so...how’s the market? Despite some dampening sentiment following auction clearance rates in Melbourne returning to more sustainable levels from their 2017 highs, the coastal property market remains buoyant. This is mainly due to the lack of supply of available properties for sale in most of the popular areas. Baby boomers continue to pursue their lifestyle plans of downsizing in Melbourne and upsizing on the coast, especially in the lifestyle plans of Aireys Inlet, Anglesea and Lorne. We have seen a significant amount of trading up by existing coastal property owners as they plan to spend more time near the ocean but still maintaining a Melbourne base (usually an apartment). Torquay and especially Jan Juc have also seen significant activity but with more permanent home buyers. We are expecting significant increases in the median house prices along the coast this financial year which we will focus on in detail each year in our July Great Ocean Report.
