THE BIG PICTURE BY LA RI SSA PA R IS

Market sentiment and behaviours have changed, we can all agree on that. However there is no need for panic or pessimism. Big picture thinking and a good understanding of the market forces at play are important as we settle into this changed landscape. On April 13th the RBNZ announced their latest OCR as a 0.5% increase, suggesting that, “it is appropriate to continue to tighten monetary conditions at pace to best maintain price stability and support maximum sustainable employment”. While these northward movements of the OCR (and the flow on impact they have on mortgage rates) are generally seen as the enemy of mortgage holders, it is in reality the Reserve Bank of New Zealand (RBNZ) removing the unsustainable stimulus of recent years. A form of tough love aimed to dampen inflation (not designed to create a recession). Lending to residential mortgage borrowers over the last decade has prudently factored in the ability to service debt at around 6% to 6.5% interest rates. Tony Alexander’s latest spending survey identified that people are quite clearly pulling back on spending and being more conservative as they face high inflation having an impact on their household income. Inflation is currently sitting at 5.9%, the highest it has been in over 30 years. This reduction in consumer spending that Tony identifies is, in large part, what the RBNZ wants to achieve with these OCR rises, their intention is to achieve a slowing in growth of the economy. The RBNZ will continue to increase rates even with house prices falling, as it takes time for these rate rises to have effect on inflation. As such, it has been suggested they are not expecting a significant impact on inflation until around halfway through 2023, bearing in mind they are also unable to control unpredictable external international factors (eg. war, global disruption to supply chains, oil prices) which can also have impacts on our inflation rates. Kiwibank have just released data which notes that electronic card spending fell 9.1% in the 1st quarter of 2022, a noticeably weak result

after strong spending throughout 2021. They also identified flight bookings to be up by 80% in the first quarter of this year – this will no doubt be due to the pent up nature of two years with virtually no international travel, however they don’t expect this level of travel spend to be sustained going forward. With regards to recent activity in the real estate market, we are noticing less traffic in person at properties and via online enquiry. Our Sales Associates are highly experienced and have the tools to work through these changes in the market and adjust campaigns, and the marketing of them, to suit market sentiment in the moment. This means that we make the very most of who is coming through our vendors’ properties, maximising this interest at the culmination of their campaign and work hard to negotiate favourable sales results. In the Wairarapa we have enjoyed a buoyant March environment albeit with changed elements to the market dynamics. Our lifestyle sector has been performing well and we have had some fantastic listings come to the market, in particular a range of wonderful coastal properties. In the March REINZ statistics we can see that the Southern Wairarapa district in particular has performed extremely well this month resulting in a YOY median sale increase of 39.4%.
