THE PROPERTY HAS A EAST-WEST SUN PATH AXIS. THE PROPERTY TREES GIVE PROTECTION, CREATING MICRO CLIMATES THAT OFFER COMFORT AND SHADE. SO WE SHOULD CONSIDER MAINTAINING THE BIGGEST TREES TO PROTECT THIS NATURAL SHADE.

PREDOMINANT WINDS COME FROM THE NORTHEAST IN RELATION TO THE PROPERTY. SOME LESS INTENSE WIND CONDITIONS ARE PRESENT COMING FROM THE WEST. THIS WIND AXIS IS GIVEN BY THE WIND TUNNEL GENERATED BY THE CREEK. IT IS NECESSARY TO KEEP IT IN MIND TO GENERATE A NATURAL VENTILATION AND NOT TO CUT WITH THIS WIND FLOW.

RUNOFF IS DIRECTED FROM THE EDGES OF THE LOT TOWARDS THE MIDDLE AND ENDS UP IN THE CREEK. THE LOT IS FAIRLY FLAT, SO IT WOULD BE IMPORTANT TO THINK ABOUT MAKING THE PROJECT SLIGHTLY ELEVATED TO PREVENT ANY FLOODING. 02/SITE

EACH PROJECT IS DESIGNED ACCORDING TO THE COINED TERM “CLOSED LIFE CYCLES”, AVOIDING WASTE AND PROMOTING AN EFFICIENT USE OF RESOURCES. THUS, AS PART OF THEIR SOCIAL INITIATIVES, THEY ALSO SEEK TO DEVELOP ONE OR TWO PRO BONO PROJECTS PER YEAR THAT HAVE A POSITIVE IMPACT ON MARGINALIZED AND AT-RISK COMMUNITIES.

SITE

ACCORDING TO THE CONCLUSIONS OF THE SITE ANALYSIS, THE NORTHERN PART OF THE PROPERTY IS MORE SUITABLE TO LOCATE THE ROOMS, AND THE SOUTHERN PART TO HAVE THE SOCIAL PROGRAM. HOWEVER, THERE MUST BE A CONNECTION BETWEEN BOTH PARTS AND THESE CONNECTIONS WILL OCCUR AT THE GROUND AND UPPER LEVEL, WEAVING THE SITE TOGETHER.

03/MID LEVEL

AT THE MID-LEVEL WE HAVE THE ROOMS AND THE AMENITIES PROGRAM. THE FORM, IT IS ADAPTED TO THE EXISTING SITE SO IT DOES NOT FEEL IMPOSED ON THE LAND BUT RATHER THAT IT IS CONCEIVED FROM WHAT IS AROUND IT. THE AMENITY BUILDING PARTS FROM A CIRCLE, A SYMBOLISM OF WELCOMING, GATHERING AND UNITY. THIS RING SHAPED BUILDING FORCES THE USERS TO LIVE THE CENTRAL COURTYARD AND AT THE SAME TIME TURN YOUR BACK TO DIRECT NEIGHBOURS.

THE UPPER LEVEL HAS A PROGRAM WHERE YOU CAN DO MORE INTROSPECTION AND BE CONNECTED WITH NATURE. THE PATH TRIES TO WEAVE THE SITE WITH THE PROGRAM AND MAKE IT ONE.

FOR THE AMENITY BUILDING, A CIRCULAR SHAPE WAS CHOSEN TO ALLOW THE DEVELOPMENT OF VISUALS ALONG THE ENTIRE PERIPHERY, THUS APPRECIATING THE NATURAL ENVIRONMENT. AN OPENING IS ALSO MADE IN THE CENTER FOR THE COURTYARD TO MAKE ITS APPEARANCE.

THE FIRST ELEMENT CONSISTS OF A UNIT CONTAINING THE TERRACES AND THE BEDROOM. IT IS DESIGNED TO BE PREFABRICATED AND PLACED ON SITE.

THIS BLOCK IS THEN PROJECTED TO GENERATE THE DUPLEX. BOTH BLOCKS HAVE A SEPARATION OF 2.1M BETWEEN THEM.

THE MODULATION OF THE BUILDING ARISES FROM THE PROGRAM; ONCE THE MODULATION IS DEFINED, THE STRUCTURAL ELEMENTS ARE EXTENDED TO GIVE GREATER STRENGTH TO THE VOID. IT ALSO AIMS TO GIVE GREATER STABILITY TO THE SEPARATE ELEMENTS.

THE BUILDING IS ELEVATED ABOVE THE GROUND.THIS ALLOWS FOR GREATER HUMIDITY CONTROL, MINIMIZING THE IMPACT ON THE GROUND AND BETTER NATURAL VENTILATION UNDERNEATH THE STRUCTURE.
