Seller Motivation by Robert Kemp
There are several different adjectives that may describe a person who has their home listed for sale but only one noun a buyer is looking to attach to the home owner they are in negotiations with. SELLER.
A
real seller is a home owner who actually sells their home. Sounds simple doesn’t it? One need not look any further than BusinessDictionary.com to find the definition nailed to the floor joist. Seller; n, entity that makes, or offers, or contracts to make, a sale on the actual or potential buyer. The definition says it. A seller makes a sale. The property owner makes it happen. Every real estate agent known to man understands they can do their job when they are working with a real seller. As a matter of fact, declarations such as, ‘oh, ya, I got a real seller on my hands’ brings joy to all parties. All parties except the “seller” who acts like a seller but isn’t really one. That’s where the fertilizer hits the front door and suddenly the entire process of buying and selling a home seems mired in…well, you get the idea. The property will sit, like a mule determined to draw the line on any rational participation in anything resembling moving forward. You can pull and you can push but really, is this necessary? We can get into chasing the market and price reductions on another day, but the focus of this piece is about getting a home priced, professionally, carefully and correctly from the jump. Or forever hold your peace. The variables involved in whether or not a property will actually sell, how 4 - VILLAGE INSIGHT

long it will take to sell and at what percentage of the original listing price are all critically affected by the degree of a seller’s motivation. But what about market conditions, the current lending environment, or the buyer’s capacity to execute and finalize a sale you are asking? Yes, these are factors as well, but none are as important as how the product is actually presented to the marketplace. A person selling their home needs to take into account all conditions which affect what will in fact be the amount they will receive as a result of actually selling in this market. As the party who is initiating the process, straight out of the gate, this initial
perception, how the buyer will see that home is colored by the seller’s true reason for putting their property on the market in the first place. The skills and strengths, (positive), or pliability (ie; weakness) of the listing agent are more important to our clients than ever before. Unfortunately in today’s market, all too often (specifically in the upper end of our market) it is the seller who is still trying to run the show, and set the listing price. There are several reasons for this as well as a few different types of sellers. There are those that perhaps have more reserves and they “don’t really need to sell.” Perhaps they are just still clinging to the glory days of ’03,’04,and ’05. This brings us to seller ‘motivation’ challenge #1. The seller isn’t really a seller and has some idea of what they think their property is worth and that’s the price they will list it at with you or someone else and that’s that! Usually that price is curiously relative to what they owe on it plus a 5-6% commission to be paid to the listing broker plus a little something, you know, for being who they are and what they put into the house and on and on. Reality check #1. The buyer doesn’t care about any of that. The buyer only cares what they think the property is worth. Sometimes they base that de-

For those sellers who have to sell, the ones you know it will be a disservice to if you or “they” over price their home, walk away. Don’t do it. You know it will literally cost them more in the long run. And that’s not why we’re here. We’re here to help. How many people can say they live in a place called Happy Canyon? As it turns out, only a select, very lucky few. Happy Canyon Road is a bucolic country lane little known to those who live outside of the valley. In fact, many Santa Barbara folks have never ventured into this quiet, idyllic canyon, that traverses north and south. Thankfully, one can sample the spoils of the recently anointed, just shy of 24,000 acre AVA, in a few select tasting rooms, restaurants, or in the privacy on one’s own home. The geographically designated growing region was recently appointed the “Happy Canyon of Santa Barbara” appellation.

These days, one need merely visit Tastes of The Valley in Solvang and Pismo Beach or The Wine Cask Alliance Tasting Room in Santa Barbara to legally taste a few Happy Canyon vintages. Other Happy Canyon appellations include Star Lane/Dierberg (home to an amazing $80 million winemaking facility designed by Barry Berkus, not open to the public); their tasting room is in Drum Canyon in the Santa Rita Hills. Also private Vogelzang Vineyard is available in wine stores and fine restaurants. The solar-powered Grassini Family Vineyards will debut their first wines this year.

I love living along the Central Coast of California. Santa Barbara and the surrounding towns are charming, the beaches are pristine and beautiful, the produce rocks and the seafood is delicious and plentiful. Oh, and they happen to grow the best avocados. In the world. My humble opinion of course, but I’m sure many would agree. As a native Californian, avocados and I have a long history. I’ve traveled extensively and have been privy to many an avocado, yet I still believe Santa Barbara County produces the best. And since they are the third largest producer in North America, chances are, if you have enjoyed a prime avocado, perfectly ripe, buttery and rich… it probably grew up here. So, it makes perfect sense that a food festival centering around the avocado would be hosted in the sleepy little beach town of Carpinteria, located just 8 miles south of Santa Barbara. But let’s back up a bit, and find out how this annual avocado fest got started.

In 1986, a group of community leaders were trying to create an event that would benefit the local non-profit groups, spark some interest in the quaint and friendly town of Carpinteria, and give a boost to the local economy. Their recipe for success began with a glorious October weekend. The committee added local musicians and artists into the mix, stirred in some great eats, and combined a few educational points of interest regarding the humble avocado. To top it off, they then tossed in some friendly contests.
This year marks the 24th annual Festival, taking place the first weekend of October in Carpinteria, California. The yearly festival attracts over 100,000 visitors to the tiny town of ‘Carp’, normally home to only 14,000 lucky residents. Also referred to as “The Safest Beach in the World,” the downtown streets are transformed for three days and nights for all to enjoy. Live music, arts and crafts displays, exhibits of agricultural history and memorabilia abound; there is truly something for everybody. Did I mention they offer some of the best festival food around?
The competition for Avocado Festival poster design and T-shirt design; the largest locally grown avocados; and the best tasting guacamole are all up for grabs. Mix and stir well; The California Avocado Festival was born.
The success and creative efforts to put on a festival of this caliber is impressive on its own. The fact that the entire event is organized completely by a committee of volunteers, and includes only one part-time staff member is a

true testament to all the folks whose hard work and diligent efforts make this festival one of the best in California. Every year, the amount of non-profit organizations benefiting from the proceeds of the California Avocado Festival continue to grow. The attending crowds increase as well. Yet, the quaint, local vibe remains intact, which is the number one reason for the abundance of smiles throughout the festival. That, plus watching the local cheerleading team put their heart and soul while making (and serving) the largest bowl of guacamole is just too much fun. For me? It’s all about the food people. Just how good can that cheerleader churning tub of guacamole be anyway? Actually, quiet good. Really. A crisp bowl of salty chips boasting a hefty dollop of well seasoned avocado mash
is fine fair food indeed. As I wander through bustling blocks of activity, scented waves of cumin, peppers, chile and barbecue topple my senses. I follow my nose and am not disappointed. I savor a Santa Maria Style Tri-Tip sandwich slathered with salsa and guacamole of course; I still manage to find room for a grilled fish taco. Would I like guacamole with it? Do you really need to ask me that question? But do pace yourselves my friends. Make sure you save room for a creamy scoop of avocado ice cream.

Effects of Inflation A major factor driving interest rates is inflation. Higher inflation is associated with a growing economy. When the economy grows too strongly, the Federal Reserve increases interest rates to slow the economy down and reduce inflationary risk. Inflation results from prices of goods and services increasing. When the economy is strong, there is more demand for goods and services, so the producers of those goods and services can increase prices. A strong economy therefore results in higher mortgage rates.
Mortgage Rates vs. Interest Rates Fixed mortgage rates tend to move in the same direction as interest rates. However, actual mortgage rates are also based on supply and demand for mortgages. The supply/demand equation for mortgage rates may be different from the supply/demand equation for interest rates. This may result in mortgage rates moving somewhat differently from other rates.
Significance of Bond Prices There is an inverse relationship between bond prices and bond yields. This can be confusing. When bond prices move up, interest rates move down and vice versa. This is because bonds tend to have a fixed price at maturity--typically $1000. If the price of the bond is currently $900 with 10 years left until maturity, and interest rates start moving higher, the price of the bond starts dropping. The higher interest rates accumulate over the next five years, meaning that a lower price (e.g. $880) will result in the same maturity price, i.e. $1000.

exhibition, through October 7, features paintings by noted plein-air artist Colin Campbell Cooper (1856-1937) who settled in Santa Barbara in 1921. Also nearby are two of the city’s oldest landmarks: Casa de la Guerra, the original home of Santa Barbara’s early founders (eighth- and ninth-generation descendants of the family remain active in local cultural, civic and historic activities); and El Presidio de Santa Barbara State Historic Park. Founded in 1782, the Royal Presidio was the last in a chain of four military fortresses built by the Spanish along the coast of Alta California to protect settlers from Indian attacks and foreign invasion. Also within walking distance are many architectural gems built after an earthquake measuring 7.1 on the Richter Scale rocked the town in 1925. One of the most famous architects was George Washington Smith, who popularized the Spanish Colonial Revival style, which remains the signature look of this red-tile-roofed town. Three of his noteworthy buildings include The Lobero Theatre, which is the longest continually active theater in California, the Santa Barbara NewsPress building on De La Guerra Plaza, and the charming Meridien Studios located on De La Guerra Street. Only the Lobero is open to the public, during performances. The city’s most famous downtown landmark, however, offers free-guided tours. The Santa Barbara
County Courthouse is a National Historic Landmark. Built in 1929 in typical Spanish-Moorish style and decked in Tunisian tile, this stunning building is framed by lush tropical gardens and a sunken garden/lawn. Be sure to go up to the top of the 85-foothigh clock tower for spectacular views of the town. If you want to delve deeper into the city’s history, sign up for walking Architectural Tours of Historic Santa Barbara, which last an hour to an hour and a half. Led by expert docents, the two tours—priced at $5—take place on Saturday and Sunday mornings and cover pre- and post-1925 architecture. The earthquake that year basically gave city founders a rare chance to shape the look of Santa Barbara—including a rule that no building could be constructed more than three stories high. A free, self-guided red-tile tour map is also available at the Courthouse Visitors Desk, as well as at the Santa Barbara Visitors Center. Downtown State Street and its environs are a great place to have lunch. Why not pick a lunch spot near an architectural treasure? For stellar views of the Santa Barbara County Courthouse, dine on the patio at Elements. Or grab a takeout lunch of sandwiches and salads from Panini’s and eat in the sunken courthouse gardens.
Arts & Letters Café features a lovely, tucked out of sight patio with a fountain and is located across the street from the Santa Barbara Museum of Art. Opal and Jane both adjoin the historic Arlington Theater. The pretty patio at The Wine Cask, in historic El Paseo, is also centrally located. Any of these terrific restaurants make fine dinner choices, too. Walk off your lunch with a stroll up and down Santa Barbara’s main drag, State Street. Visit the shops, including the open-air Paseo Nuevo shopping mall, which has all the usual suspects, including Nordstrom, Victoria’s Secret and a movie theater. But go to the second level, reached via elevator or up a pretty tiled stairway, to view cutting-edge contemporary art at the Contemporary Arts Forum. Theater productions take place at Center Stage Theatre, across the way. End your day by making a short drive to one of the city’s most photographed and popular sites, Mission Santa Barbara. Founded in 1786 by the Spanish Franciscan friars, this landmark is justly known as “the Queen of the missions” and still has regular services and is popular for weddings. Nearby, the Santa Barbara Museum of Natural History delights youngsters with its wildlife dioramas and other exhibits, while the Santa Barbara
Botanic Garden, with native plant gardens, awaits just up the road for nature lovers. To really experience the “Riviera” feeling of Santa Barbara, take the drive along winding, scenic Alameda Padre Serra Road, near the mission. As a matter of fact, this hillside is called the Riviera section of town. For dinner, the city boasts a multitude of restaurant choices. A few downtown top picks include Olio e Limone or Ca’Dario for Italian; California Wine Country cuisine at Bouchon, Elements for its range of flavors and fun bar scene (you can eat in the bar, too), The Hungry Cat or The Paradise Café for casual outdoor dining (great hamburgers and fries and fresh seafood). Wherever your downtown explorations take you—morning, noon or night— be sure to wear comfortable shoes and sport a smile. Then folks will know you’re a local. Summerland-based writer Leslie A. After attending Brooks Institute of Photography in Santa Barbara, I embarked on a personal project to photographically document the rapidly disappearing unique cultures from some of the faraway place of the world such as Mongolia, Papua New Guinea, Myanmar (Burma) and a few of the less frequently travelled parts of India. More recently, due to commissions from Village Properties and the Santa Barbara Athletic Club, I have enjoyed the privilege of photographing Santa Barbara and its environments. For much of this I have used high dynamic range (HDR) imaging techniques which has often been ideal to help capture the beauty of our piece of paradise.

Be careful what you offer, the seller might accept it! The summer draws to an end and the local real estate market continues in a “buyers’ market” mode. After several years of a faltering market, the value bell is ringing loud and clear across the entire South Coast. Today, on the South Coast, from Goleta to Carpinteria, five to six buyers per day are leaving their hibernation and are signing contracts, writing deposit checks and entering escrow, showing their restored confidence in investing in real estate. The steady increase in the number of sales over the past eighteen months, has been predominantly in the under $800,000 market. This pace of activity is now also making itself evident in the over $1 million market. Currently there is between three and four months of inventory in the under $800,000

market and the $1-2 million market started the year at 13 months of inventory and is now in more of a balanced phase of seven months of inventory. The high end has also enjoyed a resurgence. Several high end closings, (over $8 million), occurred within the first quarter of 2010, which brought that market segment out of a 2-3 year drought.
“Santa Barbara is on sale” What about prices? In the entry level market, prices have begun to rebound. The median price is up from one year ago. In the over $1 million market prices are still soft, but this slow and
steady market recovery in terms of the number of sales will solidify pricing there too. Santa Barbara is “on sale” and investors, first-time buyers and retirees are stepping up and securing wonderful values. If you are a buyer, there are many sellers who want to hear what you would like to pay for their property ... in general, you will find them to be very good listeners!

Economic Update by Tim Taylor Existing home sales fell 27.2% in July to a seasonally adjusted annual rate of 3.83 million units from a downwardly revised 5.26 million units in June. The inventory of unsold homes on the market increased 2.5% to 3.98 million, a 12.5-month supply at the current sales pace, up from an 8.9-month supply in June. The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending August 20 increased 4.9%. Refinancing applications rose 5.7%. Purchase volume rose 0.6%. Refinancing made up 82% of total applications. Orders for durable goods — items expected to last three or more years — rose 0.3% in July after decreasing a revised 0.1% in June. The increase was
largely due to improved demand for commercial aircraft. Excluding volatile transportation-related goods, orders posted a monthly decrease of 3.8%. New home sales fell 12.4% in July to
In its second report, the Commerce Department announced that gross domestic product — the total output of goods and services produced in the U.S. — increased at an annual rate of 1.6% in the second quarter of 2010, rather than the 2.4% increase initially reported. Initial claims for unemployment benefits fell by 31,000 to 473,000 for the week ending August 21. Economists had projected claims would fall to 490,000. Continuing claims for the week ending August 14 fell by 62,000 to 4.46 million.

Cachuma Lake is fun for all ages. An insider’s tip; if you go camping, sleep in a lake front yurt. There are boat rentals, fishing, hiking, lake cruises and a playground. The family fun center is open every day in summer and has a pool, arcade, miniature golf, and a snack bar. Even dogs are allowed.

Yo-yumyum is also a place you will enjoy. You can help yourself to nonfat yogurt by pulling levers. But that is just the beginning there is a table with toppings on it there are candies fruit and even cereal. Then at the end of the table there are assorted flavors of sauce.
Another place I love to go is Stearns wharf. There is a pirate cruise for only $5 a person with a coupon. There you will enjoy driving the boat and getting a pirate treat. You may also see California Sea lions and possibly some whales and it’s a 20 minute cruise so you won’t have to worry that your little brother is running around the boat. Also, there is a sea center where you can touch sea animals, look for life on the wet deck and go to the new superpower exhibit that is all about the environment. There are camps there too. There is an ice cream shop too. If you have been good your parents may buy you something. Of course there is my favorite place to eat called Long Boards. They have a variety of food you will enjoy.
