Since our last publication we all have put the Holidays behind us and focused on a new year which is going by very quickly. We have embraced this new year with optimism and as we continue in these still challenging economic times we are seeing more stability in the Real Estate market in Santa Barbara County. Buyers are wanting to take advantage of the still low interest rates and Sellers are realizing that pricing is the key to getting their properties sold. Occasionally it helps to reflect back in history to realize that these times will pass. The recession of 1973 to 1975 were times of high unemployment and high inflation. The recession in 1981 and 1982 brought interest rates in the 20s. The recession of the early 1990’s was similar to what we are experiencing now with lack of loans available to builders and developers as well as high unemployment. Thankfully Santa Barbara housing has always recovered from tough times. We are fortunate to live in such a beautiful area and continue to attract new people and maintain those that already enjoy living here. Our affiliate partner Christie’s has a name change. Their new name is Christie’s International Real Estate (formally Christie’s Great Estates) With the new name they have expanded their global exposure for those of us affiliated with them into more areas of Europe and Asia. We are proud to have this exceptional marketing tool to utilize for our listings. We continue to do our best to fund our local Kindergarten through High School teachers through our non-profit “Teacher’s Fund”. With the increase in budget cuts we are experiencing more requests with most asking for basic needs for their classrooms. HAT CAN I DO TO HELP MY AGENT SELL OUR HOUSE?

This is a question that comes up frequently, especially when a property has been on the market for a while. The situation is usually this. Your agent has done his/her part by exposing your home to as many potential buyers as possible. And you have helped in this regard by making the house available for open houses and selecting a proper listing price. But, so far, you haven’t received a good offer. You’re wondering if there’s anything at all you can do to change the situation. The good news is that yes, you can, and here are some suggestions. First, lets consider the “Three D’s.” You may have heard of these. They are: “disassociate, de-personalize, and de-clutter.” Perhaps you’ve done some, or all, of these. You may have begun to “disassociate” yourself from your home, to learn to think of your house as belonging to a buyer, not yourself. You may have “de-personalized” the interior of your home by removing family photos and items that could be a distraction. You’ve even “de-cluttered” all the rooms by storing knickknacks and removing most of the contents of closets and cupboards. If you’ve checked off all three of these three d’s, congratulate yourself, because you’re on the home stretch and way ahead of most sellers. Now, what else can you do? Well, it’s time to enter the buyer’s mind and implant a desire to own your particular property. Consider making a “path of attraction,” with the goal of enticing buyers onto 4 - VILLAGE INSIGHT

Studies have shown that buyers make up their minds to buy, or not to buy, within the first few moments of viewing a property, and that their decisions are often based on intangible impressions. So, you want to sprinkle a path, or “trail,” of emotional goodies, kind of like a trail of yummy bread crumbs, to attract buyers. This trail will begin at your front yard, so it’s time to get in your car and do a drive-by. Start by driving around your neighborhood, then drive past your property and take a quick look. Ask yourself: “would I want to buy this house? Would I have the desire to look inside?” If you don’t feel a strong urge to possess the property, then you’ve got work to do, and it starts with creating “curb appeal.” Many buyers want to drive by a property first before they decide whether or not to make an appointment to go inside. And, the photograph that appears in the Multiple Listing Service and on the internet is usually the one of the front of your house. So, you can see that the beginning of your trail, the introduction to your property, is of primary importance. You may want to consult some of the many resources on how to update the front yard and façade of your house. Or, you can ask your Realtor about landscape designers who will come meet with you and offer suggestions for a set fee. Often, just some fresh plantings and a new

mailbox are all that are needed. Now, pretend to be a buyer and go through the front door. As you enter your home, what kind of feeling do you get? Are you impressed? Do you feel like saying “hey, this is nice”? If not, do whatever it takes to create a “wow” factor. Again, there are articles and internet resources for decorating help. But, you may want to engage a professional stager. Statistics have shown that staged houses sell more quickly and for higher prices. Your Realtor can give you some recommendations. You may be surprised at how just a few changes can provide a lot of impact. Moving along, as you enter each room, look through the eyes of your potential buyer. Is each room clearly defined as to its use? Is there a table and chairs in the dining room; is there a kingsized bed in the master bedroom? Because buyers have little imagination, it’s helpful for sellers to eliminate any buyer doubts and to create a feeling of ease and comfort. Buyers want to be able to picture living in the house and allowing them the freedom to visualize doing that without distraction is your goal. Finally, the last area your buyer will see is the backyard. This is where the trail ends and where the moment of “yes!” should occur for the buyer. If any doubts remain, they should be eliminated here, in the enchantment

And, that bonus can be a real one— extra cash in your hand at the close of escrow. It’s never too late to take on the Three D’s or the Path of Attraction. Never too late. Have courage, and know that your Realtor will be out there working hard for you. Let your Village Properties agent take care of the process, and you can take care of the product—your home. It’s, as they say, a “win-win” for everyone.

The Prom Dress Boutique will also offer: evening purses, clutches, wraps, shoes and jewelry on a limited basis. Meredith Scott and Carla Reeves, Operation Prom Dress Co-Chairs stated: “We want to focus on the big ticket expense facing all girls during the prom season - the dress! Our thoughts are the girls come to the Prom Dress Boutique to find that beautiful and special dress. Since the dress is free the other embellishments become affordable making their Senior Prom experience even more special. All dresses are loaned and to be returned to the League after Prom Night. Each girl needs to produce a valid school ID. The Assisteens chapter of the Assistance League is made up of local teen volunteers. At a meeting of the Assisteens, the members decided to look into putting on fashions shows featuring the Prom Boutique Dresses at their High School. The League receives many photos and notes from the girls after their Prom thanking the League Volunteers for making their Prom night so special. Last year a Senior graduating from Dos Pueblos High sent a picture of her and her date in the dress borrowed from the Prom Boutique, saying that she had been voted in her year book as one of the “best dressed” girls at Prom. The Boutique will be open during beginning April 9th through May 12th on Saturdays from 11-3pm and Wednesday from 4-7pm.

I

f you’re a seller - with a relatively small expenditure in refreshing the garden (doing some pointed pruning, clean-up and adding some ‘curb appeal’ plantings) you can reap huge rewards. If you’re a buyer – seeing the potential in renovating or redesigning the existing landscape adds not just to the financial value of the property – but the invaluable pleasure of creating your own private space to enjoy nature, peace and quiet. I feel strongly that landscaping is important – not just decorative – but important. Landscaping, when done well, not only ads value and beauty to a particular property, it impacts the neighborhood and the community. I see landscape

design as a distinct branch of the fine arts. It is the only art form that affects all of our five senses, therefore I feel landscaping is actually essential to our health and well being – emotionally and financially. Having over twenty years of experience in designing award winning gardens (Montecito Beautification, Santa Barbara Beautiful and Santa Ynez Beautification) and having been published in California Homes, Coastal Living, Seasons, Santa Barbara and Montecito Magazines, what has taken me the most effort over the years - and what I’m most proud of is, that I’ve assembled the best team in Santa Barbara. I have the most talented, cost effective, trades people in the industry on my

team. I’m a small, independent, company that focuses on the client. From the initial interview, thru the design, budget & installation phase, to the final inspection – I am the only one working with the homeowner. get to a final plan. If needed for an Architectural Board of Review, we generate more detailed plans such as a planting, irrigation, grading, drainage and lighting plans.

‘ Landscape accounts

for 30% of the market value of a property. Yet it can be the least costly ‘bang for your buck’ investment you make to a home.’ We can also produce working drawings to build garden structures such as pergolas, out door kitchens or fireplaces. With all these plans in hand, we move to the budgeting phase then on to removals, grading, building structures, and finally the installation of the plant material and lighting. My first design decision takes its cue from the building’s architecture: whether it’s traditional, contemporary, Mediterranean or Asian – the garden must compliment the architecture.

Occasionally landscaping can be useful in taking the eye away from unfortunate architecture. My second design decision is to observe, respect and borrow from the surrounding landscape. I design with permanence in mind, so it has to fit in - if a garden is well designed, it will last. There’s an obvious aesthetic element to consider regarding proportion, scale, form, color, texture, movement, and a home for wildlife. But there are also technical considerations that dictate a design: an understanding of existing site conditions, environmental, water and energy constraints, being aware of fire hazards & soil erosion is essential to a sustainable landscape. Being experienced with plant material is a given - their growth habits & sun exposure is basic to a successful installation. As an example, I wouldn’t use the same plant palette on a beach side property on Padero Lane as a home in The Riviera or property

in Santa Ynez – plant specification can be complicated. There are also logistical considerations such as location of structures, patios, paths, pools and other water features. Lastly, there are budget considerations and follow-up maintenance costs to think about. Landscaping can be expensive – it needs to be done right – the first time. Landscaping is an easy way to increase the sales price of a home your putting on the market, and the fun part of enhancing the value and pleasure for a buyer of a new home. Dig In!

Deadline to submit your answers is June 30th For thirty plus years the corner of State Street and Las Positas has been a place for sushi. Kyoto has withstood the test of time while other restaurants have come and gone. It is a quaint place with not much parking but, that does not stop visitors form packing the place on any given night. They have several booths along one wall that face the highly desired tatami rooms. Kyoto caters to the dinner date for two and to the party of 12 or more for birthdays or other celebrations. Groups plan well in advance to make sure they can reserve a tatami room for their special occasion. Sake bombs are one of the highlights of being sat in a tatami room. Your server will participate with the group in this Japanese tradition. They also have a very comfortable sushi bar where you can interact with the chefs. The chefs are very inviting and friendly. The chefs have also put together an incredibly diverse and tasty menu. They have a wonderfully complete menu from sushi to steak. They have no less than thirty "special" rolls on the menu at any given time. Some

favorites are the San Roque roll. This roll contains tuna, salmon, yellow tail, masago, gobo, and avocado. This roll is lightly fried and then served with Kyoto's spicy sauce. It may take a couple of bites to get each slice of this roll down because it is not your normal roll. There is the 911 roll. This roll is a tuna lovers delight. It is a spicy tuna roll that is topped with alternating tuna, salmon, and avocado. The roll is then served with a spicy orange sauce. The lobster roll is also a favorite. It is what you would expect from the name but, there are huge chunks of fresh lobster in this roll that is then covered with a sweet and spicy sauce for the perfect combination of flavors. The menu, however, does not stop there. There are several selections from the Hibachi section. All kinds of Teriyaki from steak to Salmon. They have Korean Barbe-que short ribs with Kyoto's special sauce. From there the menu continues on with multiple noodle dishes. All of which are fantastic. They also have several tempura and tofu entrees.

Kyoto has been run and owned since 2004 by the Kim family. There are an absolute delight. On any given night you will see at least one of them there and possibly all three. They take great pride in their food and their business. Diners get the feeling as though they have entered the Kim's home and are treated like very welcomed guests. WHERE DOES THE SANTA BARBARA REAL ESTATE MARKET STAND?

t’s a new year and the Monarch butterflies are getting ready to leave their home at the Preserve. Wonder if they check their version of Homes and Land to find the place where they are going to live. If real estate decisions could only be that simple! The following is a short dissertation on the Santa Barbara real estate market. There are different sources that provide information on the market. This article is based on information provided by members of the Santa Barbara Multiple Listing Service which provides a fairly accurate picture of what is happening in our real estate world. The boundaries of the reporting area are between and including Goleta and Carpinteria. Let’s first review the year-end information for 2010. The number of

sales for houses/PUDs (which stands for “planned unit developments” but henceforth will just be mentioned as “houses”) was up almost 8% and condo sales were up 1.6% from the year before. Part of this increase can be explained by the Federal Housing Tax Credit that ended June 30, 2010. The year-end median price for 2010 was $850,000. This is up a bit from the previous year’s median of $845,000. The increase in the overall sales and median price is positive news for our market. The number of pending sales v. the number of active listings in the last 30 days reflects the approximate amount of time to sell the current inventory which is referred to as “months of

inventory.” As of the end of the year, months of inventory was 6.8 months, which represents a fairly stable market. Looking at the price at which a house actually sold in 2010 was quite a bit lower than the original list price at the time the property initially went on the market. (Selling price was 82.6% of original list price.) To sell a house quickly, it needs to be well priced at the onset with considerations of condition and location. Sellers and their agents need to really review the market prior to determining a list price for the property if a quick sale is desired. On the other hand, the selling price for condos was very close to the original list price. It appears that condos are being priced more aggressively than houses.


On Chart 1, there is information on the number of high-end properties and distressed sales in 2010. This chart has the percentage of high-end sales broken down by two categories; over $1 million and then over $2 million. The numbers are fairly close comparing year-to-year except for the over $10 million which was twice as many sold in 2010 than in 2009. The chart also indicates the number of distressed sales. These are sales that have either gone through as short sales (which are those sales that are less than the amount owed the bank) or as bank foreclosures, often referred to as REOs (real estate owned by banks). For both houses and condos, the chart is broken down by sales price, total number of sales and then how many of each distressed properties per price range per year. Chart 2 looks at the yearly median price over the last decade. It indicates that our median pricing for houses was slightly inflated compared to the previous year. In fact, the median

is just 0.6% over 2009’s median. Looking to the past, 2010’s median is very comparable to the 2003 median. The median for condos decreased 6.5% from the previous year. It is also just a tad higher than the 2002 median. Moving into 2011, we have final numbers for January and we are moving along through February, though any statistics for February would be premature for this writing. Many of January sales went into escrow during the holiday season which is traditionally a slow time and our number of sales reflect that. Our median house price for January 2011 was $819,650 with 42 closed sales. For condos, the median price was $382,000 with only 16 closed sales. The median price for a single month is not very meaningful considering how few sales we had in that time period. Over the course of the year, we should be able to get a firmer grasp on the direction of the median price. We are seeing the months of inventory for houses at 6.9 months which is

consistent with our stable market. The months of inventory for condos is a bit higher at 7.9. Agents feel that the market is moving in the right direction. Leslie AppletonYoung, Chief Economist for the California Association of Realtors, has indicated that 2011 will be a “reasonable year” and that there will be a very modest increase in the median price, around 2%. Everyone’s situation is different; the time must be right for you in the decision to buy or sell. If you foresee being in the market in the near future, it is best to contact your Realtor for information to stay on top of the local real estate trends.

Kids’ Corner Hi my name is Evan Knight and I have some ideas where you and your family can go that are located in and around Santa Barbara. I like to go to the beach and surf, boogie board or skim board. I’ve also tried stand-up paddle boarding. The beach is a great place to take my dog, River. He loves to play fetch in the ocean. Sometimes you also see dolphins really close to the shore. I also like to hike or go to the Botanical Gardens with my dog. Santa Barbara usually isn’t too hot or too cold and it’s filled with nice people. It’s such a beautiful place to live — the other day I woke up and saw snow in


the mountains! I also like all the great parades like Summer Solstice and Fiesta. And my mom took me to the Santa Barbara Bowl last year to see Jack Johnson - that was really cool. I go to a great elementary school (Washington Elementary) with a super-good view — we can see the ocean! It’s a great place to play soccer. I play soccer after school and I also play Club Soccer. We practice at Elings Park, which is really nice. I also like to play Ultimate Frisbee after school with my friends. Even when I’m not outside, Santa Barbara has a lot of fun things to do. I like to bowl at Zodos Bowling and Beyond or go to the movies. We have a lot of good movie theaters.
