Held at the beautiful Omni Hotel Nashville, the elegant evening entertained nearly 700 guests and raised money for the Candlelight Ball Scholarship Endowment which to date has provided over 30 scholarships. This year’s scholarship recipients were Bayleigh Robinson and Madison Casey. The evening also honored this year’s award recipients. Dr. Cooper Beazley was presented with the Wendell H. Gilbert Award and Casey Jenkins with the Spirit Award. Each of these honor a person who has significantly contributed to APSU by sustained service, has made a significant contribution to the University, has brought recognition to the University by his/her success or exemplifies excellence and integrity by his/her accomplishments. After the beam was placed, Joe and Cat Maynard were able to take a ride up to sign it and get a birds-eye view of their new restaurant coming soon.

Shelbys Trio is the new way of dining coming to Clarksville this year! The three tier building will house three different restaurants including a rooftop bar!

Now’s the Time To List It.

When you’re selling any item, you usually want to sell it for the greatest profit possible. That happens when there’s a strong demand and a limited supply for that item. In the real estate market, that time is right now. If you’re thinking of selling your house this year, here are two reasons why now’s the time to list.

1. Demand Is Very Strong This Winter

A recent article in Inman News explains, “Spring, the hottest time of year for homebuyers and sellers, has started early, according to economists. Home shopping season appears to already be in full swing!’” And they aren’t the only ones saying buyers are already out in full force. That claim is backed up with data released last week by ShowingTime. The ShowingTime Showing Index tracks the average number of monthly buyer showings on active residential properties, which is a highly reliable leading indicator of current and future trends for buyer demand. The latest index reveals this December was the most active December in five years. (see graph below)

As the data indicates, buyers are very active this winter. Last December saw even more showings than December of 2020, which was already a stronger-than-usual winter. And remember – you want to sell something when there’s a strong demand for that item. That time is now.

2. Housing Supply Is Extremely Low

Each month, realtor.com releases data on the number of active residential real estate listings (listings currently for sale). Their most recent report reveals the latest monthly number is the lowest we’ve seen in any January since 2017 (see graph below)

And don’t forget, the best time to sell an item is when there’s a limited supply of it available. This graph clearly shows how extremely low housing supply is today. Even Though Supply Is at a Historic Low, Home Sales Are at a 15-Year High According to the latest Existing Home Sales Report from the National Association of Realtors (NAR), existing-home sales totaled 6.12 million in 2021 – the highest annual level since 2006. This means the market is hot and homeowners are in a great place to sell now while sales are so strong. NAR also reports available listings by calculating the current months’ supply of inventory. They explain, “Months’ supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace.” The current 1.8-months’ supply is the lowest ever reported. Here are the December numbers over the last five years (see graph below)

The ratio of buyers to sellers favors homeowners right now to a greater degree than at any other time in history. Buyer demand is high, and supply is low. That gives sellers like you an incredible opportunity. Anna has that typical southern accent, but with that also comes a little southern charm. She grew up in Springfield, TN, then spent about seven years in Hopkinsville, KY. It was there she met the love of her life, David, and they decided to move back to TN and make Clarksville their forever home. What’s Happening with Mortgage Rates, and Where Will They Go from Here? Based on the Primary Mortgage Market Survey from Freddie Mac, the average 30 - year fixed - rate mortgage has increased by 1.2% (3.22% to 4.42%) since January of this year. The rate jumped by more than a quarter of a point from just a week ago. Here’s a visual to show how mortgage rate movement throughout 2021 was steady compared to the rapid increase in mortgage rates this year. Just a few months ago, Freddie Mac projected mortgage rates would average 3.6% in 2022. Earlier this month, Fannie Mae forecast mortgage rates would average 3.8% in 2022. As the chart shows, rates have already surpassed those projections. Sam Khater, Chief Economist at Freddie Mac, explained in a press release last week: “This week, the 30 - year fixed rate mortgage increased by more than a quarter of a percent as mortgage rates across all loan types continued to move up. Rising inflation, escalating geopolitical uncertainty, and the Federal Reserve’s actions are driving rates higher and weakening consumers’ purchasing power.” Where Are Mortgage Rates Going from Here? In a recent article by Bankrate, several industry experts weighed in on where rates might be headed going forward. Here are some of their forecasts: Greg McBride, Chief Financial Analyst, Bankrate: “With inflation figures continuing to surprise to the upside, mortgage rates will remain above 4.0% on the 30 - year fixed.” Nadia Evangelou, Senior Economist and Director of Forecasting, National Association of Realtors (NAR): “While higher short-term interest rates will push up mortgage rates, I expect some of this impact to be mitigated eventually through lower inflation. Thus, I expect the 30-year fixed mortgage rate to continue to rise, although we aren’t likely to see the big jumps that occurred over the past few weeks.” Len Kiefer, Deputy Chief Economist, Freddie Mac: “Mortgage rates

are likely to continue to move higher throughout the balance of 2022, although the pace of rate increases is likely to moderate.” In a recent realtor.com article, another expert add to the conversation: Danielle Hale, Chief Economist,realtor.com:“ As markets digest the Fed’s updated economic projections, I anticipate a continued increase in mortgage rates over the next several months.” What Does This Mean for You if You’re Looking To Buy a Home? With both mortgage rates and home values expected to increase throughout the year, it would be better to buy sooner rather than later if you’re able. That’s because it’ll cost you more the longer you wait. But, there is a possible silver lining to buying a home right now. While you’ll be paying a higher price and a higher mortgage rate than you would have last year, rising prices do have a long-term benefit once you buy. If you purchase a home today valued at $400,000 and put 10% down, you would be taking out a $360,000 mortgage. However, waiting will just cost you more. If you’re ready, willing, and able to buy a home now will be a better time than a year, or even six months from now. Let’s connect to begin the process today.

The house will become the first fraternity house purpose-built in the history of the university. Frank Pierce, current president of the Eta Xi Chapter House Corporation spoke about Sigma Chi’s longstanding relationship with APSU, and the fraternity members’ dream of having a permanent home at the university. A goal of completion of the house by fall semester is credited to fifty years of effort and commitment from Sigma Chi members. Music was played and guests enjoyed Walls of Fame, a presentation dedicated to people, places, and events that changed and shaped our history. Center Director Jan Holleman gave credit and thanks to Beverly Guynn for, “organizing this outstanding Black History Month event.”

Speaking for the Voiceless: CPD Homicide Unit Written By Liesel Schmidt Over the past few years, there has been an increasing amount of negative attention on police personnel throughout the nation, casting a pall over the entire profession and the men and women who serve—most of whom who do so bravely and with great sacrifice, wanting only to serve their community and make it a safer place. The Clarksville Police Department is made up of many such individuals. Through the work of the homicide unit, justice is delivered on behalf of those without voices, those whose lives have been lost to violence. “The homicide unit is responsible for investigating all unnatural deaths that occur within the city limits, including homicides, suicides, fatal overdoses, and other deaths that appear suspicious,” says Sergeant Nicholas Newman, who has been with the CPD since 1997 and transferred to homicide in 2018. “The unit

is unique in that the cases investigated and charged normally carry the stiffest penalties, and the detectives face extreme scrutiny in the evaluation and charging of their cases. We also work extensively with private labs to utilize the most recent DNA technology to bring closure to our cold cases.” Having closed out 2019 with only three open cases out of 19, a single case out 17 in 2020, five out of 16 for 2021, and only two out of four still open to date for 2022, the CPD Homicide Unit boasts a very high closure rate and one well above the national average. “The homicide unit is important because families deserve and need answers as to what caused the untimely death of their loved ones,” says Newman. “If those deaths were caused by criminal actions, then we seek justice for those families. Our victims cannot speak, so we speak for them.”

She met with families of 101st Airborne Division (Air Assault) soldiers who are currently deployed to Europe in support of NATO operations, in the wake of the Russian invasion of Ukraine. Govs Honor Festival Story & Photography by Tony Centonze This year’s Governors Honor Festival, an expanded 1-day event at APSU, featured a film score project and a concert based around Gustav Holst’s ‘Jupiter’ from his iconic early 20th century orchestral suite The Planets. Local high school students worked with APSU faculty and students to prepare, both as a mass orchestra, and in individual sections, using technology found in recording studios. They then presented a concert with video accompaniment. APSU’s Greg Wolynec conducted the community orchestra’s performance before a packed house at Mabry Music Hall.
