The end of the first quarter of 2018 finds the Santa Ynez Valley real estate market looking up. The year to date numbers indicate a 3.3% increase in number of sales over this time last year. The majority of sales have occured in the Solvang area with 25 single family residences and 1 condominium sold year to date. The number of single family home sales for the first quarter is up from 55 in 2017 to 59 in 2018. The average sales price, compared to 2017, is up 11.5%


and the median sales price is up 4%. The condominium market is down from 5 sales in 2017 to 3 this year. The average sales price over 2017, and the median are both up, despite a drop of 40% in the number of condo sales.
