Dear Friends, I am pleased to bring you the Real Estate Market Report for May, keeping you in the know and up to date on the latest activity and trends in the communities we serve in South Santa Barbara County, Santa Ynez Valley, and beyond. School is out and it is time to celebrate summer fun and holidays. Traditionally this is a time of year when people move, homes are listed, and lifestyle changes ensue. Our experienced, well-trained agents understand our local market and are among the best to help bring these exciting life changes into reality for our clients. I recently attended a local economic forecast presentation where the speaker confirmed the homesales trends we are seeing in our local market. Locally the number of sales are up, even though sales statewide are not. Inventory is increasing, giving buyers more choice. We are enjoying activity in all price ranges and there is no indication of an imminent recession in our area. We have a vibrant market in Santa Barbara and the Santa Ynez Valley. Interestingly, 80% of buyers in our area are purchasing homes as their primary residence. Out-of-area buyers make up 32% of all buyers.
