THERE’S NOTHING PASSIVE ABOUT BEING
ENERGY EFFICIENT There’s no getting away from it: global warming and the climate change that comes with it are negatively affecting the planet. Scorching hot summers and super-cold winters are pushing us to become more reliant on heating and cooling systems not only for our homes, but also for the commercial and public buildings in our towns and cities. This, of course, increases greenhouse gas emissions, contributing to the problem. Passive House (Passivhaus) design has been around in Europe since the late 1980s, and is now gaining ground in Canada, including here at home in B.C. There are five basic principles of this kind of construction: continuous insulation; high-performance windows and doors; an airtight building envelope; no thermal bridging; and ventilation that provides a constant supply of filtered air paired with a heat recovery system. Passive House technology applies to all construction— recreation and community centres, commercial and industrial buildings, retail, and highrises. Writer Susan M Boyce spent 10 minutes with Sarah Yada Seto discussing the costs and benefits of a Passive House, and how it could be a gamechanger for the environment. Mortgage Consumer Survey, it was found that: • 74 per cent of mortgage consumers are impacted or anticipate being impacted by a rise of mortgage interest rates. • 49 per cent of mortgage consumers impacted face difficulty maintaining certain debt payments, including mortgage payments. • 46 per cent of respondents said they must adjust their household budget; 24 per cent said that they have
difficulty maintaining certain debt payments such as credit card (14 per cent) and mortgage payments (10 per cent). Whether or not you are feeling similar financial issues, one of the best ways to understand where your money is going and where you can make changes, is to take control and create a monthly budget. Budgeting is a real solution to help alleviate the stress associated with money issues.
The key is to create a realistic budget based on your situation and goals. Track your spending and make your dollars go further by sticking to your budget once it’s in place. Budgeting offers a step-bystep formula to figure out how your income is compared to your spending. It also helps you review all your costs and enables you to make changes either to increase your monthly cash flow or just feel less stressed. The following are steps to help you get started: 1. DETERMINE YOUR INCOME
When creating a budget, you need to know exactly how much money you are bringing in each month and what gets deposited into your account. If you use your net income before taxes, you will end up overspending. 2. TRACK YOUR SPENDING
Once you know how much money you are bringing in each month, you will need to know what your expenses are by reviewing all your monthly bills. This gives you an idea of exactly where your money is being spent. It is important to record every expense you have, including fixed and variable expenses. Fixed expenses are items such as mortgage payments or rent, loans, strata fees, childcare, etc. Your variable expenses would be items such as groceries, gas, gifts, entertainment, and eating out. Variable expenses are typically the costs that you can cut back. You can start by averaging your costs and keeping track of all your expenses, for example, keep receipts for a month and entering it into your budget. 3. SET REALISTIC GOALS
This is key. It is critical to determine what you can live without and where you can cut costs that are realistic for your situation. Ideally, when doing a monthly budget, you can consider the 50/30/20 rule, which consists of: • 50 per cent of what you spend is for needs such as your rent, mortgage payments, utilities, car payments, groceries, gas.
• 30 per cent of your income goes to wants such as gifts, entertainment, vacations, eating out, etc. • 20 per cent of your income goes to savings or paying down debt such as an emergency fund, retirement, children’s education, credit cards, and loans. 4. MAKE A PLAN
Once you have your goals, you can plan to improve your monthly cash flow and have realistic spending limits for each of your categories. By taking a look at what is important, and then re-prioritizing, it can help you free up some cash, while at the same time, stop you from spending money on things you don’t really want or can do without. 5. ADJUST YOUR SPENDING
Once you know how much income you are bringing in each month and what you are spending it on, you can look at adjusting where you spend your money to ensure that you stay within your budget — having a realistic look at your wants and the things you can do without. This is a great time to also review your fixed expenses, such as your mortgage payments (for example, can you extend your amortization period or change your payment schedule?). Before considering this option, it is
always best to talk to a mortgage expert to see what makes the most sense for you. 6. STAY ON TRACK
It is not only about making a budget and then forgetting about it. In order to be in a better financial position and feel less stressed, tracking your budget on a monthly basis is important to catch any changes in your spending habits. It’s always a good idea to review your budget on a quarterly basis and take into account any increases in expenses or wages that may require adjustments to your original budget. There’s no denying it: environmental stewardship is on the rise. Whether it’s Millennials searching for ways to create a more sustainable lifestyle, Boomers committed to reducing their carbon footprint, or grandparents taking an increasingly active role in creating a healthier world for future generations, more people are going greener than ever before, so it’s no surprise that Passive House design is coming of age. In this this issue, we chat with Sarah Yada Seto, previously a marketing and communications consultant to Passive House Canada and currently vice-president of marketing with BakerWest Real Estate, about what this building standard means for consumers. 18

New Home + Condo Guide: Passive House design has been around in Europe since the late1980s. Why is it only now gaining attention in North America? Sarah Yada Seto: We’ve reached a point where we simply can’t ignore climate change any longer. Extreme weather conditions like heat domes and atmospheric rivers are all around us. So, the question becomes how are we all going to do our part to reduce greenhouse gas emissions? Passive House design is a key answer to that question. A lot of people don’t realize that globally, buildings of all types create approximately 35 percent of greenhouse gases. Within Vancouver, it’s much higher—about 54 percent.
NH+CG: So, what are the principles behind this kind of construction? SYS: There are five basic principles: continuous insulation, highperformance windows and doors, an airtight building envelope, no thermal bridging, and ventilation that provides a constant supply of filtered air paired with a heat-recovery system. One of the biggest misnomers about Passive House is that it only applies to houses, when it’s actually applicable to all construction — recreation and community centres, commercial and industrial buildings, retail and now highrises like CURV that will be built in Vancouver’s West End and will be the world’s tallest building to incorporate these principles.

NH+CG: What kind of benefits do people get from living in a residence designed to these specifications? SYS: Firstly, it’s a healthier living environment. Since the air is continuously filtered, airborne toxins and germs can be reduced, something that became increasingly important during the pandemic when we were forced to spend more time at home. It’s also quieter because of the superior insulation, a consideration in a highly urban location. But what’s probably the biggest eye-opener for most people is that a Passive House uses about one tenth the energy for heating and cooling. With today’s rising energy costs, that translates to some significant savings over time.

NH+CG: What about cost? SYS: Studies suggest that currently, Passive House design tends to be approximately two to 10 per cent more expensive to build than conventional methods but offers large energy and greenhouse gas emission savings over time. We’re currently also experiencing supply chain issues that are driving up overall costs throughout the industry in general. I believe we’re right at the cusp of this building method becoming mainstream, and the more
we build, the more cost effective it will become.

NH+CG: Any final thoughts? SYS: Passive House is a global standard that’s proven by 30 years of science. It also fits into the city of Vancouver’s mandate to have all new construction be Net Zero ready by 2030, and there are already incentives to build to the Passive House standard.
I believe this is the future of building, a collective response to the need to do better for the environment. I personally love open shelves, because they provide easy access and also encourage a curated, organized look. Admittedly, they do require a highly organized, simple approach. The key lies in mastering the art of the display. The following are some of my favourite tips for creating a thoughtful arrangement.
To add warmth and character to your shelving, incorporate natural wood for a warm and inviting feel or opt for metal accents for an industrial touch. The interplay of textures, such as woven baskets or ceramic vases, adds depth and visual interest to your display. The tactile experience of different materials enhances the overall appeal of your shelves, creating a space that feels lived-in and personal.
Shelving is more than just a storage solution; it’s an opportunity to tell the story of the people who live in the space. Use your shelves to display personal items, cherished mementos and unique artifacts. Whether it’s a collection of travel souvenirs or family heirlooms, integrating personal elements on your shelves creates a narrative that resonates with everyone who enters the room. This not only adds character, but also fosters a sense of connection between you and your living space.
3| Distribution and repetition Create a cohesive and visually appealing shelf display by distributing and repeating colours strategically. Consider a colour scheme that complements the room’s overall palette. To maintain balance, imagine an invisible line connecting the tops of each item on the shelf. Strive for a zig-zag pattern to add visual interest, preventing a monotonous look. By repeating decorative accents and elements, you create a harmonious and uniform appearance from top to bottom, ensuring a polished and stylish display.
