Somehow we are already mid-May in the Santa Ynez Valley, and the real estate market seems to be moving just as quickly. The SYV real estate market is showing 80 sales year to date through April. The majority of sales have occured in the Solvang area with 34 single family residences and 2 condominiums sold. Although the number of single family home sales is down from 83 in 2017 to 76 in 2018. The average sales price, compared to 2017, is up 2% and the median
sales price is up 5%. The condominium market is down from 7 sales in 2017 to 4 this year. The average sales price over 2017, and the median are both up - 15% for the average sales price and 30% for the median.
