Autumn Autumn or Fall marks the transition from Summer to Winter. The arrival of our nights becoming noticeably earlier. It truly is a beautiful Santa Barbara County Season. Santa Barbara County Real Estate sales have quickened their pace as the time to sell a home decreases and falls more in line with a “balanced” housing market. Fewer sales in the lower price ranges are contributing to stronger increases in the median price but all of the home price ranges now are showing positive movement and that is building confidence in the market. Lawrence Yun, National Association of Realtors chief economist, said “housing affordability conditions are very good. Mortgage interest rates have been at record lows this year while rents have been rising at faster rates.” In our next issue we will be reporting the results of our upcoming Futures Golf Tournament (September 21, 2012) benefiting the Village Properties Teacher’s Fund. We are very hopeful we raise more fund for our local classroom’s needs. Village Properties and our hard working agents and staff are proud to report that our company has been the #1 company for most of 2012 according to our Santa Barbara Multiple Listing Service. O
ne man’s misfortune was a stroke of luck for Santa Barbara. The 1915 Panama-Pacific International Exposition was held in San Francisco and airplane rides were to be available. Bids were solicited to provide the airplane rides and the Loughead brothers (who later changed their name to Lockheed) did not win the concession. However, on the first day of the fair, the concession winner crashed his plane and Allan and Malcolm Loughead were in business! With 600 paying passengers at $10 a head in their Model G plane they earned $6,000 but owed $2,000. Equally important to the Santa Barbara story was that a Santa Barbara High School graduate by the name of John Northrup marveled at the flight of the Model G at the exposition.

In 1916 Allan and Malcolm shipped their Model G plane to Santa Barbara by boat and asked for permission from the city to fly their plane from the beach. They took the city by storm as many had never seen a plane, much less ever ridden in one. Once they decided to build a large seaplane for tours, work started and young John Northrup applied for work. Their combined work produced the F-1 plane and set the stage for aviation history to be made in Santa Barbara. World War I intervened and eventually many surplus planes became available for only $300 for brand new Jenney’s capable of carrying paying passengers. With the advent of competition, the Loughead’s found themselves in serious financial condition. But flying had become a viable business for passenger service along with tourist flights and they had made their mark in aviation history.
The Loughead’s business model depended on the sea for a runway, but the air transports needed land runways for the planes to take off and land. So the search was on for a suitable place for an airport. One spot for a short time was near where the Marmonte Hotel (Hyatt) exists today. Another option was proposed at what today is Pershing Park as a site for the Belvedere Hotel guests (formerly the Potter). Serious consideration was given to the Mesa, but a take off over the ocean was too dangerous for planes of the past. Even our present day Municipal Golf Course had an airport, the Casa Loma Field run by Earl Ovington, until the city outlawed an airport within the city limits. Fortunately in 1928, the three flyers gained access to some acreage at Hollister and Fairview where they scrapped out a dirt runway. That was the beginnings of what over time was to become the present day airport. In 1931, General Western located in Burbank, leased some land at the site and set up operations to build aircraft and set about to encourage an airline to include Goleta on their flight schedule. Century Pacific Airlines accepted the offer and utilized the air terminal buildings built by General Western. The depression caused General Western to declare bankruptcy. In 1936 United Airlines entered service to Goleta. In 1942 they constructed the original Spanish style terminal designed by William Edwards and Joseph Plunkett an architectural team whose works include the Arlington Theatre and the National Armory, helped shape the mediterranean style of the city which has now been replaced by the recently completed terminal. Fortunately, the city preserved much of the old building and intend to make part of it a museum for airport history including the time the airport was a training base for Marine pilots for service in WW2. ut speaking of Hollywood make-up, if I see one more real estate video with the same lamely panned shots of each room and the bored narrative about ‘turn-key condition’ or ‘park-like setting’ accompanied by music that would better suit a funeral procession than anything, I’m going to throw up my nachos and beer all over the zebra-striped carpet in the executive sitting room overlooking the quaint fountain tableau, which leads to the Koi-pond garden and lovely landscaping next to the trellised faux Mediterranean bric-a-brac!!!
Okay, sorry, I’ll pop another Xanax and chase it with a tequila shooter and be back in just a moment or two. But come on! We are real estate professionals can I please get something creative up in this $50 Million Montecito mansion already? All I’m saying is that there are ways, very easy and yes, inexpensive ways to make a great marketing video for your listing. I know. I’m from Hollywood, so you’re just going to have to trust me on this. (And really the check is in the mail). For the price of a normal, boring video, you can have a camera and lighting package, and a two man crew to make a really cool video that will make your
listing really stand out from all the others, really. It just takes a good story, a narrative. People want to be entertained, told a good story and right before bedtime—just like the child in all of us—we love good storytelling. I’m not saying you have to be a filmmaker like Jimbo Cameron or even me to write, produce, direct and edit your piece, but hey it wouldn’t hurt, right? But barring the expense of going to film school to advance your real estate career, there are plenty of smart, funny and brilliant people out there who own camera, lighting and editing gear and know how to tell a cool story on video about yes, a house. Don’t believe me? Well here are two examples—both shot in LA on different budgets with some very creative financing and production— both of which get the idea across beautifully.

The first is for a cool little hip Hollywood hills pad which would appeal to the young urban high-tech professional and the second is a trendy Malibu estate, which would appeal to — well, just about anyone with $30 Million or so in their hip pocket to blow on the ultimate crash-pad. But what each has in common is a story that holds our attention, because you want to know what happens next — just like in a movie, which is the point after all. And while the Hollywood Hills pad video is more of a rambling narrative, and the Malibu one being a more specific, detailed story with a beginning, middle and end, both get the idea across that the home in which they happen would simply be a cool place to live, be and yes, own. And isn’t that the whole point anyway? Aside of course from drawing attention to you as a marketing genius for being so ahead of the curve that you know how to really put that listing on the map. So it not only extends your brand, it extends the brand of your company, the seller and the area in which you live and work. Now that’s what I call a win-winwin-win-win. Okay, I’ve run out of wins, but not out of fine, single malt scotch or ideas for that matter, so if you want to know more, in the words of my Mafioso buddy Tony, “You know where to find me…” Until then I’m out there, doing what you do, working hard to put great people in really great homes. Early Spanish Architecture by Anthony Grumbine
A proud and strong lineage, Santa Barbara has long been known for its excellence in architecture. The explorer George Vancouver commented about his visit in 1793 that Santa Barbara was “far more civilized than any of the other Spanish establishments…The buildings appeared to be regular and well constructed, the walls clean and white, and the roofs of the houses covered with a bright red tile. The presidio excels all the others in neatness, cleanliness, and other small though essential comforts.” This attention to detail and refinement of living is an integral part of Santa Barbara’s identity which has helped to inform and inspire many generations to this day. In addition to a tradition of quality architecture, another key element has been the language of Spanish architecture as a recurring and influential theme throughout much of Santa Barbara’s history.
Centuries of Inspiration In Rome, buildings from the early 1800s are considered to be “new”. In America, and California in particular, our buildings have a much younger history. Since Santa Barbara played a key role in the early settling of California by Spain, we are fortunate to have wonderful examples of California’s oldest history. Thankfully, this architecture is alive, well and relevant to this day. Colonial Revival, Pueblo Revival, and Modern Ranch styles (not to mention our current Spanish Colonial based architecture) have each looked to the period of Early Spanish settlement to help inform their forms. The history, building techniques, and even philosophy of the early Spanish are all relevant to our current architecture of the Santa Barbara region.
F orm F ollows F orms At times, Early Spanish architecture is over-simplified and described as the red-tile-style. Although a key element of Spanish architecture, red, clay barrel tiles are only a fraction of the language of Early Spanish architecture. We can start to examine Early Spanish architecture by dissecting the architectural language. Beginning at the base, we see stones that have been collected and formed to make the foundation. Mud, formed into bricks, dried in the sun, and stacked, makes the inner structure (think bones and muscles) of the walls. A thin spread of plaster forms the skin of the building and keeps the bricks from melting away (think Wicked Witch of the West), while the roof structure is built of timbers and young trees for roof rafters. And finally, the whole thing is protected by a covering of red clay tile. Each part has a function and a related form.
This, however, is not the end of the architecture style story. You see, the Chumash Indians who had settled the region long before the Presidio and the Mission were founded had the same mud for adobe, the same trees for timbers, and the same clay for clay tiles. But they did not build Spanish style buildings. It was not their tradition. When the Spaniards arrived, they used the simple tools they had, the unskilled labor (no master-masons on the frontier), and a memory of architectural forms back home. Form followed earlier Spanish forms, which were then adjusted to function with the practicalities of the new region. The new Spanish settlements were founded on the principles dating back to Roman urban planning, filtered through the Law of the Indies (no suburban sprawl here!), which meant that every settlement was established with future community/ city growth in mind. The result was that the city was coherent in architectural language and city planning. Valley. As the world market for fine wine grows, with rapidly expanding demand in China, opportunities for new planting abound. Prospective vineyard buyers are quickly faced with a number of questions that frame their search: Is this a lifestyle purchase or a business opportunity? Owning a home with a view, a few acres planted to vines, contracting out the farming, and keeping one ton of grapes to make wine is one thing. As a proud owner of an adorable French bulldog (Frenchie), Em (Emma) or “Budge” as my husband Don calls her because she is so stubborn, we like to take her to off leash parks and beaches. Here are some of our favorites. Arroyo Burro Beach — Locals still call it Hendry’s. Elings Park — A designated area where you can Off leash area on the left side or just across the creek. have doggie play time on the grass. Need to purchase At this beach you will also find a dog wash station! special tag sold at the Eling’s park office. This is our favorite beach to walk Em. Hale Park — between Camino Viejo and Eucalyptus Douglas Preserve at Medcliff and Selrose — Hill Road. Beautiful setting with many oaks and Gorgeous views of the ocean and Hendry’s beach, eucalyptus trees, lovely. beautiful trees, lots of birds, squirrels etc. These are just a few of the parks in our dog friendly Elings Park — Off of Las Positas Road, Jerry Harwin town. Parkway. Hike the hills to the flat top to enjoy views of the ocean towards Hendry’s beach and to see the Remember always to clean up after your doggie and to Paragliders in action. On November 14, 1961 the city completed the annexation of the airport property by extending the Santa Barbara City boundaries out into the Pacific Ocean thus connecting the City to the airport lands we know today. In August of 2011, Santa Barbara welcomed a brand new terminal to the airport. According to the airport’s website, FlySBA.com, “The $63 million project includes a new aircraft parking ramp, a new airline terminal building including site preparation and soil stabilization, relocation and rehabilitation of the 1942 portion of the existing terminal, a new short term parking lot and roadway. The 72,000 square foot terminal was designed in the tradition of the Spanish Colonial Revival architectural style which defines the City of Santa Barbara’s local culture and sense of place.”

We are so grateful to our local treasure, John Fritsche, for his knowledge and keeping of our local Santa Barbara history. His postcard collection chronicles events and sites of days gone by. John has recently completed a project with the City of Santa Barbara commemorating the Loughead Brothers and their contributions to flight from right here, in Santa Barbara. You may visit this monument at 101 State Street.
Green Architecture, Early-Spanish Style Since Santa Barbara has a Mediterranean-like climate, many of the same building principles apply to this region as in Spain. Thick white plaster walls with relatively few windows and doors block out much of the heat of the sun during the day and then release that same heat during the night. In Spain, fireplaces were small since wood was scarce and upper story windows were used for natural ventilation. Firedclay tile roofs (which last to this day) minimized the longterm need to constantly replace roofing materials. These, and many other naturally developed techniques, continue to work as well in Santa Barbara as they do in Spain.
Adobe houses, the Presidio, and the Mission are all great examples that we have with us today of early Spanish Colonial architecture in Santa Barbara. By appreciating and understanding Santa Barbara’s roots, we can help continue the legacy of beauty that has been handed down for over 200 years.
Prior to our ability to overcome nature through technology, Spanish architecture learned to work with its environment in the most energy efficient ways possible while adding details and embellishments for the sake of beauty. By doing so, traditional Spanish architecture was (and still is) a perfect fit for Santa Barbara.
