Filming Tips
Use Mic to record audio. We like the DJI Mic, however any mic, wireless or wired is better than no mic
Face the camera when speaking
Guide viewers into rooms avoid blocking the view.
If you stumble multiple times, pause and start the sentence from the beginning.
Capture B-roll (extra footage to complement the video).
Lighting: Position the light behind the camera whenever possible for a better shot.
Be planful to stage the shoot.
Plan a hook: The first 5 seconds are crucial most viewers drop off here.
On property tour and topical style videos, we often, we film the intro last to capture the right tone and flow.
Editing
We primarily use iMovie for editing. It’s simple, with just enough tools to get the job done.

Useful iMovie Tools:

- Ken Burns Effect: Zoom in or out

8 Second rule- next time you watch a commercial or tv show, count how many seconds each frame lasts. Using this technique will help you stimulate people’s brain when they are watching your video

Free Background Music
- YouTube Audio Library: Log in to your account, go to Manage Videos, and scroll down to Creator Music on the left panel
If you get to the point of monetizing, some music wouldn’t allow you to monetize your video.
Designing the Ideal Thumbnail

Take some clear high quality “reaction” photos to use on thumbnails
Canva has a great Background remover tool, add shadows/glow for an extra pop
Use large, clear text in an easily readable font so viewers can quickly grasp the video’s message.

Posting the Video
Title
Use a clear, compelling title that includes relevant keywords
Keep it concise, descriptive, & engaging.
Create curiosity while making the content clear.
Description: Write a detailed, keyword-rich description.
Include keywords naturally within the first 150 characters. Add a call to action (e.g., “Subscribe” or “Check out more videos”).
Ensure the description reflects the content accurately and engages viewers.
Playlists:
Group videos into relevant playlists to increase watch time and session duration
Keywords
Include keywords in the title, description, tags, and playlist titles. Use keywords in video file names (before upload).
Tags :
Add relevant tags that capture variations of your video’s main keywords. Use TubeBuddy’s keyword research tools to find effective tags.
Transcription & Captions:
YouTube auto-generates captions, but you can edit them for accuracy
Transcriptions can boost searchability by providing additional text for the algorithm to index.

Repurpose Content
Transcribe video and load into chatGPT have it create a blog
Load video into opus.pro to have it auto generate reels/shorts or chop and crop it yourself to use on insta/tik tok etc

Creating an Ad
Create a Google Ads account: Link it to your YouTube account.
Choose your Ad Style. There are 2 ways to run ads:
1. On Your Competitor’s Channel (TrueView In-Stream Ads)
2. As a Suggested Video with Search Terms (TrueView Discovery Ads)
Set your budget and bidding strategy: Decide how much you're willing to pay per view or per click (CPV or CPC).
Launch the campaign: Once everything’s set, run the campaign and monitor its performance.

YouTube Partner Program - Is it Worth It?
Eventually You can earn money from ads on or around your videos.
To Qualify to monetize your channel, you’ll need to either:
1. Get 1,000 subscribers with 4,000 valid public watch hours in the last 12 months, or
2. Get 1,000 subscribers with 10 million valid public Shorts views in the last 90 days.
However, you would benefit way more from gaining Real Estate Leads than monetizing your channel, so it should not be the focus.
