The median price for houses and PUDs, year to date, through the end of April 2018, compared to the same period last year, is up 7.5% and up 12.8% for condominiums. Inventory numbers for available houses and PUDs is down from last year--368 for April 2017 and 339 for April 2018. Looking deeper into the market data, we
see where months of inventory numbers remain stable for Santa Barbara and Goleta, 2.6 and 2.2 respectively, firmly in sellers’ market territory, whereas Montecito, still in recovery from the recent events, has 10 months of inventory for April 2018, compared to 4.8 last year.
