A LOT TO CELEBRATE

It’s the most awaited time of the year in Calgary’s new homebuilding industry and the 2022 BILD Calgary Region Awards night did not disappoint. It was great to see all our friends and acquaintances again in the industry and join in the celebrations of their successes.

Morrison Homes and Logel Homes emerged as the big winners during the gala celebrations on April 22 at the Telus Convention Centre, both winning Builder of the Year in their categories (single-family large volume, and multi-family large volume, respectively). It marks the third straight win for Morrison Homes, and the second consecutive for Logel Homes. In fact, we talk about Morrison Homes’ winning culture in our cover feature this issue, and how they keep the focus on customer satisfaction that has led them to amassing a total of 16 Builder of the Year Awards in their 62-year history.

We also have a feature on the advantages of apartment condo living, and Logel Homes is one of the developers we interviewed for this piece, which proves quite prescient on our part after their big win. It seems there are more multi-family developments going on in the city nowadays, and you can reliably find out more about them in these pages.

We also have a special feature on the charms of Chestermere, which has enjoyed a surge in growth these days with a number of new residential developments, including South Shore. Find out more about this growing city just east of Calgary inside.

WINS 16TH BUILDER OF THE YEAR AWARD

For the third straight year, Morrison Homes took home the BILD Calgary Region Grand Award for Builder of the Year – Large Volume, bringing its total to 16 – the most by any homebuilder in the city by a wide margin.

For more than six decades, Morrison Homes has been building family-friendly, stylishly affordable homes in Calgary, and for a quarter of that time they have been the city’s Builder of the Year. They won the award for 10 straight years from 2001 to 2010. And now starting another winning streak by taking home top prize at the 2020, 2021 and 2022 BILD Calgary Region Awards.

But the real winner has always been their customers.

In a speech at the gala celebrations of the BILD Calgary Region Awards at the Telus Convention Centre on April 22, Morrison Homes Chairman Al Morrison credited this success to the “incredible”collaborative values of the team and their pursuit to serve their customers better.

“We’re just going to continue doing what has served us so well. To work as collaboratively as we can with our trade, supply and developer partners and stay as true as we can to the values set out by Frank,” he says.

Al Morrison’s father, Frank, founded the homebuilding company in 1961, and his son took over the reins in 1983. Al, himself, is semi-retired now, but what hasn’t

changed is the honesty, hard work and integrity that is part of Morrison Homes’ DNA and goes into all the homes they build.

“We’ll continue to improve upon our product design and stay current with trends. We have some new models in the works and particularly some that will address the affordability concerns of a lot of homebuyers.”

Never one to sit on its laurels, 2023 is already shaping up to be another banner year for Morrison Homes with new showhomes that just opened and several more coming soon. They have showhomes in all quadrants of the city, as well as in Okotoks and Chestermere.

New are duplex and laned home in the brand-new Anthem community of Glacier Ridge. Morrison Homes also just re-introduced duplexes in the dynamic Okotoks community of D’Arcy.

Morrison Homes’ duplexes in D’Arcy were among the first to sell out when the community first launched five years ago, and their latest ones – The Kirklin and Easton models - are just as exciting.

Both offer floor plans to suit all demographics, whether you’re a first-time homeowner or looking to downsize, says Jodi Kellog, Area Manager with Morrison Homes.

These new paired homes range between 1,485-1,596 sq. ft., the standard models offer threebedrooms and two-and-a-half baths. “The Kirklin showhome, however, shows our popular dual primary bedrooms with ensuite baths along with a center open loft area. Providing a great space for all ages, from a kid’s playroom, dads man cave/TV room or home-based office,” says Kellogg.

The Easton showhome is made of “wow!” with its centre staircase, wrought iron railing, main floor office and fully-loaded, L-shaped rear kitchen.

Both the Kirklin and Easton are popular floor plans, especially with the new approvals of legal suites in Okotoks. The Kirklin allows for separate side entrances for legal basement suites whether it’s an Air BnB, mother-in-law suite or a place to call home for adult children or grandparents.

Morrison’s recently opened estate showhome in Livingston, The Ellsworth, also won its category at this year’s awards. It’s stately bearing with the open-to-above great room on the main floor, the glass panelling along the staircase and the luxurious, spalike design of its ensuite makes this 2,684-square-foot estate showhome with a three-car garage an experience to visit.

Coming up are duplex showhomes in the brand-new northwest community of Glacier Ridge: The Carter and the Lola. The Carter is at 1,387 square-feet also has the dual primary bedroom floorplan that has been popular among first-time homebuyers as it gives them the opportunity to bring in a roommate that can help with the mortgage.

The Lola is a more traditional duplex with three-bedrooms and two-and-a-half baths. Standing at 1,576 square-feet, The Lola offers spacious shared-wall living with no condo fees to worry about.

IN CHESTERMERE RESORT LIVING

Chestermere’s crowning glory has always been its lake, and the enormous recreational opportunities it offers. Today, opportunities to own a home in this dynamic lake city are growing just as fast.

If you haven’t been to this lakeside city just east of Calgary in the past few years, you will certainly be in for a surprise. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts.

Its call to fame remains Chestermere Lake, as the 750-acre lake and the four-season recreational fun it offers remains a big draw. But it is so much more than that today. Chestermere Landing is the city’s first commercial centre where the iconic Dockside Bar and Grill is located, and it has opened its marina for recreational activities in the summer and winter.

Visitors to the young city are encouraged to make a stop at Crazy Pasta at 320 Westcreek Dr. to shop for authentic, fresh-made pasta, bread, and an assortment of imported Italian foods. They also have a small kitchen that offers ear-in and take-out Italian food “all made from scratch,” it says.

FOR 2022 BILD CALGARY REGION AWARDS

The best of the best of Calgary’s new home industry are celebrated, as the BILDCR Awards were handed out during gala night celebrations at the Telus Convention Centre on April 22.

Innovation, style, and inspiration took the spotlight as the local industry honoured the best in class for 2022. Perennial favourites like Morrison Homes and Logel Homes won big, nabbing Builder of the Year – SingleFamily – Large Volume, and Builder of the Year – MultiFamily – Large Volume, respectively.

It was the second consecutive wins for both Morrison Homes and Logel Homes who also won both Grand Awards last year.

Rounding out the Grand Winners are Partner of the Year, Breckenridge Concrete; Multi-Family Small Volume, RareBuilt Homes; and Single-Family Small Volume, Urban Indigo Fine Homes.

This year, over 1,200 members of industry attended the 2022 BILDCR Awards Gala where the brightest from Calgary and Region were rewarded for their innovation over the last year. The 2022 BILDCR Awards Gala featured 11 categories along with the prestigious BILDCR Grand Awards. A total of 62 awards were handed out.

More than 100 judges determined the finalists and the award winners. “We thank them for volunteering their time as well as to MNP for verifying the results,” says Brian Hahn, CEO, BILD Calgary Region.

BILDCR works closely with various levels of government and stakeholder groups to ensure vibrant, established neighborhoods and new communities in the Calgary Region – now, and in the future.

Charron Ungar, CEO at Homes by Avi Group, says multi-family living, especially apartment condos, are the best, most affordable option to bring new home buyers into a place of their own.

“Single family options in our city continue to become more expensive so more dense built forms, like townhomes and apartment condos, are required to fill the affordability gap,” he tells Calgary New Home + Condo Guide. “Our multi-family division has catered to this increasing demand since 2000, with a focus on mixed use buildings able to provide an affordable housing alternative complimented by the built in convenience main floor retail provides.”

“It’s been a successful formula for Homes by Avi and we are building that legacy through our latest launch of Autumn at University District,” Ungar says. This will be their third condo development in this flourishing, dynamic community in the northwest.

LePage emphasizes the importance of location. “Logel Homes builds in what we call A-locations, amenity rich communities where homeowners can walk to shops, grocery stores, and other retail and services often right across the street, allowing us to offer even more convenience than your typical condo development,” he says.

It is one of the key ingredients in their success that has seen them win the coveted Builder of the YearMulti-Family (Large Volume) award at the BILD Calgary Region Awards two years in a row in 2021 and 2022.

He adds that offering a wide range of plans and completion dates helps buyers as well. “We offer between 1215 floorplans at each development and have multiple move-in dates

LATEST DEVELOPMENTS

Homes by Avi is bringing new emphasis to multi-family developments this year. “We currently are developing four different condominium projects, Maverick at Livingston, Sovereign on 17TH, Argyle at University District, and our newest project, Autumn at University District,” says Homes by Avi Marketing Specialist, Sara Chan.

Maverick at Livingston consists of 1- and 2-bedrooms units with den options in a four-storey building, “Maverick is where lifestyle meets design in Livingston,” she says.

Sovereign on 17th is in the desirable location of downtown and will have 13 stories, including main floor retail and urban homes, 155 units and penthouses on the top two floors. Autumn follows Argyle and August in the University District. “Autumn is the ultimate combination of comfort, convenience, and urban condo living in the heart of University District with studio, and one- and two-bedroom condos.” Autumn will launch in May. Logel Homes is similarly busy. “We recently finished our Auburn Rise and Walden Place developments, helping over 850 homeowners between the two,” LePage says.
