Previews International is the luxury real estate marketing program of Coldwell Banker Residential Brokerage
SUCCESSFULLY MARKETING a luxury
home begins with properly positioning the sale price, but it does not end there. Staying ahead of the competition with an impeccable presentation and closing at the best value with knowledgeable and skilled leadership are equally, if not more, important. At Coldwell Banker, this has been the formula that has helped us meet client goals with top results for more than 100 years. Proper positioning requires more than comparable data analysis; it requires market knowledge that delves into economic and demographic trends to determine value and target potential buyers. The complementary home presentations offered by our Previews Property Specialists not only help determine a sale price but also serve to enhance a luxury listing. Elegance and warmth can be achieved with simple modifications while captivating a potential home buyer on that very important first visit. And while the sale price and presentation are critical, homeowners also need a strong close to meet their goals. That’s why I am so proud of our sales team and Previews Property Specialists who continue to leverage their tremendous experience in luxury market sales and negotiations to meet client goals. On average, Coldwell Banker Previews International handles $85.5 million in luxury home sales every day,* utilizing our experience and success. We look forward to helping you achieve your home buying or selling goals. Sincerely,

A busy professional’s home becomes a peaceful backdrop for art, nature and life
THE OWNER OF THIS PORT JEFFERSON, New York,
home is an accomplished periodontist who holds a number of esteemed positions in his field and has garnered some of his profession’s highest awards. Teeth he knows. But when it came to decorating his abode, he realized he needed help. “The house was empty when I bought it,” says the 50-something bachelor. “I didn’t have a clue where to start.” Happily, he knew of someone who did. He had seen the work of designer Margreet Cevasco of CDXO Design in Sea Cliff and had a hunch that her aesthetic would match his perfectly—he was right. “She just seemed to know what I like, from the custom furniture that she designed to the original art

that she chose,” he says. “When she came to meet me at the house, I saw her eyes traveling around the rooms, and I knew she would be terrific.” But the homeowner played a part too, showing Cevasco and partner Cindy Scully clippings he had taken from magazines. That gave the designers a feel for what he was hoping to achieve and helped the $150,000 project be completed in a relatively quick 10 months—despite the owner’s heavy travel schedule. “Everything went so smoothly because he was able to describe his style clearly,” explains Cevasco. “He had strong opinions on color and an interest in classic modern furniture, and he was intent on combining clean lines with comfortable, interesting furniture and expressive artwork.” The 3,700-square-foot home, which has a view of Port Jefferson Harbor, now suits the owner’s tastes perfectly with its masculine, minimal décor. “In this project, the details are so subtle that their importance is even more significant,” Cevasco says. “The monochromatic color scheme serves to accentuate the strong abstract expressionist works of art that are the color and life of the rooms.” Neutral walls serve as a backdrop for pieces by Emanuel Mattini, Antonio Dojer and Yvette Arteaga. The palette also helps set off views of the harbor from the large windows. Cevasco was determined to make the rooms balanced and serene but not boring. “My schedule is tough, and I’m out of the country a great deal,” the owner explains. “This is like a retreat for me. I love seeing the ever-changing mood of the water or enjoying a roaring fire. It’s such a soothing place to be.”

WHAT DOES THE LARGE ITALIAN STUCCO HOUSE with the giant door and the or-
ange clay roof look like inside? That’s what passersby in Englewood Cliffs, New Jersey, often want to know. “People stop by and ring the doorbell hoping to look at the house,” says architect and homeowner Max Parangi. “They ask who the architect is.” Parangi gives them the tour, but only sometimes does he reveal that he is the designer. “I’m really private, and I try to brush it off,” he says. In truth, though, this principal of White Plains, New York–based Max Parangi Architects, a secondgeneration architect raised and educated in Florence, Italy, relishes having met the ultimate standards: his own. In 2000 he bought an unassuming house on this cul-de-sac spot—complete with soundproof bedroom and cork walls—from the mother of singer Paul Simon. When he’d lived here three years, he decided to demolish and rebuild. In April 2005, after six months of planning and 14 months of construction, the $1.5 million project was complete, and he, wife Nika and their two sons love it. Why? First there’s that front door itself. It’s 6 feet by 8 feet, comprising a wood core with a ¼-inch sculpted bronze covering topped by a nonabrasive wax that prevents oxidizing, Parangi explains. Above it is a large cedarwood trellis. Step inside, and there’s a grand entrance to an 8,500-square-foot space that is surprisingly open and accessible. The home reflects the architect’s belief that form and function should go hand in hand. Elements flow along natural lines, and there are geometric rooms, open spaces, unique structural accents and premium materials from Italy, Japan, Brazil and Israel. The visitor sees 35-foot ceilings, travertine and Brazilian cherry wood floors and a wide foyer that spans the home, front to back. To complement the tall ceilings, Parangi filled the space with functional elements that enhance transparency: exposed maplewood beams, custom radiators that rest high on walls like framed art sculpture and an interior upper-deck half-wall balcony with framed-glass windows overlooking the home’s main attraction, the fireplace. “I wanted the fireplace as the nucleus of the house, where people gather around a nice fire and talk instead of sitting around the TV
PRE.expectation.indd 9
Geometric rooms, open spaces, unique structural accents and premium materials—such as these Brazilian cherry wood floors—are hallmarks of this Englewood Cliffs home.

The house’s various spaces were designed to flow into one another, with the travertine floor near the fireplace, above, being carried into the kitchen, below. There, a geometric door matches those in a living room.

like zombies,” Parangi says, explaining that such a room is one of his design trademarks. “I see fireplaces as a social preserver of the family structure. I’m also inspired by Frank Lloyd Wright’s devotion to the fireplace as a main architectural element of the house, not a secondary element.” Dominating the 20-foot by 18-foot room, the octagonal open-hearth fireplace showcases a massive copper skeleton with a matching hood that thrusts doublebarreled flues upward through the $90,000 orange Japanese clay roof—all supported by a steel beam. Surrounding the hearth on three sides is low upholstered seating
convenient for winter guests sampling hot cider and trading gossip around the fire. Behind and below the fireplace is an open-air greenhouse, with ficus and bamboo trees literally blooming upward from the basement, aided by towering 16-foot by 16-foot skylight windows that shower the home with brilliant sunshine. The kitchen and angular master bathroom posed a structural challenge. Parangi wanted to bring some of the natural greenery and light indoors. So he designed frameless cantilever windows for a 180-degree view of the outdoor landscaping and geometric pool and Jacuzzi. The bedrooms, dining room and kitchen flow around the open floor design in an east wing–west wing fashion. Each room seamlessly lures one into the next as the eye follows some unique detail. The home is practically its own tour guide. “The entire house flows,” Parangi says. “After several years it’s still new and interesting. Every time I walk through it in the morning, it gives me happiness.”

PENTHOUSE PANACHE from Barbara Bell
ARTISTIC ARCHWAY from Gideon Gelber The light-filled entryway to the main hall of this New York City loft reflects a warm and eclectic aesthetic. Architect Gideon Gelber, then of Dennis Wedlick Architect, New York City (now a partner at Studio G & A), combined exposed brick, illuminated barn boards and polished wood to create depth in the once-vanilla space. “It’s a lot of raw loft with some high-texture elements,” he says. The rustic archway is updated with contemporary lighting and a custom console. • Console custom-designed by Gideon Gelber. • Louis Poulsen light fixture from SDA Lighting. • Recycled barn boards from Beaver Engineering.
What started as a 2½-foot–wide corridor was transformed into a spacious breezeway. By removing closets from an adjoining bedroom, designer Barbara Bell of Barbara Bell Interiors, Tarrytown, New York, was able to add a dramatic curved wall and floating glass shelf to this Trump Palace penthouse in Manhattan. “That’s how we got furniture in there while keeping it very open,” says Bell. The curved wall also inspired the ocular ceiling treatment—a contemporary play on a traditional concept. • Jerusalem gold limestone floor with Verde Laguna accent from Artistic Tile. • Shashi Caan Vecchio Antique Mohair wall upholstery. • Sconces from J. Robert Scott. • Celadon pot with orchid from Holly Hunt. • “Walking Woman” bronze sculpture by Corbin Bronze.

GRAND OPENING from Catherine Swanson Turning this Greenwich, Connecticut, entry with 21-foot ceilings into an inviting—instead of forbidding—space was a true designer’s challenge. But Catherine Swanson of Belle Maison, Maplewood, New Jersey, did just that by using calm colors, luxurious fabrics and subtle paneling and molding. “It feels very comfortable now, like a home rather than a hotel foyer,” says Swanson. The white and cream palette is complemented by red and green accents in the marble tile, runner and upholstery. • Hana runner by Stark. • Aubusson floral rug by Stark. • Ottoman frame by Louis Solomon with custom finish and upholstery by Belle Maison. • Tuxedo silk curtains by Harris. • Series of decorative plates by Chelsea House. • Antique bronze lantern. • Crema Marfil marble tile.

EUROPEAN GRANDEUR from Christopher McCaffrey
Robert Kern, www.robkern.com
As part of an extensive addition, this entrance foyer in Saddle River, New Jersey, had to mimic the existing home’s English Norman style. And designer Christopher McCaffrey of Greenbaum Interiors, Paterson, New Jersey, executed it seamlessly. “We tried to use some of the homeowner’s favorite colors and keep the flavor of a traditional European house,” he says. Hues of gold and persimmon with custom mahogany paneling set the stage for a regal 84-inch–tall bronze and crystal chandelier. • Limestone and marble floor from Galaxy Glass. • Rug from Renaissance Carpet and Tapestries. • Benjamin Moore paint in Confederate Red. • Series of Trowbridge framed prints. • Chandelier from Originals 22.
