For those who aren’t the do–it–yourself type, finding the right company or contractor to do your home renovation can be a bit intimidating. The MHBA has some great resources on our website (www.homebuilders.mb.ca) for homeowners looking at doing home renovations that can help you plan and prepare for a renovation project and help you find professional renovators to do the job.

By clicking the “Renovating Your Home” button on the MHBA website’s main page, you’ll access information and tips on how to plan, budget, and prepare for your renovation project. The MHBA has helpful videos posted that provide tips on how to hire the right contractor for your project. Printable guides such as “From Contract to Completion” and “Your Renovation Roadmap” can help take you step by step through the entire process of hiring a contractor for your project.

Any renovation project should always start with a plan. Identify your budget for the project, what work must be done, and what your “wish list” is should the budget allow. This will help you plan properly and outline the scope of work needing to be done. It will also help in getting accurate quotes from contractors you would like to work with.

Always get a detailed written contract from your contractor. Without a contract, you don’t have any control over the work to be done, the timeframe for completion, or what the final price will be.

Professional renovators will back up their quote with a contract. This ensures you and your contractor are literally “on the same page” regarding the work to be done.

Ask about insurance and warranty coverage. Professional renovators will carry the proper insurance coverage and take steps to ensure your renovation is done safely. They will also do the work in a way that ensures that the work done will not void the manufacturer’s warranty on products and materials used. Remember, your home becomes a construction site when renovations are taking place, from demolition right to completion.

And keep in mind that the cheapest deal isn’t necessarily the best deal. In fact, it could end up costing you much more in the long run. Finding someone “handy” who is willing to do the job for cash – tax free and permit free – may sound like a good

idea, but this can come with big implications. Proper permits and a contract with a properly insured professional renovator can take away a lot of worry and provide you with peace of mind, regardless of the size and scale of the job. Otherwise, you are leaving yourself open to hoping –rather than knowing – the job will get done properly.

MHBA Renovator members always provide a written contract, have proper warranty and insurance coverage, and ensure your projects are up to code, properly permitted, and fully inspected. Hiring a professional renovator is the best first step in ensuring the investment you are making in improving your home is a wise one.

Whatever the nature and scope of your project, there are many experienced people who can help turn your renovation ideas into a successful reality. A renovation contractor or professional renovator, usually gets involved in a wide range of projects — large and small, interior and exterior. Renovation contractors work with you to turn your ideas into reality, and they coordinate all aspects of your project — permits, materials, workers, subtrades, supervision and inspections. In other words, a professional renovator puts it all together for you.

DESIGNERS AND ARCHITECTS

If your renovator does not provide design services, you can hire a designer or architect to assist you with plans and to prepare working drawings and specifications. Choose someone who is familiar with the special demands of renovations. Ideally, plans should be developed with input from the renovator who will be doing the work.

KITCHEN AND BATHROOM RETAILERS

Due to the tremendous popularity of kitchen and bathroom renovations, many manufacturers have set up storefront outlets or showrooms where homeowners can enjoy a first-hand look at product offerings such as cabinets, counters and fixtures. Renovation contractors often work closely with these retailers to provide integrated customer service.

A TRADE CONTRACTOR

Trade contractors, such as plumbers, electricians, roofers or HVAC (heating, ventilation and air conditioning) installers offer highly specialized services. Trade contractors work closely with professional renovators, who include them as part of their team as required for each project. Homeowners can also hire them directly when, for instance, you only want to replace your roofing or install a new furnace.

A SPECIALTY RENOVATION CONTRACTOR

A professional renovator who specializes in a particular aspect of home renovation, such as kitchens and bathrooms, sunrooms or window replacement. Some contractors focus on renovations for special audiences, such as homeowners with environmental sensitivities.

A HOME ENERGY ADVISOR

A home energy assessment by a licensed independent home energy advisor can help you save money and improve your home’s comfort by including energy upgrades in your renovation project. Energy advisors, licensed by the government of Canada, carry out a thorough inspection of all energy-related aspects of your home, and use computer modeling to identify the most cost-effective improvements. You get a written report listing possible improvements and potential energy savings. You and your renovator can use this report when developing your home renovation plans.

A DESIGN/BUILD RENOVATOR

Large renovation projects often require design work and drawings upfront before costs can be worked out and construction can begin. The design/build renovator provides both professional design and construction services and so is able to see your job through from start to finish.

HOME INSPECTORS

A third-party inspection of your home before you begin planning your renovation may provide you with important information about its condition and possible needs for repairs and replacement. Before you hire an inspector, be sure to ask about qualifications, references and insurance.

Successfully decorating a small space takes ingenuity and a few savvy decor tricks

Lighten up

Decorating a small space isn’t really that different from decorating a large one – it just requires some ingenuity and understanding what works in the space and what doesn’t. While your focus will be different when you’re working with less square footage, the basic rules of design are very much the same.

Whether you’re looking to update a rental apartment, condominium or small home, give some thought to these eight tips to optimize your space.

Find the right light

First, if you have plenty of natural light, let it shine through. Keep window treatments airy with sheer fabrics so light can come through easily, and

you’re not weighing down your space with heavy curtains or blinds. Add additional lighting throughout your space but avoid any big floor or table lamps – they just add bulk – and opt for wall sconces, pendant lights or string lights that don’t take up too much real estate.

Mirror, mirror on the wall

If you aren’t blessed with a lot of natural light in a room, mirrors can add additional light and the feeling of extra space by reflecting back any natural and non-natural lighting you do have. It will give the illusion of more square footage, so think about using one large mirror in your room or arrange a few smaller ones throughout.

Avoid heavy furniture

When dressing a small space, your furniture has to look light. For example, instead of investing in a sturdy, block of a coffee table, opt for a piece with legs. Why? It helps carry the eye in and around your space, which gives the impression of a bigger room.

Use furniture that is multi-purpose

I often pick multi-functional pieces such as a high-top table that I put in the kitchen area that acts as a workstation as well as an eating area. You can get creative with storage options, too: Ottomans that can store your linens, or built-in cabinetry under your bed. Nowadays, there are so many chic storage options that work double-duty as a piece of decor.

Try ‘floating’ pieces

Shelves and nightstands that are built into the walls keep your floor clear of any obstacles and free up some extra space as well.

The bigger the rug, the better

Believe it or not, you don’t want to skimp on size with your rug. A tiny rug just makes the room feel equally as small, so pick a floor covering that’s large enough, so most of the furniture will sit on it, or go wall-to-wall.

Keep colours neutral

This feels fairly obvious, but lighter walls give the illusion of a bigger space, where darker walls do the

opposite. My favourite hues are from Benjamin Moore: CC40 or Chantilly Lace. I often use them both in design.

Add some colour

Yes, you can. Use colour for your pillows, bedding, artwork or carpets, but I always caution about going too overboard with really bold patterns or palettes. You want to minimize the “noise,” as it were, so my advice is to add your colour, but keep it fresh, light and harmonious.

Nestled in the neighbourhood of Kleinburg, a fivebedroom, 5,000-sq.-ft. home with a beautifully landscaped backyard underwent a remarkable transformation to fulfill the vision of its discerning owners.

Before

Modernupdate

Constructed three decades ago, the home had a dated charm characterized by plastered walls adorned with hues of beige and red, complemented by dark oak trim and built-ins throughout. The original layout of the home created a series of spatial challenges for the renovation, as each area was distinctly separated from the others either through walls, openings, or a lowered platform level.

A collaboration between the homeowners – a family of six – and the design team was guided by a shared vision to modernize the style while preserving its allure. Keywords such as serene, spa-like and light and airy set the tone for the project, shaping every aspect of the renovation process.

The kitchen

Central to the redesign was the kitchen, which felt small and enclosed. The clients wanted a more open and connected space, with a natural flow between the kitchen, dining area, family room and backyard. The goal

was a reimagined space that would be the heart of the home, serving as a culinary hub, while fostering a harmonious connection between indoor and outdoor living.

European design principles

To create clean lines, modern features and an aesthetically pleasing simplicity, and taking into consideration the family’s Italian heritage and their passion for

entertaining, the new kitchen layout focused on openness, maximizing the space between the kitchen, breakfast area, and family room. Originally measuring 300 sq. ft., the kitchen featured beige-toned wood cabinetry with intricate trim detailing, which did not extend to the full height of the ceiling and contributed to the sense of the space feeling small.

To expand the area, the structural load-bearing wall was moved by approximately two ft., which opened the wall between the kitchen and family

room, enlarging the combined kitchen and breakfast area by almost 150 sq. ft., for a total of 450 sq. ft. This additional

space allowed for a full-size standard island to be installed, providing ample counter and prep space.

Before

The overall aesthetic includes oak cabinetry designed to incorporate state-of-the-art appliances; integrated handles to maintain clean lines; and light oak flooring, complemented by white lower cabinets that break up the wood tones. Black accents throughout add a modern touch, and matte black plumbing fixtures paired with matching light fixtures create a cohesive look. The durable Dekton countertop, which is an ultracompact porcelain surface ideal for high-traffic areas, is paired with a real Calacatta

marble bar top and feature side for added elegance. Subtly patterned, lightgrey countertops extend onto the backsplash and walls, for continuity. Finally, extra pantry and storage space were added, providing convenient access to essentials and reducing clutter. Strategically placed drawers facilitate easy organization and retrieval of cooking items such as pots, pans, utensils and other culinary essentials.

Upstairs, downstairs

The curvilinear staircase, a key architectural feature in the home, underwent a dramatic transformation to enhance the overall flow and functionality of the home. This change was driven by the desire to create a more contemporary and

efficient use of space. The original staircase, while visually striking, occupied a significant amount of floor space and created awkward, less usable areas around it. It also relied on specific load-bearing walls and foundations tailored to its unique shape and weight distribution. Altering these supports required a detailed structural assessment to preserve the building’s integrity, involving structural engineers to safely redistribute the load and reinforce the new structure – an L-shaped slanted waterfall staircase. Extending a structural column to the basement provided the needed support and reinforcing and slightly elevating the floor structure above ensured safe and comfortable access between levels.

Once the staircase was redesigned, the foyer was enlarged. The previously cramped area was opened, offering

The home’s other bathrooms underwent comprehensive renovations, shedding their pre-fabricated enclosures in favour of bespoke, functional and beautiful designs.

Remodelling a large home with an outdated floorplan and features takes a lot of planning and collaboration with trades and consultants to correctly place columns and prioritize structural integrity while preserving the desired open-concept design. The power of personalized design

From the moment I met my clients, it was evident they had a distinct vision for their builder-grade home. Their clear sense of style made my role as a designer more straightforward. They

envisioned a harmonious blend of walnut wood furniture, black accents and touches of green throughout their home. The goal was to bring this vision to life, ensuring each room had its own unique feel, while still incorporating elements of the overall design aesthetic.

The heart of it all

The open-concept kitchen, living room and breakfast nook took centre stage for this project. The homeowners spend most of their time in this area, so it had to be exceptional.

Despite its modest size, the aim was to make it feel cosy and cohesive, maximizing every square inch of space.

To integrate the three areas, materials were carefully selected to connect one area to the next. Natural Calacatta marble in neutral tones was used along the kitchen walls and the fireplace façade. Black countertops and walnut built-ins beautifully accented the marble’s elegance. A vibrant green sofa added just the right amount of colour to the otherwise neutral palette, bringing warmth and vibrancy to the living area.

Black is back

One of the kitchen’s highlights is the breakfast nook, featuring a built-in banquette and a custom solid walnut table. This practical yet elevated space allows the family to enjoy meals together, reinforcing the home’s welcoming and functional feel. Adjacent to the kitchen, a lovely

pantry painted in the same soft black has a bar area, perfect for serving guests during gatherings.

Incorporating touches of black throughout the house was a deliberate choice to add depth and sophistication. The banquette is covered in black leather, and the hue was used for details in the kitchen cabinetry, with a soft black tone on all the doors to tie the colour scheme together. This look extended to the furniture, some of the lighting, and the window frames.

Green and serene

In the dining room, the mix of textures and finishes creates a sophisticated yet inviting atmosphere. The ceiling, painted a beautiful pewter green, contrasts wonderfully with the brass lighting fixture. The custom dining table adds a unique touch, with its half-cylinder-shaped legs and ebony stain exterior combined with brass on the inside.

Use black to emphasize architectural features or focal points, such as window frames, cabinetry hardware or statement furniture pieces. With open-concept spaces, maintain flow by using the same colours throughout.

However, the custom-designed sideboard with walnut interiors and wrapped in green vinyl, truly steals the show with its practical and stylish design.

Just off the dining room is the home office, kept light and bright with custom wood built-in and neutral furniture. This space offers a serene environment for productivity and creativity.

The principal bedroom follows the same colour palette as the main floor. The black leather headboard, sourced from the client, is complemented by custom fabrics and pillows in various green and neutral tones, highlighting the beautiful window bench.

In the main bathroom, a striking black vanity with brass detailing was designed, matching the rest of the house. Chevron tile on the bathroom wall, a mix of Calacatta

marble and mother of pearl, adds a touch of glamour.

As for the powder room, it is a small space that makes a big statement, with green wallcovering, a Calacatta countertop, and a beautiful floral mosaic on the floor made of various marbles and brass detailing.

Personalized design

Working on this project was a delight because of the clear direction and vision of the homeowners. Their style was the design’s cornerstone, making it a timeless and unique reflection of their tastes. For me, there is nothing is more fulfilling than helping clients build their dream home while staying true to their style. This project is a testament to the power of personalized design and the beauty of cohesive, thoughtful details.

The products used in your home renovation can have a big impact on the overall quality of the job and on how satisfied you will be with the end result. There are two key considerations –the quality of the products, and how they are installed.

Selection

The structural components of your renovation (lumber, subflooring, insulation, foundation, plumbing, and so on) are most often suggested by your renovator, who will discuss with you why particular choices are the most suitable for your job.

However, it is up to you, the homeowner, to choose the siding, flooring, fixtures and a myriad of other finishing products that go into a home. This only makes sense — after all, you know what you like and how much you are willing to spend.

Proper product selection is vital, and professional renovators will help you make the right choices for your project and budget. They know what’s available, and which materials and products offer the best quality and value. They will make recommendations and introduce you to their suppliers.

It is important to make sure that products and materials meet Canadian standards by such agencies as Canadian Standards Association and Underwriters Laboratories. These standards set criteria for safety, health and performance and are an important indication of quality.

Many renovators are using and promoting products made by wellknown manufacturers, from building materials to windows and faucets. Using brand-name products means that you can be confident that you know what you are getting, including the manufacturer’s warranty.

Installation

However, even the best product cannot perform well, or may fail, if it is not installed properly. An air barrier installed on the wrong side of the wall assembly can lead to moisture problems. Poorly done sub-flooring may “telegraph” through vinyl or linoleum floor covering. And so on…

Invariably, the result of improper installation is disappointment. The renovation doesn’t look as good as it should, or things don’t work right and the work may have to be redone, which is both inconvenient and costly. Just as importantly, incorrect installation might invalidate a manufacturer’s warranty.

When you hire a renovator, make sure you choose a professional. Then you can have confidence in the work and in the products that go into your renovation, and you will be protected by the manufacturers’ warranty. With a professional renovator, you can look forward to the final result, knowing that everything will work smoothly for years to come.

IMPACT on a budget BIG

As summer is coming to an end and the school year is approaching, it’s natural to start thinking of getting “back to the grind,” and let’s face it, a lot of it can be overwhelming.

Having a well-organized and refreshed home might be exactly what you need before taking the plunge into the fall. While it would be nice to do a major renovation, this isn’t always realistic with timing and perhaps not in this year’s budget, and that’s okay! A stunning home can be achieved through any budget and I’m here to tell you how.

1| Declutter and get organized

No one likes a cluttered home, not even you! This might seem like a no brainer, but this should be your absolute first step to transforming your home. This can feel like a very overwhelming task but make a plan to tackle one room at a time. Purge the items you aren’t using anymore, or things you don’t need. Having less stuff will free up more of your storage and allow you to neatly organize the space you have.

Get creative with your storage. I know, we never seem to have enough! No linen closet? Opt for a ladder to hang towels over. Your closet is overflowing with hangers? Install a closet organizer to maximize the space that you have.

Remember, a clean house is a reflection of a clear mind.

2| Cohesion in design style is key

Before making any big (or small!) moves, you must nail down the style for your home. The best way to achieve that high end feel is a well curated home with cohesion from one room to another. Start a Pinterest board or create a mood board with magazine clippings. You will start to better understand your style and the design features that pull it all together. Establish a cost-effective

direction and refer back to your pictures as visual references as you begin your design journey!

3| Shop your own home

Now that you have decluttered and purged, you might have found some things that you have forgotten about or simply could repurpose elsewhere. It seems like a given but trust me on this one. Maybe you have a “love” pile that you couldn’t toss but have nowhere to keep it? Try moving things around and incorporating those pieces into your rooms. Rearrange your furniture and re-style your shelves and decor. You’re already on your way to a refreshed home!

4| Small design changes

Making impactful design decisions doesn’t mean it has to cost a fortune. Simply upgrading your cabinet and door hardware can easily give you the high end feel you’re after. Wall treatments is another huge one. Adding paint or wallpaper can dramatically change your room and overall style of a space. The addition of mouldings, bead-board or shiplap is another cost-effective way to add texture and detail to your space.

Another small but mighty change? Lighting! Perhaps it’s as easy as adding dimmers to your fixtures to create more ambiance in your home. Or you can look for light fixtures to replace your existing ones which will be sure to add to your design transformation.

5| Out with the old, in with the new

Okay, sometimes we need a new piece or two to make our home feel extra new and fresh! Making sure you purge before bringing in new items is so important to not overcrowd a room and begin the cycle of re-cluttering. Think “less is more” when curating your spaces. Try thrifting or your local home goods store for a new furniture piece or decor. I love mixing old and new to give a home the feeling that it’s been loved and lived in. Keep this in mind while shopping! Lastly, if you have your eye set on something out of budget or maybe it’s a soughtafter designer piece, try finding “dupes” through a Google reverse image search! You’re likely going to find exactly what you want for a fraction of the price!

Setting YOUR goals

Beyond necessary repairs, your home renovation should provide you with improved function, comfort and convenience. To achieve this, you need to set some general goals for your project and determine what your priorities are.

In setting goals, consider the dayto-day experience of living in your home and focus on how you want this to be improved by your renovation. For instance, if your existing kitchen is a problem, describe how your dream kitchen would work. Here’s an example:

“I’ll be able to cook dinner without having to stop and clean up all the time. There’s plenty of working space right near the stove and there’s also a big area for setting out dishes and serving plates. Everything I need is close at hand, but not on the counter top – there are lots of drawers and cupboards for everything. And there is enough space so that someone else can sit at the kitchen table, and we can carry on a conversation without bumping into each other.”

By describing your renovation goals this way, you focus on what you want to achieve in relation to your lifestyle.

There are three important aspects you should pay particular attention to:

Use of space

How you use a room determines the amount of space required and the extent to which the space needs to be open or closed to surrounding areas of your home. What activities will take place in the room? What existing or future furnishings must fit into it? Will noise from this room be disruptive to others?

Light and brightness

What are the lighting requirements of the activities planned for each room? Do existing windows provide adequate sunlight and a feeling of spaciousness? Will you use this room more during the day or in the evening? If artificial light is needed, would general lighting or task lighting be more suitable?

Your reno should provide improved function, comfort and convenience.

Movement of people

What are the traffic patterns through each area of your home? Does a room provide access to other frequently used parts of your home like the kitchen or bathroom and does this conflict with the activities you plan for this room?

With clear goals in place, you can then determine what your priorities are.

Five elements for a healthy and cozy finished basement

ONLY FINISH A RELIABLY DRY

BASEMENT

Even a small amount of leaked water can trigger mould, mustiness and poor indoor air quality. That’s why your basement needs to prove itself reliably dry before you invest time and money into finishing. Monitor the

space and make sure it’s dry for at least a year.

USE MOISTURE-RESISTANT INORGANIC

MATERIALS.

Even a dry basement might get unexpectedly damp. So use inorganic materials that won’t feed mould even in the presence of moisture. Foambased insulation is best at reducing mould risk in basements. Avoid putting wood in contact with concrete.

INSTALL A SUBFLOOR

Proper basement subfloors make finished floors warmer and reduce the

chance that humid summertime air will condense against cool concrete. Choose inorganic subfloor products to put against the basement floor.

SPRAY FOAM THE RIM JOISTS

Although it’s common to insulate the area where joists meet outside walls using fibre-based insulation and a vapour barrier, it’s difficult to

get a proper air seal around all those joists. The resulting air leakage is why many homes have some kind of mould in the rim joist area. Spray foam eliminates this problem because it’s self-sealing when applied at least three inches thick. You’ll need a professional installer to do this work.

INSTALL A PROPER HEATING SYSTEM

Just because you have a furnace in your basement doesn’t mean it will automatically heat the space. You need sufficient ducts to deliver heat to all areas as well as cold air return ducts at floor level to promote air circulation.

Remember that your budget should cover everything that may arise from the renovation, including

PLAN FOR THE LONG TERM

Thinking ahead avoids short-term renovations that may need to be redone in the future. Discuss your short- and long-term goals openly with your renovator. DON’T

JEOPARDIZE THE QUALITY OF YOUR RENOVATION BY COMPROMISING ON THE QUALITY OF PRODUCTS OR MATERIALS

If it’s worth doing, it’s worth doing well, and that means using products that offer the right combination of performance, durability and aesthetics. Experienced renovators can help you choose the best products within your budget.

DON’T CHOOSE A RENOVATOR ON PRICE ALONE

While it is always tempting to go for the lowest price, you need to consider the implications of doing so. Does the

renovator understand what’s involved in your project and have the necessary experience? Will the renovator offer a warranty on the work? Will the renovator still be in business if you need to call back?

PROTECT YOURSELF

Dealing with a professional renovator is your greatest protection against an incompetent or unfinished job. A written contract spells out the arrangements between you and your renovator and describes your renovation in detail. Professional renovators also carry workers’ compensation, liability insurance and any licenses required by your province.

DON’T BUY FROM A DOOR-TO-DOOR SALESPERSON WITHOUT CAREFULLY CHECKING OUT THE COMPANY

Before you enter into any kind of agreement, talk with friends and family. Contact your local Home Builders’ Association to see if the company is a member – membership is an indication of professionalism. Also check with the Better Business Bureau to see if anyone has lodged a complaint against the company.

Know why you want to renovate

What problems are you trying to solve? Most renovations begin with practical issues. For instance, your bathroom may be cramped, you need more storage space in the kitchen, or there is nowhere for the children to play or do homework under your supervision.

Evaluate the structure, systems and general condition of your house

With your renovator, list the repairs and replacements likely to be required over the next two, five and 10 years. If necessary, be prepared to make trade-offs between lifestyle improvements and work needed to keep your home in good shape.

Work with the strengths of your home

And save money at the same time. Check under existing carpeting and sheet flooring for old hardwood flooring. Refinish old trim and moulding rather than replace it. Resurface cabinets rather than install new ones. Turn a large landing into a child’s play area, a quiet reading area or a small home office.

Keep it simple

A complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on

construction and budget. Less complex designs will often let you achieve the same goals.

Don’t just focus on the upfront cost

Renovation is a further investment in your home. Consider the time, energy and cost required for ongoing maintenance and possible replacement down the road. A well-planned renovation can reduce these future costs.

Don’t cut corners to save a few dollars, or you may not get the results you want

There may be ways to stretch a limited budget or you may be able to scale down your project or alternatively, do it in phases over time. But don’t compromise on quality — it’s always better to do less and do it well.

Check local bylaws

Before you get too involved in a particular design for adding to or substantially altering your home, you or your renovator need to know the local regulations — for instance, lot-line setbacks or septic tank requirements.

Look at your neighbourhood

Exterior changes or additions that blend with the existing streetscape will probably add the most value to your home, and they will usually be appreciated the most by your

neighbours. If you do want a design with a difference, think about ways of complementing neighbouring homes.

Don’t worry about trends

Design trends come and go. First and foremost, plan for comfort, ease of living and personal satisfaction. Enjoy exploring options and possibilities — then design the renovation that is uniquely right for you and your family.

FINANCING YOUR

renovation

Once you have decided to renovate our home, you need to determine how you will pay for it, and how much you are willing and able to spend.

If you intend to borrow money for your renovation, it’s a good idea to talk to your lender before you start making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator.

Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first. You may do better by borrowing the funds for your project.

Here are some of the options for financing your renovation project.

Personal line of credit

This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the fund you use. As you pay off your balance, you can reborrow the unused funds without reapplying. And you’ll always enjoy a rate that’s lower than most personal loans and credit cards.

Personal loan

An instalment loan lets you budget regular payments at a fixed or variable interest rate for a set period of time.

Repayment periods typically vary from one to five years. However, once you pay off your loan, you no longer have access to the credit and will have to go through the approval process again if you need to borrow more funds.

Secured lines of credit and home equity loan plans

These lines of credit and personal loan plans are secured by the equity in our home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply.

Homeowner mortgage

If you have an existing mortgage, it can be advantageous to refinance it,

particularly if you’re planning a major renovation and want to spread the cost over a long period. You may be able to borrow up to 90 per cent of the value of your home, less the outstanding balance of any existing mortgage. This option allows you to take advantage of mortgage rates, which are often substantially lower than credit card and loan rates. Loans of 80% or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be pad upfront or added to the mortgage amount.

Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. With a separate fund, you can make those decisions easily, without having to renegotiate with your lender.
