what to look for in a rental

Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases.

THE RENTAL UNIT

• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place?

• Where is the closest bus stop?

• Is the apartment near services that are used regularly? (groceries, bank, fitness)

• Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)?

• Where can vehicles be parked? Is there good lighting outside and in the parking lot?

• How quiet or noisy is the rental unit during the evening for studying or sleeping?

• Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat?

• Does the building have Internet service, or can it be installed?

FINANCES

• How much is the rent?

• Is a security deposit required? What is the amount?

• Does the rent include utilities: Heat, water, electricity, cable or Internet?

• Will a utility hook-up charge be extra?

• Will parking cost extra? What is the amount?

• Who has to pay for repairs — big ones and small ones?

AVOID ROOMMATE MISUNDERSTANDINGS

• Who will sign the residential tenancy agreement (lease)? It’s best that all parties be named on it.

• What will happen if one person needs to move out before the end of the lease?

• How will costs be shared and bills paid?

• How will problems be resolved?

QUESTIONS AND CONSIDERATIONS

• Is the lease for a fixed amount of time or month-to-month?

• When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments.

• Who do you contact if there is a problem?

• Have you arranged for tenants’ insurance?

• Are sublets okay? What about a roommate?

• Are pets allowed? Is a deposit required?

• Is smoking allowed?

• How long can guests stay?

• Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls?

• When and where are notices delivered when it’s time to move out?

• When will the inspection report be done.

It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

Maybe it was the arrival of Zoom calls and we all needed a coollooking background, or we finally just got wise to the fact that bookcases and shelves can be great styling tools, but these standard items have really come into focus the last couple of years. Outside of a video view, a well-styled open shelf can elevate and enhance the rest of a room, adding character and interest, and yes, function, too.

I often use open shelving in my own designs, and it’s as requested and loved by my clients as it is by me. In one project, we aligned the theme of the accessories in relation to the room’s broader esthetic, which featured wood and organic elements, with a neutral palette. Our shelf display had muted tones, with a mix of objects and materials that resonated with the rest of the space.

Here are some of my personal tips to style a bookshelf.

Start from scratch

This is my best advice when decorating, whether it’s a bookshelf or a whole room. Clearing out everything may sound overwhelming at first, but it makes lighter

work of the styling itself. It’s also the best way to take stock of the shelf and the space around it, which will impact what goes on it.

Be selective

When choosing your accessories, do so wisely, as there is a fine line between a “collection” and “clutter.” The space on your shelf is precious, so don’t waste it on pieces you don’t love, and certainly don’t waste it by cluttering it up again. Whatever you choose, make sure your selections have the desired impact in the room.

Look for variety

Try incorporating an assortment of items in alternate groupings, such as books mingled with photos, art, baskets and pottery. Vary your material selections as well, with a mix of pieces in wood, metal, glass and stone, in a range of textures. Plants are a great addition, too.

Add colour

While this advice does the whole “don’t judge a book by its cover” thing, go ahead and treat your books like true accessories, with an eye to colour

and pattern. Believe it or not, books come wrapped in some truly beautiful covers that, in my opinion, can easily be placed on a shelf alongside framed or canvas art.

Create balance

When arranging your accessories, consider the weight and size of each object in relation to the others, and the bookcase itself. Smaller items organically “float” to the top, while the larger ones gravitate toward the bottom. Be sure to balance your display with some empty space. When you think you’re done, take a step back and adjust the display until you’re happy with the result.

When grouping your collections, work in odd numbers, which creates symmetry and is generally pleasing to the eye. Place the tallest or largest item in the centre of each mini arrangement, with the smaller items on either side.

Tell the story of you

A bookshelf isn’t just a place to put your stuff; it’s an opportunity to showcase your style, personality and personal interests. It’s a way to infuse your home with colour, texture and vibrancy. It helps tell the story of you. Put some thought into your accessories and arrangements, and what it is you want to say. Alternate your display with the changing seasons, your evolving interests and new experiences, or just on a whim. Consider it your blank canvas.

If you don’t choose books based on their covers (really, you shouldn’t), consider wrapping them in coloured paper to bring a little life to your displays. Add further visual interest to your display by painting or wallpapering the back panel of the bookshelf, or the wall behind it if it has an open back.

Ch IldproofIng challenges

Having a baby is an exciting, but a nerve-wracking experience. Here are some strategies to help you keep your home safe and sound.

• Make sure your electrical outlets are covered. There are many kinds of outlet covers – choose the one that is right for you.

• Confirm that you have reliable smoke and carbon monoxide detectors. Make sure that the batteries are working.

• Use doorknob covers on doors to non-childproofed areas (like the bathrooms and laundry room). Baby gates are also an effective solution for keeping kids in or out of a room.

• Don’t use toys or pillows in the crib, especially with young babies — your baby could suffocate. Never use an electric blanket for a child (could cause a fire).

• Never leave a child unattended in the bathtub. Drowning can occur in seconds, and mere inches of water pose a risk.

• Make sure your bathtub has a non-skid mat or pads to avoid slips. You can use a baby tub inside the bathtub — one with baby slings are especially helpful with infants.

• Lock up all medications, alcoholic beverages, chemicals and cleaning products. Make sure matches and lighters are out

of reach. Use cabinet locks to secure these items.

• Make sure cords for blinds are not tied together at the bottom (this is a strangulation hazard).

• Make sure knives and sharp items are in an area where kids can’t access them.

• Check toys for broken parts/ bits that are a choking hazard or sharp. Keep small toys for older children (like figurines, game board pieces and small building blocks) away from your baby.

WHEN IT COMES TO MOVING, IT’S

ALL ABOUT TIMING

When it comes to ensuring a successful move, timing is everything! So the first question to ask is, are you moving yourself, or will you hire movers? Be sure to book the moving company or truck at least a month ahead, if not more.

Next, are you going to do the packing or let the professionals do the job for you? If you are thinking DIY, start collecting/buying boxes and packing material.

Professional movers usually sell standard-sized boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Finally, which of your belongings do you want/need to move? Why not purge all of those unnecessary items you don’t need?

The following is a handy reference for what to do when.

A MONTH BEFORE THE MOVE …

• De-clutter, pitch, give away, donate — whatever — but pare down your goods.

• Obtain change-of-address cards from the post office.

• Notify magazines, insurance companies, banks, credit card companies, schools, employers, etc. of your change of address.

• If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time.

ONE TO TWO WEEKS IN ADVANCE…

• Make a closet of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers, etc.).

• Either start packing or make sure your mover begins. Label boxes as you pack with the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box.

• Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. Arrange for hook-ups at the other end.

• Cancel newspapers and any companies you use for services.

• Send change-of-address cards.

THE DAY BEFORE THE MOVE…

• Clean out and dry the fridge and freezer.

• Get to a bank or bank machine and take out enough cash to tide you over.

• Pack a last-minute essentials bag/box.

• Arrange for children and pets to be looked after elsewhere on moving day.

ON MOVING DAY…

• Double and triple check all rooms, closets, garage, basement, attic etc., to ensure that you have all of your things and the areas are left clean.

• Carry your own (family’s) valuables to the move and all other important documents.

Fort Garry is a large area bordered by Waverly Street to the west, Jubilee Avenue to the north, Red River to the east and Dalhousie Drive to the south. Home to the University of Manitoba, Investors Group Field, and an eclectic mix of shops and restaurants, Fort Garry offers a combination of residential and commercial opportunities in Winnipeg.

Fort Garry is a large and continuously growing area of Winnipeg with a mix of residential and commercial spaces, athletic activities, and entertainment options. One of the city’s oldest communities, Fort Garry is named for the historical fortification of Upper Fort Garry in downtown Winnipeg, but these days, you’re more likely to run into a university student or football fan than a fur trader.

Residential streets, popular shops, and an expansive university campus make Fort Garry as diverse as its residents. Incorporated as the Rural Municipality of Fort Garry in 1912 and amalgamated into the City of Winnipeg in 1972, it has long been a thriving community with plenty to offer. Crescent Drive Golf Course and Winnipeg Soccer Complex appeal to active residents, while friendly pubs provide opportunities to relax and socialize.

The large, ethnically diverse area of Fort Garry is home to people of all ages and backgrounds. With major draws like the University of Manitoba

and Investors Group Field in the neighbourhood, it’s no surprising that this community continues to attract newcomers. According to Statistics Canada’s recent census, Fort Garry is the fastest-growing Winnipeg area.

Shoppers have plenty of options along Pembina Highway, south Winnipeg’s main shopping district. Sports fans can catch a Winnipeg Blue Bombers or University of Manitoba Bisons football game at Investors Group Field or check out the Fort Garry/Fort Rouge Twins on the ice at the Sam Southern Arena. The University of Manitoba is a major presence here, with many students, staff, and faculty members calling the neighbourhood home.

Conveniently situated in the southwestern part of Winnipeg between the University of Manitoba and downtown, Fort Garry is just

10.2 kilometres from the Winnipeg International Airport. A large number of Winnipeg Transit routes service this area, providing convenient access for commuters. Pembina Highway is a major arterial road that connects Fort Garry to the neighbourhoods of North Kildonan, East Kildonan, Fort Rouge, St. Norbert, and downtown Winnipeg. This mostly middle-class residential area offers a range of shops and services for all budgets, from locally-owned boutiques to popular big-box stores.
