so...how’s the market? Although restrictive lending practices have made it difficult for some potential buyers, those in a position to act are doing so. The majority of the activity has been below $1million dollars although quality, appropriately priced properties continue to sell well above this price point. Each of the towns on the Great Ocean Road are seeing varying conditions depending on their price points and buying demographics. There is always some distractions in the market when a federal election is held as we also saw with the banking royal commission in February. We expect these to dissipate quickly after the election as we do not expect a result that was not anticipated. The peak of the last cycle was September 2017 and over the past 25 years the average length of the softer part of the cycle was 19 months. We expect after the election that activity will increase as people want to move on with their lives and we are already seeing solid signs of this at the coal face now.
