Maybe it says more about how old and out of touch I am than I care to admit (I can just hear my nine-year-old niece saying, “Radio? What’s that?”). But the carefree nature of the song, and the youthful optimism that it brings, still resonates and calls to mind the endless possibilities of long summer days.
Speaking of possibilities, the home design ideas we bring to you in this issue are just as numerous and “all you need to know”. From bedroom and home office decor, to adding care-free plant life to a room or how

The B.C. government is working with local governments to implement the newly revised building code with a blanket approach to help mitigate permitting times. However, as each municipality adopts these updates within their unique bylaws, there remain many unanswered questions, making it important to work with professionals who are experienced
in your region and the housing form you are considering.
Additionally, it’s important to check with your financing companies to understand the process from planning through design and construction, as there will be added costs for the required additional infrastructure.
Once feasibility is confirmed, Theorem says the design team develops a design and budget plan, offering custom solutions to capture the client’s vision and goals. Handling all permits and preparations to ensure compliance with regulations, it is always recommended to work with professional contractors experienced in the local market, as this can save significant time and money.
CASE STUDY: “THE PRINCE” BY THEOREM DEVELOPMENTS
An example of a successful multiplex development is “The Prince,” designed and constructed by Theorem Developments. This project transformed a single-family home into a duplex featuring two 1,500 sq. ft. units. Each unit is thoughtfully designed with three bedrooms and 3.5 bathrooms, separate metering systems
for gas and electricity, and includes enclosed garage with an EV charger for sustainable living.
For ultimate comfort, each unit has its own heating and cooling system via a heat pump and in-floor radiant heating. The project also offers outdoor living and entertaining spaces for both units, balancing indoor and outdoor living perfectly.

When two households become one, how do you merge divergent styles?
Home is as much a place as it is a feeling. If you are working with a designer, they should ensure the space feels like home to everyone who lives there. This can be a tricky situation when faced with dramatically different aesthetic preferences. But rest assured, it’s possible to find your common ground.
A marriage of styles
They say opposites attract, but what do you do when your desired decor style is clean and contemporary, while your partner has more traditional tastes? One solution is to mix and match your way to a cohesive and balanced interior. Try to integrate elements that are characteristic of each unique design style to give it a voice in the broader space. For example, try pairing a sleek, modern sofa with a pair of antique armchairs. Juxtaposing these contrasting styles can be quite beautiful, and actually enhances the unique characteristics of each style. To create continuity within the space, choose a consistent colour palette and consider a neutral backdrop.
Textures and materials can also be the common thread to bring harmony to your differences. For example, a rustic wooden table can complement a modern minimalist and a farmhouse aesthetic. Similarly, metals such as brass or copper can add elegance to both traditional and contemporary designs. Mixing textures – such as pairing sleek leather with soft, woven fabrics – can also add depth and interest to your space.
The art of compromise
Believe it or not, less really can be more, and so some thoughtful editing can help simplify the complications that can arise when different styles clash. Be mindful of what you bring into your home and accept the fact that you’ll likely have to compromise and make choices, especially if you’re merging households and consequently, styles. In this case, it’s quite likely that you’ll have two of everything, so be prepared to make some difficult decisions.
Take stock of your inventory and keep the pieces that naturally complement each other in terms of colour, material and scale. A huge dining table will dwarf delicate antique dining chairs.

Be sure to communicate and collaborate. Remember that in love and at home, a little compromise goes a long way.
Put function first
Oftentimes, the functional use of a space will help determine its aesthetic direction, so this is a good place to start. For example, a dining room lends itself to a little drama, allowing you to lean into bolder design choices. Meanwhile, in the bedroom, the goal is often serenity and relaxation, and more neutral selections may resonate. Determine the underlying “vibe” of the room and come to an understanding of how to achieve that, while still reflecting each personality.
Accessorize + harmonize
Accessories are the easiest way to merge contrasting styles. Rugs, pillows and artwork can tie together disparate designs. Consider using globally inspired textiles to bridge traditional and eclectic styles. A contemporary sculpture can bring a touch of modernity to a vintage setting. The key is to use accessories to subtly echo the themes of both styles, weaving them into a cohesive narrative.
Divide + conquer
Establish focal points in different areas of your home to help each style shine individually while maintaining
overall cohesion. For example, designate one area in the home for a classic Victorian reading nook with an ornate armchair and intricate wallpaper. In another corner, create a minimalist workspace with sleek lines and uncluttered surfaces. By giving each style its own designated area to shine, you ensure that they complement rather than compete with each other.

Successfully decorating a small space takes ingenuity and a few savvy decor tricks
Lighten up
Decorating a small space isn’t really that different from decorating a large one – it just requires some ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same.

Whether you’re looking to update a rental apartment, condominium or small home, give some thought to these eight tips to optimize your space.
Find the right light
First, if you have plenty of natural light, let it shine through. Keep window treatments airy with sheer fabrics so light can come through easily, and
you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add bulk – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate.
Mirror, mirror on the wall
If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the feeling of extra space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout.
Avoid heavy furniture
When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy, block of a coffee table, opt for a piece with legs. Why? It helps carry the eye in and around your space, which gives the impression of a bigger room.
Use furniture that is multi-purpose
I often pick multi-functional pieces such as a high-top table that I put in the kitchen area that acts as a workstation as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor.
Try ‘floating’ pieces
Shelves and nightstands that are built into the walls keep your floor clear of any obstacles and free up some extra space as well.
The bigger the rug, the better
Believe it or not, you don’t want to skimp on size with your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s large enough, so most of the furniture will sit on it, or go wall-to-wall.
Keep colours neutral
This feels fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the
opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use them both in design.
Add some colour
Yes, you can. Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns or palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

Nestled in the neighbourhood of Kleinburg, a fivebedroom, 5,000-sq.-ft. home with a beautifully landscaped backyard underwent a remarkable transformation to fulfill the vision of its discerning owners.

Constructed three decades ago, the home had a dated charm characterized by plastered walls adorned with hues of beige and red, complemented by dark oak trim and built-ins throughout. The original layout of the home created a series of spatial challenges for the renovation, as each area was distinctly separated from the others either through walls, openings, or a lowered platform level.
A collaboration between the homeowners – a family of six – and the design team was guided by a shared vision to modernize the style while preserving its allure. Keywords such as serene, spa-like and light and airy set the tone for the project, shaping every aspect of the renovation process.
The kitchen
Central to the redesign was the kitchen, which felt small and enclosed. The clients wanted a more open and connected space, with a natural flow between the kitchen, dining area, family room and backyard. The goal
was a reimagined space that would be the heart of the home, serving as a culinary hub, while fostering a harmonious connection between indoor and outdoor living.
European design principles
To create clean lines, modern features and an aesthetically pleasing simplicity, and taking into consideration the family’s Italian heritage and their passion for
entertaining, the new kitchen layout focused on openness, maximizing the space between the kitchen, breakfast area, and family room. Originally measuring 300 sq. ft., the kitchen featured beige-toned wood cabinetry with intricate trim detailing, which did not extend to the full height of the ceiling and contributed to the sense of the space feeling small.
To expand the area, the structural load-bearing wall was moved by approximately two ft., which opened the wall between the kitchen and family
room, enlarging the combined kitchen and breakfast area by almost 150 sq. ft., for a total of 450 sq. ft. This additional
space allowed for a full-size standard island to be installed, providing ample counter and prep space.
Before
The overall aesthetic includes oak cabinetry designed to incorporate state-of-the-art appliances; integrated handles to maintain clean lines; and light oak flooring, complemented by white lower cabinets that break up the wood tones. Black accents throughout add a modern touch, and matte black plumbing fixtures paired with matching light fixtures create a cohesive look. The durable Dekton countertop, which is an ultracompact porcelain surface ideal for high-traffic areas, is paired with a real Calacatta
marble bar top and feature side for added elegance. Subtly patterned, lightgrey countertops extend onto the backsplash and walls, for continuity. Finally, extra pantry and storage space were added, providing convenient access to essentials and reducing clutter. Strategically placed drawers facilitate easy organization and retrieval of cooking items such as pots, pans, utensils and other culinary essentials.
Upstairs, downstairs
The curvilinear staircase, a key architectural feature in the home, underwent a dramatic transformation to enhance the overall flow and functionality of the home. This change was driven by the desire to create a more contemporary and
efficient use of space. The original staircase, while visually striking, occupied a significant amount of floor space and created awkward, less usable areas around it. It also relied on specific load-bearing walls and foundations tailored to its unique shape and weight distribution. Altering these supports required a detailed structural assessment to preserve the building’s integrity, involving structural engineers to safely redistribute the load and reinforce the new structure – an L-shaped slanted waterfall staircase. Extending a structural column to the basement provided the needed support and reinforcing and slightly elevating the floor structure above ensured safe and comfortable access between levels.
Once the staircase was redesigned, the foyer was enlarged. The previously cramped area was opened, offering
storage drawers and a space for seating – a welcoming entryway and a perfect spot for the family to prepare for the day ahead
Adding more features
Upstairs, a three-piece bathroom was added to one of the bedrooms by combining a walk-in closet inside the bedroom with a linen closet accessible from the hallway to allow
for an ensuite with a walkthrough closet. This change provided more privacy, while also increasing the property’s value by adding another bathroom. The home’s other bathrooms underwent comprehensive renovations, shedding their pre-fabricated enclosures in favour of bespoke, functional and beautiful designs.
Remodelling a large home with an outdated floorplan and features takes a lot of planning and collaboration with trades and consultants to correctly place columns and prioritize structural integrity while preserving the desired open-concept design. Early attention to ductwork and plumbing considerations were important, too, to prevent lastminute adjustments and maintain a cohesive transformation.

The power of personalized design
From the moment I met my clients, it was evident they had a distinct vision for their builder-grade home. Their clear sense of style made my role as a designer more straightforward. They
envisioned a harmonious blend of walnut wood furniture, black accents and touches of green throughout their home. The goal was to bring this vision to life, ensuring each room had its own unique feel, while still incorporating elements of the overall design aesthetic.
The heart of it all
The open-concept kitchen, living room and breakfast nook took centre stage for this project. The homeowners spend most of their time in this area, so it had to be exceptional.
Despite its modest size, the aim was to make it feel cosy and cohesive, maximizing every square inch of space.
To integrate the three areas, materials were carefully selected to connect one area to the next. Natural Calacatta marble in neutral tones was used along the kitchen walls and the fireplace façade. Black countertops and walnut built-ins beautifully accented the marble’s elegance. A vibrant green sofa added just the right amount of colour to the otherwise neutral palette, bringing warmth and vibrancy to the living area.
Black is back
One of the kitchen’s highlights is the breakfast nook, featuring a built-in banquette and a custom solid walnut table. This practical yet elevated space allows the family to enjoy meals together, reinforcing the home’s welcoming and functional feel. Adjacent to the kitchen, a lovely
pantry painted in the same soft black has a bar area, perfect for serving guests during gatherings.
Incorporating touches of black throughout the house was a deliberate choice to add depth and sophistication. The banquette is covered in black leather, and the hue was used for details in the kitchen cabinetry, with a soft black tone on all the doors to tie the colour scheme together. This look extended to the furniture, some of the lighting, and the window frames.
Green and serene
In the dining room, the mix of textures and finishes creates a sophisticated yet inviting atmosphere. The ceiling, painted a beautiful pewter green, contrasts wonderfully with the brass lighting fixture. The custom dining table adds a unique touch, with its half-cylinder-shaped legs and ebony stain exterior combined with brass on the inside.

Use black to emphasize architectural features or focal points, such as window frames, cabinetry hardware or statement furniture pieces. With open-concept spaces, maintain flow by using the same colours throughout.
However, the custom-designed sideboard with walnut interiors and wrapped in green vinyl, truly steals the show with its practical and stylish design.
Just off the dining room is the home office, kept light and bright with custom wood built-in and neutral furniture. This space offers a serene environment for productivity and creativity.
The principal bedroom follows the same colour palette as the main floor. The black leather headboard, sourced from the client, is complemented by custom fabrics and pillows in various green and neutral tones, highlighting the beautiful window bench.
In the main bathroom, a striking black vanity with brass detailing was designed, matching the rest of the house. Chevron tile on the bathroom wall, a mix of Calacatta
marble and mother of pearl, adds a touch of glamour.
As for the powder room, it is a small space that makes a big statement, with green wallcovering, a Calacatta countertop, and a beautiful floral mosaic on the floor made of various marbles and brass detailing.
Personalized design
Working on this project was a delight because of the clear direction and vision of the homeowners. Their style was the design’s cornerstone, making it a timeless and unique reflection of their tastes. For me, there is nothing is more fulfilling than helping clients build their dream home while staying true to their style. This project is a testament to the power of personalized design and the beauty of cohesive, thoughtful details.

The rule of “five-in” also permits the use of high-density insulation and a slabtype foundation, by insulating out five ft. up and around it. In either method, you are digging, forming and pouring expensive and carbon-intensive concrete. It’s a trade that few of the recent generation enter into (as it’s physically challenging and messy), and therefore, as with all supply and demand equations, when in short supply, the said product or service is expensive. Fear not, space-constrained reader,
TOP-UP ADDITION: Where an existing structure is already supported by a foundation, the top-up for a new added storey is relatively cost effective compared to a main-floor addition. In this case, a new third floor was added to make room for two home offices.
we have some solutions for you to increase your living area without incurring the concrete-foundation ransom.
Double floor lll
A main-floor addition can be built without concrete at all. Technology to create an alternate foundation system was designed in the 1830’s by Irish engineer Alexander Mitchell. The first use was for helical, or screw piles, for mooring ships in rivers. This function then expanded to shoring up lighthouses and piers and have held structures upright for more than 130 years. The best part, is they are engineered to withstand the loads they intend to support, are cost effective and create much less landscape damage. They are also great for tight sites, where large excavators cannot reach. If there is no basement, our friend and former boss, John Liptak of OakWood Builders in Ottawa, taught us some 25 years ago about the genius solution of a double-floor system.
DOUBLE-FLOOR SYSTEM: By using a preengineered helical pile and an insulated double-floor system, there is no need for a costly excavation, or a carbon-intensive concrete foundation.
BeforeATTIC CONVERSION: That space within your roof can be converted into a comfortable and costeffective living space, once it’s designed and built to hold the weight of you and your personal effects, and insulated and climate controlled for occupancy. Dormers, skylights and knee wall storage can really accentuate the features inside your roof.
With insulation on the outward (lower) floor package, and a second-floor pack above it where we can run plumbing, mechanical and electrical services, we separate the floor completely from the cool, and sometimes very cold outside air. This ensures comfort under foot for the occupants and greatly reduces foundation costs. The exterior can be skirted to within two in. of finished grade (we recommend a wire mesh be dug 12 in. underground to avoid skunks
and raccoons living beneath it). The gap is necessary for venting, but alternative venting methods are possible, or you could also seal it off, insulate and heat it like a crawl space. This addition type is a fantastic way to add space above-grade and can easily support single-, two- and even three-storey additions on just a couple of properly sized piles. Savings for this type of foundation can amount to anywhere from $30,000 to $50,000 versus a concrete intensive full basement addition foundation. Pile costs range depending on the size and the supplier, but generally are in the $1,500-$3,000 per pile range, plus engineering design costs.
Topping up lll
If you have an existing structure that rests upon a sturdy and viable foundation, topping up is a great way to add space in a cost-effective manner. Bungalows and twostorey homes can often receive an additional storey of living space without having to do anything to the existing foundation. Once you go above three storeys, however, the live loading gets too intense for a standard footing size and costly stability measures may be required. This is a great solution if you are on a tight property, and you don’t have room to extend outward beyond the existing walls of the home. Depending on the cladding on the existing building you are topping up, you may be restricted to lightweight products. Full bed masonry materials can usually only be installed atop an existing masonry finish (or costly steel lintels are required). We suggest people look for a different, yet complimentary finish for the addition. Wood, metal or cement fibre siding, acrylic stucco and thin veneer masonry are all common finishes. That said, if the existing finish is remaining, you want something that looks purposeful and isn’t an attempted match that fails. You also don’t want a heavier finish above a lighter one (for example, stone above siding). Thin veneers in brick and cultured stone have really increased the available options. Going with a juxtaposed style in total defiance of the original architectural style of the home can also create a playful aesthetic.
Finishing the unfinished lll
There are many homes with space just begging to be upgraded and converted to a living area. The garage where the car never gets parked, the basement that’s home to luggage and spiders, and/or the attic where raccoons and squirrels nest each spring. All these areas can be converted into comfortable, healthy and stylish living spaces, adding a ton of square footage in a relatively cost-effective manner compared to a traditional addition. For garage conversions, the biggest challenge can be zoning approvals. For basements, it’s ensuring the space is designed to be warm, dry and above all else, tall enough — a minimum of 1.95 metres or 77 inches with at least 75 per cent of the area measuring more than six ft. 11 in. or two metres tall, as per the code. For attics, the most critical design element involves structural conformity to hold people and furniture,
ceiling heights, insulation values and adequate cooling for comfort in the summer. Any of these options can deliver the extra living area required, all while maintaining the existing building footprint, and keeping some cash (or bitcoin) in your wallet.
Final thoughts lll
In this current economy, few of us have capital to waste. If you really need extra space to live comfortably, explore the alternatives to a typical full basement-style addition to still end up with a fantastic space, while saving for life’s other capital-intensive pursuits (like sports betting or apocalypse planning).
When planning your own space to maximize an addition or renovation project, remember there is real value in working with a professional to design and build the space, including the most efficient way of doing it.

The elements of feng shui in home design and decor
Embracing an ancient art

An expertly designed home can make one feel balanced and relaxed, but what are some of the methods that go beyond styling to achieve peace and harmony in a living space?
The process really should begin before you move into a new home. Many cultures follow specific beliefs
and superstitions that come into play to make a space ready for habitation, and to enhance the ‘spirit’ or vibe of the rooms. This can be as simple as ringing a bell as you enter your new residence, lighting a candle on your first night, or burning sage as a cleansing ritual. Many of these customs originated to ward off evil spirits and usher prosperity into the home, but others were also
about home design that go beyond superstitions.
The feng shui way
No longer a strange concept in North America, feng shui (pronounced: fuhng shway) means “wind-water,” and is the ancient Chinese art of arranging buildings, objects and space to maximize the flow of ‘chi’
The five feng shui elements are:

or energy of the environment with the user of the space to achieve harmony, balance and good fortune. Originating in the early Zhou dynasty (1046–256 bce), feng shui has gained popularity with some interior designers who employ its principles in their work.
“Feng shui has always been on my radar throughout my journey as a designer. I can’t say exactly when it occurred, but it was a long time ago. I’m all for setting up for success in daily life and if my designs or feng shui can assist with that for people, my job is doubly rewarding.”
Feng shui working for you
Cummings says the people she encounters are always receptive about discovering ways to improve their spaces. It has become second nature for her to create designs that harvest and harness good energy, and this is where feng shui comes in.
She does admit that when she first learned about the ancient custom, she was skeptical.
“Thoughts of smiling buddhas, bamboo plants and small fountains come to mind, but it’s much, much more than that. In the most basic of terms, I interpret feng shui as a plan of optimal placements and locations for specific items in a home that will promote, protect and harness good energy, in an attempt to channel the most fortunate outcomes we wish to manifest in our lives.”
Blending the elements to achieve harmony
Cummings says the art and science of feng shui addresses five specific natural earth elements, their characteristics and the specific hues associated with them.
“As a designer and decorator, I utilize rules that optimize floorplans and traffic flow, implement colour palettes that promote desired feelings, and look to nature to bring the outdoors in, for the sole purpose of bringing joy and enriching our environments,” Cummings says. “ Feng shui is no different and we likely already do some of those things without even knowing it.”
The do’s and don’ts to achieve balance and harmony in a home
THE BEDROOM
Don’t have any technology – phones, TVs, computers, tablets or electronics in the bedroom. Do not incorporate water features, photos of boats or bodies of water, have too many plants or clutter under the bed, on surfaces or unworn clothes in a closet. Do not sleep with your feet directed toward the door.
Do decorate with soft, rounded furnishings, using accent colours strategically according to their elements – peaches and pinks for romance, red, purple or gold accents for prosperity, dark blue for knowledge, black for wisdom, green for tranquility, brown, orange or yellow for balance. Make sure to keep it tidy.
THE ENTRYWAY
Do not have mirrors hanging or placed directly across from main doors (this applies to bedrooms as well) and keep the space from becoming overcluttered. Do consider a vibrant red colour for the front door, which is a popular choice.
THE KITCHEN
Do have a place for everything, make sure all appliances and fixtures are clean and maintained, and make the range a focal point. Locate the kitchen at the back of the home
and incorporate some wood and metal and glass panels in the design. Choose lighter or neutral colours and have good lighting. Keep pots of herbs or plants, and finally, in order to avoid trapping good energy in a void, use full-height uppers.
Don’t have a cluttered, messy kitchen, or use cabinetry that does not go all the way up to the ceiling. Do not have unused or unclean appliances and because the kitchen is considered a fire element, using red or orange colours is a faux pas, making the overall energy too heavy.

he days are long, but the years are short, and before you know it, your little ones aren’t quite so little anymore. Poof! Just like that, their needs change and so too, do their tastes. Wasn’t it just yesterday that the pink princess and the Paw Patrol themes were all the rage? When it comes to the design and decor of your kids’
bedrooms, you can try your best to keep up with this never-ending evolution, or you can stay three steps ahead, with a styling strategy that will grow and progress with your kids.
The first step
Start with a flexible layout that can easily accommodate all the changes that will come over time. Open floorplans provide versatility and allow
purpose lighting – think over-head desk lights and flexible side-table lamps.
Build on a foundation
Give the space a neutral base and add personality with accents. While you may be tempted to go all in with a specific theme, this is actually
quite rigid and can even stifle your child’s personality. Instead, opt for an unbiased aesthetic, with a neutral colour palette for the walls, floors and larger furniture pieces. Steer clear of florals, and focus instead on patterns such as stripes, plaids, polka dots or an abstract. These contribute to a timeless backdrop that can be easily updated with changing trends and personal preferences, as your child figures out who and what they are. And when that time comes, it’s simple to infuse colour and character with
pieces such as removable wallpaper, area rugs, throw pillows, curtains and accessories. These accents are relatively low cost and can be easily swapped out as tastes evolve. Choose kid-friendly materials that are durable, easy-to-clean and can withstand wear and tear. Hardwood floors are ideal for high-traffic areas, while stain-resistant fabrics and machine-washable slipcovers are practical choices for upholstered furniture. Invest in quality materials that will stand the test of time.
Contain clutter
Having adaptable storage solutions is essential for keeping clutter at bay and maintaining an organized space. Invest in organized storage systems with stackable bins, and proper cabinets with everything labelled within the drawer dividers, so it all can be easily reconfigured to accommodate changing needs. Encourage your kids to participate in the process by having them create the labels for their storage bins, so they can learn how to keep designated spaces for their belongings neat and tidy.
Have a plan
Anticipate future growth and plan your space accordingly. This means leaving room for expansion by allocating “flex” areas that can be repurposed as your kids’ needs evolve. Convertible attics, basements or bonus rooms can be transformed
into playrooms, home offices or guest bedrooms as family dynamics change.
Welcome input
Last but not least, involve the kids in the design process to ensure that their voices are heard and their preferences are considered. After all, it’s their space. Encourage them to share their ideas, interests and aspirations for their living areas. By involving them in the decision-making process, you’ll empower them to take ownership of their surroundings and foster a sense of belonging.
