THINKING OF THE NEEDS OF CURRENT AND FUTURE HOMEOWNERS

One of the unheralded things GOHBA members do is think about the needs of future homeowners – those who’ll buy a home not only in the next year or two, but five, 10, 20 years down the road. They think about how to ensure there will be a variety of homes to choose from, that they’ll be affordable, and that they will provide the range of lifestyles the residents of Ottawa want. They think about these things long before it’s decided what type of home will be built or where it will be located. In the same vein, GOHBA members look at existing homes and neighbourhoods and think about what they may look like years in the future, and what those residents will need and want as their circumstances change. At the end of May, members of GOHBA went to Queens Park to talk to Ottawa-area MPPs about the need for more housing to address our population growth. The provincial government expects Ontario to grow by 2.6 million people over the next 12 years. Industry expects that we’ll need to build roughly a million new homes by 2031 to accommodate them.

Currently, we build around 75,000 homes a year across the province, and we’ll need to bump that up to 100,000. Ottawa built 7,500 homes in both 2017 and 2018 – about 2,000 homes more than our 10-year average. But given the province’s population growth projection, we must consider whether we need to be building even more homes. There’s a lot to consider beyond just the sheer number, such as where those homes will go and what kinds of homes they will be (singles, semis, townhomes, apartments, condos), as well as the number of skilled tradespeople we’ll need to build them, energy efficiency performance, and how to maintain affordability. And that’s not even touching upon the infrastructure, transit and amenities that will be needed to support the people in those homes. As well, there is a stock of more than 400,000 existing homes in Ottawa that are aging – those in need of repairs, upgrades and modifications to allow us to stay in our homes as we get older, improve resiliency to climate change and extreme weather, and reduce our operating costs. Existing homes have the potential to be a significant source of new affordable housing through additions or modifications to create accessory suites, multi-family units or shared

accommodations, which are increasingly popular as people look for alternative ways to find a place they can call home. It’s a tall order. But GOHBA members think about these things every day. And we work with the city, community associations and other stakeholders to ensure that the citizens of Ottawa get the housing they want and deserve. Property owners are renting out houses, rooms or entire units for short periods (less than 28 days) in growing numbers, facilitated by online platforms. So before you sign up to use, list or buy, make sure you understand the rules and regulations governing short-term rentals in your area. ZONING

One of the things that could become very sticky, particularly if you are considering renting out a freehold lowrise, may be zoning. 14

The renting of a house or rooms therein may be contrary to the zoning by-law where the home is located. Let’s say the party gets loud and the neighbours complain to the police and to the zoning office of the city. As the owner, you are liable, and this could result in significant fines or worse. Advice: You should review your municipal by-laws before you post the house online, as individual municipalities in Ontario may have differing by-laws prohibiting or limiting short-term rentals. ISSUES IN CONDOMINIUMS

Short-term rentals can sometimes lead to problems in condo

communities, as people renting condos may be disruptive to other residents and may not follow the condo rules. Frequent examples of disputes include: Ŕ Renters causing issues within the building; Ŕ Restrictions and/or prohibitions in the condo’s declaration or rules against it; Ŕ An owner or resident was originally told they could host short-term rentals, but the board has since changed the rule; Ŕ There is a security concern about residents sharing keys with short-term rental tenants. …continued on page 16

The first time you pull up in front of your newly completed home, it should dazzle you. Finally it is ready – your carefully selected architectural model, brick, trim colours, front porch – exactly as you wanted. Welcome home, indeed! The good news is that your home’s curb appeal is only going to get better. How? Well, the one aspect that usually remains to be completed is the landscaping. (The exception here is for condominium properties, which tend to include full landscaping and lawn maintenance.) Most of you will be met with a nice green lawn and, often, the single planted tree that many builders include among their standard features. That’s a great start, but it’s only a start! Now, I’m not recommending that you go over-the-top in terms of money or style. Gazebos and waterfalls are lovely, but simple gardens can be just as beautiful. Trees in particular are one of the best investments you can make; they increase in value every year until they reach maturity. Trees add beauty, shade and a sense of neighbourliness to your home and the whole community. Think how a streetscape is dramatically changed when a big oak or maple is struck down by lightning. As an added benefit, large shady

trees can decrease both your air-conditioning costs in summer and, acting as a windbreak, to your heating costs in winter. When selecting a tree, talk to an expert at your local nursery. They’ll help you decide on the right one and the proper location to plant it, taking into account such variables as your home’s exposure to sun and wind, the size of a tree’s root system and the amount of upkeep necessary. Keep in mind, you don’t need to have a green thumb to have gorgeous gardens. Again, rely on your nursery experts to help you choose low-maintenance plants. Planting perennials (plants that return each year) is one way to reduce labour. If you time it right, you can often pick up incredible flowers, shrubs and ornamental grasses for half-price towards the end of summer. The love you give your lawn will not only increase your enjoyment of your home, it will also pay off

years down the road when you put your home on the market. Take it from me, great landscaping can dramatically increase interest from buyers, and can definitely boost your asking price. So, get out there and get your hands dirty!

How do you avoid these issues? If you are considering using your condo for short-term rentals, you should first review your condo corporation’s declaration, by-laws, and rules. A declaration and/or rules can include conditions or restrictions on the occupation and use of the units. For example, the declaration may say that the units can only be used for “private singlefamilies.” In this case, owners may not be permitted to use their condo for short-term rentals. Moreover, a recent Ontario court ruling has confirmed that condo boards can prevent owners from using their unit for shortterm rentals by passing a rule. Your condo corporation’s documents may also set out 16

a minimum permissible rental period. For example, your condo’s documents may prohibit rental or tenancy agreements for a period shorter than six months. BE INFORMED

Short-term rentals can be a great source of supplementary income, but before you post or list your property on a shortterm rental site, make sure that you understand the rules that govern you, both through your condo corporation and the municipality. Protect yourself by understanding how short-term rentals are addressed in your condominium corporation. It is also important to send a letter or email about any issue to

your condominium corporation. Your condo board or manager should be able to tell you how short-term rentals are handled in your condo corporation and let you know what they plan to do to address your issue. When choosing the right garden for you, consider going with a raised planter, which has some significant benefits over just plowing out a section in the lawn. 1. WEED CONTROL – A large portion of weeds that live in our yards travel under the soil via rhizomes (rootlets). With a raised bed, you can place a liner of garden cloth at the bottom to completely prevent new weeds from invading your soil. Another simple trick is to put a good layer of cardboard in the bottom of your planter before you fill it. The cardboard will naturally stop

any weeds from growing up into your raised bed. As it breaks down, the cardboard also feeds your plants! Even the weeds that spread via seeds, like dandelions, have a harder time getting over the walls of your garden, providing less competition for your veggies. 2. PEST CONTROL – Animals, like gophers and groundhogs, are limited in their ability to get into the beds because they don’t typically jump. A planter that is 20 inches tall is even effective in stopping some rabbits – as they are reluctant to leave the safety of the ground. If you have a real pest problem, consider putting your planters on legs!


3. BETTER SOIL – While the soil in your yard might be great for trees and perennials, vegetables like to get special treatment. Filling your beds with a highgrade triple mix (topsoil, peat, and compost or manure) ensures that your tomatoes are getting the best. Another benefit to adding your own soil is that you can better control compaction, making it easier for the roots of the plants to access more nutrients and water – and produce better returns for you! 4. ACCESSIBILITY – Gardening where you can reach it without having to bend over! It’s a dream for anyone who has strained their back digging on their knees in a vegetable bed. Higher definitely makes it easier, but also consider that you can control the pathways in between the beds, making them level and more stable for walking. One caution: Don’t make your raised beds too wide! Keep them between four and five feet so that you can easily reach into the middle. 5. APPEARANCE – No one can deny that a raised bed just looks good. They are neat and tidy, with all of the soil contained in one space. Having multiple beds is perfect for those like me – who want organization, even outdoors. I’m such a fan of the raised bed, that I built 25 of my own raised planters, complete with trellises for beans and peas. My garden is probably a little big for most homeowners, but adding a few raised beds is simple! It’s literally a wood box on the ground filled with soil. The key is using the right products for your bed. The type of wood that you use is a big deal. Wood is porous; anything that is on the wood will

eventually leach into your garden and get into your veggies. Using clean woods that can handle moisture are your best bet. Cedar has traditionally been considered the best choice. It is a ‘clean’ wood, which means that it doesn’t have any preservatives or chemicals. This product can be harder to find and is often more expensive Pressure-treated is a blend of woods that have been treated to withstand the elements longer. Up until recently, I would never consider using pressure-treated because testing showed that the preservatives would leach out of the wood and into the soil, eventually being absorbed into the plants themselves. That’s all changed now. New technology from MicroPro Sienna is making treated-wood garden-friendly. The copper used in the treatment of the wood becomes inert when it comes in contact with the soil, allowing this product to be used in vegetable gardens and children’s playgrounds and decks. It has also passed thorough environmental testing to be used around freshwater lakes and rivers. This year, get on trend with a vegetable garden perfect for your own family!
