Did you get the chance to catch the spectacular aurora borealis light show over Alberta a couple of weeks ago? Wasn’t that just spectacular?! (CMHC) is projecting record highs for new homes to be built in Cowtown in 2024, after already hitting record highs last year that already saw a 13 per cent rise from 2022.
Carrington South in the northwest certainly bears out this stat, as the community continues to grow with new showhomes opening up in June. In fact, its current phase is already 70 percent sold, and the next phase is being eagerly awaited with more duplex and front-drive garage homes. The northwest is booming. There is a lot of activity in the new home market in these parts, as the completion of Calgary’s ring road opened up accessibility and opportunities for new homebuyers. But amidst all this tumult and frenetic action, there is a quiet piece of heaven where residents can find calm and balance, and it’s in Carrington South.

This community is located near a future LRT station and major roadways including Stoney Trail and Centre Street, making travelling within the city quick and easy,” she adds.
“Apex does a very good job with its developments,” says Truman area manager, Paul Dhaliwal, “they are well thought out and make it is easy for us to sell the neighbourhood. When you have an area that feels like home, it is very easy to want place your next homestead in it.”

The new showhomes will emphasize Carrington South’s family-friendly nature. “The Collingwood floorplan can be configured as a 3, 4 or even 5-bedroom home (above grade) when converting the main floor flex room to a bedroom. A full basement development offers 1 or 2 additional bedrooms making it the perfect home for any family to grow into,” Plank says.
Excel Homes offers front attached garage homes in Carrington South, ranging from 1,870 to 2,569 squarefeet.
Truman will be featuring its “Sunce Model” which stands at 2,330 square feet. “It is an open to above concept that is a smaller modified version of our current show home the Mystic. It was one of our more popular designs because of its open concept layout,” Dhaliwal says.

As home prices in Calgary continue to climb, the laned home has lost some of its allure when it comes to affordability, yet it remains one of the most versatile, functional and charming single-family homes in the market. And with new, bigger, more flexible designs available, the laned home is still very much an attractive option for new home buyers.
The laned home is the fairy tale home for many homebuyers because of its picturesque, street-friendly façade. Typically, laned homes will have a porch or veranda facing the street and a parking pad or detached garage accessed off the rear lane.
Although townhomes and duplex homes may beat it out on price, the laned homes’ advantage is that it is

a true single-family home with no shared walls. And laned homes on zero lot lines – plots of land with no side yard - remain a cost-effective option for many.
“While they may no longer fit neatly into the category of starter homes, they still represent a more accessible option for budgetconscious buyers compared to their front-attached garage counterparts,” says Justin Rampersad, Trico Homes area sales manager for laned homes in the northwest community of Glacier Ridge.

Kristina Plank, Marketing Manager at Excel Homes, points out that the aesthetic appeal of the laned home cannot be overstated.

The Raeya is the exemplary model of flexibility to meet today’s diverse customer base, Rampersad says. “The main floor provides the flexibility of being completely open for the largest combined living space we offer on a laned home. The Sandalwood is one of the newest additions to Trico’s laned home lineup. ENVIRONMENTAL INITIATIVES
It is no surprise, however, that Jayman BUILT was able to achieve these various award-winning feats, as they have nurtured a culture of innovation in the development of their homes.

The living room tells a story. And for the most part, it’s an autobiography; but its where your happily ever after can come true.
The living room is one of the most visible rooms of the home, and with the prevailing popularity of the open concept plan on the main floor, it’s easily the one where your personal style can make the most impact.
In the past, the living room had a more formal function. It was called a sitting room, or a parlour, where homeowners receive guests. Today, it’s a bit more informal – and is largely the spot in the home where the family can gather to have fun.
In fact, the living room - in a single-family home, at least – isn’t

just necessarily on the main floor. The bonus room on the second floor, or the entertainment space in the basement can also be termed as living rooms and designed as such to take on this function for family fun.
But in this issue, we tackle the function and design process of the main floor living room - or great room, as some call it - and we get the insights from experts in Calgary’s new home scene.
TIMELESS LOOK
The living room’s function may have changed over the years from a more formal use to a more casual feel.
But Homes by Avi Interior Design Manager, Julie Punter, says that even
if design trends always come back around, she thinks the open concept design is here to stay.
“I think majority of people still love an open floor plan and it is probably here to stay. However, we are seeing more and more floorplans with less open spaces to provide privacy in different areas of the home.”
Cedarglen Homes Showhome Consultant, Sarah Swanson, agrees that the open floor plan still works as it offers a sense of spaciousness and connection.
“They are great for families who want to stay connected while spread across different activities in the home. From prepping dinner in the kitchen to the kids doing homework

EVERYDAY STYLE
Comedian Alex Edleman says that his parents’ living room was reserved “solely for guests and tragedies.” But today, it has become a more essential part of the homes.
“People are conscious of the needs of the home and look at different ways to accommodate their lifestyle,” Punter says. “For example, our Titus showhome in Rockland Park has a designated homework space just off the bonus room.”
She says that people living in smaller spaces are considering ways to space save in their living room with furniture. “By being creative in storage needs and multifunctional furniture, such as sofa that has a trundle bed in it for extra company or a coffee table that becomes a dining table. Everything is about how they live and what their needs are in that space.”
To create a personal look, Punter advises to mix textures, finishes and tones. “People are getting creative and wanting put their unique stamp on their space. People are spending time and money on the design features like the fireplaces and built-ins.”
A CURATED ENVIRONMENT
For Swanson, a well-designed great room combines many important factors including flooring, furniture, and fabrics, tailored to its intended purpose.
“If a great room is primarily going to be used for entertaining,
then it is important that the layout encourages conversation and easy flow. The furniture here becomes very important, as the seating should be arranged so that guests can easily mingle, and there should be plenty of tables and spaces to set down drinks and snacks. On the other hand, a great room that is designed for a family should prioritize comfort and relaxation with the use of performance fabrics, pillows and throws.”
She adds that in family-centric settings, the TV can serve as a focal point, either mounted above the fireplace or on a stylish media stand. “Alternatively, for more formal entertaining, relocating the TV to spaces like bonus rooms or lofts preserves the room’s elegant ambiance.”
A HOW-TO OF GREAT DESIGN
Homes by Avi starts its process with a design concept. “It is probably the most important as it acts as our guideline as to how we want the space to look. Then we pick our finishes in the home (flooring, paint etc.). Then we move on to selecting wallpaper, faux finishes and drapery.”
From there, Punter says they select furnishings, art and décor. “It’s important when designing a space to know what activities you want to do in the space to help you plan accordingly. Some people don’t like TVs in their living rooms and have it in a bonus room or rec room instead, but if you only have one living space then you’ll more than likely have a TV in there. There are ways to hide them in built-ins, cabinet or there are even tv’s that can look like art when you aren’t using them.”
Swanson says recent design trends include the use of rich, earthy tones such as saturated shades of greens, browns and plums.
“Incorporating curved lines can add a sense of softness to rooms, while combining various fabrics and textures can easily add interest. The use of styled antiques, vintage pieces and artisanal items can show off ones personality while adding visual interest.”

Community playgrounds may provide hours of fun for children, but their design has become serious business for developers as they stretch out their imaginations to provide the most engaging and inclusive tot lots for families.
Parents can spend an idyllic afternoon with their young children in the playgrounds of many of Calgary’s new communities. It’s the spot to let the kids burn off excess energy, and for the grown-ups to socialize with their neighbours.
Nowadays, it isn’t just seesaws and slides and swing sets that comprise
a playground, many in the newer communities have more elaborate set-ups that look more like some fun dreamscape.
We spoke with a few of Calgary’s developers to see what goes into planning the playgrounds of today’s communities.
HARMONY IN SPRINGBANK
As the seven-time winner of Best Community in the Calgary Region, you can expect Harmony’s incommunity amenities to be above and beyond the ordinary – and you’d be right.

“Playgrounds play an important role in our communities,” says Qualico Communities Calgary Marketing & Communications Manager, Monica Bilyk. “They provide a safe and dedicated space for children to engage in physical activity, promoting health and well-being. They also facilitate social interaction and communal engagement, creating a sense of community among residents.”
Qualico goes above and beyond when planning for their playgrounds. “A few items that come to mind when planning the development of a playground include accessibility and safety,” says Nathan Gelsinger, Development Coordinator.
“Accessibility is a key component ensuring that we are developing a playground that supports different ages and physical abilities. Safety is also a priority as we want families to feel comfortable in an environment where injury is not a question.”
Qualico situates playgrounds in areas that are visible to the public/ residents. “We put a lot of time and effort into making playgrounds an enjoyable experience and we want people to be aware of the playgrounds in our communities,” he adds.
In their brand-new community of new Southbow Landing in Cochrane, Qualico is taking advantage of the spectacular mountain views of the site.
“Given the nature of Cochrane with its proximity to the Rocky Mountains, our parks/playgrounds will have a sense of warmth and feel as much a part of nature as the Town of Cochrane itself and beyond,” Gelsinger says.

Rohit Communities has a long history of developing many of Alberta’s best loved communities and in their latest developments in the Calgary region – Heartland in Cochrane and Heartwood in the southeast - they are making sure that amenities, including playgrounds, are prioritized as they are essential building blocks for the neighbourhood’s character.
Rohit Division Marketing Manager, Daisy Lieu, says the developer believes playgrounds foster a sense of community, providing a gathering space for families and promotes social interactions and neighbourly bonding.
“There is a lot of development and therapeutic growth that can happen in a playground environment,” she
says. “For example, children can improve their strength and gross motor skills in a playground setting, learn body awareness, sensory regulation, executive functioning skills and build on self-esteem.”
Rohit works with a landscape architect who assists with playground design, looking at factors such as age range, accessibility, durability, safety and maintenance among others before proceeding.
“We look at coloring, surface materials, and landscaping to create a uniqueness from neighboring playgrounds. And lastly, a playground must go through municipal approvals before moving ahead,” Lieu adds.

“We are also excited and aiming to have Heartwood’s first playground open in the fall of 2024. Rohit Communities’ goal is to have this amenity open before the first residents move in, as it offers a sense of community among residents to help establish a vibrant and cohesive neighbourhood at the outset. The first playground will be inclusive for children of all ages and utilizing our existing grading to create seating areas and shade structures.”

a big hit with kids and parents alike, and the highly anticipated Wolf Park set to debut later this year will likely be as well received. “The Wolf Park will feature an adult workout ninja park and expansive greenspaces,” Manarin says.
In Legacy, its rainbow parks add a splash of colour to the landscape. “This year, we’re thrilled to unveil two new additions, our Wood Park and Purple Park, the latter featuring an exciting pump track! We also think about the parents in our parks, how trees will grow over the years to provide shade and seating for relaxation,” she says.
Their efforts have borne fruit.
