INTRODUCES NET ZERO PROGRAM TOWARDS A GREENER FUTURE

The goal at Cedarglen Homes has always been to build the most functional, efficient, and stylishly affordable homes, and the awardwining homebuilder takes a big step towards the creation of its perfect home with the introduction of its new Net Zero program.

Cedarglen Homes is now among the select few home builders in Alberta who have been officially designated as a qualified Net Zero Builder through the Canadian Home Builders Association (CHBA).

“For those who are interested in exploring the Net Zero building route, we have developed a comprehensive program that allows homebuyers to choose their level of investment in making their new home Net Zero certified,” Cedarglen Homes President Howard Tse says.

Cedarglen’s Net Zero program is just the latest in its 40-year history of innovative home designs. It has built a reputation for creating some of the most iconic, familycentric homes that span the range from starter, to move-up, to estate homes.

Some of their more recent innovations include the M Series bungalows that allow for singlelevel, single-family homes on smaller lots; there’s also the thirdstorey loft that effectively adds a fourth developable level to the traditional two-storey home.

Now comes the next evolution –making homes that produce as much energy as they consume: the Net Zero Home.

Tse says that Cedarglen Homes is taking this next step in anticipation of

the coming government mandates in sustainable homebuilding practices.

“Cedarglen Homes has always been passionate about sustainable building practices, and in the next decade there will be new guidelines in place that will make this mandatory,” he points out. “In 2016, the Pan-Canadian Framework on Clean Growth and Climate Change committed to a net-zero ready building code by 2030. In anticipation of this upcoming change, we have recently been recognized by the CHBA as a Qualified Net Zero Builder.”

A fully certified Net Zero home can be defined as a house that generates as much renewable energy as it consumes on an annual basis. A Net Zero-ready home in comparison, is essentially a Net Zero home without the renewable energy resources (i.e.

solar panels) installed – therefore it has been designed to consume as little energy as possible.

“At Cedarglen Homes, our Net Zero Inspired program allows homebuyers to choose their level of investment in making their new home Net Zero certified by choosing from one of five distinct packages. Each of these packages will improve your homes overall performance, which can have significant benefits to homebuyers with regards to comfort, health, and financial stability,” he adds.

Every home in its Net Zero program will vary slightly in the amount of energy savings, depending on several factors including the orientation of the lot, the size of the house, the number of solar panels installed, and the extent that homebuyers choose to make their home more sustainable.

“A fully certified Net Zero home is up to 80 per cent more energy

efficient than typical new homes and ultimately achieves an EnerguideTM rating of ‘zero’. This rating means that the home generated as much energy as it consumed annually,” Tse says.

Building a Net Zero home does come with additional cost, which Tse estimates can range between $60,000 to $80,000 for full certification, he does think it is a worthwhile investment.

“While building a fully certified Net Zero home requires a larger investment, it can result in a multitude of savings over time with regards to energy bills.”

Cedarglen’s Net Zero program, however, does allow buyers to adjust in accordance with their budget.

“Depending on ones’ budget they can still make valuable changes without opting to build a fully certified Net Zero home. For example, the first package (Net Zero Inspired) focuses on core

performance features that may not be easily seen at first glance but that would allow homebuyers to avoid costly renovations in the future (i.e. additional insulation, solar panel ready wiring etc.). Building from there, each package adds a few more features to improve the homes performance with the final package allowing the home to achieve a full Net Zero certification.”

A showhome that will display all the Net Zero benefits is in the works, but interested parties can already learn about them at any of their existing showhomes in the city. WHAT’S HAPPENING The community of Currie launches Light the Night, An Illuminated Night Walk, a month-long light-based art installation for Calgarians to discover and explore in this dynamic southwest inner-city neighborhood. Light the Night runs from January 12 to February 12 ,2023 in the heart of the community, centralized in the Woodlands Area, a newly opened naturalized space in Currie’s largest green space, Alexandria Park. Seven distinct installations will illuminate winding pathways with more than 30 individual light pieces including lanterns, projections, and suspended artworks.

Cardel Homes opens new phase in Shawnee Park

Cardel Homes is excited to announce the opening of the latest phase in the singular southwest community of Shawnee Park that will offer some of the biggest lots in the city.

CHBA National Awards finalists announced

Calgary homebuilders and land developers nabbed 53 nominations in Canadian Home Builders’ Association (CHBA) 2023 CHBA National Awards for Housing Excellence, Canada’s premiere competition for new homes, home renovations, community development, and residential marketing.

There are a total of 78 finalist places for Alberta companies, with

The best way to describe Calgary’s inner-city lifestyle is cool. Living in a new home in a well-established community with plentiful of amenities around is the goal for many homebuyers – and that means all of them and not just families.

There is a lot to love about living in Calgary’s inner-city. The commute to work downtown is much shorter compared to the new suburbs, there are plenty of established amenities already ready to be enjoyed, and of course there is the prestige of living in a made-for-you home.

Building new infill homes in the inner-city has become more popular, as more young families rediscover the charms of living in an already established neighbourhood. But that demographic is expanding these days as more opportunities open up for comfortable, affordable living in these communities close to the downtown.

Recent City of Calgary community profiles reveal that there are more Calgarians under the age of 14 living in inner-city communities. Calgary’s total is at about 19 percent of that age group, but in Altadore it is at 20 percent, in West Hillhurst it is at 17 percent, and in Hillhurst it is at 15 percent. That means more young families are moving to these neighbourhoods, and more are coming in.

Realtor Cody Battershill, a top-ranking realtor at Remax, says homebuyers look to infill homes in the inner-city for their proximity to business districts, the downtown and the urban lifestyle it offers, as well as all the other abundant, nearby amenities.

“They also typically have incommunity schools serving elementary students, great for

growing families,” he tells Calgary New Home + Condo Guide.

INFILL LIFESTYLE

Battershill says new custom-built, attached, or detached infill homes are the most common housing option in the inner-city communities.

“In recent years, there has been a major focus on semi-attached and attached properties, triplexes and fourplexes etc. to make the most use of land parcels. Gold Homes Ltd. is just one of many exceptional custom inner-city builders,” he says.

It’s not just single-family homes that are rising in popularity in the inner-city, as multi-families from townhomes and apartment condos are readily available as well.

“Developing our parks – like the new Airport Park and our Bark Park off-leash area – has been quite beneficial to our residents (currently about 700 households) but to the greater community as well,” she adds.

The growing commercial and retail areas continue to grow as well, providing the community a dynamic energy. “Having five schools in the community itself makes this ideal for families who can work, learn, play and live all within the community.”

Living a green lifestyle is easier than ever. Energy-saving appliances are readily available, dual-flush toilets and low-flow showers are more popular, and many new homes now come with smart thermostats. Houses themselves are becoming more sustainable, not only in their function, but in the way they are built, as a more ecologically conscious public looks to lessen their impact on the environment and lower energy consumption.

Today, more new homes come with energy-saving features and solutions, including better insulation, triple-pane windows, and even their own solar panels that enable homebuyers to save on energy costs. And these features are welcome now more than ever, as rising energy and utility costs take a big bite out of the household budget.

Calgary’s homebuilders are taking initiatives to help consumers in the fight against rising energy bills and help save the environment as well. Many have taken up the Built Green program, and some are already taking the next level to building Net Zero homes.

to register a BUILT GREEN home. Our commitment to ‘green’ building practices goes back many years,” says Dave Hooge, COO at Jayman BUILT.

“Consumers today expect that their builder, or any other vendor for that matter, take the Built Green practices seriously and contribute to a greener world. So, for us, Built Green is just how we do things.”

Jayman BUILT has already programs like Core Performance and the Path to Net Zero and they are adding more to this, as they introduce new standard features for 2023 that can reduce a home’s carbon footprint and provide up to 50 per cent in electrical savings per year.

Cedarglen Homes is also making headway in in its commitment to a greener future as it is now among the select few home builders in Alberta who have been officially designated as a qualified Net Zero Builder through the Canadian Home Builders Association (CHBA).

Cedarglen Homes President Howard Tse says the move keeps Cedarglen in front of the coming federal mandates for sustainable homes.

“Cedarglen Homes has always been passionate about sustainable building practices, and in the next decade there will be new guidelines in place that will make this mandatory,” he points out. “In 2016, the Pan-Canadian Framework on Clean Growth and Climate Change committed to a net-zero ready building code by 2030. In anticipation of this upcoming change, we have recently been recognized by the CHBA as a Qualified Net Zero Builder.”

THE BUILT GREEN WAY

Built Green Canada is an industry-driven, national, non-profit organization committed to working with builders interested in responsible sustainability practices in the residential building sector. It uses a certification program that promotes healthy building measures, such as no or low volatile organic compounds, heat recovery ventilators for fresh air and high efficiency features. It also serves to underline the economic and health benefits of building “green.”

The organization offers programs for single-family, single-family renovations, high density (including multistorey, residential tower, and mixed-use), and high-

density renovation projects, and now, a pilot program for communities.

“Built Green’s programs… address energy performance, and then go one to address other integral aspects of sustainability. As building code with minimum energy requirements is now in place, other areas are being considered more – water conservation and waste management, for example,” Built Green Canada CEO Jennifer Christenson tells Calgary New Home + Condo Guide.

There are over 50 homebuilders across Alberta that are already taking part in the program, as demand grows for sustainable, eco-friendly lifestyles. Many of Calgary’s own builders are taking the initiative and build “greener” homes that adhere to the Built Green mode.

“Built Green Canada began in 2003,” Christenson says. “It has grown its representation to include Alberta, British Columbia, Saskatchewan, and Ontario, and has now expanded into Manitoba. Builders have worked with us to complete over 45,860 BUILT GREEN® certified single family, multi-family, and high-density homes represented in Alberta, British Columbia, Saskatchewan, and Ontario (as of December 31, 2022).”

A GREENER FUTURE

In 2021, Built Green Canada launched its Net Zero Energy+ program for single family new homes, which it calls “a new level of achievement within the organization’s long-held, industry friendly green building program.” They’ve created a labelling program which provides the industry and consumers with clear and precise technical requirements for two levels of labelling: Net Zero and Net Zero Ready Homes.

“As the homeowner of a house certified through Built Green Canada, you will enjoy a healthier, more durable home with a lower environmental impact,” she adds. “These homes are affordable with a reduction in monthly operating costs, automatic rebate eligibility, improved resale value, and more. And so, there are economic benefits, a healthier more comfortable home, a more efficient home, verification of green features integrated into the build.”

She adds that Built Green has long been committed to affordability – for the builder and the homeowner – and to providing support to builders working to progress the industry through its holistic certification programs. “As such, for those units required to be built as part of the inclusionary housing mandate, Built Green is offering financial support: a full financial waiver for the home certification fees on inclusionary units, and for those builders new to the program, a waiver on the BUILT GREEN® Program Fundamentals Training course fee. This applies to those units within a High-Density project that are inclusionary (as per the requirements of the municipality you’re building within).”

“We do recognize that the cost to jump to a fully net zero certified home can be cost-prohibitive for many home buyers,” Jayman’s Hooge says. “So, we do ensure we include as much added value in our homes while exceeding the building and energy codes, while still being priced competitively.

GREENER STANDARDS

Jayman BUILT recently announced that beginning this year, all new Jayman homes will come standard with 10 solar panels (as opposed to the previous six). This is an important addition to the already amazing suite of energy efficient inclusions home buyers get when purchasing a Jayman home.

These 10 solar panels will generate enough electricity to cut homeowner’s electricity bills by 50 per centnearly half-way to Net Zero energy generation! Jayman, already an established leader in the home building industry, is one of the only homebuilders in Alberta taking this important step to a greener future.

Cedarglen Homes’ Net Zero home program will bring a new generation of sustainable homes to the market.

“At Cedarglen Homes, our Net Zero Inspired program allows homebuyers to choose their level of investment in making their new home Net Zero certified by choosing from one of five distinct packages. Each of these packages will improve your homes overall performance, which can have significant benefits to homebuyers with regards to comfort, health, and financial stability,” he adds.

A fully certified Net Zero home can be defined as a house that generates as much renewable energy as it consumes on an annual basis. A Net Zero-ready home in comparison, is essentially a Net Zero home without the renewable energy resources (i.e. solar panels) installed – therefore it has been designed to consume as little energy as possible.

Every home in its Net Zero program will vary slightly in the amount of energy savings, depending on several factors including the orientation of the lot, the size of the house, the number of solar panels installed, and the extent that homebuyers choose to make their home more sustainable.

“A fully certified Net Zero home is up to 80 per cent more energy efficient than typical new homes and ultimately achieves an EnerguideTM rating of ‘zero’. This rating means that the home generated as much energy as it consumed annually,” Tse says.

VICTORIA PARK : A 21 ST CENTURY COMMUNITY

It was the center of town, the place to be seen, the happening core of a young boomtown early in the 20th century, and after decades of being overlooked Victoria Park’s glorious yesteryear may soon be here again.

Today, more than a hundred years since its founding, Victoria Park is in transition. It will soon again be the centre of social, cultural and commercial life that it seemed always destined to be, as revitalization efforts are underway.

The City-owned Calgary Municipal Lands Corporation (CMLC) is overseeing more than$600 million of redevelopment projects that are currently underway and will bring prominence again to Victoria Park, that will hopefully mirror or even surpass the success of East Village. The latter was the first redevelopment project that CMLC spearheaded, and this previously disused, brown land is now a bustling, dynamic urban centre.

CMLC compelted the Rivers District master plan for east Victoria Park in

2018. It brings a 20-year vision for a Calgary’s Culture + Entertainment district that will turn it into a vibrant, high-density, mixed-use community that draws on its historic past as the centre of town.

Anchoring the revitalization efforts is the $500 million expansion of the BMO Centre on Stampede Park that will make it the biggest convention space in western Canada. But that is hardly the last.

There is also the redesign of the Stampede LRT Station that will beautify and increase access to this eastern edge of the downtown, as

well as the 17th Avenue SE extension that aims to reconnect Victoria Park to the already booming Beltline community. And there’s more.

The vision for east Victoria Park will result in four million square feet of mixed-use development and more than 8,000 new residents moving into the district, says Clare LePan, CMLC’s Vice President, Marketing & Communications.

“Our priority is to enhance the existing urban fabric – including new mixed use development sites, Calgary Stampede Park and the Elbow River – and reshape east

She tells Calgary New Home + Condo Guide that Victoria Park is in transition right now, with a ton of construction activity going on. “We’ll start seeing projects coming to completion by 2024, including the BMO Centre expansion.”

She says the biggest challenge in the redevelopment of Victoria Park is coordinating construction activity in an area that gets about three million visitors a year. “We didn’t have this challenge when we were redeveloping East Village.”

But all the temporary inconvenience is expected to pay off handsomely.

The BMO Centre expansion is going full steam ahead. Having proudly served as Calgary’s premier venue for consumer and trade shows, special events, meetings and conferences since 1982, the facility is now undergoing its most substantial renovation ever.

This expansion is a key component of CMLC’s Rivers District Master Plan. Valued at $500 million –

and supported through equal contributions from the Government of Canada, Government of Alberta and The City of Calgary – the BMO Centre’s expansion will increase its total floor space by over one million square feet, more than doubling its rentable area. When completed, it will be the largest such facility in western Canada and will give Calgary top-tier destination status in the competitive international meetings and conventions market.

The new BMO Centre will have a hotel component too. CMLC and the Calgary Stampede have announced a partnership with a hotel developer in December last year and design of the 220-room hotel is underway.

Then, there is the 17th Avenue SE extension. This will see the vital roadway extended eastward across Macleod Trail and the LRT tracks into Stampede Park. “For a long while, this part of town seemed isolated from the rest of the Beltline. This will see it connected to the whole,” LePan says.

It is CMLC’s first horizontal infrastructure project in east Victoria Park, this extension will forge a new pedestrian and vehicular link to enable the smoother flow of traffic

into and out of Stampede Park, and it will establish a new retail corridor that will catalyze further commercial development in the area.

Construction broke ground in July 2021 and will be closely coordinated with construction on the nearby BMO Centre expansion – both of which will wrap up in 2024, along with the Stampede LRT improvement.

Further down the road are projects that will improve Stampede Trail, and hopefully a home for the Calgary Flames, as well.

There are around 2800 residents in east Victoria Park already, according to a recent City census. And this is expected to increase in the years to come, as LePan says there more 30 acres of developable land in the Rivers District master plan.

“There will be plenty of opportunities to own a home here in the near future,” she says. Right now, resale apartment condos are available in the Guardian and Arriva towers. New, purpose-built rental units are also widely available.

There is already an established dining and entertainment scene in Vic Park, as it is lovingly called by residents. There is the Embarcadero Oyster Bar, a long-time favourite among locals. Then there is also Village Ice Cream along 10th Avenue SE for dessert. New is Harmony Restaurant on 17th Avenue SE, quickly gaining fame for its Middle Eastern fare.

When I am designing living spaces, I always want to ensure they not only look great but also are comfortable, inviting, and really have a mix of furniture styles with a lot of pattern and texture. These are spaces where people spend a lot of quality time entertaining, hanging out and making memories. The goal is to make these spaces look effortless and curated over time.

When I was asked to design a collection for Urban Barn, I was so excited to infuse inspirations from my travels. I have always found that travelling inspires me in so many ways and really influences the way that I design not only my client’s spaces, but my own personal space as well, hence calling the collection Wanderlust. I also knew that I wanted to create pieces that worked together to create a cohesive look but also ones that worked on their own.

I have come to be known for my signature of mixing furniture styles in my interiors and this collection is a true reflection of that. A mix of mid-century, modern, traditional and everything in between is showcased in this collection. From the soft curves in the coffee table bases and chairs, bobbin style legs in the console and bench, the mix of wood tones and the hammered metal finishes there is a showcase of how different styles can work harmoniously.
