Our Vision

Welcome Set amid open parkland and lying beside the picturesque River Lea, Paradise Park enjoys an enviable position.

Welcome to Paradise Park -

“A remarkable place to live Paradise Park is surrounded by 60 acres of open park and is bounded by the meandering River Lea to the east. Magnificent London Plane trees form an avenue along the Lea Bridge Road and surround the site itself adding to the sense of natural tranquillity. The Olympic park is a short ride down the River Lea cycle path, with Stratford and its international station and exceptional travel links lying just beyond. These, together with easy links to the City and West End, combine to make Paradise Park a great investment for the future and an ideal home for today.

History Paradise Park is built around the former ‘Paradise Dock’, created in the 1830’s as a navigable dock off the River Lea serving a number of factories. These included a glass works, boat builders, an Indian rubber works and the famous Carbonic Works whose attractive brick and slate buildings remain to this day and have been sympathetically restored by Vision Homes. To the west of the dock is a 19th century stone school house, located on the corner of the site in which local residents and the Borough plan to create a museum dedicated to the history of the area.

Boat Builders on the River Lea

The history and heritage of the dock itself has been respected by the inclusion of a water feature that replicates and follows the course of the old dock, forming a wonderful visual centrepiece to the apartment buildings. The juxtaposition of the restored Dickensian buildings with their cobbled pathways and the contemporary design of the new buildings lends further to the unique character of Paradise Park.

The Lee Valley Park Paradise Park sits in the centre of the biggest and most exciting park in London - The Lee Valley Park, it stretches 26 miles along the leafy banks of the River Lea, from Ware in Hertfordshire through Essex, to the Thames at East India Dock Basin and comprises a staggering 10,000 acres.

Development Corporation is joining together with Lee Valley Regional Park Authority to invest further in the area along the southern stretch of the River Lea from Stratford to the Thames with a vision to make the entire Lee Valley open to the public for recreation and enjoyment.

Regional sports centres, urban green spaces, heritage sites, country parks and nature reserves provide a unique leisure experience for everyone. Whether it’s athletics, golf, horse riding, ice skating, fishing, cycling, bird watching, camping or simply exploring the countryside by foot, bicycle or boat the Lee Valley Regional Park is a hidden gem just waiting to be discovered. The London Thames Gateway

The investment in the Park, generated by the Olympics, is going to provide major improvements over the next three years…

Eco Living As well as preserving the history of the built environment, Vision Homes look towards tomorrow with their policy on renewable energy and conservation. Paradise Park is a truly Green development in more than just location. A wide range of measures have been incorporated into the development to ensure that it minimises environmental impact on the world we live in today and for the future: A cost-effective, centralised boiler provides heating and hot water on demand across the development.

Solar panels harness the sun’s rays and reduce the use of gas and heating costs. Dual flush W.C.’s conserve water throughout the development. Highly efficient insulation and heat retentive K glass to all apartments minimises heat loss to the environment and reduces outgoings. 72 underground bicycle spaces, make cycling practical and safe.

Local Community Paradise Park forms an exciting new addition to the tiny group of streets surrounded by the park and known locally as ‘Paradise Island’.

PAG E 1 8

‘Paradise Island’, has an active and friendly resident’s association, which was formed to bring this small area together. The association lobbies to protect the area’s natural beauty, security and to keep ‘Paradise Island’, their Paradise - they arrange a Street Party every August Bank holiday weekend, with live entertainment, and they welcome all new residents to the Island. Chatsworth Road is a short walk across the leafy park and provides an eclectic mix of local shopping, including greengrocers, butchers, bakers, a French delicatessen and cafés. A few minutes drive towards Leyton is a large Asda hypermarket containing all your essentials in one place.

The Olympics

In 2012 the Olympics and Para-Olympics will be held in London and the Olympic Park will be just a 5 minute bike ride or a short walk along the River Lea. The Olympic Park will give you a chance to witness the world’s greatest athletes competing minutes from your apartment. The Park consists of the Olympic Stadium, Aquatics Centre, Velodrome and BMX Circuit plus the Fencing, Hockey, Handball and Basketball arenas, which will all be easily accessible. Every day of the Olympics you could see a different sport and with the Canoeing actually on the River Lea north of Paradise Park the choice is endless. After the Games the area will be transformed into the largest urban park created in Europe for more than 150 years, bringing new homes for Londoners, vastly improved transport links and world-class sporting facilities to your door step.

PAG E 2 0

The 2012 Games will help to revitalise the whole area and deliver numerous benefits: There will be significant employment and business opportunities, with jobs being created in the construction and development of the park before and after the Games. The Olympic Park will also host a huge mix of world-class sports venues and training facilities, also providing a place for recreational cycling, walking, bird watching, fishing, wetland and outdoor classrooms. London hosting the Olympics will provide new roads, bridges, footpaths and cycleways which will help bring together all the communities around the Park.

Our Vision Paradise Park is our most exciting project to date and we are very proud of what we have created.

There can be few sites in, or around London, that are as green and tranquil and so well placed as an investment, with the Olympic Park just down the river. High quality design, exceptional specification and meticulous attention to detail are hallmarks of our success and at Paradise Park you will find homes that you can be proud to own and will truly enjoy living in. On behalf of all of us at Vision Homes, I would like to extend a warm welcome to Paradise Park.
