea tree landscape. In contrast, the interior of the house is completely lined in timber to form an enclosure for living that com-

pletely immerses its inhabitants. The eye is then always drawn back to the outlook beyond. The design of Fairhaven Beach House was noted by the Robin Boyd Awards jury as revealing a masterful control of form and space, scale, material and detail. It is beautifully functional, balances privacy and communality, and is richly sculptural as a series of spaces for occupation, rest and life – the perfect house for the Surf Coast. The brief was to design a new public facility at Torquay Surf Beach containing a kiosk, toilets and change rooms that would service an assortment of recreation users and provide an important beachside destination. The result – the awardwinning Third Wave Kiosk designed by Tony Hobba Architects. The kiosk has been a huge success both with patrons and the design world, winning Best Small Project Architecture (2012/13 Victoria & National AIA Awards), Best Café Australia and New Zealand (2012/13 Eat Drink Design Awards) and Best Canteen, UK and International (2012/13 Eat Drink Design Awards). Ingrained in Australia’s national identity and way of life is our unique beach culture and love of the sun, sand, surf and sea. It is here where our fondest childhood memories conjure up summers running over hot sand on the afternoon pilgrimage to grab an ice-cream. It is here where the kiosk came into its own and dutifully rewarded the sunkissed beachgoers. It is this authentic experience that the Third Wave Kiosk has strived to capture, not only through its engagement with beach culture, but also through

its respect for its environmental setting; its strength in character and resilience; and its attention to modest and elegant simplicity. Designed to assimilate into its beachside location through its play on height, profile, material and colour, the kiosk sculpturally responds to its setting through its use of recycled sheet piles, allowing the building to touch the ground lightly and take on a sculptural quality that blends in with the surrounding environment and shrouds the utilitarian function of the working core. “Surfing at Torquay Beach, looking back at the coast, you cannot help but be in awe of the rawness of the coastline with its windswept vegetation, craggy cliffs, and salt encrusted objects; all at the mercy of the howling winds and punishing waves. But it is in the ensemble of flotsam and jetsam littering the high tide mark which can take you by surprise and provide that moment of unexpected delight and discovery.
