GOT 15 MINUTES?
Have you got 15 minutes? Actually, reading this column will take far less than that, but please bear with me.
Just when homebuyers thought it was safe to emerge from the sidelines (as new and resale market statistics for the last couple months have shown), with interest rates, inflation and other market factors seemingly improving... The Bank of Canada on June 7 went ahead and raised its influential overnight rate target to 4.75 per cent. The rate had sat at 4.50 per cent since January, after BoC made four consecutive increases since July 2022. (The next rate announcement is on July 12.)
Now what?
Well, the hike may have surprised some, but many in the real estate industry were expecting it, if not bracing for it.
For homeowners with a variable mortgage, this means their monthly payments may go up, and for others, their amortization may increase, according to Jesse Abrams, co-founder at Homewise, a mortgage advisory and brokerage firm. Those renewing their mortgage this year could see their fixed and variable rates rise even higher, he says.
“For potential homebuyers, we’ve seen supply steadily increase recently, so this could lead to more of a buyers’ market, if some of the demand slows,” Abrams, told HOMES magazine.

“Overall, this was a move that may lead to short-term pain, but seems necessary in the long term. My one hope is that our government pairs this with policy changes to help builders offset some of their costs, as these rate increases affect their ability to add more homes to the housing pool. As builders’ costs go up, they push development dates down the road until friendlier environments are available for them to borrow for their builds.”
The key takeaway for prospective borrowers in this rate environment is to shop around for your mortgage, to find the best rate and features to suit your needs.
Now for those 15 minutes…
For those who may fear the concept, thanks to online conspiracy theories, so-called 15-minute cities or neighbourhoods are actually part of the solution to increasing sustainable, accessible and affordable housing in Ontario and elsewhere in Canada.
As our story on page 14 discusses, a report from ReMax Canada explains that the “15-minute neighbourhood” is an urban planning concept that puts daily necessities within a 15-minute walk, bicycle or transit ride from home. As we grapple with a housing crisis rooted in a persistent inventory shortage, that sounds like a reasonable and commendable objective, and one definitely worth your 15 minutes.

TORONTO MAYOR-ELECT CHOW NEEDS TO TAKE IMMEDIATE ACTION ON HOUSING: BILD
The Building Industry and Land Development Association (BILD) congratulates Olivia Chow on the June 26 by-election victory, and offers to work with the mayor-elect to find ways to achieve more housing supply and improved affordability in Toronto.
“During the campaign, poll after poll demonstrated that housing was a key issue for voters,” says Dave Wilkes, president and CEO of BILD. “It is widely acknowledged that the housing affordability crisis in Toronto is the consequence of inadequate housing supply. This is a policy-driven problem and is therefore fixable. However, time is of the essence, given the rate of population growth in the GTA.”
To support the province’s objective of enabling the building of 1.5 million new homes by 2031, Toronto must deliver 285,000 new homes within the same period – approximately double the rate of the previous decade. The city also needs to
address its deficit of rental housing supply, which will reach 84,000 units in the next 10 years unless action is taken. Policy changes would help increase supply and improve affordability in the city and in the province and enhance livability and support equality for all Torontonians. To achieve these goals, mayor-elect Chow will need to maintain a resolute focus on housing, BILD says.
Throughout the by-election campaign, BILD encouraged candidates to focus on measures that will speed up the approvals process, cap municipal fees added to new homes, use land more efficiently and build housing-supportive infrastructure. These measures are set out in greater detail in the Housing Policy Recommendations that BILD released during the campaign. If implemented, they would help speed up the addition of new housing supply and increase availability and choice.
Following the election, BILD says it has already sent mayor-elect Chow a letter requesting an opportunity to meet at her earliest convenience to start the vital work of changing the culture and processes at City Hall so members can get on with building housing for the new-home buyers and renters looking to call the city of Toronto home.
“BILD’s 1,200 member companies build or support the building of virtually every new home in Toronto,” says Wilkes. “This means the association and its members are experts uniquely positioned to assist the mayor-elect with recommendations on how to resolve the bureaucratic quagmire at City Hall that is inhibiting new housing supply. As companies based in the GTA, BILD members have a vested interest in ensuring adequate housing supply for the social and economic vitality of Toronto and the region.”

15-MINUTE NEIGHBOURHOODS DELIVER MORE ACCESSIBLE AND AFFORDABLE HOUSING: REPORT
As Canada continues to grapple with a housing crisis rooted in a persistent inventory shortage, ReMax Canada explores possible solutions in its latest report, 15-Minute Neighbourhood: Lessons for Small Communities.
The report, exploring the urban planning concept that puts daily necessities within a 15-minute walk, bicycle or transit ride from home, attempts to highlight supply of housing for the greatest number of Canadians, in a way that delivers maximum livability and affordability –particularly in smaller municipalities that are experiencing rapid growth.
“Private and public interests must coalesce to make what seems visionary to some, tangible for all,” says Christopher Alexander, president of ReMax Canada. “By rethinking the design, relevant government policies and zoning bylaws applicable in our neighbourhoods and integrating all the complex layers within existing developed land areas, we can achieve a more effective and comprehensive national housing strategy.”
“Without schools, libraries, small businesses, enterprise and greenspaces, as well as accessible and diversified transportation, the home becomes empty inventory,” adds Elton Ash, executive vicepresident of ReMax Canada. “
According to a Leger survey commissioned by ReMax Canada as part of the report:
• Canadians ranked “lack of available and accessible transit options,” among their top three pain points in their communities (34 per cent). To further supplement, non-drivers are more likely to agree that the 15-minute concept is achievable and feasible (59 per cent) compared to drivers (45 per cent).
• 48 per cent of respondents agree that the concept is achievable and feasible, particularly non-drivers (59 per cent, vs 45 per cent of drivers). In addition, 54 per cent believe that (a) their neighbourhood needs better diversity and balance across walking, biking, public transportation and driving, and that (54 per cent) (b) the 15-minute neighbourhood would help Canada reach its climate goals (54 per cent).
• 72 per cent of respondents agree that reducing commuting time to 15 minutes or less for necessary services, such as work, appointments, childcare, restaurants, entertainment and shopping, would improve one’s quality of life. Traffic volume (44 per cent) and lack of available and accessible transit options (34 per cent) are also pain points for Canadians.
“We agree that Canada needs to invest in building a lot more homes in the next decade, but it must be the right kind of housing within the context of the wider neighbourhood, its socioeconomic diversity, and indeed with climate as a constant potential disruptor,” says Alexander.
KEY FINDINGS IN THE REPORT
Diversity within densification: We should be considering how we can create a variety of types of homes
and sizes within each neighbourhood (high-, midrise, semi-detached and the “missing middle”).
Hard and soft infrastructure are non-negotiable elements of the 15-minute neighbourhood: For 15-minute neighbourhoods to reach the ideal they aspire to, the proper soft and hard infrastructure will need to be in place – these are the systems that allow communities to thrive and quality of life to flourish.
Transform empty space into productive, residential communities: There is an opportunity amid the decline of commercial real estate space, empty retail space and especially parking lots to transform them into residential dwellings. in collaboration with relevant area experts. For this to happen, governments must reduce red-tape by expanding zoning laws and incentivize developers to use this real estate.
Balance in transportation: Car has become king and over-reliance on vehicles has fed urban sprawl, leading to a poor use of space. This has negative long-term impacts on the environment, as well as the physical and mental health of Canadians. Cities should be designed to encourage and foster the use of various modes of transportation, by accounting for bike lanes on all major streets; implementing fast and accessible public transportation; and building walking paths/sidewalks throughout neighbourhoods.
Offering a mix of housing: For cities to avoid falling into the trap of gentrification and ensure equitable housing, a mix of housing needs to be incorporated. Within each neighbourhood there should be a balance between market housing, subsidized housing, mixed-income housing and co-ops.

“The BILD Awards finalists and winners exemplify excellence and innovation as they bring the GTA’s new communities to life,” says Dave Wilkes, BILD president and CEO. “The BILD Awards are an opportunity to celebrate these dynamic companies and remarkable people shaping our region.”
Silvio De Gasperis, president and CEO of the TACC Group of Companies, received BILD’s Lifetime Achievement Award. It is the highest honour BILD can present to a member, recognizing those who have dedicated a lifetime to the association and the industry and demonstrated significant leadership and commitment to the greater good.
The Daniels Corporation was named Home Builder of the Year, Mid/ Highrise, while Great Gulf received the title of Home Builder of the Year, Lowrise. The category recognizes builders which set the standard for the rest of the industry through their professionalism and dedication to excellence. A key component of the judging process is a customer satisfaction survey, which ensures that the end-user’s experience is factored into the award criteria.
Tridel took home the title of Green Builder of the Year, Mid/Highrise, the twelfth time since 2010 that the company has earned a Green Builder of the Year Award. Tridel’s Harbourwalk at Lakeview Village in Mississauga received the People’s Choice Award, which is voted on by the public.
Minto Communities was named Green Builder of the Year, Lowrise, and also received Project of the Year, Lowrise, for The Heights of Harmony, a development in Oshawa. The award for Project of the Year, Mid/Highrise, went to Collecdev, for Cielo Condos in Toronto.

Renewing your mortgage can be an overwhelming experience, especially in times of uncertainty. For this reason, many homeowners renew their mortgage with their current lender without exploring other options, which can result in lost savings.
With interest rates hovering around the four- to five-per-cent mark for a five-year mortgage, it’s important to take a step back, reassess your longterm goals, and consider all options to make an informed decision that best suits your financial needs.
POSSIBLY EXTENDING YOUR TERM
Due to the unpredictability of interest rates, many homeowners experience financial challenges, with a significant per cent of them spending 25 per cent or more of their income on their mortgage. You may opt to refinance your mortgage, which will allow you to trade in your old mortgage for a new one with a different rate or term. A longer term can help to reduce monthly payments, easing any financial strain and making rate hikes more manageable, though this will increase interest your costs over time as you will be paying more interest overall.
SHOP AROUND WITH DIFFERENT LENDERS
You are definitely not obligated to renew with your current lender –which is a mistake many homeowners make. Taking the time to shop around different lenders at the time of renewal could lead to significant savings if you’re able to find better
rates or features elsewhere. By comparing and speaking with various lenders, you can find a mortgage product that suits your present needs and budget – as those needs may have changed since you initially locked in your mortgage. MAKE A CHOICE BASED ON YOUR LONG-TERM GOALS
At the time of renewal, think about where you want to be personally and professionally in the next five to 10 years. If you’re considering upgrading your home or moving before the end of your term, mortgage portability could be a good option for you, as it will allow you to transfer the balance of your current mortgage to your new home, without penalty.
You’ll also be able to choose between a fixed rate or variable rate mortgage. Fixed rates provide a predictable payment schedule that never changes, making it easier to budget, if you have to take on new expenses, such as the birth of a new child, a larger home or post-secondary education for your children. TITLE FRAUD AND HOW TO PROTECT YOURSELF

In uncertain times, we worry about everything from identity theft to scams where people try to take our money. Your home is one of, if not your most important asset, and you need to protect it.
There has been widespread media coverage recently about title fraud affecting property owners, which may be of concern to homeowners or prospective homebuyers. Most of the stories have had one common theme: The property owner was away from home for a significant period. During this absence, fraudsters took several steps to impersonate the owner and sell the property to an innocent third party.
While COVID-19 kept us confined for some time, we cannot all stay at home indefinitely to prevent title fraud, so below are a few things you should know.
1. WHAT TO LOOK FOR TO PREVENT REAL ESTATE TITLE FRAUD
To fraudulently list a property, there may be “For Sale” signs, appraisals and prospective purchasers around the home, so it’s good to have trustworthy neighbours to alert you of suspicious activities.
Keep an eye on your mortgage statements and payments. One helpful thing to know is that if someone (typically the lawyer acting for the seller) requests a mortgage discharge statement, most lenders will pause your mortgage payments
in anticipation of the payment. One of our clients contacted us recently because they noticed red flags for real estate fraud on their property. We suggested they change their mortgage payment frequency to weekly, so if someone did order a discharge statement for their mortgage, they would know as soon as possible.
In addition to real estate specific protections, follow the usual steps to protect your identity: Shred documents containing personal information, check your credit report periodically and keep your passwords secure.
2. WHAT PROTECTIONS ARE AVAILABLE?
In the event of a fraudulent transfer, most property owners will be protected through the Land Titles Assurance Fund and/or their owner’s title insurance policy.
The Land Title Assurance Fund was created pursuant to the Land Titles Act of Ontario and one of its purposes is to reimburse those who have been wrongfully deprived of land because some other person is registered as the owner, through fraud (such as the circumstances described above).
Title insurance is another form of protection. Title insurance provides coverage for post-closing fraud. If there is a fraudulent transfer to a property you own, then your title insurance company will take action to correct the issue (such as work to have the property transferred back to you, or pay you for the value of your property).
It is important to note that your title insurance policy has a limit; for example, our preferred title insurance
company provides coverage for the initial purchase amount, but the coverage increases with the fair market value of the property to a limit of 200 per cent of the initial amount (your policy may differ). What does that mean?
If your property value increases significantly after the purchase of the title insurance policy, you may not have enough coverage. Here is an example: You purchased your home in Toronto for $500,000 seven years ago, and today it is worth $1.4 million. Not an unusual occurrence. You are covered only to $1 million if defrauded. We recommend all of our clients consider increasing the coverage to today’s values.
Finally, keep in mind that you may remember seeing something about a title insurance policy when you last completed a refinance, but that was most likely a lender title insurance policy, so make sure you are aware of the details of your owner’s policy.
Title fraud is ultimately rare, but horrible if it happens to you, and can result in terrible tragedy and cost. We recommend that all homeowners, whether new or existing, should know how this kind of fraud occurs, how to prevent it and what to do if it happens.

Anticipating real estate trends can be a bit like reaching into a magic hat and pulling out an “unexpected” development that might surprise you. However, on further reflection, it often correlates with an “expected” shift in demographics.
The “North American dream” programmed our trajectory of domestic life, as well as our homebuying expectations as our family grew. Our housing requirements reflected our earned status. We looked for real estate listings that used words such as roomy, spacious and grand, and then we checked out the square footage of the home and the size of the lot to ensure that it met with our growing criteria.
In life, we generally start small and end small – at least as it relates to accommodation. It was difficult to predict the slight of hand that the pandemic prompted. Perhaps it was the uncertainty of the future that contributed to the rapid price increases. If we had to stay home, a home base became the desired acquisition. Now, another lifestyle modification is taking place.

By 2035, more than a quarter of the population will be over the age of 65. Not only does this have a huge impact on our health resources and on our workforce, but it also influences a shift in housing preferences. When I speak to people who are transitioning to a living
environment that’s more manageable and sustainable, they’re looking for a smaller space – one that allows them the flexibility to come and go without the worry of maintenance and upkeep. And, because they may be living alone, less space often correlates with lower overhead costs in terms of heating, cooling, electricity, gas, water, insurance and taxes.
But it’s not only seniors. More and more people are choosing to live alone. The Millennial demographic is waiting until later in life to cohabit, and they are less likely to have children than previous generations. With this, comes a rise in urbanization, as this group wants an improved quality of life, along with the proximity to an abundance of activities, art, culture and eating establishments. And, if half the population wants to live in urban areas, then premium spaces will always be in demand, and restrictions will be enforced as it relates to the size of homes and commercial venues that will be approved. Addressing this situation is the boutique condo development in the city of Waterloo, called “flex” (flex-condos.ca). Not only is
it close to two universities, and a wide range of shops and services, but this condo project also offers a flexible opportunity for those who may wish to lease their unit full-time or part-time.
If you love to travel or to spend part of the year in a warmer climate, it just makes sense to have a desirable location in which to sublet. Or, if you choose to live there yearround, enjoying a lifestyle that has city conveniences on your doorstep becomes a prerequisite.

Heading into the mayoral byelection on June 26, the cost of living in Toronto was a major concern. According to an Ipsos poll commissioned by the Toronto Regional Real Estate Board (TRREB), Torontonians gave City Council failing grades on housing affordability. Findings also clearly indicate that housing and the cost of living are top election issues for voters.
It is my fervent belief that Toronto may not graduate to top-tier global city status if this feedback on housing doesn’t improve. Voters recently told the mayoral candidates that it’s time to do their homework on housing, and that starts with building more homes.
The May Ipsos poll of 801 Toronto residents revealed the following alarming results:
• 54 per cent gave council a poor grade on addressing housing affordability; 23 per cent selected D and 31 per cent gave a grade of F
• 89 per cent of Torontonians stated that the next mayor needs to make housing affordability a top priority
• 93 per cent of residents feel that we are in the middle of a housing affordability crisis
• 79 per cent of residents believe that we need to build more homes
In my recent open letter to voters, I outlined TRREB’s housing affordability solutions for the June mayoral by-election candidates. Our top
three priorities for the election are implementing the City’s 2023 Housing Action Plan, including expanding housing options in neighbourhoods; no new taxes or fee increases on housing; and strengthening the municipal land transfer tax rebate for first-time homebuyers.
TRREB CEO John DiMichele declared that, “We have to build 285,000 homes in Toronto by 2031 if we’re going to keep up with demand.” I wholeheartedly agree with his stance that Toronto cannot afford to fall further behind on housing supply. To achieve this, the next mayor must double down on the 2023 Housing Action Plan.
The steadily rising cost of living is another glaring issue highlighted by voters. Based on Ipsos’ findings, a shocking 84 per cent of residents are concerned about their ability to afford living in Toronto. It’s imperative that the next mayor prioritizes identifying ways to help Torontonians keep up with the high cost of living. In terms of housing, that means building more affordable homes, keeping property tax increases balanced, and revisiting the punishing municipal land transfer tax, especially for first-time buyers.
Other illuminating findings:
• Key issues facing Torontonians are cost of living (59 per cent),
affordability of housing (44), crime (36), lowering taxes (23), safety on public transit (22) and jobs and the economy (22 per cent).
• 84 per cent are concerned about their ability to buy a home, rising to 91 per cent among likely buyers.
• 88 per cent are concerned about the ability of the next generation to buy a home in Toronto.
• 90 per cent are concerned about affordability of rental units (including 56 per cent that are very concerned).

ECONOMIC DEVELOPMENT DEPENDS ON HOUSING SUPPLY
The strong ties between our region’s economic development and our available housing supply can no longer be ignored. The West End Home Builders’ Association (WEHBA), in partnership with the Hamilton Chamber of Commerce have released a new report by the Smart Prosperity Institute titled, “Who Will Swing the Hammer?” The report showcases the critical need of workforce housing to ensure the West End area remains welcoming and inclusive well into the future. While Hamilton is currently still an attractive destination to the younger demographics, it is struggling to retain them when they choose to settle and grow a family.
The most common age demographic for those leaving the Hamilton Area is Age Zero (0); those are the families with young children relocating to neighbouring communities with more attainable, family-friendly housing options. We are losing thousands of people, on net, annually to Brantford and St. Catharines-Niagara. Compared to other similarly sized municipalities, we’re also losing even more people to other provinces such as Alberta and Nova Scotia.
WEHBA has joined forces with the Hamilton Chamber of Commerce, because this rising migratory trend is a significant concern for the local business community. Hamilton’s population is aging, and
a predominate portion of nearly all industries is poised to retire within the next decade. For Hamilton to thrive, we need to attract and retain new talent. This ranges from hightech positions such as software engineers to healthcare workers, to the tradespeople needed to build homes for those workers. Hamilton is currently in a paradoxical situation we need to resolve:
1. Metro Hamilton has a pre-existing housing shortage and needs to double new home construction over the next decade to address this shortage and keep up with population growth;
2. The shortage of housing in Metro Hamilton has caused home prices and rents to rise much higher than in other communities in Canada;
3. Metro Hamilton’s high home prices and rents risk pricing out the workers needed to build those homes.
Those moving to and from Hamilton – particularly families with young children – are looking for attainable housing options that meet their needs. However, despite the need to attract families with young children, Hamilton’s housing stock is slowly shifting towards building smaller, less child-friendly units. But the reality is, we need all the housing
we can get. To resolve the shortage and replace our aging workforce, we need to ensure we’re building both smaller units for the young professionals who need them, as well as a variety of family friendly housing options.
Hamilton and Burlington need to double homebuilding over the next decade. If we fail to do so, living in Hamilton will not just become less affordable, but it will also strain the social and economic viability of the entire community, pricing out the workers who build our communities. But there are reasons for hope. Never before have we seen such alignment on housing. While there is still lots holding us back, there is more that unite us – all three levels of government have agreed we need to dramatically scale up our housing production, and the conversation has turned over from “why do we need to build more homes?” to “how are we going to build more homes.”

As the saying goes, the more things change, the more they stay the same. Decades ago, when I began working in the new home and condominium industry, owning a home was the Canadian dream. Apparently, that is still the case, according to a recent study by national marketing firm The Mustel Group and Sotheby’s International Realty Canada.
Their 2023 Canadian Real Estate Market Sentiment: Generational Trends Report is Canada’s first extensive study that looks at the confidence levels of people between the ages of 18 and 77 when it comes to residential real estate. It covers Baby Boomers, Generation X, Millennials and Generation Z. Across the board, their confidence levels are high regarding the performance of real estate over the next decade. In fact, six in 10 of those surveyed believe that a residential real estate purchase will perform the same or better than their other financial investments. In addition, 35 per cent of the participants said they are more likely to buy a primary residence the next five years than they were before the pandemic. With our ongoing lack of supply, it is good news that 35 per cent of those surveyed who already own a primary residence said they are more likely to sell in the next five years.
It is easy to understand these findings. A home or condominium is a tangible asset, rather than figures on paper. You can touch it, see it
and take care of your investment over time. There is a certain pride of ownership that cannot be replicated by renting. Whether a purchaser chooses to live in a lowrise community or a condominium, that person enjoys a sense of belonging to a community. These psychological benefits do a lot for a person’s wellbeing.
And just look at the return-oninvestment that real estate has brought over the decades. Yes, today’s prices seem out of the financial reach of most people, and yet homes and condos are selling, and we have a lot of new communities coming down the pipeline this year. Remember that even decades ago, it was difficult to save for a down payment. We all realized we had to sacrifice to realize the dream of homeownership. We are hearing a shift in the conversations of first-time buyers today. They are realizing the same thing – that to own a home or condo, they will have to forego some of the luxuries they may take for granted. They want to pursue the Canadian dream.
Many of these future buyers will choose to purchase new in order to enjoy the added benefits of having the latest in building materials, technology and energysaving advancements. When they buy early enough in the marketing cycle, they are able to choose their features and finishes so their house or condominium suite feels like “home” the moment they step in.
The Trends Report is wonderful news for Canada as a whole, as confidence in real estate typically represents a healthy economy. We are making headway again to make the Canadian dream a reality for all generations.

YOUR DECK FOR THE SUMMERTIME

Summer is the time we spend a lot of time outdoors, so creating a warm, inviting space to chill out and enjoy nature is really important. Whether you’re entertaining friends and family, or simply enjoying a morning cup of coffee, your exterior environment is equally as important as inside your home.
Now that summer is officially here, it’s a good time to highlight some simple ways you can upgrade your deck.
FOCUS ON FURNITURE
Select natural materials and finishes to give an overall sense of calm and peace for your deck. Teak furniture is ideal, as you don’t have to store it indoors during the winter, while faux wicker pieces have a great organic feel, never break down and are easy to clean. If you get a lot of direct sunlight, create shade with a cantilever umbrella. Transportable, small tables also work well as a convenient place to lay down a book or place a cocktail.
BUILD A SMALL GARDEN
Before you start selecting what plants and flowers you’re going to use, make sure you evaluate your sun exposure, wind and general temperature zone your home is in. All of that will affect which blooms will grow best.
Whether beside the deck door, along the stairs or a railing, scatter beautiful potted plants all over in varying sizes and shapes, while also using a bunch of annuals and perennials for beautiful shots of colour. There’s certainly no

shortage of planters available, so you can find virtually any size and style that suits you. This is the time I also plant my favourite herbs (a sunny patio is the perfect spot to grow them), along with a tomato plant or two. If you’re uncertain what to plant where, your best bet is to go to a garden store so they can answer any questions you have.
CREATE A COSY SEATING AREA
Turn your deck into an outdoor living room by accessorizing with a cosy seating area that is all-weather and durable. It will lend a comfortable
vibe to the space. Think of adding an outdoor rug giving the space a nice textural element, while also being highly functional (it will help anything from being tracked when you move in/outdoors). Opt for a rug in a neutral colour, so as to blend in with your existing deck (and furniture) as best as possible.
CREATE PRIVACY
Love your deck, but not your view? Block out your street, a busy intersection or that nosy neighbor by using a row of evergreens to form a privacy wall where you
need it. It’s the easiest way to build an intimate, private space in your backyard. I love faux hedges and plants, too. Definitely less maintenance, and they last for years. If you have the space, consider a retractable awning, that will not only protect you from the sun, but will also act as an anchor to your space giving a more intimate feel. Alternatively, you could install a wooden lattice wall to one side of your deck and plant clematis and climbing roses that will naturally grow up the lattice. Over time they’ll form a gorgeous wall of blooms.

A pastel palette can create a sense of serenity and softness, instantly transforming any room into a sanctuary. Let’s explore this gentler side of the colour spectrum and discover how pastels can breathe fresh air into a stale space.
What are pastels?
Pastels, also known as tints, are made by mixing any primary colour with white. You can create a pastel using any colour in the rainbow, with the result being a softer, less-saturated version of its former self, which is often
described as ‘light’ or ‘muted’, easy on the eyes and soothing to the soul.
From pale pinks to barely there blues, gentle greens and soft, buttery yellows, pastels bring a serene and airy ambience into any room in the home. By choosing a pastel palette, you invite tranquility into your home, promote relaxation and create a peaceful environment. Silvio De Gasperis, president and CEO of the TACC Group of Companies, received BILD’s Lifetime Achievement Award. It is the highest honour BILD can present to a member, recognizing those who have dedicated a lifetime to the association and the industry and demonstrated significant leadership and commitment to the greater good.

The Daniels Corporation was named Home Builder of the Year, Mid/ Highrise, while Great Gulf received the title of Home Builder of the Year, Lowrise. Great Gulf also received the award for Best International Project of the Year, for the La Clara condominium development in Palm Beach, Fla.
Tridel took home the title of Green Builder of the Year, Mid/Highrise, the twelfth time since 2010 that it has earned a Green Builder of the Year Award. The company also received the People’s Choice Award, which is voted on by the public, for Harbourwalk at Lakeview Village in Mississauga.
Minto Communities was named Green Builder of the Year, Lowrise, and also took home the award for Project of the Year, Lowrise, for The Heights of Harmony, a development in Oshawa. The award for Project of the Year, Mid/Highrise, went to Collecdev, for Cielo Condos in Toronto.
Waterworks, a condominium development in Toronto, by MOD Developments and Woodcliffe Landmark Properties, won in the category of Best Community, Built, while Clockwork, a condominium development in Oakville by

Wyse Meter Solutions took home the Angelo DelZotto Fearless Innovator Award, for its work in promoting the adoption of electric vehicle charging technology in multi-family residential buildings. TAS received the Stephen Dupuis Corporate Social Responsibility (CSR) Award for its comprehensive approach to CSR, including measurement and transparent reporting. Spotlight Development was this year’s recipient of the Ignat Kaneff Inspiration Award for its support of employees’ professional development and its support of new Canadians. Daniel Salerno of Paradise Developments received the Riley Brethour Leadership Award.
