ALARMING HEADLINES MAY NOT TELL THE FULL STORY BY FRASER

While there are sensationalist headlines around about our housing market at the moment - remember their job as a headline is to be gripping, a dull headline simply won’t get you reading. The real estate market has changed and the enormous price rises we have seen over the past few years simply couldn’t continue at that rate. The truth is there has been a decline in house prices, however so far this has been small. REINZ figures show that nationally the residential median house price for the quarter ended March 2022 was down only 2.1% compared to the previous quarter. This drop was less than half the increase of each of the previous three quarters. The media reporting tends to look at the overall national trends and largely ignores regional trends and different price sectors of the market. These sectors, particularly in a market like we are experiencing, behave differently from one another – often in isolation. Our Sales Associates who work mainly in the mid- to high-end of the market, are certainly seeing buyers sitting on their hands somewhat more than we have experienced over the last few years, and they are noticing different behaviours in different sectors of the market. More specifically in the layer of mid- to upper-end properties we can see that there is always demand for high quality, unique property in great locations. When a listing comes to market displaying a strong set of attributes, we are still seeing healthy enquiry, good traffic attending open homes, and strong prices being achieved. In these scenarios the competition is still robust, despite some other sectors of the market operating with a lack of FOMO. On that basis, we would say don’t wait for the prices of quality real estate to drop, it just simply may not. Great property is great property and highly sought after, no matter the market. If you love a property and are in a position to buy, consider how you would feel if you lost out on this property by waiting for a possible reduction in cost.

The larger levels of inventory do certainly enable buyers generally to be more sensible and more measured, ensuring they are seeking out the right property for their needs and wants.
