Dear Friends, I am pleased to bring you the Real Estate Market Report for February, keeping you in the know and up to date on the latest activity and trends in the communities we serve in South Santa Barbara County, Santa Ynez Valley, and beyond. As we step into the beauty of Spring we are thankful for all the rains that came to Santa Barbara over the past few months, filling up our vastly depleted water reservoirs. Our previously blackened mountains are now vibrantly green and bursting with life, a reminder of how everything runs in cycles. The Real Estate market definitely runs in cycles and I am happy to report an uptick in the market for February. Home sales were the highest of the last six years, with more high priced sales as well. The number of homes listed in the MLS also increased to the highest level in the last six years. This is great news for buyers, giving them more choices than they have seen for a while. At the annual Santa Barbara Association of Realtors Real Estate Market Update Conference this February, the California Association of Realtors Economist, Jordan Levine was the keynote speaker. When asked when is the best time to buy real estate, he answered “20 years ago, or right now. Twenty years ago was right before the big run-up and now you are buying at the prices of 12 years ago.�
