The end of the first quarter of 2018 finds the Santa Barbara South Coast real estate market on solid footing. There are 3.75 months of inventory which is indicative of a steady sellers’ market. The number of single family home sales for the month of March 2018 is on par with the same month a year ago; 100 and 99 respectively. The average sales price, compared to 2017, is up 7.7% and the median sales price is up 2.2%.
The condominium market has a striking 47% surge in average sales price over March 2017, and the median is up a strong 31%, despite a drop of 9% in the number of condo sales. This is likely a result of the spike in higher end condominiums coming on the market in the downtown area as well as in beach neighborhoods. The community of Montecito had 13 sales in the month of March; ten single family homes and three condos. Since January, market data is showing a stabilizing of the Montecito real estate market, which is an encouraging trend and one to watch in the months to come.
