Meanwhile, Edmonton’s own Salina Yara Halabi is already looking to fall and the cooler temperatures it brings after the record-breaking heat of the summer. In Salina’s Corner (page 56), she discusses how to liven up the look of your home with the autumnal shades of orange. And though it may be associated with fall, she says it truly works for any season.

Beforeby ALI MOENCK project TRACY CLIPSHAM photos KELLY HORKOFFWhen we talk about having a dream client, often what we mean is a client who is decisive and open to the solutions offered by an interior designer, and who also has the budget to match their ambitions. Registered interior designer, Tracy Clipsham, recently worked with a couple who took the term “dream client” to the next level. One of the clients was a retired millwork shop owner who personally took on the role of contractor and millworker to bring Clipsham’s designs to life.
“Because of his skills, we were able to do everything in-house,” explains Clipsham. “The client completed the framing and built every custom component of the space, from the
front door and crown moulding to the new exterior siding and even a custom kitchen table.”
The property, a 1,315-sq.-ft. bungalow in Niagara, had for years been used as a rental property. The retired couple were ready to downsize and transform it into a
forever home that would support them in retirement. “We started with a tour of the home to see how they lived and sat down to hear about what they envisioned for the rental property’s new style. His desire was for clean lines, and her wishes were to incorporate existing furniture and add a touch of old Hollywood glamour.” Clipsham’s design incorporates her clients’ dreams, while opening the boxy floorplan and refreshing the exterior’s curb appeal.
“We gutted everything down to the studs, updated the space planning, and built a 63-sq.-ft. addition to the kitchen,” says Clipsham. “The only feature we kept was the brick chimney. I absolutely loved the vintage vibe the long-format bricks gave to the home.”

The tone is set from the get-go with the custom front door. Clipsham designed the eye-catching feature, which mixes textured glass with stacked horizontal mahogany pieces. The client built the entire door, cut each pane of glass and piece of wood by hand, and assembled it all beautifully to create a stunning entrance.
The previously cramped vestibule was eliminated, with a small bench and mirror added to the right. The walls of the living room were painted a cosy brown, while a new fireplace surround was built and can be enclosed by glass-paned double doors.
Clipsham covered the walls of the adjacent dining room with a delicate botanical-print wallpaper. Gold accents and simple Art Deco-inspired stepped moulding brought in that touch of Hollywood glam, blending the client’s existing furniture into the updated space.
Along the hallway to the kitchen is a large pantry covered in an
understated olive colour with subtle gold hardware. The U-shaped kitchen has a mix of upper and lower cabinets, and two open shelves provide an airy transition to an eating nook with banquette seating. “The clients wanted a casual space to host family, in addition to the more formal dining room,” says Clipsham.
The combination of Clipsham’s expertise and her client’s skill as a millworker led to a seamless execution and made this forever home a dream come true.

What are pastels?
Pastels, also known as tints, are made by mixing a primary colour with white. You can create a pastel using any colour in the rainbow, with the result being a softer, less-saturated version of its former self, which is often described
as ‘light’ or ‘muted’ — easy on the eyes and soothing to the soul.

Did you know yellow symbolizes happiness and optimism? It’s no wonder, then, that postpandemic, more designers and design enthusiasts are choosing to decorate with yellow. Could it be a subliminal nod to a hopeful future? After all, different colours have long been known to be powerful mood influencers. Think of how you feel when you cut into a fresh Meyer lemon, see a towering row of sunflowers, or take in an epic sunset. It’s an instant blast of dopamine for your body.
Summer, sunshine and smiles
Confession time. I’m obsessed with the yellow colour spectrum. From the softest butter yellow to a deep rich ochre (which happens to be one of the oldest known natural pigments) and every shade in between, I appreciate its adaptability and ability to instantly brighten up a space to make it feel more inviting and cheerful. Yellow is associated with sunshine and summer and brings a sense of warmth and positivity into any room. Its versatility enables it to be paired with a wide range of other hues (for example, lavender, pink and a neutral light gray), making it a popular choice for adding hits of colour or creating vibrant colour schemes.
As designer Michelle Berwick of MichelleBerwick Design aptly puts it: “Yellow is a very strong colour that can make a huge impact on your overall design. So, use it wisely and intentionally.”
According to Sharon Grech, a Benjamin Moore colour and design expert, yellow has potential in any room, yet its intensity should be carefully considered. She recommends reserving a vibrant shade for accents or areas that are infrequently used, such as a laundry room and hallway, or as a striking door colour. This way, you can infuse a pop of energy and personality without overwhelming the space or disrupting the serene atmosphere of your main living areas. And, when it comes to amping up yellow and giving it serious design cred, Grech recommends pairing it with bright white and black accents for graphic contrast.
The right hue for you
What about choosing the right shade for your home? Grech has some sage advice. “I highly recommend first testing out your yellow selections on the wall with paint samples. In a small paint chip, yellow can be very deceiving and most often is more vibrant than it appears. Once you brush out a big amount, you will have a much better sense of the intensity.”

The kitchen is a room some use simply to cook meals, while others see it as the heart of the home and a place where longlasting connections are built. Regardless of how you view your kitchen, environmental concerns, sustainability and the notion of a product’s life cycle and the materials used in interior design may be motivating you to find solutions that are stylish, durable, and Earth-
friendly. Read on to discover three trendy alternatives that will reduce your environmental footprint, while enhancing your kitchen space.
Induction versus gas stovetops
The use of induction ranges and stovetops has exploded in popularity due to their superiority over their gas and electric-coiled counterparts. The range of highly coveted benefits include precise temperature control, energy efficiency, lack of CO2 emissions,
auto-sizing pan detection and electromagnetic connection, making them a safer choice around kids and an easier match for routine cleaning.
Eco-friendly countertops
One of the easiest ways to add some extra flare to your kitchen is by installing a statement countertop that becomes the focal point of the room. But when it comes to choosing a countertop material, it’s important to consider the environmental impact and potential health risks. Many popular options often travel here from
long distances and release odourless and radioactive gasses, pose health risks and are not particularly ecofriendly to the environment.
If you’re in the market for new kitchen countertops, consider more eco-conscious materials such as quartz and Corian, which have less of
an impact than the mining required for other materials. These options also eliminate the use of toxic sealants and will last a lifetime without cracking or chipping, so they are longer-lasting and more sustainable.
Polished concrete floors
This type of flooring is a great option if you’re looking for a sustainable and eco-friendly alternative, since it is a low-VOC flooring type that is also a small contributor to greenhouse gases. When correctly installed and sealed, mechanically polished concrete can last a lifetime and, when properly maintained, it never needs to be replaced.
The reflectiveness of natural and artificial light on the concrete surface brightens up a space, reducing the number of indoor lights needed left on at any given time. The thermal mass of concrete floors means they will absorb and store heat during the day and release it at a slow rate throughout the evening, minimizing the use of electrical heaters. A poured concrete floor cuts down on resource use and there are no scrap leftovers from cutting the flooring to size that typically gets sent to a landfill.
Minimalist APPEAL
by SARA DUCKShima Radfar and the team at RZ Interiors embarked on a transformative journey for its latest design project. Armed with clear instructions from the client to elevate their basic builder-grade home into a design esthetic that was neutral, Scandinavianinspired and light, the team quickly got to work. “Those three words played a pivotal role in guiding the overall design concept, with of course, a focus on pairing materials that would create a beautiful and harmonious space,” says Radfar.

In the kitchen, clean and uncluttered surfaces were achieved through sleek, simple shaker cabinets with minimalistic hardware. A colour palette of white and grey paired with oak created a calm atmosphere, while optimal storage solutions, such as deep drawers and built-in organizers, reduced visible clutter. The integration of a bold porcelain countertop with a wood veneer table created an easy transition between the kitchen and breakfast area, forming a visually striking sculptural element. “The lighting fixtures and plumbing fixtures, considered the jewels of the house, were intentionally chosen in black,” says Radfar. “This
deliberate contrast between the white cabinetry and the oak wood accents added depth and visual interest to the design.”

To continue the minimalist esthetic, Radfar transformed a long entertainment area into a functional and intentional space. The focal point is the strategically positioned fireplace, acting as a central divider between the guitar lounge and the TV lounge. This thoughtful placement allowed for functionality, while maintaining a clean and uncluttered look. Originally intended by the builder as a dining room, Radfar reimagined the space as a lounge area to align with the minimalist concept. “To achieve that look, the millwork design was carefully planned,” explains Radfar. “Hidden cabinetry was integrated below the TV, providing discreet storage solutions. Additionally, seamless cabinetry served as a bar in the TV lounge, blending with the surrounding design elements.”
A key aspect of this approach was the consistent material transition. A cohesive look was ensured by maintaining a constant material flow from one side of the space to the other, enhancing the overall esthetic and creating a balanced visual experience.

The design team envisioned a powder room positioned between the main entry and the entertainment area that integrated with the overall look, while making a bold statement when the door is left slightly open. To accomplish this, they opted for a sleek vessel sink and timeless fixtures that were placed against a striking and trendy backdrop. “This combination breathes life into the space, infusing it with elegance and visual allure,” says Radfar.

By balancing minimalism and functionality, a purposeful layout was achieved by prioritizing quality over quantity in furniture selection, incorporating concealed storage solutions, and embracing a minimalist material palette. These strategies ensured a functional and efficient space that embraced the homeowners’ design wishes while maintaining a level of practicality.

Lofty intentions
An industrial loft is injected with serious style and colour
by SARADesigner Luca Campacci of Level Studio Inc. longed for an opportunity to work on a project with soaring ceilings. When the chance arose to design a loft in a former office building, Campacci and his team eagerly seized the moment. With a spacious layout and 11-ft. ceilings at their disposal, they embarked on a creative journey. “We wanted to preserve the industrial loft ambience, so we decided to keep the existing concrete floors and refinish them with an epoxy coating,” explains Campacci. “The exposed conduit and HVAC system played in our favour, enhancing the desired look and feel.”
When it came to the kitchen, Campacci and his team did a complete renovation, reconfiguring the layout for better functionality. Their client expressed a desire for an all-black kitchen, which the team balanced
with a large white island. “We carefully selected stones with complementary veining for the backsplash, island and dining table, ensuring a cohesive and visually striking design,” says Campacci.
Despite the client’s affinity for black, Campacci and his team infused the loft with splashes of colour. “In collaboration with our client, we curated two exceptional pieces by artist Christoph Niemann that introduced a kaleidoscope of colours. We subtly incorporated these hues in the large rug of the living area and the runner in the foyer,” says Campacci.
The living area was set ablaze with a vibrant yellow sectional sofa, chosen for its timeless pairing with black. “Yellow and black create a classic colour combination, making it the perfect choice for this project.”
The library received a notable transformation as well. Originally a smaller den, the space was expanded to emphasize the loft’s height.
A custom window and door system was designed and then crafted by Campacci’s metalsmith team to maximize natural light while maintaining the industrial esthetic. Custom shelves were added to house an extensive book collection, and the team eagerly incorporated a ladder, fulfilling the client’s dream of a library with elevated functionality.
For the primary bedroom, a more subdued colour palette was selected. The bed’s large king headboard in soft gray wool fabric became the focal point, complemented by walnut accent tables, a captivating piece of artwork and bright cushions.

black with strategically placed pops of vibrant colour, resulting in a harmonious and visually captivating space.

What would we do without them? What isn’t there to love about roses? Their timeless beauty is proof of their popularity. They
fill your garden with perfume and from bud to bloom, roses delight us, whether clambering over a trellis, an old brick wall, lighting up the flower bed or simply covering the ground.
If you are new to roses, you may think this beautiful bloom requires chemicals to control the insects and
diseases that bug them. We are here to report that it is possible to grow stunning and healthy roses without using chemicals. Mark has been growing roses in his garden for 25 years without the use of pesticides. He has more than 75 roses in his collection, and he does not spray any of them.
Grow roses the natural way
Buy roses that are naturally disease and insect resistant. These words, when written on the tag of a Canadian-grown rose, are golden. A rose variety that carries on with its business of flowering and attracting butterflies and songbirds to your garden without surrendering to black spot, powdery mildew and aphids (to name a few of the potential enemies of the rose grower), is a winner in anyone’s books.
Change your habits. Sometimes, the ‘problems’ with roses are the result of the things we do to grow them. Black spot and powdery mildew? Water only at the bottom of the plant to avoid wetting the foliage, and water in the morning, so that the sun burns off surface moisture. Above all, allow the soil to get dry between waterings to about five cm down. This is most important of all.
If you have a persistent problem with insects or diseases on your roses, use an all-natural solution. Diseases? Use garden sulphur or a Bordeaux mixture for control. Insect problems? You will be surprised at how many of them can be dealt with nicely using insecticidal soap. Give aphids a stiff blast of water from the end of the hose to rid your garden of them. Or, just ignore them and let the birds and carnivorous insects such as praying mantis, devour them.
Mulching. Remember to add at least two inches (five cm) of shredded bark mulch at this time of year, which helps deter weeds and retain soil
moisture. As the season progresses, you will want to keep your roses blooming for as long as possible. When the flowers fade, the roses will set seed, which slows the production of new flowering shoots. Remove these blooms to fool the plant into producing more flowers. This process is called deadheading. This form of summer pruning involves removing the finished bloom at the abscission layer, which is the slightly swollen section of the stem below the bloom. In the past, it was the practice to remove the bloom far lower down the stem, but it has now been proven that retaining maximum foliage on a rose promotes a better performance and appreciably more flowers.
The ‘perfect’ rose
We hear a lot from the organic producers of apples, tomatoes, and all manner of edibles that we need to look a bit differently at the fresh food we consume: We need to accept that not everything we eat has to look like a perfect picture. We suggest the same is true for flowering plants as well, including roses.
Changing our standards is another solution to insect and diseasedamaged roses. The perfect, blemishfree rose may not be the only rose worthy of our attention. We have seen some very fine flowers born on thorny stems with some black spot on the leaves.
Toronto’s newest housing solution Multiplexed
by BRENDAN CHARTERSZoning regulations in North America, while aimed at promoting orderly development and protecting communities, have had unintended consequences that contribute to the high cost of housing. Single-family home zones create class divides, minimum lot sizes cause inefficient servicing, building height restrictions limit vertical growth and drive costs higher, and parking requirements discourage transit. As the zoning approval process gets more complex, not-inmy-backyard (NIMBY) supporters try to politically sway a suburb’s housing fabric. This makes building higher-density housing more difficult, and building any housing at all, more expensive.
Recently, Toronto adopted the new Multiplex bylaw. In essence, it alters some of the most restrictive rules that used to govern the 70-plus-year-old stable neighbourhood plan that for the most part, consisted of single-family homes. The new rules are fashioned from the old permissions outlined in Toronto’s first bylaw from the 1920’s. Duplexes, triplexes and fourplexes are now a permitted use, as-of-right. When paired with previously approved laneway or garden suites, virtually all lots in Toronto can now contain up to five independent residential units.
What does this mean for Toronto and possibly Vancouver, Edmonton, Calgary and Ottawa, all of whom are reviewing their own exclusionary zoning policies? We spoke with Toronto planner, Sean Galbraith, from Galbraith & Associates, to discuss the bylaw.
n n n RENO+DECOR (R+D): What is the best part of Toronto’s Multiplex initiative and what, in your opinion, did they miss (if anything)?
Sean Galbraith (SG): The best part is that it is actually achievable as-of-right. The city really wanted to make zoning that would result in units being built as easily as possible, and this does that for the most part. The limitation of only four units [in the primary building] is the only item I feel they missed on. Allowing up to six would be better!
n n n (R+D): Toronto’s Expanding Housing Options in Neighbourhoods (EHON) initiative has been working through a drip campaign of laneways, garden suites and multiplexes. What else is pending?
SG: Major streets policies are expected to roll out in the fall. There is a workplan for EHON for other stuff to come, including major transit station areas and local retail and services, as well as financing and pre-approved design options. The Beaches pilot project is profiling four- and sixstorey apartment options for corner lots, too.
n n n (R+D): If you were the mayor of Toronto, what policy change would you drive with strong mayor powers?
SG: I wouldn’t use strong mayor powers unless the traditional council route failed. It is an in-case-ofemergency-break-glass thing.
n n n (R+D): With 26 new municipalities recently getting strong mayor powers, do you see these multiplex initiatives expanding throughout the GTA?
SG: Nope. The suburbs are NIMBY. This is a city thing.
n n n (R+D): Do you see the municipal approval process, NIMBY-ism, construction costs or too few citizen developers as some of the barriers to these getting built?
SG: Yes, all of the above.
n n n (R+D): Is there anything in North America or even internationally that would be a good thing for Toronto to implement for housing policy permissions?
SC: Toronto is a North American leader in this now. Edmonton and Vancouver did some good stuff, too, as did Minneapolis, but I don’t think any place has exceeded Toronto… yet.
The last word
Multiplex housing is a lowrise alternative to the highrise condo. There are barriers to getting these projects built, but for several reasons, multiplex housing is the right fit. These options provide solutions for aging in place, launch pads for students, first-time-buyer mortgage offset, multi-generational living, investment by way of rental housing, co-operative living, condominiumization and generally fills other basic shelter needs that every major city is grappling with. Change will likely happen slowly, as the barriers are still plentiful. Not everyone will want to leave their current single-family arrangement, and in fact, most won’t. But in time, as life cycles change, so too will the fabric of these streets, replacing
those older inefficient singles with much denser multiplexes, providing housing solutions to more and more citizens. When planning your own multiplex housing solution, connect with professionals to help guide your path to avoid costly pitfalls. Getting from an idea to move-in can be a daunting path, as there are a number of unique intricacies to consider and plan for.

by CHARLENE THREATFULPink is experiencing a major revival, with the recent Barbiecore phenomenon. But, has pink really faded into the background since its flirty heyday in the 1920s? I’d argue that this ever-popular hue has become more versatile and more sophisticated — subtle in some cases and brazen in others. If you’re among the masses who are seeing the world through rose-coloured glasses, you’re not alone.
Indeed, pink has a place in every room. Here are three ways to harness the power of pink.
As a neutral
It’s true; neutrals don’t necessarily have to be white, beige or something in between. In fact, there’s a whole rainbow of neutral choices, including pink. From barely there blush or a whisper of powdery pink, to a dusty, muted shade, this girly hue can play

If you’re unsure about how to use a colour you love in a room, the general rule-of-thumb is to divide a colour palette into three parts: The primary colour, which is usually the neutral choice, occupies about 60 per cent of the space (think walls, floor coverings and large-scale furnishings); the secondary colour, which covers about 30 per cent of the room; and the accent colour, the final 10 per cent that’s typically reserved for that bold blast of colour.

Just be sure to use pinks from the same colour temperature. Warm hues have yellow undertones, with pale varieties translating to peach, and more vibrant ones manifesting as coral. Mixing opposing colour temperatures can bring out the yellow and blue undertones, respectively, compromising the pink and making it appear like a different colour entirely.

Embrace layers and textures
Layers and textures add depth and visual interest to any room, creating a sense of warmth that feels authentic. Start by adding a rug underfoot to ground the space and bring comfort. In an open-concept living area, rugs are especially essential, as they help define separate zones within the broader room. Choose a rug that complements the overall style of the room, while providing a cosy, cushioned feel.
Upgrade your pillows
Replace the generic pillows that came with your sofa when you bought it. Curate a collection of pillows in different fabrics, lush textures, colours and pleasing patterns. Consider opting for down-filled pillows if you’re not allergic to feathers, as they are more comfortable and have a solid structure
that gives them a nice, organic shape. Mix and match pillows of varying sizes to create visual interest and a welcoming spot to sit back and sink into.
Integrate storage

Choose the right sofa
Not all seating is created equal. The sofa is the centrepiece of a living room, so choosing the right one is
fireplace? How big is the room, and how many people will be seated at the same time? If you entertain frequently, opt for sofas or sectionals that can be easily reconfigured. If you have kids and pets, choose durable, washable fabrics or invest in removable slipcovers. Most importantly, pay attention to the length and depth of the seat to ensure optimal comfort for its intended use.
Focus on furniture placement
When arranging furniture in your living room, consider the space around each piece and the relationship between the coffee table, the sofa and other pieces. The goal is to create a cosy seating arrangement that encourages conversation and interaction, without clutter. Leave about 14 to 18 inches between the coffee table and sofa, to ensure the tabletop is within arm’s reach, and about 30 inches between furniture, to allow for the flow of traffic.
Incorporate a variety of lighting
Different types of living room lighting serve to enhance mood and function in the room. Start with ambient lighting to provide overall illumination. This can be achieved through ceiling fixtures, or recessed lighting. Table lamps or floor lamps offer focused lighting for activities such as reading,
and accent lighting highlights specific objects or areas such as artwork or architectural features.
Create a focal point
Choose a central focal point where people will naturally gather in your living room. A fireplace is the obvious choice, providing warmth and a cosy atmosphere. However, if your living room doesn’t have one, you can emphasize existing elements such as a window or other architectural details, or create a focal point by adding a bold piece of furniture or a large-scale artwork.
Use cohesive materials
To create a balanced and harmonious living room, choose a palette of colours and materials that complement one another. Consider the style of your furniture, rugs, drapery and decorative elements to ensure overall harmony.

A DEEP ENERGY RETROFIT
by AYNSLEY DUECKIt’s time for an energy leap. Our nation-wide target is net-zero greenhouse gas emissions in the building sector by 2050, yet 70 to 80 per cent of the buildings in 2050 exist now. That means most of our efforts need to be focused on improving the efficiency of current homes. A deep energy retrofit will give a huge facelift to your building and improve comfort, reduce long-term maintenance, reduce energy costs, and of course, your environmental footprint.
The Netherlands has committed in a big way using a system called EnergieSprong (meaning “Energy Leap”) and retrofitting 110,000 homes to net zero,
In a team undertaking, Peter Amerongen, net-zero builder and energy conservation consultant, has begun the first EnergieSprong project of scale in Canada.
Sundance Housing Co-op is a 59unit townhouse development located in Edmonton, Alberta. The community has always been keenly aware of its
environmental footprint. During the original construction in the 1970s, it started its own recycling program and voluntarily upgraded to 2x6 wall construction by reducing the budget for closet doors.
The concept was born when the co-op was on the verge of renewing its long-term lease with the city and its mortgage and knew it was the right time to take on a significant upgrade. There was a Natural Resource Canada call for proposals, and a grant was secured, which made the decision to proceed much easier.
LIKE A WARM BLANKET
The goal of EnergieSprong is to wrap the building in a warm blanket. It starts with a digital scan used to design panels that are built in a factory. The panels are lightly framed wood with the windows, water resistive barrier and rainscreen installed. The panels are then flown into place using a crane and tied to the building, leaving an eight-inch space for dense-packed cellulose.
The insulation and siding are installed on site.
The wall insulation values increased from an R-15 to an impressive R-42. The existing buildings leaked at a rate of about three to five air changes per hour. The first tests after the retrofit were about 0.7, close to the passive house target. Reducing air leakage is one of the most significant areas of improvement, with huge savings in energy and a great improvement in air quality with the addition of a heat recovery ventilator (HRV).
Insulation of about R-25 was added to the outside of the foundation and a new roof was installed with additional R-50 cellulose insulation. Once the heating load was drastically reduced, it made sense to replace the gas furnaces with cold climate air source heat pumps. The heat pumps also act as air conditioners, which run on relatively little electricity, using renewable energy sources and reducing greenhouse gases over the long life of the units. The resulting envelope specifications are similar to a new net-zero home that you would build today.
WINDOWS AND DOORS
With walls at R-42, windows will always be the weak link in the envelope. Peter always says, use the highest performance windows – frame and glass – that you can afford.
GLAZING SELECTION
The glass configuration in this project is a triple-glazed, Cardinal double 272 Low-E, argon-filled unit, for a centre-of-glass R-8. The differences are in the details. Always aim for an air gap of about a ½ inch, not a ¼-inch. Cardinal’s spacer probably has the best durability in the industry.
When it comes to the type of Low-E, Peter says the simplest was using the mid-range 272 throughout the project, due to the units facing many different directions. While it is possible to customize by elevation — for example, high solar gain 180 facing south — the conditions must be perfect, including adequate shading on every window. Thus, they chose to maximize R-value without compromising visible light.
FRAME SELECTION
When it comes to selecting a frame, Peter says fiberglass is a winner in thermal performance and durability. “I’m totally sold on fiberglass. I have a canoe from 1966 that is still in perfect shape.” Having a true fiberglass frame with a proper industrial coating has the potential to last a very long time.

This project specified a mix of fixed windows, casement/awning windows and swinging doors. Casement and awning windows crank outwards and offer the important benefit of a compression seal for the best air tightness. There are keepers on the strike side and snubbers on the hinge
side that ensure the sash is pulled in tight.
The swinging doors are fiberglass panels, which do not deteriorate like wood and do not dent like steel. The panels are set into insulated fiberglass door frames with automotive weatherstripping for the most durable product possible.
INSTALLATION DETAIL
To take advantage of the panellized approach with factory controls and better efficiencies, the windows were installed in the panels while they were in the factory. The integration with the membranes is very important, and it is easier to do so in the factory rather than on a ladder or scaffolding.
ENERGY MODELLING
Rather than using a nominal overall u-value for the window type, the energy model uses a value calculated for each window by factoring u-values for the frame, the centre of glass, the glass spacer, the width of the frame, the solar heat gain coefficient and the exposure.

“It is so important to avoid piecemeal upgrades, and to look at the building as a system,” says Peter. While the Greener Homes Grant encourages Canadians to upgrade the energy efficiency of their home, homeowners must be aware of the bigger picture, or how the building will eventually get to net zero carbon emissions. Without that full picture, you could end up redoing costly renovations down the line.
