As the real estate market steadies, an increase in available properties and an expectation that the sales process make take a little longer become the new norm in the current environment. There is no doubt that deals are taking longer to get across the line with a lot more properties containing a “subject to sale” clause in their contracts. The market has however adapted to this change of pace – there is more understanding and patience around this than there was a couple of months ago. With average days to sell up at around 5 to 6 weeks, what we are currently seeing is that initial large wave of “subject to sale” properties from the March/April period ticking over. Our transaction numbers are consequently strong and buyers in the market are relishing the ability to find great properties that meet their criteria with more choice around. Much has been made of the speed and aggressive nature of the rise in interest rates that the RBNZ is encouraging by hiking the Official Cash Rate (OCR), however this should get us to the top of that interest rate

curve faster, with independent economist Tony Alexander predicting that this time frame has advanced by around a year and he expects the height to be reached mid 2023 versus the originally anticipated mid 2024. Jarrod Kerr, chief economist for Kiwibank, muses that the RBNZ will get good “bang for their buck” quite quickly with the rise in the OCR and the resulting interest rate hikes, as approximately 60% of the mortgage market will be up for re-fixing in the coming months. This is because most New Zealanders tend to take one to two year mortgage rates so the speed of interest rate impacts hits quite quickly. It is important to note however that a reasonable percentage of the market don’t have mortgages at all – therefore the rise in the OCR affects them positively when the bank deposit rates rise on the other side of this equation, assuming they have savings in the bank. So all in all, one could suggest that the market has readjusted, expectations have been tempered and behaviour is adapting to this new landscape.
