sentiment, saying Southbow Landing will be a transformative development that will further the growth of the town.

MIRROR TO COCHRANE’S GROWTH
Southbow Landing offers a rare connection to nature and an easyliving lifestyle with all of the big city amenities nearby.
Bilyk says, once complete, the community will include three school sites, over 10 kms of pathways, four parks, and the largest commercial site on the south side of Cochrane, which will be developed by Dev2.
The new community’s location on the south side of Cochrane gives residents plenty of advantages too, not the least of which is the pristine vistas available from almost anywhere in the area.
Just down the road is the new Jack Tennant bridge that opened in 2020. Bilyk says the new bridge has provided those on the south side of Cochrane an alternate way of getting into the Town Centre and will help those in Southbow Landing avoid the more congested areas of Cochrane.
“The community’s location along Highway 22 also makes it really easy to drive south to gain access to the City of Calgary to the East and mountains to the West (via Highway 1),” she adds.
The town is taking further steps to improve traffic infrastructure. “We are excited to see the final Interchange at Highway 22 and Highway 1A come online in 2026. That will make getting around the Town and to points outside of it much easier,” says Emily Smith, Director of Marketing and Customer Care at Qualico Communities.

Grand opening of Highstreet in Cornerstone

BATHROOM DESIGNS COMFORT AND LUXURY COMBINE IN NEW
The room that’s least seen by guests is also the room where homebuyers lavish some of the most design upgrades in the home. The bathroom has become one of the most essential parts of the home ever since indoor plumbing became a thing. They are also a big part of what gives character and style to the home – but deciding on their style can be challenging.
Today, most modern single-family homes have at least two-and-a-half bathrooms. The first is the master bath, usually an attached ensuite to the master bedroom in most moveup homes. Then there’s the main bath, usually for the use of the rest of the household. And then there is the half bath or powder room –which has now become part of the traditional design of the home and even some multi-family homes have

incorporated this into their design – and it’s the one where many new designs are explored as a nod to its function for hospitality.
The first two are usually located on the second floor for privacy and functionality, and the half-bath is on the main floor to accommodate visitors. There is a trend that is seeing the half bath upgraded to a full bath – that means bathtub/shower, plus toilet and a sink - to accommodate multi-generational households.
Bathrooms also now come in two-piece, three-piece or five-piece configurations depending on any combination of sinks, tubs, toilet, and shower pieces.
DESIGNING BATHROOMS
“A beautifully designed bathroom should not only be pretty to look at, but also functional for your
lifestyle,” says Morrison Homes’ Zara Wig. “Although some elements may come with an added cost, it is worth thinking about putting your budget towards areas of your home that you use multiple times a day, like your bathroom.”
While Nicole Amsing at NuVista Homes and Augusta Fine Homes says the feeling of peace that a bathroom can give at the start of the day or at the end of it is worth every penny.
“At the end of the day, we all long to feel embraced by a peaceful oasis. Homeowners invest in this feeling, cherishing the experience of having something beautiful.”
Showhomes are, of course, the best bet where to see the newest styles and trends, and we spoke with a few of Calgary’s most recognizable homebuilders in how they approach bathroom design.

Augusta Fine Homes and NuVista Homes are homebuilding divisions within Qualico. The former specializes in luxurious, highly personalized estate homes, while the latter offers this same attention to detail and value in its line of front-drive garage, laned, and duplex models.
Regardless the scale of the home though, their approach to designing bathrooms does not veer from bringing a sense of comfort, elegance and luxury all at once. Nicole Amsing handles interior design and is a sales coordinator for both homebuilders, and she says quality materials, lighting and the proper positioning of fixtures
plays a crucial role in making any bathroom stand out.
“The best practices for designing bathrooms focus on spatial awareness, functionality, and the use of proper materials,” she tells Calgary New Home + Condo Guide. “With both builders, we strive for wellplaced fixtures, good lighting and ventilation, combined with a timeless appeal. However, with Augusta, we typically have a larger space to work with, allowing us to create a serene flow throughout the bathroom.”
In both cases, however, achieving a sense of serenity is paramount. “The serenity factor is especially important in the ensuite, where homeowners often prioritize additional perks,” Amsing says.
“Achieving a serene look isn’t dependent on the size of the bathroom; it’s more about perception. Even in smaller spaces, details like sensible storage options, light colors, organic textures, and natural light can create a calming atmosphere, provided the layout allows for sufficient functional movement.”
Augusta Fine Homes’ The Henderson II showhome in Harmony is a perfect example of the luxury afforded to its models. The five-piece inspired ensuite of this elegant bungalow in this serene lake community just west of Calgary captures with grace the rare blend of functional style. It’s easy to relax in the gleaming, polished look of the master ensuite with the deep, stand-alone tub and the sexy glass encased shower stall. The half bath is just as stunning and its glass tiled feature wall sets the stage well for the wonder of the entire home.
While NuVista’s Birchwood laned showhome in the community of Painted Sky east of Calgary showcases a sleek ensuite with chic tile flooring that runs up the surround tub and through the shower stall. Much thought had also been given to the design of the main bath and is as much practical as it is glamorous.

“We always keep an eye on popular trends,” Amsing says, “but we recognize that not all are suitable for every space or practical for everyday use. We prioritize functionality and durability over aesthetics and advise our clients to do the same when choosing interior finishes.”
In both Augusta and NuVista showhomes, Amsing says they’ve experimented with gold plumbing fixtures, organic textures, and cohesive patterns. “They add a touch of fun without being overwhelming. We’ve also used black cabinetry or wall colors to create a sophisticated, moody atmosphere. Our show home in Harmony – The Henderson II, is a charming example of these design choices.”

It is a trusted name in the industry, and they continue to improve on their record with its innovative approach to home design, commitment to affordability, and a sharp focus on customer care.
The bathroom is always a focal point for their design in their many award-winning showhomes, and even though the show-stopping quality of their work always shines through, the most important element for them is always simplicity – especially in the selection of materials.
“We prefer simplicity in the tile selections with layers of interest and texture added with the light fixtures and plumbing fixtures,” says Morrison Homes’ Design Consultant, Zara Wig.
“A design that we use a lot at Morrison is adding extra tile behind the toilet, not only does it look nice, but it is also a functional addition especially for families with children.”
Morrison Homes builds everything from duplex homes to estate homes and everything else in between, so achieving a distinctive look for bathrooms that vary so wildly in scale can be a bit of a challenge.
“In a smaller home it is preferred to keep design continuity in the bathrooms throughout the house,” Wig says. “However, adding some unique details to the ensuite can make this bathroom feel like a unique retreat space.”
She points out that using pendant or sconce lighting creates a moody ambiance. “Adding extra plumbing fixtures to the shower like a rain fixture, or an extra shower head give that spa feel.”
Outside-the-box thinking is essential in designing bathrooms, Wig continues, and it’s not always wise to follow trends.
“There seems to be a big focus on having two sinks, however that is not always the best design for a shared bathroom space,” she says. “If there is some extra space, often it is best to devote that area to adding an extra bank of drawers. Less clutter on the countertop and a clean bathroom is luxurious in itself.”
The new Encore showhome in Rockland Park in the northwest has a distinctive modern aura that has resonated well with visitors. The bathroom design is particularly of note.
“We are noticing a shift away from high polished and high contrast selections, and a shift towards softer, natural textures and matte finishes. If you look at the Encore show home, we have used the same colour of tile in three different styles to add a subtle textural element,” Wig says.
Their newly opened Ledger laned home showhome in Cornerstone in the northeast presents memorable moments in its wainscotting design in the half bath that carries through most of the main floor to give it a mid-century flair.
There is still a big demand for gold in the home, and its presence lends a stately touch especially in the bathroom.
“Gold is still having a big moment, and we are still loving it as well! We love the soft warm look that gold accents bring to a space. It also pairs very well with black which is also still very popular,” Wig says.
Freestanding tubs are also never out of place or style. “I don’t think freestanding tubs will ever not be a thing, we love them with a floor mounted tub filler, this feels very luxe and gives a bit of a vintage touch. We like to use warmer wood tones for the vanity cabinets, bathrooms typically have a lot of white elements (sink, toilet, shower) and the wood vanity warms up the space.”

Double the affordability, double the functionality – no wonder the duplex has been a constant favourite among first-time homebuyers. Lately demand for the paired home has surged as more new home buyers look for more affordable ways to get into the market.
Homebuilders are introducing more new models as they strive to keep up with rising demand for the duplex, which, once upon a time, had been looked down on as the poor cousin of the single-family home set.
However, through years of design innovation, sound-attenuation improvements, and evolving exterior looks, this twin-home design has become a favourite – and not just with first-time homebuyers. Its affordability is key, but the duplex – otherwise called paired home, side-by-side home, or semi-detached home – has more appeal than just its price.

“Unlike purchasing a condo, a duplex allows homebuyers to own a home with a backyard at a better price point than single family homes, without having to pay condo fees!” says Cale Marklund, Marketing Manager at Partners Development Group.
Trico Homes’ Matthew Lysaght, Area Manager for Carrington South, says the duplex presents a “fantastic” opportunity to get into the market at a lower budget and build equity right away.
“With the current market growth, buyers are likely to see their property appreciate in value within a short period of time,” he points out.
DUPLEX VERSATILITY
A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is usually a gap between
the walls of the two homes to lessen sound transfer). Each home is individually owned, and unlike some townhomes, have no condo fees. It’s twice the nice at half the price. Some can come with an attached front garage, while others have a back lane parking pad. Builders also offer packages to have the detached garage built with the home.
Sound transfer used to be the biggest knock against duplexes, but that is largely a problem in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks.
Besides its inherent affordability, the flexibility duplex homes offer homebuyers is just as integral to its appeal. There have been instances where families buy both units so the parents can live in one household and the kids in the next.
Duplexes continue to be a bestseller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Calgary’s best communities. We spoke with a couple of homebuilders to find out just exactly what the attraction is to this home type.
PARTNERS DEVELOPMENT GROUP
Partners claims that their duplexes have design features that even laned homes of a comparable square footage do not include – such as double sinks in the ensuite, dual closets in primary bedroom, ninefoot-long islands in specific models, nine-foot-high basement ceilings, and large basement windows, to name just a few.

In Upper Greenwich, they have the Mackenzie 22 at 1,985 square-feet and the Mackay 20 at 1,794 square feet. Both are 3 beds and 2.5 baths. Showhomes here are now open.
Selling best is The Ashton 18, one of Partners’ current showhomes in Homestead. “It is popular due to the main floor rear bedroom and bathroom that is perfect for a multigenerational living scenario. Trico Homes has always been committed to building dream homes for their clients, a promise that resonates across all home types they offer. This commitment is especially evident in their duplex line, which has consistently been one of their best sellers.
“On average, a duplex home is priced lower compared to a laned or front garage single-family home, despite having a comparable number of bedrooms, bathrooms, and square footage,” says Lysaght. “One main reason for the price difference is because it’s built on a smaller homesite. You pay less for the land, and since there’s no need for two side
yards (unlike a detached home), you can free up at least 4 additional feet of space inside.”
Trico also pays particular attention to limiting the transfer of sound through the shared walls of the duplex.
“To enhance sound insulation and fire resistance, we designed our duplex units with offset wall studs, reducing void spaces within the walls. Additionally, we use a dual layer of drywall - 1/2-inch followed by 5/8inch - to further dampen noise and increase fire rating. The wall cavities are fully insulated, and a 1-inch air gap between the framing of each duplex helps to minimize sound reverberation, ensuring a quieter living environment.”
Trico duplexes are currently available in the communities of Carrington South in the north, and Legacy in the southeast.
In Carrington South, Lysaght says Trico offers two models: the 1,672 square-foot Jamieson, and the 1,600 square-foot Lougheed. Each has three bedrooms and 2.5 bathrooms as standard, with many options to personalize your floorplan, like adding a main level flex room for a home office or adding an additional bedroom, loft space, developed
basement to a secondary suite with separate entrance.
In the newly released Phase 6 of Carrington South, Lysaght says Trico has 15 lots remaining, all traditional lots. “While zero-lot-lines are not applicable in this scenario, each duplex will feature a minimum of four feet of side yard, ensuring ample space and privacy,” he says.
While in Legacy, Trico offers the ever-popular Raeya and Rowan II duplex models. They range from 1,745 to 1,802 square-feet and both have three bedrooms and 2.5 baths as standard.
“The Raeya is our best-seller here, as buyers like its larger size and its incredible secondary suite layout,” says Legacy area manager, Ryan Tetrault.
He adds that first-time homebuyers and investors are particularly attracted to their Legacy duplexes, “as they can live on the upper floor and also rent out the basement with the secondary suite to increase the income streams,” Tetrault says.

New communities spell new opportunities as Airdrie continues to attract new residents, and growth well into the next decade is expected.
What started out as a small railroad outpost in the late 19th Century has today become one of southern Alberta’s most populous and progressive cities in the 21st, rivaling even Calgary as a premier destination for new home buyers, as more new communities and housing options are introduced.
Airdrie has enjoyed all kinds of growth, especially over the last decade, but it has not lost its smalltown heart.
“I would tell people that Airdrie is a fantastic community to make your life in,” says Sara Chamberlain, Team Leader, Economic Development, City of Airdrie.
“Our growing city has been able to maintain its small-town feel. Neighbours are friends in Airdrie, all your daily shopping and service needs can be met within a 10-minute

It’s so fun to stroll through Nose Creek Park and look at the lights. Newer to Airdrie is the Airdrie Children’s Festival, a two-day event in May that is quickly becoming a favourite for visitors and residents.”
When asked what she thinks the biggest challenges are facing Airdrie, Chamberlain says: “Honestly, I can’t think of any. I’ve lived and worked in Airdrie for nearly 20 years and it is a create place to raise a family.”

One of Alberta’s biggest shopping malls, CrossIron Mills, is just a short drive from Airdrie, and the city itself has its own retinue of independent and big box stores that offer tons of convenience to residents.
“There are so many great places to dine and shop in Airdrie. This is probably one of our best kept secrets!” Chamberlain says. “There’s the fabulous Where on Earth Antiques

Airdrie also has a growing brewery scene, and Atlas Brewing and 948 Brewing Company are among the best in the scene.

There are several new communities in various stages of development that are sprouting in all sectors of Airdrie, a few of them coming in less than a decade ago, and more are opening.
