Kings Point estate AS SEEN ON THE COVER! UNSURPASSED IN LUXURY AND EXCLUSIVITY, THIS NINE-BUILDING WATERFRONT

property at the tip of Long Island’s Kings Point peninsula is truly one’s private oasis. The Point is a 20-acre North Shore estate defined by spectacular views of the Manhattan skyline, city bridges and Manhasset Bay. Coupled with its peerless blend of mid-nineteenth century architecture, superior craftsmanship and breathtaking property, The Point offers a serene and secluded retreat less than an hour from Manhattan. Each of the nine homes within The Point revels in its own distinct character with captivating design elements such as arched doorways, dramatic ceilings, copious windows and curved walls. The unparalleled main house was built in 1850 by John Alsop King Jr., son of a New York governor and namesake of Kings Point. Featuring nine bedrooms and five baths, the stucco home is one of the last untouched mansions on Long Island’s North Shore. Believed by some to be the inspiration for the mansion at the center of F. Scott Fitzgerald’s Jazz Age masterpiece The Great Gatsby, its mid-19th

century architecture and 1930’s ornamentation solidify its placement as a true Gold Coast gem. The four-bedroom, five-bath Pavilion calls to mind a luxurious seaside villa, featuring walls of glass that capture divine coastline panoramas. Orchard House is a five-bedroom, four-bath home with soaring exposed-beam ceilings and a tennis court. The Silo House and Boat House sit along the pebbled sands of the shoreline, while the Cottage House stands at the entrance of the long private driveway. Three additional living quarters are highlighted by an inviting cobblestone piazza and squash court. Between the Pavilion and The Point’s main house is the pool, created through the hand-laid application of over one million blue and white marble tiles. Dotted by verdant gardens, the grounds also feature a Koi pond, stables, a vineyard, greenhouse and 150-year-old mature plantings.

Stone walkways, which connect this five-acre East Hampton property’s multiple gardens, help create a sense of movement.

The late Washington post garden columnist Henry Mitchell

wrote that nearly any garden, glimpsed just right, “can be confused with paradise.” He might have added that a garden can be heavenly with a bit of devilishness thrown in. Such was the vision landscape architect Edmund Hollander, of Manhattan’s Edmund Hollander Design, had for a five-acre East Hampton property that had to fit both the manicured decorum of Georgica Road—where anything too unruly might raise the eyebrows of property-value-conscious neighbors like Martha Stewart and hip-hop impresario Russell Simmons—and the slightly rambunctious tastes of the wife. “I like an overgrown look,” she says. “A loose and flowing feel.” Hollander created a progression of gardens that gently diminishes in formality. Near the summer home of the wife and her investment banker husband, garden “rooms” are demarcated by fences and walls, as well as such formal plantings as hydrangeas, hollies and boxwoods. Moving toward the property’s edge, the land gracefully reverts to an informal, more natural state. And by summer’s end, this meticulous design is softened throughout, to the wife’s delight, by a vibrant array of blossoming flowers. The couple purposely chose a site that was a few blocks from the water. “I knew I wanted a real garden,” says the wife, noting that her dream would have been difficult to realize amid the constant buffeting of wind, salt and sand closer to shore. Architect Boris Baranovich was commissioned to design the homeowners’ classic-style shingle house; Hollander was brought in to begin work on what was then an almost barren lot. A decision to raze even more trees near the pool worried the husband, who is very sensitive to the sun. “He kept saying, ‘I can’t be in the sun—when will all of this grow out?’” remembers the wife. Now he’s just delighted because there’s so much shade, but my granddaughters complain that they’re freezing out there.” Because the homeowners are parents of two and grandparents of three, Hollander took care to create a landscape suitable for multigenerational use, one that balances active and passive outdoor living. Formal alfresco entertaining rooms abutting the house cater to the wife’s penchant for cocktail parties. Thomas, Heritage English, David Austin and other roses) encourage the quiet contemplation appreciated by older family members; a tennis court, swimming pool and golf green meet the active needs of the whole tribe. There is even a children’s garden, providing a private world for the family’s youngest members. “There’s a very proprietary feeling to that children’s garden,” says Hollander. “Children always like to say this or that is ‘mine.’ That garden is definitely theirs.” It includes a playhouse, Seven Dwarves statuary and fragrant flowers that “feel good to play in.” Stone walkways connect all of these. “The intricate series of paths and connections,” observes Hollander, “gives the property a great sense of movement that encourages you to stroll from garden to garden to pool to golf green.” All of the rooms, he adds, are planted “with a layered lushness and density that approximates the surrounding landscape.” The driveway, for example, has a canopy of mature sweet gums and oaks with an under-story of dogwood and magnolia. A profusion of daffodils blossoms at ground level. The swimming pool is lined by a fieldstone wall, over which arc yellowwood trees underplanted by oakleaf hydrangeas and Dixie Wood ferns. A poolside pergola draped with wisteria and roses creates a bountifully flowering wall. Such density of flora and fauna is not merely a response to the surrounding landscape. “I don’t like having just one of this and one of that,” says the wife. “I want big masses of things, and I hate to see mulch!” So, instead of one variety of hydrangea, there are 25. Rather than one ubiquitous viburnum, Hollander alternates six. There are also multiple varieties of berry plants and a constantly changing parade of annuals. Come September, all of these plantings blur the lines of the master plan and create a mellow, meandering mood. p re v iews

IT WAS A BATTLE OF HEAD VERSUS HEART: HAVING MADE DO FOR DECADES

in their too-small 1950s Cape Cod in Kinnelon, the homeowners knew it made sense to simply buy a bigger home, rather than embark on an extensive redo. But with 30 years of memories invested in this space—the couple’s first home, which they share with their daughter, a grad student—they found it hard to say goodbye. “So much has happened here—you become attached,” explains the wife. “We didn’t want to give up something we’ve come to love.” Their hearts won. The couple hired Joel E. Jenkins Architect in Sparta to add approximately 1,000 square feet to the home, which is set on 2 wooded acres in the Smoke Rise community. The construction included a complete gutting and expansion of the oncesmall kitchen: A wall dividing the space from the family room was removed and sliding-glass doors were installed, allowing sunlight to pour in and giving the residents a glorious view of the landscaped backyard. New cherry cabinetry brought warmth to the larger space. “Before the room was more enclosed and far less functional,” the homeowner says. “Now it’s open and gives you a feeling of home.” But once construction was complete, another daunting task presented itself: decorating the newly enlarged home. Realizing that they needed professional guidance, the wife began searching for an interior designer who was eclectic, down-to-earth—and local. “As a businessperson myself, I always try to work with members of the community,” she says. And when she met Tamara Dunner of Kinnelon’s Tamara Dunner Interior Design, she recalls, “we had a good connection. She’s very personable, and we clicked.” Dunner’s vision was to draw on some of the home’s existing style elements, but heighten the flair factor. “I tend to work with what my clients have, but use PREVIEWS

an approach to make them ‘pop’ more,” the designer explains. Take, for example, the dining room. The inspiration for the space came from the cranberry-hued trim on the room’s existing custom window treatments, which the wife adored. “The previous color scheme was a bit cautious,” Dunner notes. So while she kept the pale-pink wall color for contrast, she updated the homeowners’ once pale-pink chairs with both a rich red, mini-patterned fabric and a coordinating stripe. Formerly white built-in cabinets were transformed with the room’s signature color, while a glass table now provides a clear view of an antique rug that ties it all together. “The cranberry color just livened the space up,” Dunner says. “The room became warm and inviting.” In the adjacent living room, Dunner encouraged the homeowners to display meaningful pieces—family heirlooms, as well as gems from their extensive travels—and then juxtaposed these treasures with interesting patterns. “I love that room because it’s not about decoration, it’s about sharing things that have meaning,” the wife says. Among the eclectic items featured are a trunk from Mexico, a painting from Sicily, an antique lamp from the wife’s mother and a pair of candlesticks (once hidden in a closet) that were a gift from a grandmother. A quirky knickknack—a simple-yet-elegant marionette showcased on a stand—adds interest in the corner. While Dunner kept the bold patterned wallpaper, she replaced floral win-

dow treatments with the quieter style of a luxe Pindler & Pindler fabric over just one window. A bevy of textiles gave new life to the homeowners’ original furniture; thus, a Duralee gold-and-green plaid, a vibrant coral with a small print, a bold stripe and an intricate flame stitch by Lee Jofa all peacefully coexist in the space, while a sprawling antique rug anchors the room. Pattern takes center stage again in a petite powder room, where the designer opted for whimsical Thibaut wallpaper that reflects the homeowners’ love of the outdoors with its topiary and avian touches. “Putting a large pattern in a small room is a great way to make a statement,” Dunner notes. A black granite–topped cherry vanity with hand-painted greenery mirrors the look. Upstairs, the master bedroom is a serene retreat. The comforting space features sage walls, silk window treatments, a custom-designed reversible duvet set and an upholstered bench that also provides storage for extra blankets. The en suite master bath has luxurious touches, including his-andher stations and a heated floor. “All these years we’ve worked so hard, and now we splurged on ourselves,” the wife notes. The renovation complete, the family has no doubt that they made the right decision by remaining in their cherished dwelling. “We have deep roots in Smoke Rise, and this is now the perfect home,” says the wife. “Why would I ever want to leave?”

Lara Michelle Feinsod, describing the roughly 15-foot by 15-foot room just off the foyer in Melissa and Andrew Kaminsky’s Rye Brook Colonial. The couple had moved into the home a year and a half earlier after relocating from Manhattan with their two young sons, and had tackled a number of other renovations already. “Lara had helped us design our powder room, bedroom and a homework room for the boys,” says Melissa. “But turning this empty space into our dining room would be our biggest project together.” But where to begin? “They told me they wanted something contemporary with blues, beiges and browns,” says the designer, owner of Lara Michelle Beautiful Interiors Inc. in Rye Brook. “But because the home is a Colonial, we decided to mix in some traditional elements. I never like to depart too much from the ‘bones’ of a house.” Adds Melissa: “We’re not real formal, so we liked the idea of something simple yet elegant with a little color and ‘pop.’” Seeking to achieve that perfect blend, Feinsod boldly contrasted colors and styles throughout the space. To enliven the room’s walls, for instance, she juxtaposed traditional white wood paneling with a striking chocolate-brown textured wallpaper from Larsen. The paper’s intricate woven pattern is repeated on the window curtains, also from Larsen, which block an undesired view of the driveway while still allowing sunlight to filter in. Dark and light hues are also contrasted in the room’s key furniture pieces, all from Baker, including a walnut buffet with a limestone top and a large walnut dining-room table with matching chairs that are upholstered in faux crocodile leather from Dedar—a material cleverly chosen for its durability and stain resistance. “Between our kids and golden retriever that sheds all over the house, the faux crocodile is perfect— if there’s a stain I can just wipe it off,” says Melissa with a laugh. Overhead, a bold contemporary-style fabric chandelier from Stonegate Designs adds illumination. “I must have shown Andrew and Melissa 20 different lights before they chose this one; they didn’t want your everyday traditional chandelier,” says Feinsod. Agrees Melissa: “A typical chandelier with crystals just wasn’t us; this just suited our tastes better—we were both instantly drawn to it.” Two fabric-shade sconces with brushed nickel bases add extra light to the walls. Also contributing to the homey feel is a comfy window seat topped with a coffeehued cushion from Glant. A large sequined pillow from Lillian August and smaller throw pillows upholstered in fabrics from Lee Jofa, Kravet and Barbara Barry add extra panache. Finishing touches include artwork from Kathryn Markel Fine Arts in Manhattan and a pen shell–framed mirror from Oly on the walls, plus mercury glass candlesticks from Oly and real animal horns from Mariani Gardens in Armonk, all placed atop the dining room table. Now, with ample seating for entertaining, the room has become a lively hub for holiday meals. “We’re very happy with our new dining room,” says Melissa. “Everyone who comes in says they love it, and our friends who saw the room before, when there was nothing in it, are really taken aback by its transformation.”

SOMETIMES THE GREATEST ADVENTURES ARE THOSE ENJOYED CLOSE TO HOME.

If a Manhattan “staycation” sounds tempting, spend a sojourn in the swank Carlton Hotel at Madison and 29th Street in the city’s re-energized NoMad neighborhood. The Beaux-Arts beauty is brimming with ultramodern amenities, while boasting an enchanting history fit for an Edith Wharton novel. Designed by renowned architect Harry Allen Jacobs, The Carlton originally opened as the Seville Hotel in 1904. Built of red brick with white terra-cotta trim on a rusticated limestone base, it featured such sculptural ornaments as rounded copper bays, cartouches and panels with foliage and lion heads. A stunning Tiffany-style glass skylight was also a focal point (later painted over to guard against World War II air raids). Recently, architect David Rockwell completed a multi-million dollar renova30

tion that has returned the hotel (renamed The Carlton in 1987) to its former grandeur. A fleur-de-lis on the original hotel’s second floor so captivated Rockwell that he made it a design motif. He salvaged an existing antique revolving door and put in herringbone-patterned wood floors, oiled-bronze handrails, distressed paneling and antique mirrors. The skylight made a comeback, all 317 rooms were tastefully transformed and the lobby now features a cascading two-story waterfall. If you stay, you’ll find Herald Square and all of Midtown’s thrills just a few blocks to the north and the year-old, three-story Limelight Marketplace just to the south and west. And after you’ve dined a time or two at the hotel’s own eatery, Millesime, take in a casual-yet-elegant meal at nearby Madison & Vine wine bar or DB Bistro Moderne, a Parisian-style bistro run by famed chef Daniel Boulud that serves contemporary French-American fare. All rooms offer complimentary wireless Internet access, 42-inch LCD TVs, iHome docking stations and electronic safes. Not keen on leaving your pooch behind? For an extra $50 he can come along through the hotel’s “Love Your Pet” package, which includes a doggie welcome treat, bed, blanket, leash and more—just another feature that makes a visit to The Carlton worth staying close by.
