MultiAd recycles all paper and aluminum in the print production area, as well as all fluorescent light bulbs. We also use vegetable oil based inks, low VOC solvents and alcohol free fountain solutions in the press room. Through October 2010, MultiAd has recycled 860,467 pounds of paper which translates to saving: 7,314 trees, 3,011,610 gallons of water, 163,487 gallons of oil, 1,291 cubic yards of landfill space, 1,720,920 kilowatt hours and 25,814 pounds of air pollutants. Olivette Nearby Olivette, a smaller community with a population of just 7,737 people, is a short 20-minute drive from downtown St. Louis, 10 minutes from Lambert International Airport and five minutes from the Clayton business district. Like Creve Coeur, the city has expanded since the 2000 census, proving how viable and accommodating the area has been in the last 10 years. Businesses, employees and residents in Olivette enjoy four expansive, clean, well-planned and maintained industrial areas supported with fiber optics and wide drives. Location & Transportation Creve Coeur and Olivette are well-located in a desirable region in west St. Louis County, approximately 12 miles from downtown St. Louis, with easy access to major thoroughfares including I-170, I-270, I-64/Highway 40 and I-70, and a 15-minute drive to Lambert-St. Louis International Airport. Commercial Real Estate & Business Statistics As of the end of 2010, the Creve Coeur-Olivette office market consisted of approximately 224 buildings totaling nearly 8.5 million square feet of space. The office sector had a vacancy rate of 12.6%, significantly lower than the St. Louis metro-area vacancy rate of 16.0%. The Creve Coeur market saw negative absorption of approximately 20,000 square feet in 2010. Absorption is defined as the change between companies moving into office space and firms moving out of office space. The Creve Coeur office market is mostly made up of high-end “Class A” buildings (21 properties totaling 2.5 million square feet) and second-tier, slightly older “Class B” buildings (129 properties totaling 4.8 million square feet). The Class A buildings had a vacancy rate of 11.8% as of the end of 2010, up from 10.1% at the end of 2009, while the Class B buildings had a vacancy rate of 12.1% at the end of 2010, down slightly from 12.4% at the end of 2009.

The Olive Boulevard corridor has grown tremendously as retail space has increased on the western part of the corridor, with the addition of developments such as The Shops at Westgate. The eastern part of the road combines small businesses, green space and residential neighborhoods. Creve Coeur’s downtown, or Central Business District, is a mix of retail, office, hotel and residential spaces, and has also grown, primarily through the expansion of the City Place development, which includes condos, retail and office space. The region’s largest luxury automobile dealership and medical offices also call the Central Business District home. (Information for this section provided by CB Richard Ellis 314-655-6000).

Overall average leasing rates are just above $20.00 per square foot, similar to the St. Louis-area average. Class A buildings are asking about $26.59 per square foot on average, while Class B space is asking $18.65 per square foot. Similar to the overall market, there is little to no new office construction taking place. The most recent new office delivery was 110,000 square feet on North Warson Road. Westminster Christian Academy recently completed the sale of its campus to the Ladue School District, as Westminster gets ready to move to a new location. On a larger scale, Creve Coeur-Olivette is part of the West County submarket, which had an office vacancy rate of 10.7% in the fourth quarter of 2010, a rate lower than the St. Louis metro area average of 16.0%. The West County submarket has about 16.5 million square feet of office space, making it the largest submarket in the metro area. With average asking rates of $22.90 per square foot for Class A space, it is also among the most expensive. The relatively low vacancy rate proves that companies are willing to pay a premium for the Creve Coeur address. The Creve Coeur-Olivette industrial market consists of approximately 116 buildings totaling about 4.6 million square feet. The market has a vacancy rate of only 6%, again lower than the St. Louis average, and has stayed relatively steady over the last two years of economic upheaval. The average asking rate for industrial space is $4.19 per square foot. From a business perspective, Creve Coeur is the home of a growing biotechnology sector that includes the Donald Danforth Plant Science Center and the Nidus Center for Scientific Enterprise, as well as being the world headquarters for Monsanto, a biotechnology company with more than 5,000 employees.

History Creve Coeur, French for “broken heart,” has its roots in farming, like many Midwest cities. Having evolved into a thriving city over the years, Creve Coeur is an ideal location to settle with family or for retirement, but its daytime population of 45,000 people proves that its powerful business sector makes the city a great place to work too. The city doesn’t leave many “broken hearts” in its wake, which makes the origin of its name a mystery. One tale suggests that the name originated with an Indian princess named Memetonwish, who is said to have fallen in unrequited love with a French trapper. Heartbroken, the Indian princess threw herself from a ledge overlooking Creve Coeur Lake, which then reshaped itself in the form of a broken heart. Others believe that the name originated from a flood that caused great heartache. Regardless of how the name came about, Creve Coeur became a popular location for German settlers in the early 1800s, and although they continued to speak German in their everyday lives, they left the French name of Creve Coeur, along with all its beauty and folktales, intact.

Creve Coeur has a strong sense of its past, and advocates the preservation of its historic treasures. Sites such as the fully furnished one-room Lake School House, The Clester Log Cabin (circa 1829), the Hackmann Log Cabin, which served the Hackmann family from 1842-1925, and the Tappmeyer Homestead, which was built between the years of 1880-1884, lend themselves to the strong foundation this area has built upon. Hard work, education, quality of life and vision played as big a part in the past – and still do today. Creve Coeur officially became a city in 1949, with a population of 1,878 people. While much of what is Creve Coeur was built after 1970 to accommodate the migration of residents from the larger city of St. Louis, there are still more than a dozen century-old homes. Olivette is a much smaller community (less than three square miles) and it, too, was originally established as a farming community. Although the city as it is known today was officially incorporated in 1930, it was known as Central in the 1800s, and was of great significance to those pioneers who traveled west. The community of Olivette straddled an old Indian Trail, originally named Old Bonhomme Road, which was later renamed Olive Street Road, and is now present day Olive Boulevard. The corner of Old Bonhomme and Price Roads lay exactly halfway between the Port of St. Louis on the Mississippi and Howell’s Landing, which lay on the banks of the Missouri River. Location made this the optimal stop for travelers to stock their wagons. At the time the town boasted a general store, a blacksmith’s shop and a grogshop as well as a handful of homes and farmsteads. While the corner of Price Road and Old Bonhomme Road was important to those who were passing through on their travels westward, it is also of significance to those who have made their home in Olivette over the years. There has been a schoolhouse located at this corner for the past 150 years, and when the original two-room school was built, it was the only brick schoolhouse in the county.

Parks & Recreation To complement the area’s well-received quality of life, Creve Coeur has several peaceful city parks that are perfect for walking, hiking, dog walking, organized sports, birdwatching and more.

Millennium Park Located near Mason and Olive, this 25-acre park features two playgrounds, a swing set area with accessible swing chair, interactive zero depth splash pad, a paved walking trail, restrooms and soccer and baseball fields. Millennium Park is also home to the historic Tappmeyer Homestead, a restored 19th-century farmhouse that is available for rental for your next meeting or reception.

Conway Park Located on Conway Road, immediately west of I-270, this park is home to the city’s dog park, a one mile walking paved trail, two tennis courts, a playground and restrooms. Conway Park is also home to the historic Clester and Hackmann log cabins.

Beirne Park

Schedule your special group outings or birthday parties year-round. The Dielmann Recreation Complex offers lunch and dinner packages for golf, meetings and parties. Meeting rooms that can accommodate up to 50 people and offer unparalleled views of the golf course are available daily and for evening hours. In addition to the amenities at the Dielmann Recreation Complex, Creve Coeur residents can also enjoy Maryland Heights’ Aquaport at resident rates. Aquaport is a four-acre water park which features five slides, a lazy river, a zero-depth pool and a kiddie pool.

Located on Country View Drive, this 7.5-acre park features new playground equipment, spacing a brand new accessible playground structure, a paved trail, three tennis courts, a soccer field, a multipurpose sports field, a picnic pavilion, barbecue grills and restrooms.

Olivette has 94 acres of parkland separated into five city parks.

Other Creve Coeur parks in the area include Fountain Park, Lake School Park, LaVerne Collins Park, and Malcolm Terrace Park.

Stacy Park The largest of the city’s parks is Stacy Park, which at 35 acres features a pavilion, fitness path, baseball fields, picnic tables, playgrounds, open athletic fields and a basketball court. Other parks include Irv Zeid Citizens Park, Villa Park, Indian Meadows Park and Warson Park, which include an equally wide range of facilities such as athletic fields, playground equipment and pavilions as well as picnic and barbecue facilities. A 7.6-mile bikeway/trail through the city connects all five parks.

Dielmann Recreation Complex Creve Coeur operates the Dielmann Recreation Complex, which offers a nine-hole public golf course and an indoor ice arena, which is open year-round. Conveniently located in the heart of the city, the golf course

Additionally, the Olivette Parks and Recreation Department offers a variety of programming for all ages throughout the year. The department operates recreational youth sports, which include soccer in the fall, basketball in the winter and baseball and softball in the spring. A Summer Adventures Camp is held at the Community Center with field trips, swim days, games and crafts. Several summer sports camps are also offered such as the British Soccer Camp and baseball camps. An adult softball league is held both in the spring and summer for men’s and co-ed teams. The center also sponsors special events programming.

Education The Creve Coeur-Olivette community has a long-standing reputation for providing outstanding private, parochial and public educational opportunities. Served by four public school systems, Parkway, Ladue, a very small part of Pattonville and Special School District as well as more than 30 private and parochial schools, area residents have access to some of the finest educational facilities in the country. The Parkway School District serves the majority of Creve Coeur and is one of the largest in the region with a total enrollment around 18,000 students in 18 elementary schools, five middle schools, five high schools and an early childhood center. The Pattonville School District serves the northeast portion of unincorporated St. Louis County with an approximate enrollment of 7,000 students. The Ladue School District serves the city of Olivette and the eastern part of Creve Coeur, with one early childhood center, four elementary schools, one middle school and one senior high school, with a total enrollment of approxinately 4,000 students. The high school offers an expanded curriculum and has the honor of more National Merit Semifinalists than any other public school in the state. Special School District has become an icon for special education and technical education over the past half century. The district partners with 22 school districts in St. Louis County to ensure all local students receive equal access to quailty special and technical education. The districtâ&#x20AC;&#x2122;s Career and Technical Education Division operates two technical high schools with more than 30 programs in a wide range of technical areas. Arts & Entertainment The residents of Creve Coeur and Olivette work hard and, in turn, play hard, too. With a myriad of cultural offerings nearby— including theaters and casinos as well as daily outdoor activities and the City of St. Louis less than a half hour east, there is never a dull moment in these suburbs. Two contemporary state-of-the-art, stadium seating, cinema complexes are located at the western and eastern boundaries of Creve Coeur. For live entertainment, First Run Theatre, is dedicated to showcasing new unpublished theatrical productions. Just west of Creve Coeur lies Faust Park, where guests will find hundreds of tropical butterflies flying free in the Butterfly House. Children and adults alike may ride on the circa 1920 Carousel and visit the working Historic Village. The entire St. Louis region is rich in cultural history. The home of the 1904 World’s Fair was located in Forest Park. Nearly 1,300 acres of park include The Muny, America’s largest outdoor amphitheater which produces Broadway musicals under the stars; the St. Louis Art Museum, one of the nation’s leading comprehensive art museums with more than 30,000 works of art; and the St. Louis Science Center, Jewel Box and the Missouri History Museum. The world-famous St. Louis Zoo has 5,000 animals from 700 species on 90 acres including an insectarium, a children's zoo and a miniature train. The zoo is free for all visitors including those from out of state. St. Louis is also home to The Fox Theatre and the famous St. Louis Symphony.

Healthcare The Creve Coeur-Olivette area is home to St. Louis County’s largest medical facilities including St. John’s Mercy Medical Center, Missouri Baptist Medical Center, Barnes-Jewish West County Hospital and St. Luke’s Hospital. Government Creve Coeur adopted a charter in 1976, providing a framework for governance. The Mayor is elected at-large for a three-year term, and eight Council Members are elected by ward for two-year terms. The City Council appoints a City Administrator to run the day-to-day operations of the city. The City Clerk is appointed by the City Council to serve as custodian of records. Creve Coeur citizens receive the finest municipal services. The Creve Coeur Police Department is widely recognized for its professionalism, and is currently in the process of attaining accreditation. The city offers leaf vacuuming and limb chipping service to residents, as well as residential trash and recycling service at no fee. In Olivette, the Mayor is appointed by the City Council for one year. Council members are elected at-large for three-year terms. A professional city manager is appointed by the City Council to oversee the day-to-day operations of the city.
