elcome to the debut issue of On the Inside, the firstever custom luxury publication by a real estate broker in the Hamptons marketplace. As we get into the heart of summer, with the beaches packed and local businesses thriving, I thought this would be the perfect time to launch. When creating this concept I wanted to develop something that allowed me to showcase my wide network of clients and deep understanding of Hamptons real estate. When you hear the word “luxury” it makes you feel and think a certain way. Having been born and raised in Southampton as the son of Tim Davis, the Hamptons’ top broker according to The Wall Street Journal, I have been exposed to this luxury lifestyle throughout my life. I consider myself fortunate to have traveled around the world, eaten at the finest restaurants and had some of the most incredible experiences. This has enabled me to really grasp how my clients live and operate. Once you understand their lifestyle it makes it easier to find out what drives them from a personal and business standpoint. Connecting with people is one my best skills, and I wanted this publication to be a reflection of that. Please accept this issue as a peek inside the luxury lifestyle and the properties I represent. it’s hot out there! TODAY’S HIGH-END REAL ESTATE BUYERS ARE SAVVIER THAN EVER. THEY KEEP SUPER-SALESMAN JON DAVIS AT THE TOP OF HIS GAME, AS HE EXPLAINS WHEN HE TAKES A FEW QUESTIONS. How is the real estate market doing?
It has rebounded from a tough winter, when a snow-covered terrain pushed things back more than a month because it was hard to get out and see homes. By spring the anticipation had built up to create a momentum that hasn’t stopped. We’re finding that newly constructed homes are dominating the sales market, with waterfront property the most sought after. It helps that the Hamptons’ economy in general is strong. It’s hot out there!
Have you spotted any trends?
Many buyers don’t have time to worry about every little detail so they are looking for properties that are “turnkey”—furnished fabulously and move-in ready, sometimes down to the toothbrushes! One of the services we offer is to make arrangements with interior designers and others to facilitate a hassle-free transition. Timing matters. If a buyer moves in July, having everything finished means they can enjoy the rest of the summer. People want it simple and my job is to make it as easy as possible.
What are some amenities people are requesting?
Hamptons buyers always want the best of everything. I’m seeing requests for things like an in-home theater, a first-floor master suite and a complete pool house with a kitchen and half-bath. But savvy buyers are aware that if a property otherwise meets their sweet spot, they might have to scale back.
Are customers changing?
Yes! They’re becoming more educated. There’s a lot of information available to them—how long a property has been on the market, for example, and whether its price has been reduced— and they take advantage of it. They look at websites and know what to expect. They ask probing questions, so I have to be at the top of my game.
How do you differentiate yourself from other firms?
We work to set trends, not just follow them, and we do what other brokers don’t. For instance, we’re exploring in-
novative ways of advertising our listings. We create videos, of course, but not just videos of the properties. We produce “lifestyle presentations” that, with models and upscale props, make the property come alive to potential buyers. Think of a spectacular house façade facing a circular drive where one of our partners such as Aston Martin has parked a car. We have partnered with top art dealers and such luxury brands as Louis XIII cognac to host private dinners. We’re not just selling homes; we’re selling a lifestyle. estate while still in high school that explains Flagg’s continuing penchant for doing his homework. “You have to know your market,” he says. “Really know it. I know what every home in my market sells for, who owns it, what they paid, who owned it before that and what they paid.” Flagg has worked with celebrities including two Grammy winners—singer Adele and Adam Levine of the band Maroon 5—and record producer Steve Aoki. And he’s the author of two books, 2011’s Million Dollar Agent: Brokering the Dream, and A Simple Girl: Stories My Grandmother Told Me, published two years earlier. That grandmother, by the way, was the late Edith Flagg (1919–2014), a renowned fashion designer and executive who was the first to import polyester to the U.S. for use in clothing. And the resourceful World War II Holocaust survivor and Dutch resistance fighter bequeathed more than genes to her grandson. The pair, who often traveled together, shared similar values, discipline and pluck. One time Edith even put in an appearance on Million Dollar Listing Los Angeles with Josh. “She was extremely hard-working and passionate about her work, and I am too,” he says. “The fashion industry and real estate are not

hey say it’s not your crises that define you; it’s what you do with them. That’s the way it’s been with young superstar West Coast real estate agent Josh Flagg. “One day, right in the middle of showing a client’s house, I fell in the pool,” he confesses. “I couldn’t let that slow me down, so I put on the owner’s robe, threw on some slippers and continued the showing.” You could imagine the late-era Cary Grant mustering such aplomb, perhaps. But a guy who graduated from Beverly Hills High in

2004? Yet Flagg—whom you may have seen as one of the original regulars on Bravo’s reality TV series Million Dollar Listing Los Angeles—isn’t just unflappable. He’s the genuine article when it comes to real estate expertise, conviction, persistence and plain hard work. How else could he have sold more than $1 billion worth of properties before age 30 (a milestone he reaches this August), including the priciest homes in Los Angeles’ upscale Brentwood neighborhood and in Beverly Hills? Maybe it’s the fact that he started selling real

Today he keeps his grandmother’s spirit alive in his own frequent journeys. “I travel three months out of the year,” says Josh, whose favorite spots are southern France and southern Italy. “Travel is one of the best educations I could imagine—better than college.” One thing travel teaches, of course, is that two distant places with different topography, foliage and climate can actually be kindred— like Beverly Hills and the Hamptons. Thus Josh Flagg and Jon Davis, both young superstars in their respective high-end markets, have worked together, referring clients to each other and helping each other with sales. “L.A. isn’t quite as expensive as people think,” says Josh. “The Hamptons are actually higher. But they’re also seasonal. We’re lucky in L.A. with our weather.” Besides being similar—both known for their can-do attitude, stellar reputations and relentless commitment to their clients—Josh and Jon are good friends. “I love the Davis family,” says Josh. “We’re very close. And Jon and I are the two best real estate agents anywhere!” Oh, and that interrupted showing, when Josh fell in the pool? Turns out he did make the sale.

he past meets the future just off South Main Street in this soon-to-be completed gem. Says Tim Davis of The Corcoran Group: “There’s really nothing like it—new construction in this location, just 3–4 minutes from the center of town, with all the amenities it has.” The design was suggested by the Longfellow House in Cambridge, Mass., which George Washington used as his headquarters in 1775–76. making waves The 747 Mirage day cruiser plies the waters in peerless luxury.

mall, landlocked Austria seems an unlikely place of origin for the world’s most luxurious day cruiser. But the Frauscher family of that country’s Lake Traunsee has been building boats since 1927, keeping abreast of—and breaking new ground in—nautical technology with every generation. And the team at Frauscher Boats well knows that the nautical life is about far more than technical specifications. That’s why they call themselves “engineers of emotion.” Which brings us to Frauscher’s newest luxury day cruiser, the 747 Mirage, which has indeed been known to inspire strong emotions—think awe, joy and yes, lust—in the boating set. The name conjures up the power of aircraft (Dassault Aviation’s Mirage fighter jets, Boeing’s 747 jumbo jet), and the engine strives to live up to the nomenclature with a performance range from 220 hp to 430 hp, with a possible top speed of 56 knots. When it comes to design features, though, the inspiration is pure race car. The sleek exterior makes use of all that is currently known about sur face and proportion in hydrodynamics, with a Z-shaped split line, elongated waterlines and a low nose. “The hull lines feature a vertical bow with deep V

front sections for a smooth ride in the waves,” explains designer Harry Miesbauer. “The aft sections feature a slightly deeper V for a more sporty response in the cur ves.” Luxurious innovations abound in an interior of teak, stainless steel and leather, with a generous bathing platform at the stern; an L-shaped bench with two foldable backrests, one of which can be converted to a sheltered chaise longue; and a cleverly designed gangway that allows guests to reach the cockpit without dripping on the cushions. The price for this priceless experience? It begins at $176,000. This is a powerboat worthy of James Bond at the peak of his heroic cool. And should you wish to relax, Bond-like, with a per fectly composed martini, you need reach no further than the 30-liter chiller drawer under the seat. Be assured that a trip in a 747 will leave you not shaken, but most definitely stirred. Frauscher’s new model is cleared for takeoff. And while the 747 Mirage day cruiser’s name evokes an aircraft, its design resembles that of a supercar: low nose, side air intakes, detailed lines. Is it fast? One model boasts a top speed of 56 knots—just below many highway limits of 65 mph.

This was truly a memorable night. We had one of the top art dealers in the entire country, Ezra Chowaiki, and Louis XIII cognac sponsor this amazing event. We wanted to create an incredible experience for our guests, one that they had never been a part of before. We were fortunate to be able to hang millions of dollars’ worth of some of the most sought-after pieces in the world, including a $5,000,000 Picasso. The evening started off with guests enjoying champagne as they walked around gazing at the wonderful pieces of art so eloquently placed around the house. Once all of the guests arrived, we made our way into the library to have the “Louis XIII Legacy Experience.” The brand ambassador for Louis XIII, Pierre Bollet, took us all back in time to when the first barrel of Louis was ever created in France. Before taking a sip, you must first understand the rich history that is embedded in every decanter. It takes more than 100 years to properly age the cognac before it is ready to be distributed for public consumption. It’s truly amazing the discipline and care that over four generations have gone to accomplish such a remarkable feat. A delicious three-course dinner followed that included steak and lemon tart to satisfy our appetites. As the evening ended, guests enjoyed hand-rolled Cuban cigars by the pool while feeling that beautiful ocean breeze!

Simple, fresh, delicious southern Italian cuisine— burrata, barchetta, branzino—is the Tutto hallmark. Here’s an idea: Reserve a table on the beautiful treelined patio and start your meal with the Cozze e Vongole (mussels and clams) in a spicy sauce. Next, perhaps a handsome plate of penne followed by veal Milanese, all the while surrounded by flowers, friends and fresh air. Sounds like la dolce vita to us!
Is it an Italian ristorante, a pastry shop or an espresso bar? Lovely Sant Ambroeus (named after the patron saint of Milan) is all of these things, and more. Whether you go for lunch, afternoon tea, dinner or profiteroles and sambuca at the end of the evening, do try to dine on the gorgeous vine-covered patio, which is secluded from the bustle of Main Street and a world apart.

Although steak is the specialty, seafood also plays a starring role on the menu. And lighter fare—mini Kobe burgers, BBQ pork sliders—is served at the bar.
Boasting both a restaurant and a fish market, Gosman’s has the freshest catch around. And, since it’s located at the entrance to Montauk Harbor, the view is nothing short of breathtaking. Do yourself and your party a favor and take a table outside. You’re so close to the water, you may be tempted to dive in, set up your fishing pole or rev up your jet skis, but that’s not on the agenda today. For now, revel in the view and enjoy the exceptional seafood.
Depending on where you sit, you can have four different experiences at this inventive American-French eatery. Soak in the artsy Sag Harbor scene on the front porch, or dine amid palms and ivy in the glasscovered atrium.
