Our Fall Edition of the “Village Insight” With Summer passing quickly and the kids back in school, we look to enjoying some quiet time before the Holidays begin. We present you with our beautiful Fall and Fifth Edition of our Digital Magazine. Our Summer was active with continued sales in all price ranges. Short sale transactions, which are stressful for all parties involved, seem to be on the rise. Our sellers, buyers and agents need to be aware of the process and expect many bumps in the road. The investor buyer is back in the market and we are seeing multiple offers on properties that are priced well. These are very stressful times for many of our friends and clients. Our agents at Village Properties continue to keep a positive, calm attitude about our housing market and work hard to help our clients make the right decisions whether they are selling or buying. We feel our relationship with our clients is a team effort and our job is to listen to our clients needs, get the necessary information for them and help guide them to the right decisions. A recent quote from National Assoc. of Realtors Chief Economist, Lawrence Yun said, “that rising rents, record high affordability conditions and investors buying real estate as a future inflation hedge bode well for real estate, though it is now a question of lending standards and consumers having the necessary confidence to enter the market.” Our collaboration with MoveGreen, a local moving and storage company to raise fund for the Teacher’s Fund is going very well. I

t hasn’t been long since California wine growers discovered just how well grape varieties could grow in the state. California’s Central Coast region, specifically, is especially desirable for growing Rhône grapes such as Syrah, Grenache, and Viognier. Since the “discovery” of the region’s affinity for growing high quality grapes, the reputations of wines produced in Paso Robles and surrounding areas have skyrocketed. Wines from California’s Central Coast are now “on the map” more than ever before.

How It All Began

While Michael and Judy McClean now spend their days tending to vines and enjoying the fruits of their labor (literally and figuratively), their roles as wine producers in the Paso Robles area came about as a result of luck and

intuition. The story begins in 1978 when they both participated in a wine tasting class at Cal Poly Pomona. It was then and there that they realized their love for one another, as well as for wine. Specifically, they both had a special fondness for wines made from red grape varieties. This proved to be the framework for their futures together. In 1993, they moved to a parcel of land in Templeton, California (a city “next door” to Paso Robles) that today they describe as nothing less than “magical.” At the time, the land they acquired was occupied by an old almond orchard. Mike and Judy realized that the thick and lush undergrowth and vegetation made the land perfectly suitable for grape vines. This profound intuition was combined with healthy amounts of ambition when the

two decided to plant Syrah grapes (which were still relatively foreign to California soil). For the next year, the McClean’s watched their grapes come to life.

Then One Day...

More luck came “around the corner” when Ken Volk, then owner of Wild Horse Winery in Templeton, drove by the McClean’s estate and took considerable notice of their first year’s crop. After walking around the property for hours, he became so impressed with what the two had accomplished in only one year of operation that he offered them their very first contract. The Syrah grown on Michael and Judy’s little parcel of land was to be the “backbone” of Wild Horse’s Syrah program. After a time of producing fruit for Wild Horse, the two realized that the quantity and qual-

giving back! While Michael and Judy revel in the success their wine has seen since its inception, the success that the Syrah is in enjoying means more to the McClean’s than just dollars and cents. A veteran of the United States military himself, Michael McClean donates ten percent of his annual sales to the Armed Forces Foundation, which assists in the rehabilitation of soldiers returning from overseas. While he may identify himself these days as just a grape grower by trade, Michael understands he will forever be a military veteran, and has made a commitment to assist those of similar circumstance.

Start the Ball Rolling!

Since the launch of the McClean Vineyards' label, Michael and Judy have seen their product garner considerable praise and recognition in the Paso Robles area. Sunset Magazine used the Syrah for its wine club’s Christmas gift box, and the 2003 vintage Syrah received a silver ribbon at the Mid-State Fair, one of the region’s most notable community events. In the Summer of 2011, the McClean family’s Syrah took on new ground when Steve, Michael and Judy’s son, decided to sell and market his parents’ Syrah in Southern California. Armed with his parents’ stellar product and a genuine entrepreneurial spirit, Steve quickly gathered together a team of salespeople to “get the word out” about his parents’ wine. Steve’s confidence came in large part from his belief that

a successful business is comprised of three core ingredients: a great story, a worthwhile product, and dynamic storytellers. With only a few short months into the Southern California operation, Steve McClean and his band of “storytellers” have been met with phenomenal successes, placing the Syrah in some of the most prestigious dining locations the region has to offer.

It is clearly evident that the story of how McClean Vineyards came to be is a wonderful one - a story of idealist whims transformed into tangible successes.

Find

The Perfect Property

What a great time to buy Real Estate! But how do you find that property you have been dreaming about? Read on! by Dana Istre

I

f you’re looking to buy real estate now, you’re in luck. Those of us who have been Realtors for a while can’t recall any time in recent history when two elements of the market place have existed simultaneously: low sales prices, and low interest rates. Usually, you find just one or the other. So for you, the buyer, everything seems to be weighted your way. Now, all you have to do is find that property you’ve been dreaming about. But, how to go about finding it? Well, after you’ve made a call to your Village Properties agent, there’s a lot you can do to make the process of buying easier. First, you should meet with a lender if you’re going to need a loan. Or, even if you don’t need a loan, you may still want to put a loan on the property if it will be your primary residence, to take advantage of the mortgage interest tax deduction as well as current low rates. Once you’ve met with the lender you’ll know exactly what your maximum purchase price should be, based on your particular financial picture. The lender can issue a “pre-qual” letter for you to use when making an offer on a property. This letter “pre qualifies” you for a certain loan and most sellers will want to see this letter attached to the purchase contract, or within a very short time of acceptance. will be seen as a serious, and able, buyer and this can be very important when competing with other buyers for wellpriced properties. Next, have a long conference with your Village Realtor to discuss the following: your price range, the size and type of house you need, and the location you favor. These matters should be discussed in detail, but here’s a quick summary of possible issues. 1. Price. Your desired maximum price will determine lots of things, especially a property’s condition. If you enjoy improving a property, a “fixer” would get you the most house for the money at the outset. Or, if you don’t mind being a landlord, you could consider a duplex or a property with some income potential, which would mean your purchase money would go further. It’s important to be frank with your Realtor so that he/ she can search for a property with the widest possible acceptable parameters. Conversely, if you don’t want a fixer, and only want a single family dwelling, that’s important to convey as well. Of course, if price is your number-one consideration and you want to buy mostly for future appreciation, then you will need to understand that the world of short sales and REOs (bank-owned properties) is complicated: not only will you need to make decisions quickly, be will-

ing to compete with other buyers, but also have lots of patience. 2. Size. Square footage is important, especially to appraisers. But, for you, the buyer, there are other considerations that make exact measurements less of a factor. Some houses present themselves as much larger than their actual size due to high ceilings, large windows and open floor plans. So being stuck on the county assessor’s measurements can be a mistake. Still, you may really need a minimum number of rooms, especially a minimum number of bedrooms, and that’s important to explain to your Realtor. But, again, it’s good to be flexible. Sometimes houses advertised as having only two bedrooms, for example, may have extra rooms that could easily be converted into other bedrooms or an outbuilding perfect for guests. That’s where your agent is especially helpful. There’s no substitute for looking at property on a daily basis—which is what Realtors do. So, even if you make a list of your needs, that list should remain fluid. Your agent may surprise you with a property that, with just a little tweaking, can be transformed into just the right thing. 3. Style. If you’re new to Santa Barbara, or even to California, you may not be familiar with some of the Spanish architecture and the California Bungalow

That said, it’s also helpful to show your Realtor photos of your current or prior homes, or magazine pictures of houses you admire. That will give him/her an idea of what feels most “like home” to you. Studies have shown that most buyers select a home within only a few minutes of viewing it and their choice is often based on an emotional connection. Letting your Realtor know what kind of house you’ve chosen in the past can move a certain property to the top of the list. Aside from the element of style, there are other physical considerations to consider, such as whether or not to consider a two-story house, whether you want a large yard, and if you prefer a casual or

Chances are you don’t give it much thought after tossing it in the brown or blue bin. But what happens to our household solid waste once it leaves the house? Truth is, it’s a mystery to most of us. So I decided to sort through the myths and misunderstandings. I had never planned on having a public discussion about household waste, but the more that I learned about our local landfill (it’s filling up!), recycling & composting, the more I realized how much I misunderstood. So I felt compelled to write about it. by Nicole Byrnes Patterson

o get some straight answers I went to my friend Alelia Parenteau. She is the energy analyst for the city of Santa Barbara as well as the co-owner/ founder of GreenProject Consultants, a waste management company that focuses on reducing the overall waste generated by events, be it weddings, conventions or birthday parties. GreenProject Consultants were the waste management crew at the 2010 Santa Barbara Earth Day Festival who successfully diverted 85% of the waste generated at the event from the landfill through recycling and composting.

Methane gas is a really potent green house gas, more potent than carbon dioxide. Landfills are the largest human-generated source of methane. Furthermore, if food does biodegrade in the landfill, whatever is left behind will not be useful. Even if it becomes good compost, nothing will grow in it because it’s likely to be contaminated by the toxic materials that are in the landfill.

Nicole: What would you say is the biggest misunderstanding about landfills?

A: After your can and all other recyclable materials are collected they are sorted by either humans, magnets or air blowing machines and at certain facilities eddy currents. It is important to keep in mind that recycling is a commodity that is bought and sold. That being said, after it is sorted it gets packed into bales and then sold to companies either domestic or overseas, who are going to melt it down to make new products. N: It sounds like recycling is pretty energy intensive but the benefits do outweigh the costs, right?

waste we send to the landfill. Keeping this waste out of the landfill helps to dramatically reduce green house gasses released into the atmosphere. It also reuses food scraps and green waste to produce rich soil that can be used for food production. These days it is more like: reduce, reuse, compost. N: What can and cannot be composted? A: A lot CAN be. Food scraps, fallen leaves, coffee filters and more. However, if you are doing it in your backyard it is advised to NOT add meats or dairy to your compost. This will help keep it rodent free. Although eggshells are great to compost. I have friends that compost their napkins, paper towels and tissues too, but these may take longer to biodegrade. I think many people are surprised by how much can be composted. N: Any common misunderstandings about composting?

A: The vast majority of the time, yes. Especially when concerning your can. In fact it is 95% more energy efficient to recycle an aluminum can than it is to make a new one because mining aluminum is extremely energy intensive.

A: It is easier to do than you might think. People tend to think that you have to have worms in order to compost, but there are actually a lot of different methods to compost. Including simply having a pile in your back yard.

N: Any other common misconceptions about basic household recycling?

N: Are there any resources you’d recommend for people who want to get started composting?

A: In order to recycle paper and plastic they cannot have food on them. This is because they do not have the structural integrity to allow them to be contaminated and still produce a viable recycled-content product or material. Also, since some items like plastic are shipped overseas, any food on them will rot en route and ruin the load. Furthermore tissues, napkins and paper towels cannot be recycled because they are typically soiled. N: Let’s talk about composting. You have mentioned that composting is the new recycling. Can you elaborate on that? A: Composting diverts a tremendous amount of waste from the landfill since organic material is one of the largest types of

Other tidbits of info for Santa Barbara residents: Got an old wrench that you don’t know what to do with? No problem. You can recycle all metal right in your blue recycle bin. Starting in July 2011 SB County waste hauling companies began accepting soft plastics in your blue recycle bin (until then Ziplocks, plastic bags and wrappers could not be recycled) but make sure they’re clean! Waste sent to the landfill from your trash bin is NOT sorted. It ALL goes in the landfill. Therefore a good rule of thumb is when in doubt recycle. ack to School is a stressful time for children and adults. It’s a change and with change comes the process of transition. Each child and adult experiences transition differently. Some kids love to go back to school. Some kids have a really hard time adjusting to the structure and routine that the school year brings. Just getting the kids out of bed in the morning for school can be a major challenge!
