01 BALDOYLE APARTMENTS SITE PLAN
As a key member of the CWPA Planning and Architecture team, I played a pivotal role in the planning and design process for the proposed development at The Elphin, 36 Baldoyle Road, Baldoyle, Dublin 13. My responsibilities encompassed various aspects of the project, and I actively contributed to its conception and realization. First and foremost, I was involved in the comprehensive site assessment, carefully evaluating the existing conditions, including the demolition of the warehouse building and the associated southern site boundary wall. This analysis provided a foundational understanding of the site’s characteristics and constraints, informing subsequent design decisions. Collaborating closely with the team, I actively engaged with the statutory planning policy context, meticulously aligning the proposed development with the National Planning Framework: Project Ireland 2040, the Regional Spatial Economic Strategy for the Eastern and Midlands Region, and the Fingal Development Plan 2017 – 2023. Adhering to all applicable Sec. 28 Ministerial Guidelines, I ensured that the project met the highest standards of compliance and sustainability.

BALDOYLE APARTMENTS In terms of design, I contributed to the creation of a thoughtful and functional layout for the 21 dual-aspect apartments. This involved collaborating with architects and planners to develop two 3-storey apartment blocks, comprising a mix of 1-bed and 2-bed residential units. The incorporation of private amenity spaces, such as patio gardens and balconies, was a key aspect of enhancing the quality of living for future residents. Additionally, I played a crucial role in addressing transportation and access concerns. The proposed upgrades to the access roadway from Baldoyle Road, incorporating traffic calming measures and shared vehicular and pedestrian access, showcased a commitment to community welfare and safety. Furthermore, my involvement in the modification of the bottle store structure associated with the Elphin Public House demonstrated adaptability and collaboration to facilitate necessary improvements.

02 COOLQUAY MASTERPLAN
My involvement began with the preparation of the Masterplan Document and Statement of Consistency, crucial components accompanying the SHD application. This required a thorough understanding of the site’s characteristics, the local context, and the Fingal Development Plan 20172023. Leveraging my expertise, I actively participated in the formulation of a vision for Coolquay, ultimately leading to the development of a detailed Masterplan that envisions a sustainable and vibrant future for the area. The proposed SHD application, consisting of 173 residential units, presented a unique challenge that demanded a nuanced approach to meet both regulatory requirements and community needs. I contributed to the creation of a distinctive village characterized by high-quality architectural design and a mix of housing units set within landscaped open spaces. This approach not only adhered to the Rural Village (RV) Land Use Zoning Objective but also addressed the importance of proper planning and sustainable development for the region.

COOLQUAY MASTERPLAN Throughout the project, I actively participated in the mandatory Pre-Application Consultation with An Bord Pleanála and Fingal County Council, a critical phase in shaping the final application. This collaborative effort facilitated the incorporation of key amendments to the scheme, including a reduction in residential units and overall density to align with Fingal’s revised Settlement Hierarchy. My role extended to ensuring a diverse range of uses in the proposed development, promoting a self-sustaining village that avoids over-reliance on neighboring towns. The amendments were strategically implemented to underpin the principles of proper planning and sustainable development, contributing to the long-term viability of Coolquay Village. In addition to residential units, the Masterplan accounted for designated lands earmarked for a school site, nursing care facility, Primary Care Centre, and independent living units. My contribution aimed to support the creation of a well-integrated community and age-friendly environment, demonstrating foresight in anticipating future needs.

The incorporation of a watercourse as an ecological corridor and biodiversity walkway showcased our commitment to environmental sustainability, exceeding Development Plan requirements for open space. As part of a comprehensive phasing plan, I actively contributed to coordinating the delivery of supporting infrastructure in tandem with residential development, ensuring the vibrancy of Coolquay Village. My participation in this project reflects my dedication to collaborative team efforts, strategic planning, and sustainable development practices, ultimately contributing to the positive transformation of Coolquay into a thriving and well-planned community.

03 ASHBOURNE APARTMENTS From the outset, my role involved a meticulous assessment of the site and an in-depth understanding of the statutory planning policy context. This process laid the groundwork for the planning rationale and justification for the proposed development. Leveraging my architectural expertise, I actively contributed to the design considerations, ensuring that the project aligns with the National Planning Framework: Project Ireland 2040, the Regional Spatial Economic Strategy for the Eastern and Midlands Region, and the Meath County Development Plan 2013 – 2019. My focus on adherence to all applicable Sec.28 Ministerial Guidelines underscored the commitment to meeting the highest standards of compliance and sustainability. 04 McCRUDDEN HOUSES SITE PLAN
My responsibilities included conducting a comprehensive assessment of the site and its statutory planning context, which laid the foundation for the Planning Statement. This involved a meticulous examination of the brownfield site at the South Shore, considering its environmental characteristics, zoning regulations, and its position within the Rogerstown area of Rush and Fingal County Council’s administrative jurisdiction. Collaborating closely with the CWPA team and our clients, I actively participated in the design process for the proposed development. This included the careful consideration of the dismantling and relocation of existing glasshouses, the construction of four 4-bedroom dwellings, and the provision of stormwater percolation and curtilage parking for two vehicles per dwelling. My role also extended to coordinating the design of new vehicular access, internal access roads, and goods vehicle turning provision, ensuring that the development adhered to all relevant regulations

McCRUDDEN HOUSES My responsibilities included conducting a comprehensive assessment of the site and its The Planning Statement, a critical component of the application, was crafted under my guidance, articulating the planning rationale and justification for the proposed development. This involved demonstrating how the project aligns with the principles of proper planning and sustainable development while considering the relevant National, Regional, and Local planning policy documents. Furthermore, my contribution included a detailed site and location description, emphasizing the brownfield nature of the site and its zoning as “RU” Rural. I played a role in identifying the site’s boundaries and context, taking into account neighboring residential dwellings, undeveloped land, and existing infrastructure. The acknowledgment of the site as an infill site within the Rogerstown area highlighted its unique characteristics. In addressing accessibility considerations, I provided insights into sustainable transportation options, such as public transport, cycling routes, and proximity to the M1, thereby emphasizing the project’s commitment to sustainable living and community connectivity.

As the Project Architect for the development at Naas Road, Kilcullen, Co. Kildare, undertaken by CWPA Planning & Architecture on behalf of Curragh DAC, my role was instrumental in shaping the vision and executing the design for a transformative Centre of Excellence for Care for the Older Persons. Over the course of several months, I led the design process, collaborating closely with the Design Team to ensure the successful realization of the project. The core objective was to create a state-of-the-art facility that not only met the functional and regulatory requirements but also surpassed expectations in providing a dignified and conducive environment for the older community. Leading the development of the concept design, I ensured that the architectural vision aligned with the needs of the residents, the care facilities, and the overall community.

KILCULLEN NURSING HOME The construction of two independent living accommodation blocks, a nursing care facility, and a primary care center presented multifaceted challenges that required a careful balance between functionality, aesthetics, and compliance with national standards. The nursing care facility, in particular, demanded meticulous attention to detail to ensure that it met the ‘National Quality Standards for Residential Care Settings for Older People in Ireland,’ as published by the Health Information and Quality Authority (2016). My expertise was pivotal in envisioning and developing safe and secure gardens at the rear of the site, designed to provide a peaceful and tranquil space with an easterly and southerly aspect. These outdoor spaces were strategically integrated to enhance the well-being of residents and align with the specific care services offered, including specialized long-term dementia care, respite, recuperation, transitional, and step-down care.

Drawing upon the Director’s experience, particularly in dementia care design, I collaborated closely with the Design Team to future-proof the Nursing Care Facility. Having worked with the Dementia Services Development Centre at the University of Stirling, I ensured that the overall development, including the Independent Living, Gerontology Clinic, and public and private open spaces, adhered to dementia-friendly principles. This excerpt from my role as the Project Architect for the Naas Road development underscores my proficiency in guiding a project from conceptualization to fruition. It highlights my ability to navigate complex design challenges, collaborate effectively with diverse teams, and contribute to the creation of facilities that not only meet regulatory standards but also prioritize the well-being and quality of life for the older community.
