High Country 4-H takes home awards at Southern California Fair Goat and Horse Show Damian Famania 4-H Reporter Our High Country 4-H group recently went to the Southern California Fair on Saturday, Oct. 4. We participated in the goat show, and on Oct. 12 we did the horse show. To prepare for the goat show, we had to practice walking our goats and also had to make sure the goats stood in the position they would be judged on. The goat’s front legs had be square and its back legs had to have some separation with a small squat. Participants in the event needed to study the breeds of dairy goats and their body parts because the judge would ask them questions. November News for Anza VFW Post #1873 and its Auxiliaries Toni Ford Local Contributor The mystery plant has a name, thanks to Anna. We’re calling it ZUCCETTI. It is a cross between zucchini and spaghetti squash. I was told when squash plants are too close together they get cross pollinated. And apparently that’s what happened. That’s why some of them are green with yellow striations and yellow with green striations. I wonder if there are any other “zucchettis” around. They just got picked, so I’ll be anxious to see how they taste. All members of the community are invited to come and enjoy our meals and activities. You don’t

have to be a member. Full dinners are served on Wednesday and Friday 5:00 – 7:00 and breakfasts on Sunday 8:30 a.m. till 10:00. We’re always ready to bring new members into the Post and Ladies’ & Men’s Auxiliaries. Volunteers, whether members or not, are always welcome to cook, help with the upkeep and more. Testimony of unhealthy nitrates occurring in hay Monique Warren Local Contributor The purpose of this article is to inform equine guardians of the potential for unhealthy levels of nitrates in hay, in the hopes of increasing awareness that will lead to change. A person can’t see, smell, or taste nitrates, which makes it difficult to detect them. They can lurk in the prettiest, greenest, best-smelling bale of hay. The only way a person can truly know the levels of nitrate in the foods they are feeding their horse is to test their forage. It is optimum to test prior to purchase. After being introduced to the practice of testing hay prior to purchase, ensuring low sugar and starch levels, and formulating a custom supplement to balance the major and trace minerals, I thought I had all bases covered, nutritionally. I would buy enough hay to last a year. During the second year of this practice, my horses were not doing well. My mare was out of breath on a 20-minute hike; her allergies were the worst they had ever been. My gelding had old scars reappearing from years prior. When my vet came out for annual dental work and drew back the syringe to administer an IV sedative, my gelding’s blood was dark and brownish. While searching for answers, it was suggested that I test my hay for nitrates. The results came back at 4,700 parts per million (ppm), which is a high amount of nitrate for a horse. They had been ingesting the same hay for 7 months. Know Your Nitrogen Nitrogen is one of the main chemical elements required for plant growth and reproduction, second only to water. When more soil nitrogen is present than is needed for optimum growth, the plant can store what it does not utilize. Nitrate levels can increase to toxic levels in forages anytime the nitrogen supply in the soil exceeds the nitrogen needs of the plant. Nitrates can be present in high levels due to over-fertilization or triggered by environmental stress such as drought, freeze, or even cloudiness, where plant growth is restricted but absorption of nitrates from soil continues. Irrigation by water high in nitrates, runoff from other water sources, certain herbicides, and deficiencies of essential nutrients like phosphorus, sulfur, and molybdenum can also contribute. Improperly cured or stored bales of hay with too much moisture and bacterial action can convert available nitrate to nitrite, which is 7 to 10 times more toxic than nitrate. Never assume that organic equates to low levels; over-fertilization from any nitrogen source and poor field management can occur in any crop. Nitrate is converted to nitrite in the large intestine of the horse. Nitrites in blood oxidize the iron atoms in hemoglobin from ferrous iron (2+) to ferric iron (3+), thus compromising the molecule’s ability to supply oxygen to tissues in the body. Nitrite converts to ammonia; if there is more nitrite than can be converted it leads to hypoxia (deprivation of oxygen supply). The result is acquired methemoglobinemia, a blood disorder in which an abnormal amount of methemoglobin (a form of hemoglobin) is produced. Hemoglobin is the molecule in red blood cells that distributes oxygen to the tissues. Methemoglobin cannot release oxygen. It occurs after exposure to certain chemicals and drugs, including nitrates. In simpler terms, your horse’s tissues

top of a block of 82; the results were 800 ppm prior to purchase. I bought 60 bales from the same block. They tested at4,500 ppm. The only way to know is by testing the actual hay you are buying, even if it’s from the same field or stack. Test results can be very confusing and difficult to decipher. For simplicity purposes, use the percent nitrate number. If results show percent of nitrate at .30, multiply by 10,000 to convert to ppm (.30 X 10,000 = 3,000 ppm). Parting Thoughts Most horse keepers take great pride in reading nutritional analysis labels of supplements and bagged feeds. Would you buy a bag of feed or supplement without a label? A nutritional analysis of the hay you purchase should include but not be limited to nitrates, sugars, starch, protein, and major and trace

minerals. I have tested my hay for five years and reviewed numerous results from other sources. Nitrate test results have been as high as 6,500 ppm and less than 1 ppm. Which one would you choose if you had the choice? You, as the consumer, do have a choice. Ask your grower or feed store for a hay test including nitrates or test it yourself prior to purchase. Places to test your hay can be found at www.equi-analytical. com or http://www.dairyone.com/ forage/ About the author: Monique Warren is the owner o f H a y P i l l o w I n c . ( w w w. TheHayPillow.com) and has been an equine guardian for forty years. Studying equine nutrition and the equine foot are her passions. She resides in Southern California.

are being suffocated to some extent, depending on exposure. What to look for Clinical signs resulting from sudden ingestion of highly-toxic levels may include difficulty breathing, weakness, tremors, ataxia, rapid heartbeat, foaming at the mouth, grey/ blue or brown discoloration of blood and tissues, seizures, and rapid death. Abortion can occur in animals who survive the initial clinical signs. Chronic exposure to lower levels of nitrate has not been well researched in horses. Associations between chronic nitrate exposure and infertility, poor growth, hypothyroidism, frequent urination, and other disorders have been claimed. Minimizing nitrates in the diet is the most logical “cure” for these symptoms. We want our horses to thrive, not just survive. Knowing that nitrates deprive the tissues of oxygen affirms they are of no benefit. “Safe” levels of nitrates are certainly debatable and published within a variety of ranges. For unadapted animals averaging 2,500 ppm, slight risk (feed as 50 percent maximum of total forage

for pregnant animals) with 2,5005,000 ppm, moderate risk (feed as no more than 50 percent of diet, not safe for pregnant animals). These levels are not necessary. In fairness to the growers, it would be impossible to produce crops at less than 1ppm on a consistent basis. I don’t think it unreasonable to require less than 1,000 ppm to send any crop to market. The growers I purchase from are consistently less than 500 ppm. The test results also indicate wellbalanced soil with ideal calcium, magnesium, and phosphorus ratios. The Culprits Some plants such as Johnson grass, barley, flax, Sudan grass, sorghum, sugar beets, soybean and wheat, are known accumulators of nitrates. Non-accumulators include bermuda grass, rye, and orchard grasses. None, though, are immune to high levels of nitrates. Fields that are flood irrigated tend to be more risky in regards to pre-purchase tests. The lower-lying areas in the field can be especially high in concentrations while the higher parts of the field are at acceptable limits. I tested 12 bales of hay from the

Anza Local HOMECOMING from page A-1 memorable plays. But the Nuview Bridge crew woke up during the second quarter and began to gain ground, with a 27 point gain against the Bobcats score of 15. Then the Bobcats scored another 6 points in the third quarter holding the Knights at bay. The fourth quarter the Knights scored again, adding 7 more points and winning in the game, with a score of 34-21. “This year’s team is full of younger men, and a few seniors,” said Coach Moorman, “They are a work in progress.” Many of last year’s star team players – who team to league victory – were graduating seniors. The other factor which plays against the young team is the new league they are up against this year is full of unfamiliar territory. During the game the Bobcat Cheer Squad was joined by junior cheer leaders who showed great exuberance. Half-time proved exciting as the Cheer Crew presented a routine that brought cheers from the large crowd of spectators. Then there was a moving Waltz presentation which was inspired by the Homecoming Dance to come, theme of The Last Waltz. A Cinderella style carriage drawn by a white horse, driven and owned by local Vicky Jarvis, brought in the Homecoming Courts. Senior King, Devyn Gollery and Queen, Kristen Halliday were crowned afterward. Other members of their court were: Freshman Prince and Princess - Jacob Graves and Jelen Perez; Sophomores - Saul Perez and Bianca Velasquez; Juniors - Cole Campbell and Isabella Steward. Though the Bobcat’s did not win the game that night they won for presentation and fun. People enjoyed all the festivities. The Burgers served up were extremely tasty that night and the cotton candy was a real treat. The monies raised at the food stand went to sponsor the Senior Class of 2014 special projects and activities.

Country Living MUSEUM from page A-1 Hamilton Museum Arts and Craft Fair is so fun and this would be there first time. We arrived just in time to see the end of the first Anza Gunslingers’ show and vowed to catch the next act in its entirety. We wandered across the green grass looking at all the displays. The kids enjoyed climbing up into the trees as we introduced our son and his wife to people we knew along the way. The grandkids found the spinning lady, Gem Garner fascinating; they loved watching what she was doing and she was so patient with them in explaining what she was doing and why. She even gave them a newly spun piece of wool yarn as souvenir. Apples pies abounded in the apple pie contest this year over seen by Carlene and Dean Ness. Julie Van der Linden won the best apple pie honors. You could taste a piece of the eight pies entered for $1. My husband Alan found the food contest tasting table and fell in love with the winners; Alice Walls’ sauces, pickles and jams, Kathy Beale’s Olive Tapenade and Steve Hamilton’s salsa. It was time for the Anza Gunslinger Show again and we hurried over to the barn. The kids could not keep their eyes off the western clad mem with guns as they asked all the right questions and got the wrong answer for the now lay-medown to sleep victim on the ground. With names like the Bloody Bob, Quatermoon John, Ringo Kid, Bad Brent and Bud Wellman what else would you expect? We all had a good laugh at the humorous drama played out before our eyes. The Gunslinger’s leader is Steve Silkotch aka Ringo Kid. Kid said he and his friends enjoy entertaining the crowds that come to watch each year. Silkotch has been a board member for the Museum for seven years now and this is one of his contributions. After the gunfight, we went to see what was new in the barn. My grandkids enjoyed all the old farm tools in the barn and were having

fun with their dad and grandpa trying to figure out what things were and what they would be used for. We ran into more people to visit with for a while near the barn door, and as we did this the grandkids went back in the barn look a little closer at all the gadgets. When I went in to check on them my oldest grandson Mason, who just turned 10, was engrossed in learning about some of the more curious items on the bench that we could not figure out before, so we asked Bud Wellman – who had just finished his lunch – if he could help. Bud knew just what each item was and even showed my grandson how to use it. One gadget was a saw tooth straightener, something I would have not thought of nor would have known there was a need for. Bud Wellman beamed as he explain and showed Mason each

item he was interested in. He said it was a good thing for youngsters to be interested and want to learn about such things. Mason and his other two siblings, Gabe and Zoey, asked Mr. Wellman questions and he answered each one. I smiled as I watched, living history standing before me. We were learning the secrets of man’s ingenuity of the past, a past where tasks were accomplished by the brawns and brains of men who were able to invent the tools that were needed for the task at hand. These are the reasons to come, to learn who we are and what we are capable of, and to learn of the accomplishments of the men and women who came before us. These men and women groomed the future out of the past in a nonmicrowavable instant world.

Gem Garners spins wool yarn while Mason and Zoey watch fascinated by it all.

A Skunk in the Trunk Mallard Fudd Years ago in Anza, I had an occasion to go out to a party with a friend of mine whom we shall call Jay. Jay was a likable fellow but had a habit of acting quickly to a situation and sometimes rashly. We had finished with the party and had driven home to my house. In those days I sometimes kept a bowl of dog food out for my dog by the front of the house. As we entered the driveway the headlights of the car we were traveling in were cast on said dog bowl, and there eating the dog food was the biggest skunk I believe I had ever seen. Jay immediately told me it must be a female and a pregnant one at that. As we came to a stop he yelled “keep the headlights on her” and jumped from the car. To my amazement he ran around and ended up between the skunk and the house. With the light in its eyes and intent upon eating the dog food the skunk didn’t even notice that Jay had sneaked right up behind it. In a flask Jay grabbed the skunk and began slinging it around by its tail, while screaming to me get something air tight to put it in. “Hurry my arm is getting tired,” Jay said. At this point I have to ask you. What do you get that’s airtight to put

a skunk in? I ran into my house and the only thing I could see that might work was a 50 pound dog food bag. I poured about 20 pounds of dog food on my floor and ran out with the bag. “My arms about to give out,” cried Jay. “On the count of three I’m going to sling her into the bag. When I do, close it real quick.” Jay counted, “one, two, three” and the skunk was thrown into the bag. I closed it real quick. The bag made an audible puff sound and expanded slightly. We grabbed some black tape out of my car and wrapped it around the neck of the bag to keep it closed. I then asked Jay, “What was this all about? What are you going to do with her?” He told me he could have the babies de-scented and could sell them as pets (OK?). H e put the bag into the trunk of his car and said goodnight. I found out a few weeks later that on the way home the Skunk had clawed its way through the bag while he was on his way home. Jay was not welcome around his friends for a while and it was three weeks before he could even think about driving his car. The names have been changed to protect the… innocent?

Anza Gunslingers are very entertaining.

Anza Local 4-H from page A-1 participants shaved the goats everywhere and cut the very tips of their tails so that they would be straight and look like pom poms. The reason people shave them two weeks before the show is so they have a chance to grow their hair out just a little bit. The goats also need to bathed before the show. Participants in the show often had assigned pins for their animals or they may have had to work out of the trailer. People who were a part of the event often brought stanchions, which are raised platforms that lock a goat’s head in so they can’t move. Stanchions are used for milking but can also be used for many things. Before a goat is shown, it’s important to do one last shave in the ears, around its eyes, its mouth, bottom of its stomach, and around its teats and also want to wipe them down everywhere. If a goat is in milk it may be necessary to milk her in between a class and that’s when the stanchion comes in! Lydia Gorino showed her Alpine dairy goat Penny and placed 1st, 3rd, and 4th. Rain Steward showed her Alpine dairy goat Johanna and placed 1st, 3rd, and 6th. I showed my alpine dairy goat Thumbalina and placed 1st, 2nd, 3rd, and 4th. Faith Ryan showed my Alpine dairy goat Mia and placed 1st and 2nd. Our group overall placed 1st. Preparation for the horse show is less detailed then it is for the goat show. It’s important to start with bathing a horse and clipping it. It’s also important for a person to clean their tack. On the day of the horse show we had to leave at 5:30 a.m. to set

up and be ready for the show at 8a.m. Faith Ryan showed her quarter horse Chloe and she placed 5th and 6th. Jake Cowherd rode Monster and got 1st place and reserved champion novice. Rain Steward rode Misty and placed 2nd, 3rd, and 4th. I rode Wyatt and placed 2nd, 3rd, 6th, and 10th. Their where people from all over riverside that showed different animals like dairy cows, meat cows, sheep, chickens, turkeys, and pigs that were very big! Our next fair will be the Indio fair in February. Those who are interested in participating in the next fair should come join our club now so we’ll have time to get prepared for the fair. We meet the third Wednesday of every month at the community hall in Anza at 6 p.m. Hope to see you there!

Students move and groove at ‘Last Waltz’ homecoming dance Neal Zaborowski Local Contributor The night of October 25 opened up to a wondrous Last Waltz Homecoming-themed dance at Hamilton High, which ASB worked diligently to assemble. People arrived in their utmost formal attire and danced the night away. There was an estimate of about 100 tickets sold. Students and guests flaunted their moves to many popular

and recent song hits. A notable aspect of the dance was the Homecoming court. Kristen Halliday was crowned Homecoming Queen during the Homecoming game, along with Devyn Gollery as King. For the Junior Court, Isabella Steward was crowned Princess and Cole Campbell as Prince. Sophomore court, Bianca Velasquez as Princess and Saul Perez as Prince. And finally, Freshman court, with Jelen Perez as

Princess and Jacob Graves as Prince. The dance was certainly one to remember, with many people coming together to form dancing circles,

and even a conga line formed from time to time. Couples had plenty of opportunities to slow dance with their partners,

and if one was without a partner, he or she had no discomforts with dancing with their friends or strangers, silly or not.

the beginning of 2010. Our goal then was to build a Boys & Girls Club that would give our kids a safe place to go. Many were skeptical of how we would accomplish such a large endeavor in our little community, especially with the great cost it would take. Over the years there have been many local businesses and individuals who have donated time, labor, materials and knowledge to keep us moving. Even if we do a little, we are doing something. In 2012 we asked our community kids what they would want us to do first in our plans and the skate park was what continued to pop up time and time again. So we started our quest and after two years of planning, bidding, engineering, contracts and more, we went and sat before the planning commission. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. It was a great meeting and with about two more weeks of minimal work to go, we will be submitting stage one, the Skate/BMX park, to the Riverside County Planning Department to start the review process. There is a set of plans at ERA Excel Realty for those who are interested in seeing them and we will get a final set up at our site in the near future. Over the last 4 years the High Country Boys & Girls Club in this small community has participated

in more than 46 events and fundraisers, and has raised more than $536,000. This project will cost more than 3 million in its entirety and we will need your help in many ways. Our next big fund raiser will be May 9, 2015. The event will be a silent/live auction, so look for news about that in the upcoming weeks. Donations can be made by checks payable to the High Country Boys and Girls Club. The checks can be mailed to P.O. Box 390748 or dropped off by the ERA

office. Area residents can continue to contribute throughout the year by putting their donations down in one of the various cans throughout the community. It is easy and every penny counts! ERA Excel Reality office is located in the town of Anza on Hwy 371. Look for the red, white and blue cowboy boot out front. If you have questions you can call Robyn Garrison at her office at (951)-763-2535.

REAL ESTATE / HOME & GARDEN

You might be a first-time home buyer Where to find financing Denyse Wilson Special to the Valley News Surprisingly, the term “first-time home buyer” is not limited to just those who have never purchased a home before. According to the Federal Housing Administration (FHA), the definition also applies to a prospective buyer who has not purchased a home in the past three years. This definition expands the number of buyers who can qualify for various financing programs. The FHA offers assistance to many first-time home buyers to make buying a home more affordable for more people. Some FHA and nonprofit organizations offer programs to assist in home purchases. These programs may provide such benefits as low down payments, assistance with closing costs and low interest rates. Here are a few programs worth knowing about. The California Housing Finance Agency (CalHFA) offers both Conventional Loans (CalPLUS Conventional and CalHFA Conventional) as well as Government Insured Loans (CalPLUS FHA, CalHFA FHA, and Cal-EEM

+ Grant Program). The CalPLUS Conventional Loan can be combined with the CalHFA Zero Interest Program for down payment assistance. The Cal-EEM + Grant Program combines an FHA-insured Energy Efficient First Mortgage loan with an additional Cal-EEM grant to make energy-efficient improvements. CalHFA also has Down Payment Assistance programs: California Homebuyer’s Downpayment Assistance Program (CHDAP) which offers a deferred-payment subordinate loan and Extra Credit Teacher Home Purchase Program (ECTP) designed for educators working in high priority schools in California. CalHFA also offers other programs and partnerships: Mortgage Credit Certificate Tax Credit Program (MCC); Individual Development Accounts (IDA); HUD Section 8 Housing Choice Voucher Program; Utility Energy Efficiency & Solar Programs; and Weatherization Assistance Program. Healthy & Beautiful Gardens Bulbs in the garden 1.

Linda McDonald-Cash Landscape Designer Hello fellow gardeners! Although there are an endless array of topics to choose from, at this particular time of year I thought it would be appropriate to discuss bulbs, as this is the time you will begin to see them for sale at your local garden centers. I’ve always found bulbs fascinating myself, as when everything else in the garden is starting to “wind down” bulbs begin to do the opposite. Once they are planted in the garden they will begin to put roots down, and then eventually up pops a green stalk/leaves and a beautiful and colorful flower. I prefer to get the best size and healthiest bulbs I can because I know they will not fail and quite

often, depending on variety, will give me the biggest blooms and sometimes double blooms. What is a bulb? It’s an underground structure that contains the entire plant, and its food that will emerge in the spring. Why do we need to fertilize when planting bulbs you ask, if they already have their food source stored in the bulbs? Because they will be needing that to supply themselves for the next season – if you do not fertilize them when planting they may not be able to store their food supply for the following year. There are true “bulbs”, such as Alliums, Hyacinths, Lilies, Muscari, Narcissus, and Tulips. My favorite of all is the regal Amaryllis, so many varieties and colors to choose from and you can find them soon in pots ready to bloom by Christmas; just keep watering after the bloom, and then plant out in the garden in a protected area for blooming next year! There are “rhizomes”, the most familiar one is the Iris, but Cannas, Calla Lilies, and Tuberoses are also rhizomes and can be planted now. Just keep in mind Cannas, Callas, and Tuberoses aren’t hardy. There are also plants/flowers with “Tuberous roots” that you may see

FIRST-TIME from page B-1 opportunities to rural Americans through their Section 502 programs. They also provide home renovation and repair programs. USDA also provides rental assistance to elderly, disabled, or low-income rural residents in multi-unit complexes (Section 521). There are both property and income eligibility requirements. California Veterans (CalVet) Home Loans usually have below market interest rates with little or no down payment requirements. Any veteran purchasing an owner-occupied home in California is

eligible as long as they received an “Honorable Discharge.” There is no prior California residency requirement. There is no limit on the number of times a veteran can apply for and receive a CalVet home loan (as long as they don’t currently have one in the portfolio). CalVet does not have a stated minimum FICO score requirement; many VA lenders do. income families and assistance depends upon the buyer’s qualifications and the price of the home, up to 20 percent of the purchase price. EDA also has a Mortgage Credit Certificate that entitle qualified home buyers to reduce the amount of their federal income tax liability in order to qualify more easily for a loan. The tax credit increases the effective income of the buyer in an amount equal to the interest paid during the year on a home mortgage. This is not a “tax deduction” (which is subtracted from adjusted gross income before federal taxes are computed). The unused portion of the tax credit can be carried forward for three years. Many lenders also have firsttime home buyer programs. For example, Citibank has an exclusive portfolio mortgage program called “HomeRun.” This program is available to returning and first time homebuyers. It is designed to meet the needs of low and moderate-income borrowers or borrowers in low and moderate-income areas. It requires a low down payment of only three percent that can be gifted or obtained through an Approved Community Second mortgage. Unlike the FHA program it does not require mortgage insurance. Many of these programs have eligibility requirements and restrictions. Prospective buyers are urged to seek the help of expert real estate professionals experienced in these types of transactions and financing. Real Estate / Home & Garden BULBS from page B-1 available now, which include daylilies, dahlias, and alstroemerias (Peruvian Lilies). There is another class as well called “Corms” and this group contains Crocus, Freesias, Gladiolas, and Watsonias among others. It is crucial to plant bulbs at the correct depth for each variety. A good rule is to dig a hole three times as deep as the bulbs’ greatest diameter. When planting in rows or beds, it is easiest to dig a trench at the correct depth. However, for a more natural clump effect you will need to dig holes with enough space to plant at least 3 bulbs in each. The roots of bulb plants must have phosphorus to establish themselves. This can be supplied by using bone meal or super-phosphate fertilizer at the deepest level of the hole. Cover the fertilizer with a thin layer of soil and be sure to set the bulbs in an upright position. Then fill in with soil and firm lightly with your hands. Water thoroughly after planting. This will probably be enough to carry fall-planted bulbs through all but the driest winters. Bulbs mildew easily and usually will not need more water until they are

well sprouted. Then water regularly until the blooms have faded and foliage has died back. I really enjoy doing something with bulbs that is called “forcing” – which is basically getting them to bloom BEFORE their normal scheduled time, usually in the house. Paperwhites (Narcissus bulbs) are very easy to do this with – you can even fill a container ¼ full with pebbles, then water almost to the top of the pebbles, set your bulbs on top of the pebbles, then take the entire container and set it someplace dark – like a closet or somewhere it won’t be disturbed while the roots are growing. Check regularly, but in about two months they should be ready to bring out into the light – the bulbs should be sending out “top growth” and this will quickly turn green when given light and then they will bloom. You can also force hyacinths this way, although you want to find out if the bulbs have been “pre-chilled” or not. If they haven’t, or I’m not sure whether they have been or not, I put them in the refrigerator for a couple months before forcing or potting up. You can also pot up many bulbs in “layers” (deep pot, larger bulbs towards bottom and smaller ones higher up) and if you

have room in the fridge, leave them in there for 2-3 months (keep moist not wet) then move them out into a warmer and lighter area – you will then have a beautiful mini flowering bulb garden to set on a table and delight your friends and family with. I don’t keep them indoors too long though, they love the light outside and the cooler temps will make them last longer. Hyacinths do good in “hyacinth” forcing vases – or any vase that will support the bulb and allow the water level to barely touch the bottom of the bulb – repeat as above – keep in darkened area until the roots have filled in the water in the bottom of vase – then bring out into light room for top growth. Bulbs that are forced in water will not bloom again next year, so keep that in mind. Bulbs need to be allowed to have their top growth gradually die back – and then they will go through another cycle for next year, hopefully multiplying for you. Crocus are great for this, beautiful purple and white, some striped, with dark yellow stamens, look great with Narcissus (daffodils) and muscari. Tulips need a really cold winter in order to flower, so they can be “iffy” around here, but don’t be dis-

couraged if you really want them, you might try chilling them in the fridge first. Asian lilies are fantastic bloomers and I recommend trying some of them either in the ground or potted. Pots are great because then when the bloom is over and they don’t look so hot, you can just slip them someplace that isn’t noticed until they eventually die back – keep watering though until the end of summer. One of my all-time favorite bulbs is “Amaryllis”; it’s a huge flowered bulb and you will see them pre-chilled and for sale around Christmas. These have been forced to bloom early, they will normally bloom in spring, like most other bulbs, but buy them whenever you can, and they make nice house plants if given enough light even after the flowers are done. “Apple Blossom” is a beautiful variety that you should be able to get. If you buy the bulbs at the nursery

now, they will undoubtedly bloom in spring, unless you care to take a stab at getting them to bloom early, which entails changing their amount of lighting and temps. Check online for more information on this if you’re really interested. Oops – out of room already! Hope you can get out there and pick up some new and interesting bulb/corm/rhizomes soon and get them planted somewhere so you can enjoy the excitement of seeing their pretty little faces in early spring when not much else is happening out there. As always, please feel free to call or email me with questions, and I am available for consultations for landscape designs. Happy gardening! Real Estate / Home & Garden

What every real estate investor / landlord should know about tenant screening

What a landlord CAN DESCRIMINATE against First, let’s examine what the word DESCRIMINATION really means. Sure, ever since the Civil Rights movement of the 1950s and 1960s the word has taken on a very negative connotation in the American vocabulary. While most dictionaries will first refer to the negative definition, there is also the one that states, “Recognition and understanding of the difference between one thing and another.” Another dictionary says, “the ability to recognize the difference between things that are of good quality and those that are not” and “the ability to understand that one thing is different from another thing.” So, yes, there are times when a Landlord can (and should) discriminate recognizing that some applicants are a better quality tenant than others. The key to legally discriminating is to apply the same standard to all applicants, regardless of any of the factors identified in the section above. Let’s look how a good Landlord should discriminate: Financial means While you cannot discriminate against where an applicant’s money comes from, so long as it is legal, you can discriminate based on how much income an applicant can verify. If your potential tenant isn’t making enough to cover the rent and the rest of his bills, then you ought to be discriminating and finding the right tenant who will live up to their financial obligation each and every month. References References are important. They should be verified at the time of the application. If possible, references should include family members who will know where the tenant is, in case they skip out on the rent. Contacting references during the screening process will give you some insight as to the moral fiber of the prospective tenant. Of course, many times a tenant will prep their refer-

for declining an application. Remember, Federal and State Discrimination Laws are very complex and this short article should not be construed as legal advice, but more of guidance. Any questions you have on a specific scenario should be consulted with your attorney. Every situation is unique and complicated and deserves to be explored with reputable legal representation. In the end, as a Landlord your responsibility is to your family and your assets that may be a significant

portion of your retirement account. You cannot afford to put the wrong tenant in your property. A bad tenant can not only cost you in the loss of rent, the legal expenses in the eviction process and the damage that is caused by an uncaring tenant, but the long term may actually go into eroding the value of your property and the surrounding neighborhood that you may never recover from. Be diligent. Treat all applicants equally. Finally…BE DILIGENT. Call us today and get the infor-

mation you need to make the right decision. The info is free, call now! (951) 296-8887. Questions regarding available inventory and/or other real estate matters please contact me, Mike@ GoTakeAction.com. Mike Mason, Broker/Owner of MASON Real Estate Cal. BRE: 01483044, Board of Director of your Southwest Riverside County Association of Realtors® (SRCAR), Traveling State Director, California Association of Realtors® (C.A.R.).

Bad habits Sure, we may all have a bad habit or two — but leaving the toilet seat up is not what we’re talking about here. Does the potential tenant smoke? Drink excessively? Cook Meth? Now is the time to figure these things out. Remember, you have an application, with many intimate details of their life that, if screened properly, will build a good picture of the person who wants to move into your rental property. The key to remember is that you must treat all applications equally and that means investigate them equally. This is not the time to take shortcuts. The past is the past There are many of us who have a criminal record bearing the cross from an old indiscretion that is not indicative of their current lifestyle. It should never be an automatic reason

The recent downturn in the economy in general and real estate specifically has certainly created a lot of personal hardships. The silver lining is that many local citizens found themselves in the right place at the right time and were able to capitalize on the situation and become landlords — many without any experience. It is this unexperienced landlord who may have learned some difficult and expensive lessons when it came to selecting the right tenants — the process known as Tenant Screening. There are basically two types of errors that landlords must avoid at all expense. First, a landlord never wants to be accused of violating any Federal Housing Laws. The common denominator of many Federal Housing laws is Discrimination. It is a Federal crime for a landlord to discriminate based on any of the following: • Race • Religion • National Origin • Age (of course there is the exception for designated 55+ senior communities) • Family Status • Physical or Mental Disability • Gender • In addition to the Federal Laws, California has their own laws that further protect our citizens based on: • Marital Status • Sexual Orientation • Source of Income (Welfare is legitimate income. Yes, you can discriminate if you believe the applicant’s income is from an illegal source.) Not only can you not discriminate based on the above criteria, but you must treat all applicants equally. This means that you must ask them the same questions and process all applications equally. You cannot ask applicants 1, 2 and 4 one set of questions and then turn around and ask applicant 3 a completely different set of questions. Sure, your application can evolve over time, but it must be used consistently. This holds true for processing applications. If you have a warm and fuzzy feeling over a particular applicant, you must process their application the same as every other application. If you start calling references from one applicant, you must call references from all of your references. Remember, everyone is equal in the eyes of the law — and they should be in your eyes too!

ences for positive reviews. It’s best to spend a few minutes on the phone and encourage the references to speak, asking questions like “that’s, interesting…please tell me more about that.” While you can’t ask any questions pertaining to any of the protected areas of discrimination, you can ask behavior questions and questions pertaining to other parts of the application, such as employment and previous residences. This is your opportunity to dig and “screen” your tenant applicants — looking for the very best.

Education

Cooper, McLaughlin, Muringayi, Ketcham, Hermesman, Leigh named TVCC Students of the Month Six Temecula high school seniors were honored as Students of the Month on Oct. 16 by the Temecula Valley Chamber of Commerce (TVCC). The students were recognized by their families, teachers, principals, the business community and locally-elected officials. This is the 24th year the TVCC Student of the Month Program has honored students in the Temecula Valley. Chaparral High School - Kyla Cooper Kyla is involved in many clubs at Chaparral High School and is a swim team captain. She plans to go to college to obtain a PhD and become a college mathematics professor. An obstacle she had to overcome was to prepare for both a big swim meet and an AP test. Her coach and teacher believed in her and with their support, was able to succeed at both. Kyla’s father, Troy Cooper, said that as a 4th or 5th grader, he found Post-it notes with goals written on them on the back of Kyla’s bedroom door. Kyla’s nominating teacher, Anne McNulty said Kyla is a tenacious learner who will not let go of learning something, which is a trait that will take her far in life. Linfield Christian High School Mandy Leigh Mandy is not sure what she wants to do or where she wants to attend college after her senior year of high school but has learned to take a step back and enjoy the moments,

like watching a football game in the back of a pickup truck or taking car rides to the beach with her friends. When her best friend died during her sophomore year, she became more involved, at first as a distraction, but then because of the enjoyment of doing it. Principal Holly Wilson said Mandy is the editor of the yearbook, senior class president, is taking four AP classes and through it all finds time to think of others, like sending flowers to the mom of her best friend who passed away. Nominating teacher, Joanna Ricketts, said Mandy “is a creative and innovative leader with an ambitious heart to go after accomplishing every goal she sets for her life.” Her father, Dan Leigh feels that she will be able to climb every mountain and hopes she enjoys the journey. Great Oak High School - Nicholas Hermesman Principal Keith Moore said Nicholas has all the intangibles that make him a perfect recipient of student of the month. Nominating teacher Diana Arban said Nicholas is a gifted writer and student but remains humble through all his dealings with others. He mentors Junior IB students and is involved in the drama program. He hopes to attend Columbia University where he plans on majoring in theatre and hopes someday to become a playwright. The greatest lesson he has learned so far is that “failure is merely a way

Rancho Christian High School Amanda Ketcham Amanda’s father, Dave Ketcham said Amanda has had a curiosity and determination to not give up since an early age. She has learned the life lesson of enjoying every moment, big or small. Amanda has attended Rancho Christian High School since preschool and loves her school so much. Principal Dan Saatzer said Amanda is the school’s ASB president, is on the school’s volleyball team and is their school’s first student of the month for this school year. Her nominating teacher said Amanda honors God, her parents, her school and community by having compassionate heart and helping others. Amanda is not sure what college she will attend next

fall but believes she will major in business with a minor in graphic design. Temecula Preparatory School Neville Muringayi Neville loves helping others and hopes to attend MIT next fall to obtain an engineering degree so he can help provide fresh drinking water for people in other countries, especially the country of Zimbabwe, his birth country. He said “improving yourself first is how you best help others,” and does so by volunteering his time to community events and tutoring elementary students. Nominating teacher Ms. Resh said Neville is a well-rounded individual and is a natural leader who will bring “a lot of good to a lot of people.” She said he has integrity, is respectful, scholarly, good-natured and wellbalanced. Neville’s mother, Gloria Muringayi said when Neville was one year old, someone recognized greatness in him and she is seeing that greatness also. Temecula Valley High School Savannah McLaughlin When Savannah was a freshman in high school, her mother passed away from breast cancer and al-

though it has been hard without a mom, has learned to not let the hard times get her down and to push through and preserve because there is always a silver lining. Nominating teacher Dawn Murray-Sibley said Savannah is a true inspiration and is beautiful on both the inside and outside. She said she is a top athlete in basketball, plays lacrosse, is an excellent student and is involved in many clubs, all while helping her dad with her three younger siblings. When asked by Principal Allen Williams why she participates in so many activities, she said “because I really like helping people.” Her dad said she is the greatest daughter ever and is so proud of her. She said she does not yet know where she will attend college but plans to study environmental science. She said even though the years following her mom’s death were hard, she has worked hard to become a successful student and knows her mom would be proud of her. n Aguanga, just three miles past Hwy 371, you will find an eclectic dining experience at the County Line BBQ Cafe Wood Fire Grill. There the friendly staff will greet and serve you a real taste of Americana. The restaurant’s meals are cooked over a wood fire grill, which adds a savory smoke flavor to dishes that cannot be beat. Their Old Western Classic Americana Cuisine features ingredients grown and raised locally on local farms and ranches, whenever possible. They also serve locally produced fresh breads and desserts. Some of the fine meats that are used in their various dishes include Black Angus beef, grass-fed bison, elk, lamb, salmon, heritage turkey, free-range chicken, pheasant, duck, quail and wild boar. For each, Chef Jacqu prepares a special sauce. The sauce gives the dishes a burst of favor that cannot be described; it has to be tasted. County Line BBQ Cafe Wood Fire Grill is moderately priced with ample portions and unusual tastes. Many of the dishes are well-known favorites that have been given a culinary flare. County Line BBQ Cafe is under new management and is now the sister business of the up and coming Emerald Creek Winery, which will be opening soon. Emerald Creek Winery’s owner Rao Anne was so impressed with the cuisine prepared by Chef Jacqu and his staff that he had to get involved. The Cafe is now under his management, and he plans to upgrade the ambiance of restaurant’s exterior and have a portion of its cuisine

Both the President and the Constitution are on the ballot this election Harold W. Pease, Ph. D Earlier this month President Barack Obama said that, although he was not on the ballot, “make no mistake, these policies are on the ballot — every single one of them,” referring to Democratic senators refusing to allow the President to campaign with them in their states. A few days later he added, “The bottom line is though, these are all folks who vote with me; they have supported my agenda in Congress.” He referred to them as “strong allies and supporters.” Essentially he made it clear that a vote for a Democrat, any Democrat, is a vote for Obama and his policies. This was so six years ago when the unpopular George W. Bush was president as well and is so in every election when a president is not on the ballot. Mid-term elections are always a reflection of a presidents policies. Few, if any, Democratic incumbent members of the House or the Senate have voted less than 80 percent for Obama. My point is that they wish to keep unhappy Obama Democrats with their party. A vote for the Democratic Party is a vote for Barack Obama. It is also true that a vote for every member of Congress is a vote for or against holding to the Constitution as intended. Like the president the Constitution is always on the ballot. So, what constitutional principles are on the ballot? Let us begin with the reality that all governments like to grow. The more decision making power they assume the less is left at lower levels of government or to the individual. Governments view everything in a way to extend their power. Either the government comes to control the people or the people control it. The Constitution advocates limited government. Personalizing it, “Are you voting for people, parties, propositions, or measures that grow government?” To

prevent the growth of government all power not listed in Article I, Section 8, or identified in a subsequent amendment, was left with the states and the people (Amendment 10). “Is your national candidate or party willing to stay within the limits just referenced?” If not you must dump him or her or, at the very least, pick the one least likely to grow government. Does your local candidate understand that part of his or her duty is to resist federal growth and will do so, and likewise, resist the tendency to grow his own office as well? Will he turn down federal “bribe money” to enhance federal control over local control. Will he or she work to keep decision-making power as close to the people as possible and away from federal bureaucrats? Remember Thomas Jefferson said, “The best government is the least government.” It’s not that there is no government. You govern yourself constantly rather than allowing others to do so. It used to be called freedom. Has your candidate offered any evidence that suggests that he/she supports the free market that made us the most prosperous nation on earth and in history and eliminated poverty in American for those able and willing to work? Will he or she work to protect the free market from the mountains of new rules and regulations emanating from federal and state regulators suffocating it, or are they more likely to add to them? What is his or her stand on fiscal responsibility? Somebody has to repay our approaching 18 trillion dollar debt—eight of which accumulated under President Obama and his party. Someone has to stop the three to four billion dollar additions per day to this national debt before we fiscally collapse. Which of your ballot options is most likely to advocate solutions that reduce these amounts? The free market, limited government, and fiscal responsibility are basic constitutional principles. The only type of federal government authorized by the Founders was decidedly a limited one. The Founders overriding philosophy of government, if it could be penned into one sentence, was, “never elevate to a higher level that which can be resolved at a

lesser level.” This applies to city, county and state governments as well. When these limitations are not understood, the federal government is constantly tempted to steal authority from the states or counties as per its confiscation of environmental, health, and education issues, which are constitutionally 100 percent state issues. States should use the Tenth Amendment to protect themselves from federal intrusion. Is this the understanding of the people that you choose to place in authority over you? City, county, and state leaders, you are our buffer from the federal government taking from you your areas of jurisdiction. They have done so for many years because you were complacent in it, or, ignorant of the Constitution. You have placed us in the position that your understanding of the document must be known before we place you in power. Our only hope now is to find leaders with Constitutional fire in their bellies to undo the precedents that you have created. All issues on the city and county level are directly or indirectly constitutional issues. We expect you to know, and abide by, the document that you swore to uphold. If the President’s incumbent Senators running for office are running away from him and attempting to deceive the people that what they offer is different from his, perhaps we should be running from them. The fact is that neither they nor their Republican opponents have followed the Constitution very closely. Still, the Constitution is on the ballot every election and we the voter must find those candidates that will keep their election pledge to “preserve, protect and defend” it. Dr. Harold Pease is an expert on the United States Constitution. He has dedicated his career to studying the writings of the Founding Fathers and applying that knowledge to current events. He has taught history and political science from this perspective for over 25 years at Taft College. To read more of his weekly articles, please visit www.LibertyUnderFire. org.
